Our property manager, Kyle, is hard to get a hold of and will only reply to text, sometimes. He was several hours late and ignored our texts when we were supposed to receive the keys after driving 2000 miles cross country.He also was very nonchalant regarding recent crimes committed on our property and never mentioned that our residence has a LONG known history of criminal activity. He also did not properly describe the house, there are major foundation, wall, and ceiling cracks. The fireplace was never cleaned as promised and does not even function properly. Our dryer barely drys clothes and takes 4-5 cycles. I could go on many more paragraphs but will leave it at this; I am highly disappointed and would not recommend Kyle. read more

Terrible service from management, and when something fails they look for a vendor who is even worse. The air conditioning has failed twice in less than two weeks, with indoor temperatures reaching around 94°F. I have a small child, which is completely unhealthy; she complains that she doesn't want to be in the house. I haven't received a single message from management -- I have to call them myself and express my dissatisfaction. After four days without air conditioning, they finally brought me a portable unit, and even then I still have to wait an entire week for the technician or maintenance company to bother sending someone. The house has had electrical issues since day one. The appliances have failed -- the oven, the boiler failed two months ago, and now the AC has failed twice in less than two weeks. On top of that, the technicians they hire are useless. They showed up at the house and left without notifying me or making any kind of report about what's going on. Putting this here as I have not heard a response back from the property manager - I have called multiple times and not received a call back regarding a tenant of yours with a grey pitbull that is not leashing their dog and letting them poop all over the property and not cleaning up. This owner keeps letting this dog out of the building without coming with it and no putting it on leash. There is a park with children and lots of people that this dog is being let loose into and its a huge safety hazard for our community and leashing dog poop all over our community areas.Can you let us know what is being done to manage this situation? Avoid this place like the plague, not only will they charge you for repairs that they "deem you at fault" but they seem to be incapable of remembering they are providing a service and are a pain in the ass to get a hold of for anything, and will talk to you like you are inconveniencing them whenever you need anything answered or resolved. We had issues with our downstairs neighbor for 3 months straight being harassed CONSTANTLY, they did not do a damn thing about it despite cops being involved every single time, notified every time the cops were involved, and they did not take us seriously until we had to terminate the lease and move out only after living there for 4-5 months. Rebekah Whaley was our leasing agent in Greeley and is an emotional wreck every single time we've had to request any service or complaints about our neighbor and is one of the most unprofessional people in atlas real estate, she should not be working as a leasing agent and clearly cannot handle ANY situation that requires deescalation and should be finding another job. She was incapable of escalating the problem with the neighbor until we cancelled the lease. I do not recommend anybody rent with this dumpster fire of an emotional rollercoaster of a leasing company, they forgot the fact they are providing a service despite paying them every month on time, leaving their apartment in a MUCH more desirable of a condition than when we toured it. They do not deserve your business until their management has a COMPLETE OVERHAUL or a replacement of everybody in change of peoples rentals and lives. We gave Atlas too many chances in the 2years of managing our property. With the benefit of hindsight , we should have terminated them and found new property management within months. Promises to turn the investment around never manifested. Five personnel changes including three resignations signal resource loading issues. The property managers are seemingly spread too thin. Consistent issues with poor quality worksmanship, a 15% positive monthly cash flow record, poor communication upstream and downstream, failed city inspections, stolen appliances, an Atlas affiliate (probably contractors) were living in a unit for months rent-free, property slowly falling into disrepair, and finally having disputes go to mediation after termination for cause. Things I've heard from tenants are dramatically different from what Atlas was saying. It's been a terrible experience as landlords. Should've read these reviews a long time ago. The rating was much better in 2023. read more

Literally the worst. I've been renting my same house for the last 5 years. You pay for a "resident's package" that is mandatory. Basically you're paying for them to report you to the credit bureau because in 5 years of paying this monthly fee I've never received any of the air filters I've been paying for. Every year they renew you all of your information is erased. I always end up paying for their renter's insurance tacked on to my bill even though my insurance has not changed since day one. And they won't remove it from your bill they will make you pay it. And rent will go up every single year by $100 even though not a single improvement whatsoever will ever be made to the home. Good luck ever getting ahold of your property manager. They don't provide you their number so you can't contact them directly, you can only get ahold of the office people who know nothing and just transfer you somewhere else after cutting you off. Oh, and maintenance? These guys are the ultimate cheapskates! I've been waiting on several repairs for months now with no communication from anybody. And to top it off, when I moved in there was no cleaning done. I actually toured the property with the old tenant while they were there and to this day have never met any single person that actually works for Atlas. Absolutely horrible experience with Atlas. The property manager is completely unprofessional -- we have sent multiple emails and messages over months with serious concerns, and have received little to no response. Parking is a nightmare. Residents were told to park in front of our unit, only to later find out it was a bike lane, which resulted in parking tickets for multiple tenants. There is no parking lot or designated spaces, forcing residents to park down the block in front of others homes and walk a long distance home. With 10-15 vehicles and only about five available spots, parking is completely insufficient. Management promised a parking lot behind our unit, but nothing has been done, and no updates or timelines have been provided. Overall, this has been a terrible and frustrating experience living here since August 2025. Would not recommend to new renters. read more

Living with Atlas Real Estate as my rental company was the most painstaking year I've ever had. The place was disgusting, I spent 2 full days deep cleaning it. A few days after move in, the roof started leaking. It took MONTHS to repair it, despite my many calls and maintenance requests. They didn't repair it until the day before my lease would have voided. There were many repairs throughout my year there and I had to pick up the slack on some of them (mount the fire place mantle, discard trash). They charged me (overdrafted my acct once) multiple times for false fees: electrical breaker flipped from previous downstairs tenant, and the full rent rates for first and last month when they were supposed to be prorated. They attempted to hit me with pet fees even though I submitted my ESA before I applied to rent. I was constantly harassed by messages to pay false charges. They required 3 months notice to vacate and the allowance for them to tour our house to strangers without us present during those 3 months. For the first time in my life I didn't receive all of my security deposit back, even after deep cleaning 10 hours. Save yourself the pain and AVOID ATLAS REAL ESTATE! read more

This has been the worst property management company I have ever dealt with. Every apartment at Julian Square smelled heavily of cigarette smoke. On top of that, we had a severe German cockroach infestation. It took weeks for pest control to be sent out, and when they finally came, the issue was never resolved--it only got worse. The property manager, Sarah Medrano, told me that I essentially had to live with the bugs until the lease ended. While cigarette smoke may not be considered uninhabitable under Colorado law, a cockroach infestation absolutely is. I have photos documenting the severity of the problem, but I won't post them because they're genuinely disturbing. Food and clothes were destroyed as well because of the smell. After weeks of little to no communication from management, the health department had to be contacted. Thankfully, we were eventually able to get out of the lease. I'm writing this review to save others the time, stress, and frustration of dealing with Atlas. They do the bare minimum and seem to rely on tenants not knowing their rights. It's shocking this company is still operating given the level of negligence and incompetency we experienced. Even now, the same units are being reposted online. We had Atlas for 8 years and 6 years our manager Ryan was fantastic. The last 1.5 years have been terrible. Billing made double payments to utilities or none at all. They renewed leases to have renters not pay for utilities costing us thousands. We have had 4 different managers in 1.5 years that do not return calls or resolve issues after numerous calls and emails. Contractor work to make repairs was poor and rate for service was excessive. We ended our relationship with them 12/9/24 and they held final rent payments to cover any outstanding bills that they were not paying. As we were in "Offboarding" they billed us $525 for gutter cleaning 12/26/24 on a duplex that I did in Oct '24 that took less than 2 hours. They charged on my move out for a "move in clean" it was cleaner when I moved out that when we moved in. It took me over 2 hours on the oven alone. Our air conditioning has been broken (and still is) for over a month now (was NOT our fault, it was an issue with the building) and the communication has been terrible and at times, nonexistent. We were told that we had to be at home for repairs on 2 different days and we did not have anyone fix our AC or give us an update. When I call they let me know their accounting department will call me back and surprise, it never happens. The worst, ever. They are no longer my property management company (what a relief!), but they are withholding the information from me, along with the deposits from my tenants. I cannot even start how difficult they are to work with. I believe their prime focus is acquisitions, and seminars and webinars, so a small landlord is nobody to them. My tenants have the worst experiences with them, as they were never on top of their maintenance requests. They allowed squatters in one of my vacant units and did not even notified me directly. I had the suspicion that this was happening, since this vacant apartment was cleaned 3 times by me, and it did not make sense why I needed to clean it 3 times, under their watch. They also overcharge you for their maintenance projects. For example, for a boiler changing project, they quoted me 3 times higher than the providers which I contacted directly (I got 2 different quotes myself, before I realize that Atlas are crook. They most likely know the providers they use and cooperate with them to fraud landlords. I was assured my unit had been renovated. I'd say 6 months everything started falling apart. From a non working stove to my only door. Radiators break and leak and the carpet hasn't been properly dried out. Water is often turned off with no notice. General building maintance is ignored. And if unit issues are delt with in a timely manner that member of staff is let go. Ive already indicated that I am not renewing and of course all my maintenance requests keep reading more availability needed. The building has code violations that go unanswered. There have been multiple break-ins to vacant units. My unit reaches over 90 degrees year round due to poor zoning and no legal max in the state of Colorado. Atlas also tried getting me to agree to an illegal rent increase. I've documented the poor quality of the unit and what started as minor inconveniences (fan and light kept in same code for multiple units) has grown to safety and hababulity concerns. The long-term renters don't complain because they smoke in thier units even though it is a "smoke free" building. Our experience with Atlas Real Estate was frustrating and disappointing from start to finish. The issues began right after moving in and persisted throughout our tenancy. **Terrible Communication:** - Always a different agent. Alec was the most recent agent, whom we didn't actually meet until the month we were moving out. - They were impossible to get ahold of or reach on the phone. I never once managed to speak to an agent on the phone in 5 years until we were moving out. There was literally zero communication. Don't expect to talk to anyone ever. **Maintenance Nightmares:** - **Raccoons in the Attic/Crawl Space:** We submitted a maintenance request for raccoons in the attic, but they only addressed it when a dead raccoon was in the wall. Pest control, contracted out, was very helpful, but Atlas never repaired or cleaned the area. This started in November 2023 and persisted until we moved out in July 2024. - **Plumbing Issue in Early 2024:** Plumbers identified a severed line leaking sewage into the ground and recommended repairs. The owner declined their quote for a cheaper "solution." Atlas simply had one of their maintenance workers clean the lines and left the main issue unresolved. - **Electrical Issues:** The house could not handle much electrical output. Running an AC and a coffee pot simultaneously would trip a breaker. They sent out an electrician who stated the breaker box was out of date and not up to code. He recommended they replace it because it was a fire hazard. That was not done. Nothing was ever done about this after. **Overall Experience:** - The house is clearly a landlord special, and the owner refuses to do anything to the home besides paint over things. There is no way this house could ever pass an inspection to be sold, so they just keep renting it out. - Our overall experience with Atlas Real Estate was horrendous. I can not believe this company, I'm currently renting from them. I can't believe how fast this company went down hill. It started well but over the course of two years they have really been frustrating to work with. It takes over two months for any question to get answered, if we ever even get an answer. Any time there has been a maintenance request there is no confirmation resulting in Atlas either closing the request before it was fulfilled or the handyman showing up when we weren't available. We didn't read the contract for the solar panels they pressured us into getting and now I'm getting additional electricity charges that I can't get anyone to explain. If you want the one-liner version, here you go: Atlas Real Estate should be driven from their industry like a rat from a medieval village. But if you want detailed version of why I say they take unbridled incompetence to new, soaring heights, here's my experience: In December 2022 I hired them to manage my property (a single tiny condo, nothing more) while I lived abroad, on one condition - they conduct in-person tours. That's it - a singular condition. That was the one thing that made them stand out amongst their competitors. They promised to do that for me. And then? They immediately broke that promise, allowing for self-tours behind my back and not informing me about it. I had to find out accidentally that they were doing this when the HOA manager found out and told me. Atlas' response when I confronted them? "Our policy changed." Oh cool... and so you don't inform anyone - especially an owner who had that as listed as one of the top things he cared about? This lack of communication set the stage for everything that was set to follow for the next nine months. Everything was downhill from there. 1. They moved an addict into my place. 2. They messed up the initial draft of the lease, and it had to be amended. 3. They got the rent price wrong, requiring yet another addendum. 4. They got the initial disbursements wrong and the account manager had no idea when disbursements were. It took days to get that answer. 5. Often, two or three days would pass between when I would email them and when I would get a response. 6. Their level of communication was so bad that I repeatedly asked for an account manager reassignment from Andy Hoss, the person who manages the account managers. Andy repeatedly ignored my emails and my request for reassignment. And when I decided to go over his head and call their office, the receptionist stone-walled me and would not tell me who Andy's boss was. So, they have built in protections to shore up their inadequacies and incompetence and levels of inattention. 7. Eventually they fired the person who had been managing my account, likely for other reasons, and I thought things would get better - and briefly, they did. 8. They lent the only fob and set of keys to my place to the addict they rented the place to, so that he could make copies, not having the foresight to get a second set of keys made first. Why would you just hand out an only set of keys to an addict who has already had visits from the cops multiple times and has not demonstrated any ability to be a responsible human? And when the tenant failed to return the keys (big surprise) no one from Atlas informed me or even followed up with the tenant until I initiated the conversation myself. 9. When the addict finally moved out, the "handyman" Atlas sent did a poor job, failing to adequately cover up the artwork the tenant had painted on my walls. I had to have them send the person back out a second time. 10. When the tenant moved out, Atlas took the keys from him and didn't even notice they were missing the mail key, resulting in tons of back and forth between them and a friend of mine who had the keys to my place and having to get a locksmith sent to my place. 11. Despite all the back and forth around keys being their fault, they repeatedly asked my friend via text message to both pick up the keys from them AND deliver the keys to them. The responsibility was THEIRS... not my friend's. This is lazy and selfish and thoughtless and inadequate. 12. They failed to deliver my final owner's disbursement on the appropriate date. I have had to babysit this property management company every step of the way because they couldn't think two steps ahead of themselves or do the job right. And mind you, I had a SINGLE condo. I cannot even imagine them trying to manage anything more than that. I should have been able to be involved way less and not worry about my place while I was overseas traveling. If you are considering hiring Atlas for property management, you should absolutely reconsider. read more

I was supposed to move in June 14th per my lease. I stupidly didn't walk through the home because the pictures advertised were perfect for me. When I got there to move in, the home was destroyed. There was blood stains and bodily fluid on the rugs and walls, broken doors, a hole in the ground, exposed wiring, and more... attached in pictures. This unit was not advertised as is and now I can't get a response from ANYONE. I have sent multiple texts to my landlord, I have called the office, submitted maintenance requests. I have no where to live with my two kids because they're asking for $2145 for this unit as well as that security deposit. Which was sent. But I can't even move in because it's so unsafe for my kids. Hopefully they do what's right and let me out of this lease since they used bait and switch methods for advertising this home. If I could rate them 0 stars I would. Atlas is the worst!! My last tenant lived in my unit for 7 years. Each year upon lease renewal, I asked them to do an inspection. They told me "the property looks great", and "your tenant is taking great care of your unit". I believed them and continued to renew the lease. My tenant moved out last month and since it was day after they moved out and Atlas didnt check to see if they received the keys yet, I had to hire a locksmith at 9pm on Friday to break into the unit because the smoke alarm was going off. Upon entering, I found out that house was in TERRIBLE condition. A leaky toilet that was never handled meant soaking wet carpet, mold and water damage throughout the unit (it had been leaking for months), trash and pet hair clogging the duct systems, mold in the bathrooms, acid corroding the porcelain sinks so badly they were rusted and crumbled, broken mirrors, dog urine on the bedroom doors, closet doors missing and broken, carpet damaged so badly from the dogs that large areas of the floor boards were showing, broken garbage disposal, microwave, and refrigerator, missing basement ceiling tiles, stairwell railings ripped out of the wall, holes in the walls, and the walls, baseboards, and trim were so dirty and disgusting, it looks like the house had not been cleaned in 7 years. It's costing me $25,000 to repair all the damages and get the unit livable again all because they lied to me and said they were doing annual inspections when they clearly were not. I have had about a dozen property managers during this time, the good ones move up quickly and the rest dont know how to do their job. I'm trying to close out my account with them now, but getting the new manager to simply email me back is proving to be more complicated than she's capable of. We moved in less than 2 weeks ago and the issues won't stop coming. 1.)The place was trashed when we moved in, even saw a couple of mice. 2.)They advertised A/C online, there was not one. 3.)The fridge is leaking, the washer's drain hose was hooked up to nothing, and countless other issues. 4.) We had a gas leak in all of the major gas appliances and have been without gas or hot water FOR 2 WEEKS. 5.)Lastly, there is no communication from this company what so ever! It takes days, SOMETIMES WEEKS to receive a response from anyone. It seems like they don't do anything! Every problem is expected to be solved by you or someone else. I was extremely patient and tried to meet them 50% of the way at every turn, but the customer service is horrible! Adam Unger is the worst property manager I have ever worked with. read more
