At first, LC came across as honest and approachable, but once the project started, it quickly unraveled. His initial bid was competitive, but mid-project he pushed for a significantly expanded scope - likely due to inexperience and poor planning. At that point, switching contractors was no longer realistic. He also quoted prices and later walked them back, calling them "typos" or simply saying he couldn't honor them. It felt like bait-and-switch. The workmanship was poor - it led to a water leak. He even suggested reinstalling a broken dishwasher known to have leakage issues. That's not professional judgment. He required me and my tenant to sign blanket waivers after deposit has been paid and just two days before start date -- the kind no other contractor I've worked with has ever asked for. What concerned me most was being asked for full payment while there were still unresolved issues that clearly needed fixing. When I raised concerns, he mentioned the possibility of filing a lien against my home - which I felt was a disproportionate response to feedback. I trusted him, and that trust was clearly misplaced. Whether it's inexperience or questionable ethics, the result is the same: a project that runs over budget, past deadline, and full of stress. Unless you're prepared to micromanage every detail, I suggest looking elsewhere. -- Response to the owner -- "My company never asked for a blanket waiver. David wanted a waiver because he wasn't doing what the tenant was asking of him." No. See screenshot attached, of a message you sent before requiring the waiver on a phone call. "inaccurate and deceitful" I have yet to see a specific inaccuracy. If I were in your position, instead of deflecting blame and rewriting the story, I'd take honest feedback seriously and use it as an opportunity to improve. We hired ATX Builders for numerous jobs for our house. The biggest two were: 1. Adding doors, drywall, and paint to our formal dining and living rooms. - We didn't plan on using the formal dining room space for it's original intent, but now after correcting the egregious mistake that is "open concept", we now have a large playroom for our baby girl. What was once unusable space due to noise echoing throughout the house over 2 floors with a balcony, is now 2 rooms of possibilities. 2. Adding a screen to our covered patio with new fans, so we can actually use our patio again. - We live next to a green belt where nature constantly tried to reclaim our patio. - Aggressive yellow jackets make nests there every year, and in fact Lado said one chased him as he was working on the screen. One year, our pest control company treated 4 new nests. Because of how yellow jackets forage during the day, it resulted in a week of angry yellow jackets wondering where there nests are and we couldn't use the patio for a week. They chase us inside. - Birds love to perch on the fans in Winter and in dry Summer months (pool is water source, patio a cool place to hang after) and would defecate all over the patio. Now the cleanup is just pollen. - While we have rodent bait stations, constant new migrations of rats would venture on the patio and destroy furniture and make it unsanitary. The screen discourages them for the 1-2 days needed For all of the work, ATX Builder's attention to detail and quality standards were persistently high. Lado went to Sherman Williams at least twice to get a precise color match for our base boards that he added along with the French doors and drywall. The magic combination was finding the right color used by KB Homes and adding a hint of gold to emulate 8-9 years of age. We worked with Lado at ATX Builders and I can say the experience was nothing short of amazing. They built us a screened in porch. The amount of time and detail put into the work is beyond what any other contractor I've used in the past has done. Because of the weird angles of our porch, he had to custom build support beams and they are flush and look great. We use it all the time. We called Ladislado because we needed some trim repaired above our fireplace after a bad roof leak. He did an excellent job, and the price was extremely fair! He came over for an initial consultation, explained his recommendations, sent us a contract via email, and then scheduled the service for the next week. He did the job quickly and even added some extra detail to make the trim look better than before. He painted it all before he left and cleaned up/vacuumed any mess. We've hired several contractors over the past year working on our fixer upper home. I'd have to say that Lado Contreras and his crew had the best work ethic out of all the companies. They showed up on time, worked hard all day and did a great job. Being a detail oriented person, I really appreciated how they would take time to pay attention to the little things and paint our house as good as they would have painted their own. Communication was always good, even when I asked Lado to give the front door an extra spray at the end of the job, he had no problem re-tapping to make his customer happy. Their bid was reasonable and there were no "hidden fees or extras" that showed up as a surprise at the end of the job. I wish I had known about them before so they could have painted our interior last year too. I will definitely be using them again and would refer them to anyone. Lado has done a lot of work for us over the past few years. He does excellent work. Close enough is not an option for him, it is done right the first time. We had a idea for a Deck in our back yard and told him our ideas, he designed and built us a beautiful Deck. His painting is superb. I checked all walls and woodwork very close and could not find a brush or roller mark at all. He also installed an evaporative cooler with duct work to every room.
