I would not recommend living at AVA Queen Anne. I was initially happy with my experience for the first few months, but a serious ongoing issue with my assigned parking spot has made my time here incredibly stressful. Despite multiple emails and photo documentation, I've been unable to use my parking space because the neighboring car parks extremely close--making it physically difficult to enter or exit my vehicle. While the other car is technically within the lines, there is plenty of space on the other side, which makes their parking behavior consistently inconsiderate. Unfortunately, management has been very unhelpful throughout this process. While they acknowledge the issue, they offer no real solutions--only vague apologies and repeated instructions to "check back in a month or two." I was not even offered a spot on a waitlist, or a short-term alternative to park elsewhere. When I inquired about early lease termination due to the ongoing stress and inaccessibility of my space, I was told the fee would be over $7,000--leaving me stuck in a situation that affects my daily life and mental health. If you're looking for a home where management is supportive, responsive, and solutions-oriented, I strongly recommend looking elsewhere. I've lived at this property for 6 1/2 years and just signed another year lease. I'm very happy with the location, the staff (Liana, Dylan, Emily), the amenities and my unit itself! During the time I've lived here I've only called maintenance a few times and every time I have they've been extremely responsive and always a delight to interact with! Dylan just helped me with a quick fix and I've had my shower repaired as well as my washing machine replaced. This has been over the course of six years and so I haven't thought anything of it. The amenities and the property are always in good and clean condition and other than some security issues we had for a while, never has there been a problem. Those security issues were addressed as well and they even secured the garage via an extra step to help prevent future problems. Since then there has been no issue! I definitely like the area, the staff and the quality of the home itself. Highly recommend AVA QUEEN ANNE! read more

This place is truly excellent! Right from the start of the leasing process with Liana, the service has been top-notch. My interactions with Thomas and Mike on the maintenance staff have been great as well, their affability and rapidly-accessed knowledge of the appliances has me feeling confident that they will be able to resolve any issues that could arise. And everything in the building matches the niceness of the people! It's so cool that I can just go downstairs and hit up a gym with plenty of variety in machines, or go upstairs and check out the rooftop view of the bay. Like, I just have this *at home* now! This was the worst experience for a company offering a "Virtual Tour." I had scheduled in advance for a 2PM time slot that was confirmed. On the day of, I received an email saying that no one would be in the office at that time and asked me to move to 3PM. I rearranged my schedule to make that time work and was sent a new zoom invite. I logged into the zoom and had to wait extended time before the employee joined the call. When she DID join, Brittaney sent links to the website versus showing me anything on the call. I had obviously already viewed the website which is where I signed up for the "virtual tour." This was beyond frustrating and a total waste of time. What a bummer because my Manhattan AVA that I live in is FANTASTIC so this was one of the first places I looked when I made the choice to move to Seattle. What a poor customer experience - especially in comparison to their neighbors who have offered to do personal face times of the apartments and amenities. read more

I am posting publicly in the hope it will help someone else. I've lived at AVA since November 2021. Within a month of moving in, my dad's car was broken into (in the guest parking) in broad daylight on a Saturday afternoon. AVA management said that the security cameras in the garage could not pick up on what happened. I thought this might be a one-off, so I let it go. Then I found another car broken into this past Saturday, and on further investigation, I discovered that car break-ins have been happening frequently at AVA, even in the secured parking area. (Four in a day over the weekend). Numerous tenants shared their experiences and photographs of cars broken into. AVA did not rectify the issue or address our safety concerns; they just said to call 911 (which does not really help us, nor prevent future crime). AVA has thus far refused to implement basic security measures like a security attendant in the garage, or comprehensive camera footage. We pay really high rent here, and they won't take any accountability for security or safety. Furthermore, when I raised these safety concerns in our community Facebook group, I was accused of violating the group's guidelines by management. I was then removed from the group and my post and other people's comments on prior posts were deleted. This is outrageous, unacceptable, and I'm attempting to bring AVA to account. In the meantime, if you care about safety, security, and management, I'd advise you not to live here. read more

I've been at Ava for several months now- and after exploring more of Seattle I'm really glad I landed here. Liana sent detailed information about different floor plans and locations while I was in the early stages of finding an apartment from out of state. She went out of her way to help me when I had to travel on short notice (without too much detail: I forgot something important and needed to check it's quantity). The service team are always super quick and helpful with my questions, and they do a great job keeping the community clean, safe, and quiet. The garage security has improved tremendously since they introduced on site guards and fixed the gates. The location is great being right by the boardwalk and Elliott Bay park. Also love that they bring food trucks and dog grooming on site frequently. read more

When I moved to Seattle, I had to find an apartment super quick. I lucked out on AVA Queen Anne and signed site un-seen. Originally signed a short lease but quickly renewed because this is a complex that was too tough to move away from. Every apartment complex isn't perfect, and AVA Queen Anne surely isn't, but there are great perks to living in this complex that make it well worth it. Close proximity to Seattle Center and Climate Pledge Arena make it convenient to attend a Kraken or Storm game or a concert and makes travel to downtown quick and easy. Additionally the rooftop over looks Elliott Bay and the Space Needle so there's never a bad view. And having Myrtle Edwards Park across the streets makes going on a nice walk along the beach at night a necessity, not to mention makes a 20 minute walk to the Seattle Waterfront. If you email management directly, they are always quick to respond and service requests have also been handled at a very quick pace too. Some downsides would be the traffic in the area can be brutal, especially during rush hour and during CPA events, and the units not having A/C can make the summer days a little uncomfortable. But if you are willing to deal with that, then AVA Queen Anne is a great complex to live in. read more

On my way out of the building to make an emergency trip to pick up medication for my cat, that is DYING, I found that my key fob was not working, and I couldn't get out of the garage. This is about the 3rd or 4rth time my key fob has stopped working. To address the issue, I stopped by the leasing office and knocked on the door to see if anyone could help me. I got no answer, so I called the number posted on the door. While I stood there waiting for a callback, the leasing manager walked out of the door, and of course I asked her if she could help me. Even after I explained my situation, she said she couldn't help me until the next day because she was clocked out. She also explained that they do not answer knocks at their door and that I was required to use their app for any help. First, not helping a resident at your door with an emergency is just awful. Secondly, you shouldn't require residents to use an app for help. Maybe we don't want your app on our phone taking up data and slowing down our phone. After some discussion and explanation, the leasing manager did help me get out of the building, but there was a clear lack of empathy, and she was very visibly annoyed at my request for help. read more

I've been at AVA Queen Anne since I moved to Seattle from out of state in October. I love the location! It's a mostly quiet area but easy to get to the more hopping neighborhoods and a quick walk to the grocery store and a few bars! The bridge to Myrtle Edwards park is outside our front door and I walk it almost every day to see the awesome views of the sound and Rainier. Love my one bedroom, a bit pricey but made it work with the rent concessions they sometimes offer on move-in. My only complaint moving in was a bright red backsplash in the kitchen that was a bit of an eye sore. Some removable wallpaper did the trick. There have been quite a few break ins in the parking garage and storage units, but AVA communicates regularly and seems to be making efforts to make the building more secure with increased security and cameras. read more

The building and apartments are modern and comfortable and the location is fantastic. It's very close to tons of great restaurants, bars, stores, and cafes in Queen Anne, Belltown, and Capital Hill. It literally faces the sky bridge that goes directly to Olympic Sculpture Park and you can enjoy the view of Elliot Bay on one side of the roof deck and the Space Needle from the other. But these are all aspects of the great location in Seattle. I'm a daily user of their fitness center, which in my opinion for an apartment community, is excellent. It's one of the things I appreciate about living here. There's a great set of free weights, treadmills, elliptical machines, a few decent weight machines and benches, a squat rack and even a little stretch/core work room. Absolutely nothing can be said for the company that runs this location. I've had a good experience with a single staff member and even she took off. They're never in the lobby/office outside of "regular working hours". This means the people whom are meant to serve your needs are only around when you're working or sitting in traffic coming from work, and you won't find anyone working there until well after 9:30 AM. This means you'll never get someone to speak to you about why no one has responded to the calls or emails you've been sending. Forget getting those packages you've been getting amazon delivery notifications for day in and day out, they're probably in the office and whoever hasn't gotten to yours yet. Even when they say you're on the list for leaving packages out, it doesn't seem to happen for days at a time. This place is completely about their hip young (annoying) brand appearance. Yeah, I have to look at that stupid "youth targeted" mural as I drive out of the parking garage every morning. I'm a millenial, but that mural is just ugly. The staff couldn't serve its residents if you paid them enough. Hmm, a thought occurs! You literally do pay them enough (and more) to at least make sure service is rendered on time and people have easier access to packages they receive. The least they could do is offer better service to their residents. read more

I have been a good standing tenant at this location for 8 months with no concerns, its a great building with friendly staff. I am writing this one star review because my lease renewal has been offered with an outrageous 36 percent increase (over 600$ increase) from the previous lease agreement. This is going force me out of my home, how can anyone afford an increase like this, especially at an apartment that is already higher than the average renting rate for Seattle. I have expressed my concerns with several contacts from AVA without any answer expect, "we have adjusted prices to market value" Just to clarify, I am on a ground unit with a rather useless balcony because it faces the alley. There is constant garbage trucks and moving trucks that disturb any peace you want in this unit. It gets very little sunlight and is small one bedroom unit, which they are now asking for 2600 per month without utilities or parking. I hope this review is read and understood by anyone looking to rent, my suggestion would be to avoid this at any costs so you dont get financially forces out of your home like I am currently. read more

Where to start....The garbage backs up every week. You can smell animal feces and garbage in this building more days than not. I have informed the staff 3 times and Jenn said " it is an apartment defect, sorry there is nothing we can do." Bikes have been getting stolen from their "secure bike rooms" and they never mentioned it to the tenants until I said it was messed up they didn't inform the people who live there. I had my bike stolen. Apparently 6+ bikes that month were stolen and they never said a word. They watch the video tape over the weekend and will put passive aggressive notes on your door if they feel you are being bad. When I moved out they did a preliminary inspection. He said, "you will get most of your deposit back." I didn't, I lost my $1,000 deposit and they sent me a bill for $900 dollars. I left my apartment clean, but I did expect normal wear and tear charges. They replace the carpet after each tenant and charge the previous tenant. Expect to owe $2000+ when moving out of a well maintained apartment. Before living here, I paid $800 (half of what AVA cost for a 1beedroom) in a 1970's apartment in Fremont. It was a nicer community, well taken care of, and the staff were honest. read more

I lived there for a year, the amenities are great, the neighbors are friendly and the stuff are helpful, everything was good until my lease ended. For certain reasons, the short-term lease will cost you $4000 per month, that left me only one choice - move out. Two weeks after I moved out a bill was sent to me with $160 cleaning charge, even though they said "you took really good care of the apartment, you don't have to worry about anything when move out" during the pre-move inspection. I called asking for why and they saying they had to do the cleaning according to AVA standards. I have three suggestions to the apartment management: 1. Next time when people move out don't give them the option to opt out for the cleaning service, make it mandatory and you won't receive those many complaints. 2. DO NOT use the words "AVA standards" for the cleaning, if you really stick to that, you'd better take some pictures when people move in so they can show the difference, otherwise it's just unfair for the tenets. read more

Before you read on you must know I never lived here nor will I ever. When this building opened for tenants I had a tour of the place with the absolute worst sales person so it immediately turned me off. Although I was looking at a studio I wanted to see what they were like but I make more than enough to pay for the large top floor apartments that were still available . . but yet . .he would not show them to me. I figured he pegged me as somebody that couldn't afford it since I first asked about studios and he didn't want to waste his time. So instead he said "we are not touring those today". I gave me no reason. Sadly, it seems that EVERY SINGLE person that lives here has at least 5 dogs because the sidewalks are forever smeared and covered with dog piss and feces. Look at the sidewalk on the north side and you will see stains from dog matter just left there until the rain washes it away. Seriously . . i wouldn't even be so cruel to make my dog take a crap on the same block as this place . . . if I had a dog. I watched this building get constructed and it looks very cheaply made . inside and out. During the first year a vehicle smashed into the north east corner of the building and cracked part of the cardboard siding. It stayed like that for months until it was finally fixed. Other than that, the gym is huge here. I walk passed this building every day and it never seems busy so that is a good thing. Another good thing is there is a great Yoga studio also at the bottom of the building. But for the prices they charge for rent, there are tons of better places in Lower Queen Anne. read more

When we first moved into AVA, my boyfriend and I were very excited. We have lived exclusively in Avalon properties and had read the great reviews that mentioned Dustin, who left just before we moved, and then we personally worked with Jody through the move in process and our first few weeks here. Jody was absolutely amazing. But once he moved on to a different property as well, the management of the building quickly went downhill. We personally experienced a major security issue in which a man who wasn't a resident got into our apartment and refused to leave. Police were called, he was arrested, and a report was made. AVA tried to brush the incident under the rug, discouraged residents from discussing it in the community Facebook group, and seemed generally indifferent to the whole issue, even bordering on rude. Security has continued to be an issue and the cleanliness of the building has seriously declined. The leasing office closes frequently despite already being completely closed 2 days a week. The management here seems to have a quick turnover rate as well (Dustin left before we got here, Jody left a few weeks after our arrival, and now Amanda, Jeff, and Michael are on their way out to a different property and will have new faces replacing them). This is all in less than a year. There's zero consistency or stability here and it's a shame. My boyfriend and I were expecting high standards given our wonderful experiences at other Avalon properties, but this one seems to be the exception. At the end of the day, you can do MUCH better than AVA Queen Anne for what you'll be paying in rent. ETA: Since I've written this review, AVA has taken it upon themselves to simply delete posts from residents in our community Facebook group that are critical of building conditions and then mute them so they can no longer comment, rather than actually addressing the issues. Total trainwreck. Avoid if you can. read more

I hate to write this because I had such high hopes for this place... Every negative review on here is probably right in regard to their cleanliness. The building is pretty nasty and the roof top (which could be pretty amazing) is also very dirty. My only hopes now is that all the carpet horror stories aren't true, Rick used to work in the office told me that they had to replace the carpet in our unit regardless due to Washington state law that carpet over 4-5 years old must be replaced in apartment homes. So I will keep you updated if they try that number. They did increase our rent quite a bit, which is why the cleanliness of the building is really upsetting to me. If I pay $2,000+ per month I feel it at least should be a clean up kept place. read more

Edit: I've changed this from a 1-star to a 4 star review, which is honestly more accurate (I'd say a 3.75 is most true). The biggest take-away is this: Avalon corporate is highly frustrating at times and is probably underfunding the people who work at the building. The people who work at the AVA Queen Anne are 5-star, incredible people. Hence, it becomes a 4 star review. =========================================== Let's start with what's GOOD about the location: -Office employees are truly awesome. I cannot reiterate this enough. During my time all but one office staff member were excellent and always willing to help. -Central location. Location is mostly great outside of construction (everywhere in SEA) and the proximity to Hempfest (it's a rough week living there during it). So if you can deal with that, location is great -Gym is excellent for an apartment building -Apartments feel nice generally and the build quality is good So that's the good. ------------------------------------------- Now let's focus on the neutral and not awesome parts: -Building is often dirty (carpets mainly). The staff tries to keep up, but some residents can out pace them with carelessness. -Security is a work in progress. I had two bikes stolen while living there and even stopped bike thieves in the garage by getting them arrested (that was pretty sweet). People had stuff stolen occassionally. This is pretty common for apartment buildings and corportate did fund security improvements while I was there that improved things. -Avalon corporate set up the rules so it's easy to owe them money. They will also attempt to cheat you out of money on move-out, but if you document things well you can fight it. Just be prepared to deal with some bullshit when you're moving out. I think they try to take advantage of high stress moments like that. -The washer and dryers are bad and hurt clothes over time. They are tiny and require tons of loads to do a normal amount of laundry. It's really important you separate your clothes with these ones. Rest of the appliances are pretty standard. -Move out experience is terrible and was the most frustrating part of the whole experience without question. They require your apartment to be spotless before your move-out date and will do a pre-inspection for move out. Then they will do a move out inspection on the last day (so you pay for a day of rent you can't use, but that's minor). In our case, we got an estimate that we'd need to pay an additional $160 because AVA CHARGES THE DEPARTING TENANTS FOR PREPPING THE APARTMENT FOR THE NEXT TENANT, a practice so anti-tenant that NYC landlords can't even get behind. -Do not trust that corporate will be totally honest with move out. You will likely need to fight them, so be prepared with documentation. -The apartments themselves are hot boxes and cannot be properly cooled. If you like an apartment that stays between 78-86F in the summer, then you'd be right at home. There is AC in the hallways, so you can prop your door open and get a draft going for cooler air. -Many apartments have little natural light. If you have seasonal affective disorder, or anything close to it, you'll need some sun lamps and time outside. Our apartment was particularly bad in this area, there was never a time of day/year where we could leave all lights off and still do things in each room of the apartment. -20%+ YoY rate increases. As services, office hours, and quality decline, Avalon raises prices significantly. You could do worse than the AVA Queen Anne, but I could also imagine better. If this building was solely managed by the people who work there, I think it could be incredible. Just know what you're getting into and you'll have a great time. If you can get past the frustrations caused by Avalon, you might really enjoy living here. read more

We were worried about moving in here after seeing so many negative reviews, but we toured 4 other places and really felt this was our best fit. Besides, we've found that no apartment complex is without issues. I'm happy/relieved to say that our experience with AVA Queen Anne so far (3 weeks) has been nothing short of excellent. The move-in process was smooth and stress-free. We've not experienced any noise issues in our apartment or outside of it. The gym is great and the staff are friendly and helpful. We especially love our floor plan and how smart AVA Queen Anne is about the layouts and usage of space. I'll be sure to update this review should my opinion change, but for now, we love it here! read more

AVA Queen Anne is a community of apartments along Puget Sound and Myrtle Edwards Park. It has a clean modern design with subtle colorful accents to brighten a Seattle day. The direct access to the park with a large relatively new walkway is a huge advantage leaving no excuse for not biking or running along the sound with mini beaches and sunset views of West Seattle and the mountains. The roof top deck with grills and landscaping is fantastic for entertaining and has a great view of the Space Needle that comes in handy for New Year's Eve. The covered area of the lounge is crucial for those times when it *may* rain, ping pong, a large screen TV and a great fun and modern aesthetic. Especially pleasant is the green wall and other planting inside giving a lush, vibrant life to the space. The unique street level Live Work Lofts with polished cement floors, high ceilings, colorful accent walls, and in my case the split level bedroom, first floor were wonderful to live in and enjoy separating sleep from the day to day. The manager, Jennifer, runs a great place with helpful/friendly office assistants and fast maintenance service. The team flat out rocks. Finding a well managed community that executes this well can be a challenge and I couldn't recommend them more for this reason. With everything taken care of home, it's a welcome stress reduction. Part of the experience is the location and being a short walk to the the Seattle Center with Key Arena, the Space Needle, EMP, Monorail, the Bumbershoot Music Festival, etc. is a great start for those new to Seattle. I even commuted by Monorail to downtown for a few months. Another quick walk up to Kerry Park for one of the best views in the city is priceless and a stop by Toulouse Petit for dinner afterwards and drinks at the Sitting Room. Your visitors will be impressed. Overall, it's been a phenomenal first home in Seattle, one that I will never forget. read more

Absolutely the worst place I have lived in the last 12 years. The staff work extremely hard to do the least possible for their tenants while at the same time extracting as much money as they can. I lived there for 11 months and in that time I had to call the police over 10 times for various reasons because the supposedly "oncall security" never would show up. Speaking of "security" - there was an instance where a mentally unstable man broke into a neighbour's apartment and had to be forcibly removed. On another occasion, a friend and neighbor at Ava had their motorcycle burglarized in view of a security camera. Once the police got involved - the building management actively refused the request from the police to see the footage. The carpeted halls on each floor were disgusting and it was not uncommon to find animal feces laying out in the open. I have photos of areas on the hallway walls where holes had been plastered over and had remained unpainted for the entire time I lived there. The staff repeatedly made promises that they would do something about various issues in the building but they just ghosted us until we got fed up and decided to leave. This nicely leads me to describe the experience we had once we decided to move out. First off, the lease renewal letter we received stated that it would be an additional $100 a month. Fine, its Seattle and that's to be expected - however once we submitted our notice to vacate - they relisted our apartment for $250 less. That's a bit of a disgusting way to treat a tenant I think. A week or so later we received an email regarding our move-out inspection. We were given a date and time frame that they would come by. Unfortunately when that time came and passed and they didnt show up - we sent an email asking when they could reschedule it. They called us 5 minutes later and explained that they had essentially forgotten about it. We told them they could still come up and do the inspection if they wanted. Three people came by ten minutes later to do the "inspection" which consisted of casually turning their heads back and forth in our front rooms. During that "inspection" we were warned that they would send us a bill for cleaning if the apartment wasn't "move in ready" and that we should just pay them the small fee of $140 to have them do it. They insisted repeatedly and we repeatedly declined. They repeatedly insisted once again when we returned our keys. We smelled something was a bit fishy here. Fast forward two weeks later. We get a phone call from them stating that we owe $190 for cleaning despite that fact that we left the apartment in an exceptionally clean state. In fact, we suspected Ava would attempt something like this and took somewhere in the area of 40 photos of the apartment interior as well as the state of the hallways outside. We intend to take this matter to the attention of the office of the attorney general. Due to these experiences we decided not to live an another avalonbay community ever again. read more

tl;dr: shady quotes and excessive/unauthorized billing :( Context: I am just wrapping up a 10mo. lease this month, and, until now, everything has been great (even if rather pricey). Unfortunately, that's the high point of my experience. First, a couple months ago, I was given a letter that contained quotes for renewing my lease along with forms for indicating intent to renew or intent to vacate. The best offer was again for 10mos., but it included a 9% rent increase (about $250 for me) and a 20% parking increase (from $125 to $150). This is too expensive for me. Naturally, it caused me to sign the intent to vacate. The kicker is that AVA listed my unit (401) on their website for CHEAPER than what I pay NOW (let alone what I was offered)! WTF?! I love this unit, and I don't want to move if I don't have to. I discussed the issue with the building manager who said they would not offer me the going rate. This situation especially concerns me when you consider this report that the Seattle Office of Civil Rights recently produced: http://www.seattletimes.com/seattle-news/13-rental-properties-in-seattle-accused-of-discrimination/. FWIW, they told me the alleged discrimination was the difference between giving one potential renter a business card and not giving one to another. Either way, they seem to have a sketchy quoting scheme that depends on a system they apparently cannot control. On top of that, I was overcharged this month by about $1800 (yes, two zeroes), and I still have not received a refund (it's been about a week). The best part is the charges have specific dates on my statement, and the erroneous extra charges are listed for the day AFTER my lease expires! Again... WTF?! I was told I am not the first person who has gone through this and that it's "the system" that forces them to do this (read: they will not be making an effort to prevent this from happening again). Discussing this with building management has not resulted in an immediate resolution, so I figured I would warn as many people as possible: You may want to rethink doing business with a landlord that thinks these things are acceptable. At the very least, hesitate setting up auto-pay. As far as my specific unit goes, I love it save for 2 minor complaints: - Very noisy. Not only was a north-neighboring building torn down (with jackhammers, cranes, and bulldozers) in the 10mos. since I moved in, but Holland America (the west neighbor) has been having ongoing (indefinite?) work done on the outside of their building. People are out there cutting off the brick siding and relaying it Mon-Sat, early (often before 8) until afternoon. This is directly outside the unit. Holland America also has a garbage truck that comes every night between 12-1am usually and idles under the footbridge while they dump trash in it. Closing all the windows in the apartment usually helps enough for me. - It gets hot in the summer, and you have to keep the apartment door open to get any of the A/C. This must be an issue all over the building, because many people prop their doors open with a fan; however, it is problematic for me because I have a very curious cat. People also have dryer tubes sticking out of their windows which I assume is related. read more

Over the two years I was there, they raised the rent 20% every year. There were 3 instances of bicycles being stolen out of their garage. The third time it was from their "secure" bicycle storage and the whole room got cleared out. Must have been at least 25 bikes How do you not notice someone taking bike after bike out of your building? What a joke. My bike had a U-lock and it still got stolen. Also the "optional" cleaning service when you move out is a complete lie. We spent 6 hours cleaning the place and we got some bullshit story about how they need some 3rd party company to sanitize and clean the vents so they're going to charge us for that service anyways. read more

My company put me up in temporary housing here and I've been living here for a few weeks now. The apartments are big and spacious. Everything seems new which makes sense since this complex is only a few years old. That's about all I can say for the good. The walls are extremely thin - the worst I've ever experienced across 5 US cities and over 10 apartment complexes. I can hear every footstep upstairs. I can hear when my neighbor turns his bathroom fan on. The worst part is the apartment has never fallen under 80 degrees since I moved in even on 60 degree nights with the windows open. Only 1 of 4 panels of windows in each room open and at most only at a 45 degree angle. I've had trouble sleeping at night because of the heat despite the fans they provide. Even though my company is covering the cost of my stay, I'm trying to get out as soon as possible. read more

Brand spankin' new building (Avalon Community) with spiffy little details like dual flush toilets, thermostats in each room and track lighting. Some of the apartments have amazing water views and lots of light, with neat-o layouts from place to place. The building's gym is well stocked with cardio+tv and weight machines, plus some dumbbells, medicine balls and a Smith machine. The staff is super helpful and the location is an easy walk to Pike's and practically next door to the Space Needle. read more

I lived here for 8 months, and have to say I was generally very happy with the apartment I lived in. The apartment itself and all the appliances were nice and new, and I never had any problems with them. Although the place has all the appearances of a high-end apartment, there were a few cut corners in its construction. The screens on the windows are held in place by the tiniest of metal bumps. These allow maintenance to easily remove the screens, but it also means that the wind can bend the frame into the room, allowing bugs to get in through the gap. This was sometimes a problem, given my rather windy bay-facing windows. Once, I returned from a brief vacation, having left the windows open to air the place out, to find that one of the screens had been blown off the window entirely and was laying on my bedroom floor. An open invitation for bugs! Following that same vacation I also confirmed my suspicion that the insulation and heating systems are very inefficient. Not useless, but not dependable either. When I returned, the temperature of the apartment was about 60 degrees, which was to be expected. So I closed all the windows and bumped the heat up. It took OVER 8 HOURS for the temperature of the apartment to reach 73 degrees. Often, in the winter months, I would bump the heat up and never get away from cold in certain corners of the apartment, even after the thermometer decided that the room was the proper temperature and turned off the heat. Even if I was directly across from the heating vent! Something was wrong with the heating or the insulation. Might have been leaking windows on top of that. Speaking on noise, although I almost never heard my neighbors, there was often noise outside the apartment. I'd recommend against getting a south-facing apartment like I had. Great view, but there's a bar on the corner that can be quite noisy, and a garbage truck goes by the building next door at about 12:15 AM every weekday night. Plus, you're right by a major street. There's traffic all the time, except at night - at night, you only have to worry about assholes driving motorcycles super fast down the wide open street without mufflers. Happens all the time. Apart from these problems, though, the apartments they rent are in tip-top condition. You won't need to worry about much of anything if you rent an apartment here. The staff is very kind and friendly (almost too nice!), the maintenance responds very quickly to issues, and I've never had a problem with the customer service. It is quite expensive though. My rent would have been raised by several hundred had I signed another lease with them. But you are getting plenty for your money. read more

The leasing staff are very Friendly and Welcoming! Ask for Jessica! or Laura! They are extremely easy to work with and making the entire move-in process as easy as possible! This building is Fantastic! As a single, young professional; I was looking for just a large studio at an affordable price, excellent location, along with all the amenities; and AVA-Queen Anne has it all! It has a great fitness room, even better rooftop-deck/lounge area with superior views of Elliott Bay!! Super close to a variety of different shops/restaurants and just minutes to downtown Seattle. Since moving in recently, I have also discovered the neighborhood and the building to be Super Quiet! I am so glad I made the decision to make this great place my home! read more

First off, Leyla is amazing. She is so sweet. The gym is great, and so is the roof top area. We loved our large kitchen and walk in closet. They also have this cool thing in the lobby that displays when the busses are coming and nearby Ubers. I was pretty upset after moving out the way somethings were handled. I received amazing customer service from Elizabeth with their Customer Care. She went above and beyond for us and the time she took investigating our case and presenting a solution was so appreciated. read more

We are very happy new residents of AVA Queen Anne. Layla and Rick provide great service (always with a smile) in the sales center. They are professional and pleasurable. They both went above and beyond to ensure our move-in was seamless. Dannielle assisted us in getting the perfect apartment. Not an easy feat since we negotiated from the other end of the country! We are so grateful for her honesty and sincere consideration for our needs. A true asset in the maintenance department is Joel. He provided, in a timely manner, his expertise with kindness to handle the little (and some big) fixes. His attention to detail and work ethic is admirable. Thanks to William for always finding a smile for us while he is hard at work. The roof top Chill Area and the gym are great. Our neighbors have been friendly and welcoming. We could see an area of improvement in the the cleanliness of the hallways and elevators. We know it's not easy since this is a pet friendly building. I've lived in this place for about a year and a half now. The building is very presentable and well maintained. Jennifer, the building manager and the team here are the best. They are always on your side and working with you to answer any questions or solve any issues very fast. Their attitude is awesome and that is much appreciated. The building it self is pretty new, consequently the appliances are new and pretty good. I have not had any of the appliances or other apartment's accessories stop working or have problems. My keys went down the elevator one weekend and I was locked outside, I called the maintenance team and despite that it was late on a weekend the guy was there within 20 minutes and helped me get in the apartment. I was not even charged for it. Another time I called the maintenance for a paint touch up that I needed done. He came with a smile and a happy attitude, fixed the paint and left. I can keep going on and on about how positive the team are, especially Jennifer, the manager, she is very responsive and she actually cares. Living on the 7th floor where the lounge is I used to hear the parties on the weekend, but that was quickly addressed by management and I haven't heard music sound since. Being an apartment building there is the occasional hallway sound of people talking, and if neighbors were being little loud. I decided to move out to Redmond because of family and friends, and I thought maybe the management treatment would be different, but it was not, Jennifer was understanding and as helpful as ever. I think Ava Queen Anne is best for it's management team and that really what makes it the best choice in lower Queen Anne. read more

My wife and I have enjoyed living here. The folks in the leasing office are nice, and maintenance have started doing a better job of keeping the public areas clean. Our only gripe is that we live under the lounge area, which can get noisy, and some residents don't understand the concept of lounge hours. read more

I am updating this to reflect a recent reach-out by the Avalon customer service department that allowed us to come to an agreement on the carpet dispute.
