My two stars goes to the management company, which was pretty awful. They seemed bothered with any question or concern that was raised to them, and the response time terrible. As an example, I moved out almost 2 months ago and still haven't received my security deposit back. One of the biggest perks of the building was the pool, which of course was closed during COVID summer 2020. You'd think they would have taken the opportunity to do maintenance during that time since they had to close the pool, but instead the decided to do much needed window washing during the summer of 2021, which resulted in the pool being closed the majority of the time - renter should receive a discounted rent. For the price you pay I would say it's not worth it.

There are a few positives that I will get to…read morebut first let me save the reader some time and address the deal breakers. 1) If you're picking this building over others in the area and willing to pay more because of the pool, big mistake. The pool has 8 chairs, 2 that never got fixed all summer, and has not been fully maintained in years. The lease states only residents can use the pool but that's wrong. You have a whole group of friends? Sure bring them! Coming off the street and just want a free pool in nyc? Sure you're welcome too! All you need to provide is an apartment number and you're good to go. Just pick a number and a letter to give to the lifeguard and you're in! That's right folks no verification here! It's that bad to the point where randos who don't even live here and friends of tenants get chairs, the pool gets packed and residents are literally forced to lay on scorching hot concrete in the summer. Don't believe me? See the picture. I can't make this up. Save yourself the stress, get a cheaper apartment and with the extra money book yourself a guaranteed seat at a nice hotel pool for the weekend. Or just live around here and feel free to just use this pool, because everyone can!! Because of the size and this whole "everyone's welcome" situation I only enjoyed the pool a few times this summer. Why didn't I talk to management? I did. Got told "they'll look into it". They never did. 2) No consequences or actions towards noisy neighbors. If you're looking at the available unit on the 24th floor good luck unless you love college parties! 40 people in a tiny 1 bedroom apartment (how do they even all fit??) until 3am every Friday and Saturday night slamming doors, hanging out in halls, elevator dinging all night. Are you a college kid looking for a party apartment? This is the one for you!! You call downstairs about the noise, they tell you to call the cops. No consequences. 3) That beautiful sky lounge you were looking at? You can book it for a max 2 hours. "But it takes over a half hour to set up and for my guests to get here". Wellp too bad better tell them to run. I wanted to have a birthday gathering on a random summer Friday for 3 hours. The reservation was altered by building staff to 2 hours and the last half hour being "clean up". Wow a whole 1.5 hours for something I've been planning for weeks. Restaurants let you hang out at your table longer than this, come on do better. 4) Be wary of location. Yes there are other lux apartments in the area but this one is in close proximity to homeless shelters. This isn't a negative to me, however flagging this to more vulnerable and younger people. Unfortunately not all the homeless make it into the shelter every night/morning, therefore the remaining are left waiting around this area and the Avalon apartments. Please be prepared to be stopped several times and be asked for money, food, see several fights break out, and even see some in the lobby before they're politely asked to leave. Again not a bad thing, we are in nyc and this happens in several places, just a heads up. Overall, most of the amenities have been spoiled by negligent management. The building might have potential but not with the same staff in management that lacks processes and actions and lacks care about their residents. Here's the good stuff: - Appliances in the apartment are very nice. Washer and dryer a plus. Fridge is pretty awesome, the thing I will actually miss most. - Doormen are on point and amazing. They are always friendly and welcome, on top of packages outgoing and incoming and honestly just genuine people you become friends with over time. - Maintenance is on point! You put in a maintenance request, you get it fixed same day if not within a few hours. The guy hustles hard and cares about his work. I really appreciated that. - Views are cool -Close to subways and grocery stores (don't go to the one on Myrtle.) - Rooftop views are nice. Just like the pool, if you want to stroll in and come see it feel free, there's people that come off the street all the time. #OpenToThePublic

James Lola is a horrible individual. And when you recall stories of despicable brokers, he embodies ALLLL of that. This perspective comes from a renter interested in a home James has exclusive rights to. This apartment is located on Hoyt St and I feel terrible for the homeowners he represents. The one major issue was the ability to get into the home. Due to the fact that there were current tenants residing in the space, access was limited. This is very understandable to myself and all. I followed up with James for several days until he responded with an option that worked. Sidebar - I had to do all of the follow up. On my final attempt to confirm a time with James, he responded by asking if my partner is coming. Let's put a few things out there. 1) If you're a New Yorker, We all know how cut throat the real estate industry is. 2) It's preferable by brokers that all parties are in attendance for the viewing, but when it doesn't work due to limited access then it doesn't work. And my partner is a doctor with irregular hours. 3) It's not difficult to know right away if an apartment is a good fit or not. And if it is, a second visit is not unwarranted. Back to the story of James. James responds with "we require all adults who will occupy to view together, at least the first time. We can't rent an apartment to people who haven't seen it, and whom we haven't met." Now, I personally have seen an apartment without my partner. He has done the same. And we do understand this is a preferred option but given the difficulty of being able to get access because of the current tenants, the very limited viewing hours, attempting to see the place for a week, and the fact that my partner also has a hard schedule due to his career, I would have HOPED there would be some flexibility since I could see it on Wed and he could see it on Friday if I felt this would be a great fit. After James response, I decide to immediately call him and have a conversation. And THIS is where sh*t hits the fans!!

Several other brokers said it would be difficult, perhaps impossible, to sell then and suggested I wait until Spring. Zats had a photographer taking pictures the day after I signed the selling agreement and held an open house about 7 days later. He held two other open houses and I had multiple bids in 18 days. I especially appreciated that he called me on almost every one of those 18 days to update me on what had happened that day with my apartment. Zats had a strategy for selling the apartment, he executed that strategy and effctively communicated what he was doing to me. And key to this very successful sale is that he worked extremely hard.

We were setting up an apartment viewing and then he randomly just stopped answering the day it was supposed to be. I emailed, called, and texted him with no response. Finally called again a few hours before the showing and he tells me they have someone else signing the lease. It takes a matter of seconds to email me back to let me know, but instead I have to hunt you down, and somehow you think that you deserve a FIFTEEN PERCENT BROKER FEE FOR THE ANNUAL RENT??? Actually unreal. What an embarrassment to the Brooklyn Heights Real Estate name. Not interested in any other listings they may have had for me instead now. Learn to be professional and you won't lose business.
