Do not work with this brokerage. I worked with Al to sign a unit at the Northern 2. The building and promises made by him during the showing were nothing short of a scam. I ended up backing out during the lease signing process because the document I received was riddled with errors and red flags. The lease agreement they provide seems like they want tenants to waive their rights. Probably not legally binding but definitely concerning that the language is in there in the first place. When probed about the terms of the lease Al was condescending and kept pushing me to sign. Judging by the google reviews on the building, it was the right choice not to move in. read more

This company stole $500 from me and remain non-responsive. I put down a deposit with the understanding that if the application was not approved/finalized it was refundable. Within a day I found out that I could not furnish the documentation required. I let the agent know, and she said she would check with her manager. I've called and emailed and have gotten no response. This company completely ripped me off. They charged an insane brokers fee and then when I arrived at the apartment it was an absolute mess and completely unlivable. The oven had food on it, the windows and AC were left on, there was trash on the floor, and the apartment hadn't been repainted as promised. They had told us that a kitchen island would be free when we moved in, but then the previous tenants told us we had to pay $800 for it. Overall, this company is a complete scam and unhelpful. This company is bad news. They are not accredited by the Better Business Bureau. Ari and Abraham defrauded me out of $4,200 and failed to present me with the New York State Disclosure Form for Landlord and Tenant. The brokers at Brookliv told me they could lock in a longer lease at a lower rate if I paid a sum of $4,200 up front (this is ON TOP of a $4,140 broker's fee, and first and last month's rent). After being in my apartment for a couple of months, I found out that according to the Tenant Protection Act of 2019, it's illegal for broker/landlord to charge any sum greater than first and last month's rent up front. I demanded the $4,200 back and he refused, so after many angry emails I finally called my landlord about the issue and to ask for the money back from him, only to find, to my surprise, that he had no idea what I was talking about; he was never paid that money! Ari and his team scammed me out of $4,200 and simply pocketed it for themselves. He was extremely rude to me on the phone when I demanded the money back after that but had no choice but to refund me. I am still trying to get my $4,140 broker's fee back as Brookliv should not profit from its verifiably unlawful practices.  I don't understand how these guys are licensed and have no clue how they are still in business. DO NOT WORK WITH THIS COMPANY. read more

I read previous Yelp reviews about them being scammy. I will say that after Red Flag 1 happened to me as described by another bad review, they weren't getting any money from me. I can't say all employees are bad, but Jake has me concerned. A previous review detailed questionable practices, and there were some eerily similar resemblances Jake responded to a request on a unit in a building . He claimed that there was issues getting into Building XYZ, hence it couldn't be shown. 2 other real estate agencies said the units were taken. So not sure who to believe but another building (we'll call it Building 123) was offered instead. Red Flag 1 Jake claimed he "personally" knew the property owners of Building 123 and can give me a better deal than what the other real state agency quoted (I actually viewed Building 123 with this other agency). THIS IS THE SAME SCAM DETAILED IN A YELP REVIEW 2 YEARS AGO!!! Red Flag 2 Jake incorrectly described the unit I mentioned and tried to steer me to another. Not sure if this was a scam or honest mistake. Either way, I had to tell him I knew the unit I was talking about as I viewed personally viewed it. Red Flag 3 Jake claimed that putting in a deposit (BEFORE an application) will take the apartment off the market... but without an application?? I can have a 200 credit score and be a 20 time felon.... seems fishy to me... Red Flag 4: I was quoted one lease offer WITH CONFIDENCE. After I agreed to put in a deposit, he explained the original deal wouldn't work, and that the leasing term would probably be longer. I have more red flags, and may add them later, but please be careful. read more

They had me put down a deposit for an apartment they didn't have an agreement with the landlord to show, in an attempt to poach it from another realty company. Then they lied and said the apt was off the market. I know it wasn't because the authorized realtor showed me the same apartment 2 days later. It took several days of texting and calling to get my deposit back. And then they had the nerve to try and keep the $59 processing fee. These people are scumbags. I plan to report them. read more

I would never use this company for so many reasons: starting with the broker fee that Jake eventually told my son is $7,500, which is so over market that is not fair and it would have been nice if Jake pointed out the security deposit was not refundable if the prospective applicant changed their mind once approved... could keep going but hopefully you get the vibe and use a real estate broker that will truly look out for your interest and not theirs. I am sure this is not the first time this kind of thing has happened since they wanted to have something signed that says we are not to say anything deroratory abut them.. well it is a free country and the 1st Amendment of free speech is there to allow us to let others beware of unfortunate situations like the one we had to endure. read more

Beware of any rental units attained through Brookliv that are managed by Benny Breuer of BNC Management Inc and owned by Verasmus LLC. They are complete scammers who will engage in all types of deceptive, gaslighting tactics to ignore the needs of tenants AND are most likely motivated by racist, anti-black bias. My roommate and I spent the last 3 months of our lease at 55 Veronica Pl. being manipulated and ignored over a super concerning water quality issue. After our water started coming out brown and green, Benny intentionally stretched out his response, waiting three months (days until the end of our lease) to get a water quality test done. The only time he took real action was when we dogged him out publicly on the internet. Was told multiple times that no brokerage fee would be charged. Then after putting a deposit down they came up with some story that another person put a deposit down on the same unit but went through the company that owned the building and as a result the management at the building wasn't going to pay the brokerage fee. Brookliv said I had to pay the fee or I would loose the unit. With no paperwork to support the claims I paid an additional 1000 dollars for a brokerage fee that I was not expecting. Al is a good agent - responsive and diligent and seemingly earnest - but he doesn't call the shots here. Everything gets funneled through his bosses who, along with the company in general, engage in shady and deceptive practices. They will try to charge you $99 per person for application fees, despite knowing full well that it's been illegal to charge more than $20 since 2019 -- they wait for you to call them on it (hoping for ignorant suckers) and then say they'll refund it (which you have to press them on). They also play games with regard to move-in dates and lease dates, and will try to bilk extra pro-rated weeks or two out of you (without approval from the actual property owner, and they may be pocketing this money - who knows). They will also try to avoid giving you copies of all the agreements and riders, as well. The higher-ups tend to ask questions that violate NYC fair housing laws (oddly invasive questions about household composition/kids, source of income/work, etc). Honestly, Al seems too good for this place and should try to move on to a more reputable company. read more
