I lived at Avalon Clarendon for 1.5 years. Overall it was an okay experience, but I decided not to renew my lease for a few reasons. First off, if you have an apartment overlooking the courtyard in the center, it can be loud and noisy at times (there are a lot of festivals, etc.). At one point, the courtyard was playing music 24/7 that interrupted my sleep. I can't tell you how many times I had to listen to "The Climb" by Miley Cyrus. After several complaints, they finally got the music to stop during the evening, but note that it is often still playing during the day. Additionally, because you are on top of retail units that are often new/under construction, etc., there is a ton of fire alarm testing/water/plumbing issues, etc. (see attached for a snippet of how many fire alarm tests there were during just a six month period). Another issue is that Amazon packages are often left randomly in the lobby or in the package room (note that there is Amazon lockers but they are often full or not used). The package room goes by an honesty policy as well so anybody can steal your packages if they'd like. The trash room is also often overflowing with recycling, and it is not taken out as often as it should be. They have a very small bin for recycling, so most residents just place their boxes in the room, making it hard to even open the door sometimes. I haven't had any major issues with maintenance or with management, which I appreciate, however, they did raise my rent by $300/month which I found to be a bit much for what I was getting. Particularly, the amenities are lacking compared to other nicer buildings in Northern Virginia for the same price as rent. The gym is very small, no coffee machines, pool, etc. I have decided to move elsewhere with a ton of amenities for actually cheaper than what my renewed lease would have been. I'd also just note that there is a lot of businesses closing in Clarendon - 4 or 5 in the last few months alone (Ann Taylor, Jos. A Bank, Orvis, Le Pain Quotidien), leaving a lot of empty spaces. The whole appeal of this place is the location and the stores nearby, so with those dwindling down, it makes me wonder why they would raise the rent. Something to also note is that parking for the building is in a public garage. Last summer, there was an issue with multiple vehicle break-ins in the garage. Because of this, I went and bought a steering wheel lock. I would be cautious about where you park your vehicle and know that you share it with the public. Lastly, and I know most people don't think about this when moving in/out, but the loading docks are only available after 1pm to move in/out. This is actually a surprisingly difficult logistical challenge to find movers to fit this exact schedule. When moving in, my moving team arrived a bit early and I had to pay for them to go get lunch nearby before moving in because the loading dock was not open yet. It's been even more of a pain moving out, because even if you find movers to come right at 1 (which is also difficult as they do not know their schedule for the day!), if they take 2-3 hours to move out + time to drive to your new location + 2-3 hours to move in, you're looking at a very late evening arrival to your new residence. Additionally, many other buildings loading docks close in the evening (my new building closed at 6, but once I explained the difficult situation I was in, they graciously agreed to keep it open for me until 8). It is just a painful logistic that shouldn't be an issue when moving, and something I wish I knew about before moving in. read more

Avalon Clarendon - Frequent fire alarm tests due to retail neighbors! - Apartments Near Me - Arlington, Virginia

Avalon Clarendon the noisy building nightmare If you rent in either the west building where the leasing office is located, or the Tower building and your apartment is facing the garage (no matter what floor you are on) then welcome to the noise from hell. You will be greeted with a continuous 24 hours noise from the HVAC on top of the retail stores, ducts, vents and ventilation fans with whistling sounds coming from the top of the garage which is on the 5th floor. To make things even worse, there are Tesla charging stations on the 5th floor of the garage with never-ending flood of cars all day long going up and down the garage floors to charge their cars, be careful you may get run over by those fast Tesla cars impatient drivers. It gets worse in the weekend with the drivers playing loud music from their car or talking on their phones while waiting for their car to recharge. In each floor of the building, you would also hear a humming sound and vibrations coming from the old ventilation's vents, a total of 4 vents in each floor just outside your apartment door. The HVACs for these vents are old and not insulated creating continuous humming sound 24/7 that navigate to you ear through the thin wall of your apartment and corridors. But that's not all, here is another noise torment, kind of saving the worst for last. The Atlantic Service Group (ASG) company that runs the garage in Avalon @ Clarendon is renting a space in the roof top of the garage next to tesla charging station to a car share individual who has 15 cars parked in the garage top 5th floor. An unmarked white RAM Van drives with a cleaning crew shows up multiple times a day, including the weekend, with a loud generator to power their vacuum cleaners to clean the rented cars after they are returned, take pictures, wash, and vacuum the cars. The noise from the generator is so loud that you can still here it after you close all windows in your apartment and pour hot wax in both of your ears. Hope you can still hear my voice through the noise, stay clear from this nightmare my friend and value your health. read more

I could never walk farther than either metro station and be happy. Supermarket, stores, food, whatever you need-it's there. Overall, the facilities are good. Both my apartment and my friend's apartment in a different building were quite spacious. The gym has adequate equipment and space, there's printer available for residents (although it's down decently often - but the front desk will print for you). Amazon locker in each building. The heater in each apartment is quite loud but meh..wasn't a point killer for me. The building management does a good job of notifying residents when there's some sort of work being done...and shout out to.... ----Sandi-Lee at the front desk is FABULOUS. IMPORTANT READ! I feel extremely conflicted writing this review because I'm a new resident here and this building and specific unit offer so much. But the negative experience I have definitely takes over. Let me start with the positives and then I will tell my story (I highly recommend the read) Keep in mind that I moved in end of July 2020 so I have lived here less than a month PROS: - Contemporary apartments - Maintenance staff super friendly - Concierge staff are awesome - Building is clean - Neighbors are nice - Units are nice and comfy - Location is great CONS: - The management Story: My fiancé and I were looking for a new apartment during these COVID times and naturally we had to do virtual tours. Our virtual tour felt rude and rushed, but the good in me just let it go as we had our questions answered. We even eventually were able to do an in person tour of a similar unit. Now one thing to keep in mind, the Avalon Clarendon is 3 different buildings which is why they have so many different floor plans that differ in small ways. We did the in person tour of a similar unit and definitely fell in love with it right away which is why with the rent specials at the time, we chose to sign a lease. Move in day came, and we walked in and at first we were super happy, we had a a view of DC, and were happy to be in our home. Only 2 minutes later to realize that our finishing's were different than what we were told, some of the appliances were different, the ceilings were lower, and bump outs were different, and everything felt extremely dim. I am trying to keep it short here, but after contacting management several times and being told "we will get back to you by close of business" they did not do this at all. We were offered to change apartments at any time without a fee. So that means now I have to pay extra money to move all my stuff again and take the time because management falsified my unit to me. It really was a pain dealing with furniture returns and all. In conclusion, this is a great building, if you want a nice home, I think its an option, but management in my opinion cannot be trusted and I would do a lot of research before making decision. read more

Everything in these units break about every other week. My first Unit the washer blew up leaked oil on my clothes. The closet doors would break the dishwasher everything. Moved to new unit a year later supposed to be nicer.. floor boards warped dryer door stuck power outlets hanging out dirty vents the list goes on.. worst part is I had to re clean the whole apartment before moving in because it was half assed cleaned. For 4200 a month shouldn't be having these issues. My dishwasher broke took them a month to fix my ac unit broke 3 times leaking into my closet on clothes and they kept slapping a bandaid fix same with toilet leaking water from plumbing. There's still more work to be done but they haven't fixed it. Probably about 15 residents I know broke leases and moved out within a few months. When I tried to break lease they wanted 17k prob because everyone's leaving and tired of this place. Absolutely the worst management team here. They say they are pet friendly and have great amenities but we pay 500 a year for a small gym and two patches of fake turf in another building for dogs to pee. And they expect us to not let the dogs go out side the main buildings we live in.. not very pet friendly in my opinion. Heard reports from other neighbors or mice and rats and roaches in there buildings. The Amazon people will leave your packages anywhere not in the locker or package room I guess it's up for grabs sometimes. Other units here have dropped in price because they are desperate to fill and when I asked to get the rate they said no you already are in a lease. So even with all my issues in the building they refuse to take care of residents. DO NOT SUPPORT THESE THIEVES. read more

We were so grateful to move out, when Avalon let us out of our lease due to continual noise they could not resolve. But they have not given us our security deposit back. They finally sent the wrong check (made out to a different party) and are impossible to get ahold of. I am going to have to file a law suit against them. How many other people will have continual trouble with Avalon and won't get their money back? And if you have to get in touch, you can expect to get a response in 7 to 10 business days. If that. We are wrapping up our three years here and overall Avalon has been a good experience - 3.5 stars but rounding up due to the amazing maintenance team. PROS Maintenance: 5/5 SO quick and awesome! Apartment quality: 5/5, building in our experience has been generous with wear and tear as well Front desk: 4.5/5 generally very friendly, confused a few times. We're forced to follow up with us many times due to disputes with a crazy neighbor (more details below) CONS Building structure: 2/5 Really thin walls and flooring - we can hear the alarm clock go off of the person upstairs every morning and honestly whatever TV program they are watching as well. This building is relatively new and was built really cheaply. This is one of the major reasons we are leaving. We do not blame the upstairs tenant for for living his life, but the poor quality of the floors is unfortunately disturbing for us. We also want to respond to Richard G who left a review a few below this one. We are the "noisy upstairs tenants". This man called over a dozen noise complaints on us including multiple ones when we were out of town and the apartment was fully vacant or we when were already in bed and asleep. He and his wife showed up to our door multiple times to yell at us - once for watching TV at two PM, once for talking on New Year's Eve (in that occasion showed up at midnight to accuse us of being "terrible, terrible girls") when we had two friends over for cards, once for running the dryer at 10pm (that's against the lease btw so don't do that!) They had to do noise testing of our apartment many times when he accused us of slamming toilet seats (we are girls and do not even close the toilet seat) and we had to get toilet seat replacements. While I believe Richard could hear noise (as we hear it too upstairs) instead of being calm and rational Richard made it his goal to make our lives a nightmare. We have never had a party or more than a few people over - Richard living below us made us fear even walking or talking in our apartment at night time. STAY AWAYYYY. I can't say enough about how much you should stay away from this building. Let's try to lay things out: - constant construction noise & walls that are so thin you'll feel like you're living next to a loudly beeping construction vehicle every day of the week. Construction often starts before 8 am (including weekends!) so good luck sleeping in! - apartment appliances are cheap and break frequently. In 9 months, my refrigerator, garbage disposal, oven, and dishwasher have all broken and taken more than 3 weeks to fix. - the hallways are either 90 degrees during the winter / fall or 50 degrees during the summer. The HVAC system is so loud in the hallways, particularly when they start and stop, that management has decided to keep them on 24/7 at the highest setting possible. It's awful. - AC in your home will make it difficult to hear your television, music, or yourself think. This is the loudest and most out-dated AC system I've ever lived in. It will drive you insane. - management is horrible at informing you of maintenance, including FIRE ALARM TESTING WHICH SOMETIMES LASTS 5+ HOURS. THIS HAPPENED THIS WEEK THREE TIMES WITH NO NOTICE. Low end appliances, floors, countertops, etc. The veneer on this building makes it look pretty nice at first, but it's really just a facade. The comments below about the A/C system are a little exaggerated (come on - it's not so loud that you can't hear people talk or have to turn your tv up to the max; if that's the case, you talk too quietly and/or your tv has a really low max volume), but the A/C system is quite loud and the BANG is real. God forbid you're out in the hallway when the hallway system comes on. It sounds like a bomb. Avalon is just a similarly priced and just as cheap feeling Bozzutto. If you want to live above a shopping mall, more power to you. The location, otherwise, is good if you're a metro user and enjoy Trader Joe's / Whole Foods. I'd look elsewhere. read more

Do not stay here if you do not naturally wake up at 5:30 every morning and cannot sleep through a jet engine noise equivalent. The construction site across from the Whole Foods has started around 6 every morning since last September and is slated to continue through the end of 2021. Literal jack hammers. The area outside where the market is allows the vendors to do do work and moving between 1 and 3am. If there is any work that needs to be done in the market area, they need to have it done before the stores open at 10am, so they begin at 5am. Most egrigiously, the Avalon Bay itself began work with a crane loading HVAC units on top of the building at 5:30am without notice of the time. Their representative stated they had an exemption to the noise ordinance (that makes such work impermissible before 7am), but there is no exemption on file. Zero customer service. The residents are secondary. When you do a walk through of the apartment, see if you can have a conversation in your kitchen with the A/C running. They replace the older, less effective units with effective, but incredibly noisy units. The parking is also shared with every store. Do you enjoy finding parking at Whole Foods on the weekend? If not, do not move here if you plan to have a car. If you do decide to move here, stay in the main building where the office is. If you live in the other buildings, you need to walk across the market commons to access them in any type of weather. The other building does not receive any notices from the community. I can reiterate everything they say about how lovely the maintenance staff is. They provide great service, even in the middle of the COVID pandemic. read more

If you want to live in the equivalent of an ash tray, this is the place for you! Despite numerous complaints of smoke in the hallways, which ultimately moves into apartments, nothing gets done. On top of that you can add the lack of communication to residents when construction is being done, the thin walls and of course the times access fobs get deactivated without notice. You may also want to take into account that the new management in charge is implementing fees for multiple lockouts, which makes zero sense since one of the main benefits of this place is supposed to be a 24 hour concierge. Yes the location is wonderful, neighborhood is treelined and safe and quiet. The concierge and leasing team is responsive and run the building well. I needed to give this two stars because the noise of the heating and air conditioning system makes living here so disruptive. If the temps were mild all year round and you didn't have to turn it on, I'd give this complex 4 stars. But when you need the air on, be prepared for a loud BANG to start it up - then the running air sound is so incredibly loud you can't hear the TV unless you turn the volume way up, and you can forget about having a conversation with someone else if they're in another room - then it goes off with a bang once again. Repeat every few minutes as it's automated to keep up with the temperature you set. Maintenance has told me there's nothing that can be done. I purchased "soundproof" foam which doesn't work. Whoever designed - and purchased - this system did not think this through. Something to consider before committing! An update on this review. The HVAC system can't be changed. I appreciate Avalon's sentiment in looking into this but this situation can't be rectified unless hundreds of thousands of dollars are spent to rebuild the entire system. My husband and I moved into the Avalon Clarendon in early April. We are so so happy with our decision. The location is fantastic. Its a short distance from the metro which makes my husband's commute into DC very easy. Its also a nice drive for me to get to work (I work in Fairfax County) compared to where we lived in DC. Its a relatively quiet environment which we love (again, we were previously living in DC so we were used to a lot more noise/commotion than is present here). The apartment itself is lovely and I absolutely love how large our kitchen is! The concierge team has been great and we had a wonderful experience working with Felicia when we were initially touring the building/going through the move in process. We had a maintenance request which got taken care of very quickly and they updated us on what they had to do. I would definitely recommend the Avalon Clarendon to others!! read more

He called me and walked me through what the problem likely was - a fireplace that needed cleaning since it hadn't been used all summer and I was a new tenant turning it on the first time. He promised me after it went off he'd be at my apt first thing Monday morning to clean it out and he followed through. While here, he fixed a few other things that needed attending to. In addition to previous reviews--I have lived here for many years, and could comment on a number of things, but one little thing that has changed since Avalon took over management makes a big difference--the concierge is rarely at the desk. I've had to wait almost an hour on several occasions for someone to come to the desk so that I could pick up my packages. I locked my keys in my apartment once, of course was running late, and the concierge was no where to be found for me to get my spare. The business center printer runs out of paper and no one is there to refill it. And this is all over just the past couple of months. I understand it's a little thing, but we pay a lot of money to live here not to mention it is someone's job to be available and there for the residents. read more

The location can't be beat - it's in the heart of the best of what Arlington has to offer. No need to list here, just mapquest it for yourself. The apartments are spacious, modern and the private terraces (some 1000+ sq. feet) are one of a kind for this area. Gas fireplace is primo for winter couch time. I've noticed the sound-proofing between (on the side and above/below) could use some work, but thankfully I'm in a corner unit so it's not as bad as others, I imagine. Common areas are nice, too - business center, club room, fitness room (definitely not a gym or fitness *center* - maybe 400 sq. feet total - but definitely serviceable to get your swole on. The staff has also been great: - Ty was a huge help in handling all logistics prior to, during and since our move in. Courteous and very responsive, she is top notch. - Trevor W. - Another of the communal benefits is a 24 hour doorman. T works the afternoon shifts and is always helpful with packages or otherwise holding doors, helping bring bags in, etc. - Alex saw to numerous maintenance fixes around my apartment in a courteous and professional manner. Most importantly, he got my fireplace working! - Greg is the head of maintenance and is likewise attentive to the various questions I raised with prompt responses. Avalon Clarendon is an excellent place to live if you want to be right where the action is in downtown Clarendon. The location is amazing. Whole Foods & Trader Joe's within walking distance. Tons of restaurants and bars. Shops like Lululemon, Apple, and Crate & Barrel are literally steps away. Despite all the action, the community is actually relatively quiet. The apartment units have very nice finishes as you can see in the pictures. The staff is friendly and always looking for ways to improve the resident experience. 24 hour concierge is a super convenient amenity so you can pick up your packages late at night without having to rush home from work. All maintenance requests are completed within 24 hours, which is great! The parking garage is owned and managed by the retail company, but it's very nice to have covered parking connected to the building at a slightly discounted rate. Overall I highly recommend Avalon Clarendon if you want to be at the best spot in Arlington! read more

Before considering moving to Avalon Clarendon, I highly recommend you look into other communities. The noise issues are horrendous and because the building is old, the HVAC system is very outdated. When you are at the beginning of the leasing process, the property will not disclose to you how loudly the HVAC system runs in the summer and winter months. From the time I have lived here, I've witnessed a steady decline in the quality of the management poor - it is very poor. Management pushes everything to the Front Desk Concierges, who most likely don't make much money for the hassle they have to deal with. In addition, the trash rooms are constantly overflowing and residents often leave personal items and trash in the hallways. If you choose to live in the Clarendon area, I highly recommend you invest your money into a new community where you have an updated HVAC system and fewer noise issues. The property will nickel and dime you every step of the way. I firmly believe that for the amount you pay to live at Avalon Clarendon, you should expect top rate management who are RESPONSIVE - and you will NOT find that here. I love the AvalonBay communities, especially Avalon Clarendon. I am moving out in February, only because I want to be in Ballston since its closer to work, and I am moving to another AvalonBay property. The customer service at this location is top of the line, especially the front desk staff and the maintenance team. They are quick, thorough, and very professional. For example, I was having an issue with my heat the other night, and someone was at my front door in 30 minutes to fix what ended up being a rather large problem. He was so respectful and really cared to make sure the issue wouldn't happen again, rather than putting a temporary bandaid on it. I am truly going to miss the Avalon Clarendon staff and the cheery environment of the complex. Definitely recommend living here!! read more

We have been living here for a year and have been very impressed with the management and especially the maintenance team. Even the tiniest issue or repair is responded to within 24 hours. I would definitely recommend living here. If you are looking at the negative reviews, it may be helpful to know some background. Avalon purchased this building in early 2016. My impression is that the prior management was not nearly as on the ball as Avalon has been and ignored long-running problems (such as the fire alarms going off randomly). Avalon has been investing heavily in the building, gut renovating apartments on a rolling basis, and has resolved issues like the fire alarms but it took a few months to do all that. So reviews prior to about June 2016 may not be relevant anymore. The other thing to know is that very shortly after Avalon bought the building, a transformer in the shopping center caught on fire, causing all sorts of knock-on electrical and water problems. This seems to have been a freak occurrence but obviously the timing was bad for Avalon and a lot of people were unhappy. The problems were resolved months ago and this isn't an issue anymore. We have zero complaints about the building and couldn't be happier here. read more

I have been living in this apt for 3 years. The apt has previously been managed by Bozzutto and recently Avalon took over the management. 2 days ago the main electricity transformer of the apt has exploded causing a fire and power outage. The residents have experienced great inconvenience - they had to find an alternative accommodation while most of the hotels in the area were fully booked. Residents had to spend hours on the phone with their insurance companies. They had to took off from their work to relocate. Had to drive 30 mins to a far away hotel where they could have power and hot water. You would think that in such a situation the management company Avalon would try to find a way to compensate residents for the severe inconvenience they experienced. Well, Avalon doesn't seem to prioritize consumer satisfaction. They don't plan to compensate residents for the time & money loss. As someone who stayed in this apt for 3 years I want to warn any future resident that Avalon will fail you, frustrate you in exchange of a premium rent amount. read more

I cannot reiterate enough the two reviews below. Stay away from this property! Since AvalonBay has taken over this community, the Market Common residences has become an absolute joke. My rent was increased OVER 10%(!) when my renewal arrived and I have lived here for multiple years. No increase over 3.5%. You would think that with a new property management company coming in, they would want to keep renewal increases low and show good faith to their tenants.. Nope. Nobody can afford that type of increase. And don't even get me started on the transmittor that exploded last week. We were without power for over 24 hors and didn't have A/C, hot water, or wifi for up to three days. It wasn't Avalon's fault but there was VERY minimal and pathetic communication. I emailed the office multiple times with zero response, even though a sister community was tasked with operating the email account. It was legitimately dangerous walking through the staircases at night with zero lighting and we got maybe one or two emails a day. Not only did people have to purchase hotel rooms more than 20 mins away, but they didn't offer to help or comp us any money for this enormous inconvenience. Avalon cares about money, period. The tenants are nothing but a cash cow to put money in the bank. For the premium we pay, the service is a joke. I don't speak for myself, many tenants are upset and Avalon Clarendon will suffer for it. Wish I could give 0 stars! Do not sign a lease here. read more

I have lived at what was previously the Residences at the Market Common for about 3 years. AvalonBay took over the management of this building within the last few months. I was happy with the service for the short time they were managing, and then a transformer exploded in the Market Common about a month ago. This affected all of the power in the three adjacent buildings, as you would expect. This event was totally out of the community's control. I think a lot of the negative reviews on here likely have to do solely with that incident. I will admit that communication from the management company was not completely perfect at the start, but the incident was pretty extreme and the entire community did not have power. It should be expected that there would be some lag time in communication. However, after the first few days, I thought communication improved immensely and you could tell that Avalon cared about their residents. This week they even reimbursed people for the three days we were missing full power. I think that shows the company is willing to go above and beyond to ensure the residents are happy. I do think that rent is quite high for this community (you can hear almost anything through the walls and the paint gets scuffed very easily), but the location is amazing and the building is very well maintained. The concierge and community office staff have also been extremely helpful, friendly, and are very professional. I would recommend this community to a friend or family member. read more
