I arrived for my appointment with Anthony King to discuss available apartments within my stated budget of no more than $2,000 per month. During our meeting, Anthony advised that he would be showing me two available studio units. During the conversation, I asked whether the property accepts housing vouchers and payments from the Department of Veterans Affairs (VA). Immediately after I asked this question, another employee identified as Greg approached the conversation and stated, "We don't rent to your kind." I was shocked by the statement and asked for clarification. Greg then took out a calculator, entered figures totaling approximately $70,000, held the calculator directly toward me practically in my face and asked, "Do you make this much?" I found this interaction humiliating, degrading, unprofessional, and deeply offensive. I attended your property in good faith seeking housing opportunities and instead was subjected to what I perceived to be discriminatory treatment based on my financial circumstances and lawful sources of income. This type of conduct is unacceptable from any housing provider and raises serious concerns regarding fair housing compliance, professionalism, and the treatment of prospective tenants. No individual seeking housing should be made to feel unwelcome, demeaned, or discriminated against for inquiring about lawful payment sources such as VA benefits or housing assistance. I respectfully request that your corporate office conduct a full investigation into this matter and provide a written response addressing the following: Whether the statements and conduct described above align with your company's policies and standards. What actions will be taken regarding the employees involved. Clarification regarding your policies concerning housing vouchers and VA-related income. What measures will be implemented to ensure future applicants and prospective tenants are treated fairly and respectfully. I take this matter very seriously and expect a prompt and professional response. Updated apartment building with great amenities, apartments have updated fixtures, flooring and floor to ceiling windows. Apartment has a parking garage, gym, party room, swimming pool and rooftop deck with outdoor grills. Very close to downtown Washington, DC and within walking distance of the Marine Memorial. Movie theatre and drugstore within walking distance and also an upscale shopping, Whole Foods and restaurants about a mile away. On-site concierge receives packages. Staff is very friendly! The Tellus is okay. Advantages: 1) Location: I can walk to the Metro easily. Getting groceries is less easy as I need to walk to Trader Joe's or Whole Foods and haul everything back, which means I have to food shop frequently. They're close to Ragtime, which has good food. 2) Amenities: The rooftop deck and pool are nice in the summer, especially on the 4th of July (though management restricts access to the rooftop for safety concerns on this day). They also implemented just this week a one guest per household rule on the rooftop, which is inconvenient. We do have more than one friend, sheesh. Gym: I get annoyed when the Next Phase instructor brings her personal training clients to work out in our gym. Are these even residents? There's all this hullabaloo over how many guests can be in the pool area, etc. but yet they allow one of their neighboring businesses to use our space? This makes business sense for them but it annoys me. 3) Online portal: There's a way to connect with other residents with similar interests. They started a trivia team recently. There's also an equipment share (tennis racks, air mattress, etc) 4) Safety: We're adjacent to the police station and have the front doors locked at night. There has been no crime. 5) Tasteful decor: I love the kitchen and the light in the apartment. I get lots of compliments on those. Glass shower door is nice. They're an eco-friendly apartment building. Disadvantages: 1) Noise: At all hours of the day, I hear the prisoners from the jail next door screaming and yelling. Classy. There's lots of noise coming from the 14th St, too, according to other residents. I don't know why, but some residents play fetch with their dogs in the hallways for extended periods of time. That's really annoying. 2) Elevators: These can take 4+ min to summon every morning. There seems to be always one of these down. 3) Maintenance of the building: The garage door was knocked out for some time. Hot water was unavailable. There was a flood in the garage. 4) Minimal events: Management has offered moderately more events this year, but they amount to bringing in food start up delivery companies that have free samples of like 2 small pieces of kale with some cranberries. I recommend bringing in some more wine, sangria, or prosecco. Anything other than kale as it kales my vibe. read more

We lived at the Tellus for 2 years and just moved out. Tellus has some strong pros and cons. Pros: - Our apt: we had a 750 sq/ft with Eastern views facing the monuments, floor to ceiling windows. In unit laundry. Our particular unit actually jutted out from the building so we got additional side windows. We loved it, tons of light and a pretty view of D.C. (as well as our neighbors across the street!). The units had a mix of carpet and wood lamanent; we ended up with carpet. We struggled with space at times, but that's just apt living. We had one con that's listed below.. - Great location: Just 2 metro stops from DC. Easy access to 50, 29, 66, and 495...sooo convenient. About a 5 min walk to the courthouse metro. Also very close to the police department, county homeless shelter, courthouse, and county jail. So you definitely have a mix of things going on around you, but I think it's good to experience/witness the diversity. - Amenities: *Gym (with Pelaton bikes) *Nice outdoor area on first floor *Communal office: but I had lots of issues with the computers in here. Sometimes I had to t try all 3 to get something to print, I notified the staff but I'm not sure if anything was changed) *2nd floor Common Space: has a t.v. but seating for t.v. is limited, a kitchenette area, indoor and outdoor seating with a view. *Rooftop: has a covered seating area and electric grill, pool, and uncovered seating area with a gorgeous view of D.C. and the surrounding area. By far our favorite part of Telkus! - Service: * Concierges: Overall had great experiences with these guys. They were kind. There are 1 or 2 on staff that are not so friendly...they do the rest of their job adequately..? * Maintinence: Very prompt and kind *Office Staff: Most if the time the office staff is very kind, friendly, and understanding. We've had a few incidents we think they could have improved on which I'll mention in the cons. * Cleaning Staff: very kind and thorough. they really kept the place sparkling every single day. Cons: -Infrastructure: The same problem with a lot of new construction. Looks gorgeous but you find shorty work. * Water pipe: While we lived there was a water pipe that burst 2x. While the staff did their their best to fix it, it caused damage to a couple of elevators, and we were without water for like 4 days I think. This wasnt a huge deal for us, in fact we kind if liked like challenge, but for anyone with kids or disabilities it may not be so easy to get cleaned up outside your apt. My understanding is the reason it broke the 2nd time was bc they were trying to get it fixed quickly (raging tenants) but it needed more time to dry. In the end they gave us a discounted rent rate for the month. I'm sure it was costly for the owner and I know the office staff got a ton of flack, but honestly I think they did the best they could and it was really a construction problem. *Garage: The 1st of 2 garage doors was constantly breaking, and they'd have to cut off access to the garage everytime it needed to get fixed (which they did at the lowest traffic times of the day). * Our apt's central air: While we lived there our air broke close to 10x, 5 of those times was throughout this past summer. This summer there were multiple times it broke, maintenance would fix it, and the next day it was broken again. Since it was summer and I was pregnant we asked for a portable a.c. unit. I believe maintenance was doing their best and I got the idea that the units just aren't strong enough and are having to overwork. After the 5th time it broke this summer I notified the office to see if they would be willing to provide some sort of compensation or a discount on our rent. I felt that we were paying a luxury price but not receiving a luxury product. But they were not unwilling, and while kind, said that the service we were receiving was prompt. While this is true, I believe we were paying for at minimum prompt service and it didn't reallymake up for product not matching what we were paying. So anyways, I was a bit disappointed in that. So yeah, some really strong pros and cons. I would say overall we enjoyed our time at the Tellus. Not gonna lie that rooftop view really made up for a lot! read more

Horrible move-out procedures!! My roommates and I read other reviews that mentioned move-out horrors and ridiculous fees so we were nervous when we informed the assistant manager that we would not be renewing our lease. While unorganized (which we had come to expect from them), the move out paperwork actually went smoother than expected. We elected to use the "approved" cleaning team despite their high cost because we hoped that would reduce the chances of us having any issues in inspection. We asked the assistant manager to schedule the cleaning crew for the day before our lease ended so that we would be able to complete our own personal inspection before turning in our keys just in case and he agreed. Unsurprisingly, they did not show up on the scheduled day. When we asked the assistant manager he told us that the cleaning team would actually be coming after we moved out and after the walls had been repainted. This made us uncomfortable as we really wanted to have a chance to fix any thing they might miss but we didn't feel we had a choice and so we turned in our keys and moved out. Two weeks later we received a notice from the assistant manager with a bill of $2000 for damages to the apartment. Pictures were attached with the email and I've attached some below. We are being charged $1,200 for frayed and tangled blind strings. Apparently that merits an entire custom blind replacement job. We are being charged almost $700 for a broken drawer. Please look at the picture below and explain to me how that cheap looking backboard merits a $700 custom cabinet replacement? When you put drawers this cheap in an apartment, there will be normal wear and tear. Our only mistake was not submitting a work order to have it repaired for free before we turned our keys over. Lastly, we are being charged to replace the stove top. Outside of the obvious (that this is completely cleanable and does not need to be replaced), it seems to me that any respectable building management company would factor in budget for natural wear and tear of appliances and would not push absurdly expensive bills onto their former residents but apparently I'm wrong. The last thing I'll say on the stove is that we would have cleaned it and removed all of the burn marks had we not assumed that the cleaning company we paid $300 for would handle it themselves. We offered to return and clean the stove ourselves after receiving the bill but of course, Jamal did not respond to that offer and instead strangely accused of having an unauthorized pet. I'm not sure what the purpose of that accusation was other than to distract from our original question. We have attempted to resolve the issues with management multiple times but it has only amounted to gaslighting, lies, and threats to send us to collections and lower our credit scores. Don't be fooled by the look of this building... -Can hear the inmates from the Arlington Jail across the street at all hours of the day -Homeless loitering + cigarette dumping on the south side of the building -Residents are not allowed to have guests on the rooftop/pool/amenities (hope you don't have friends) -Management will not take action against noise complaints -Management is disrespectful and demeaning (ex. Greg & Jamal) in their responses to residents. -Poor maintenance on amenities -AC breaks often -Lines form at elevators due to inefficiency -Management tells you they're shutting off water a few hours before instead of alerting residents days before -Outdoor furniture is molding due to cushions being left out in the rain -Rooftop TV does not work -Dirty hallway walls -Packages overflow in the already narrow hallway to elevators (potential fire hazard) -Construction noise all day from office building renovations -Surprise monthly fees not told when signing lease (heat for hot water, water/sewer one, water/sewer two, admin fee, setup fee, heating/cooling electric) ...this is in addition to Dominion Energy and your chosen ISP/TV Provider, roughly $70+...and I live in the smallest apartment available in this building. -No resident appreciation events (Bozzuto Mgmt in my old buildings hosted resident appreciation week - breakfast to go, bbq in the courtyard, food truck, etc.) NOT HERE! -No garage guest parking -Police Dept next door takes street parking, even though they have a garage of their own Overall, JAG Mgmt is dreadful. You cannot use the pool more than 3 times a week (not a covid rule I was told by management) and cannot have guests on weekends. Service elevator out for weeks including when I had to move, which caused more expense for movers. Lines for the elevators as well. When moving out and discussing charges, they provided me with pictures from the incorrect unit, making it hard for me to trust what was correct for my unit on move out charges. They will increase rent more than 10%. They will not allow any negotiation. Make sure you are there for inspection. read more

I lived at Tellus for 3 years, from July 2015 to July 2018. Overall, I had a fantastic experience, despite some of the challenges listed in other reviews. Pros: Great location - a block away from Metro, next door to police station (very safe) and plenty of fun bars/restaurants. Can't beat the rooftop pool situation - amazing view (great sunriseses!). Conceirage folks are super friendly, great to have 24 hrs for packages, etc. Gym is great, clean, and Next Phase fitness gym in the same building is very convenient. I literally never had any problems with my apartment/maintenance issues or appliances. Cons: Yes, over the course of 3 years, there were a handful of building-wide maintenance issues. Occasionally the elevators would break and needed work - yes, there was a pipe that broke and caused a lot of inconvenience - yes, the garage door occasionally needed repair - but these things happen in ANY building. Some residents would rage and complain, expecting that an individual in the leasing office should be able to snap their fingers and make everything perfect. Doesn't work that way. Staff was always incredibly available and open to communication/questions I have ever had, updates on maintenance issues that were being addressed, etc. I loved my time at Tellus, only moved out as I relocated to a different state for work. Take the horrible reviews with a grain (or 5) of salt - this is a great spot! read more

Due to poor timing, I unfortunately endured living here for two years, which was longer than I intended due to the many problems I faced while in the building. In addition to the numerous maintenance issues I faced during my lease, the management company in charge of this building is absolutely awful. They are completely unwilling to work with you and will squeeze you for every penny they can get from you. They are extremely difficult and unprofessional- I have not had a single positive experience with Greg or Jamal, and unfortunately Xavier, who was cooperative, has departed. The amenities may be pretty as you walk in the building, but they are not maintained and definitely not worth the headache of dealing with management when you have issues. The rent is way overpriced considering what you get, and you can find better in Courthouse. Don't be deceived as I was when I moved in by the glass and mirrors. Within my first six months of living here, there was a water valve break where we endured no water and/or no hot water during the winter months for at least a week. In addition, my heating pipe froze during the winter (this pipe also burst later during my tenancy and had to be replaced), which unfortunately took longer for me to notice due to the cheap thermostats. We were reduced to one elevator for a month due to elevator maintenance issues, which was a huge inconvenience. Luckily, I lived on a lower level and was able to take the stairs. The parking garage door had endless issues during my time here and was constantly being repaired. Even with the amenities, things were not replaced or repaired in a timely fashion, if at all- to include equipment in the gym, the grills, and the fire pit. Although the pool deck is beautiful, micromanagement by Management made it a complete pain and it was no longer enjoyable to go to the pool. We could not invite more than one guest, and at one point were only allowed to bring drinks in Tervis cups- we couldn't even bring plastic water bottles. In addition to the rent being overpriced comparative to other neighboring buildings, they also tacked on huge rent increases for my second year, and attempted to increase my rent despite Covid as well. I had had enough, especially after the lack of communication and transparency during Covid. My communication with management has always been extremely difficult and unprofessional, and I could not wait to move out of here (note screenshot of how management deals with concerns from residents- by replying with "noted." This is the level of concern that management responds to its tenants issues). In addition, everyone I know who has lived in the building has moved out, and when they did faced ridiculous, expensive replacement fees, to include myself. They are working you for every penny they can get, especially now during Covid when they are having a hard time filling the apartments. And finally, although in a safe location next to the Police Station, there is significant noise at all hours of the day and night coming from police cars as well as the prisoners in the jail. I was frequently woken up in the middle of the night prior to Covid, and working from home during covid have been more impacted as I have been teleworking during the day. Due to the nearby shelter, there are also a lot of homeless milling around the building and courtyard, to include individuals doing drugs. I would not recommend it for those with young kids or dogs for this reason. The one positive is the concierge staff. They have always been absolutely amazing, especially Walter! read more

Have been living at the Tellus for almost 5 months. Was offered a great promotion and couldn't refuse! STAFF: The staff at the Tellus are by far THE BEST and most qualified I've ever experienced in this area (have lived in two other apartments in Arlington prior). Melaine is very accommodating and quick to respond to my many questions. The building is huge, yet she knows everyone individually and I really appreciate that. She's always so polite and very happy. The concierge staff are so friendly and quick to inform you of any packages or calls for visitors. One thing that's exceptional about the staff is the maintenance. so quick to respond and very fast at fixing things. Amenities: top notch features with beautiful gym (8 cardio, free weights, yoga room etc), lounge ( 3 tv's, grills, terrace on 2nd floor) and rooftop access. Apartments: they are all beautifully designed and well spaced. brand new appliances with spacious kitchen, large windows and very quiet floors! This building is wonderful and only have positive things to say! Not surprised the building is filling up quickly, it's a hidden gem. read more

I moved in to Tellus 4 months ago from the Meridian right across the street. The apartment is very modern and the facilities are great. The gym has weights, cardio machines (no bikes machines), yoga room and large TVs. The rooftop just opened and it has a 360 view of the Arlington/DC area. It's one of the best rooftop views of DC I've seen. The apartment is very clean and quiet. At the Meridian, I could hear my neighbors or people walking in the hallway. The utility bills are also lower at Tellus considering the appliances are newer. I also like the hardwood floors of the apartment. The front desk and leasing office employees are accommodating. They respond to questions and requests right away. I enjoy living at Tellus! read more

This apartment building is built out of cardboard. It presents well and the tour is very flashy, but you realize very quickly after moving in that it is just not worth the money. The walls are thin, the air systems are shoddy and weak, I can literally hear and smell my neighbors apartments at all hours of the day and night. The quality of this building is so poor from an ongoing maintenance standpoint that I question whether the building itself is even safe. In a year and a half I have experienced the following issues (just to name a few): 1. Apartment smells like my neighbors dog through the air vents. Took months to finally address and "fix", within days the problem was back. I have to run fans all day to drown the smell out, which only causes my power bills to rise. Our upstairs neighbors dog shrieks and howls all day and night and multiple complaints have done nothing 2. Structural failures with the building's plumbing has forced our water and heat to be turned off multiple times within weeks (during the winter) and we were recommended to go shower at the gym down the street 3. Elevator outages make exiting the building a nightmare, I worry that I'm going to get stuck, especially when broken pipes are leaking water onto the electrical equipment of the building 4. The garage door has been broken for months with no ETA on when it's going to be fixed - anyone can just walk in at any moment - we pay higher rent to have amenities like a front desk concierge and key fob entry, but anyone can waltz into the building the seemingly always broken garage door. I've had someone knock on my door trying to sell me magazine subscriptions, not something I am paying to deal with 5. The quality of public amenities within the building are deteriorating rapidly and take longer and longer to replace every time Simply put, this building is not worth the money. I have lived in many apartments and this one is by far the worst kept and worst built - and the building is only 3-4 years old. I have lived in apartments that were built during World War II that have had zero problems. I know it is not the building management's fault that pipes break from time to time, but something has to be done, and if I were them I would have a word with the corporate office who sets all of this in motion. Seemingly endless problems with this building have made me look into breaking my lease early just to be rid of it. Stay far far away from this apartment complex and don't let the modern decor draw you in. For a building that was built only a few years ago (which they still like the tout), it's made out of popsicle sticks and glue. Over the past few months the residents have experienced and/or are still experiencing lack of hot water and elevator issues which wouldn't be so bad but this isn't the first time it's happened. The other day when my parents were here, I actually had to take them to the nearby Gold's Gym to take a warm shower. We are to the point now where we are actually saving pots of water to heat them up on the stove in the event the water goes out again. Currently as of this review, it takes 10 minutes for the shower to even get to a comfortable temperature (never hot), the kitchen sink water is cold (which means the dishwasher water probably is as well), the bathroom sink pressure is terrible, and we are down to one elevator (which has been the case for the past week). We have also had multiple AC and heating issues over the past few years as well. If you see any positive reviews for this complex over the past few months, I suspect it was either written by Tellus employees themselves or by their relatives. No actual resident would ever say that in the past few months this complex should receive 5 stars. While I get these things happen, the biggest and most concerning issue is management's lack of accountability. There still has been no kickback to it's residents in the form of compensation or reduced rent. I guess they think by somehow providing frequent updates or happy hour events in the lobby makes up for the fact that we are paying top dollar to live in an apartment complex that hasn't had hot water for the past two months. They are "ok" charging a late fee when you don't pay the rent before the 5th of the month, but when they can't provide a basic contractual amenity like hot water, there is no repercussions. TELLUS EITHER FIX THE ISSUES OR COMPENSATE YOUR RESIDENTS!!! All that said, unless you are trying to impress your friends with a modern apartment complex, choose one of the other complexes located nearby that 1) is cheaper and 2) aren't having the same issues. P.S. To Tellus management that may want to respond to this post and say something like "sorry for the issues please contact us blah, blah blah", I have and nothing has been done. One of the best apartment buildings that I have lived in. The building is fancy and modern, and so are the apartments. The TV room (3 TVs, Xbox) and gym (with essential equipment) are nice too. The Rooftop pool, with a spectacular view, is a great perk during summer months. The management, maintenance and concierge staff are friendly and helpful. I haven't rated it as 5 star because of the utility costs. My electricity bills were pretty steep ($100 for some months), but this might be just because of insulation issues in my apartment. read more

I just referred a close friend to Tellus and she had questions for me about some of these reviews. Really surprised at the emphasis some placed on the water damage/elevator repairs. Things happen! I have lived here for almost a year now and just renewed my lease. I love this place. The gym is great, the views from the roof and lounge are lovely, and the staff at the desk and in the leasing office are so kind. Also, I've visited colleagues living in this area and many of their apartments remind me of college dorms. I really appreciate the up-to-date decor and the cleanliness of the lobby and hallways. Yes, the water was down after someone caused an accident in the garage. The staff went above and beyond to help residents during this time. Bottles of water, breakfast spreads, cupcakes, and a taco night! Would highly recommend Tellus! read more

For a building that's not very old (under construction in July 2014, looking at historical Google Street View images) and bills itself as "luxurious living that feels as good as it looks", the quality of the building is pretty shoddy. We've been living here for over a year, most of our problems have centered around water. There have been leaks from the roof, which penetrated through approximately ten floors. This required removing drywall, which is perfectly reasonable. However, the areas affected had to be cleared out for three weeks. There have been multiple leaks from the second floor, which have affected the lobby. The elevators have had problems during some of these leaks, and the issue is compounded by the stairwells which become wet and unsafe. At one point there was a full-blown gushing of water from a pipe in the parking garage, and this was allowed to continue for an entire weekend. There's an unaffiliated fitness studio located under the building that's been flooded at least twice. The follow-up to these leaks involves them cutting the water to the units, sending us out to nearby gyms for showers and stores for drinking/cooking water (after the meager supply at the front desk was quickly exhausted). The building's definitely attractive superficially, and I really like the windows we have in our living room. That doesn't balance out all the problems we've had. What's especially aggravating about all this is that management claims to have addressed the problem, and then soon after it's revealed that the repairs failed. In regards to one of the second floor leaks -- "Unfortunately, the repair didn't hold". After the first roof leak was fixed -- "We were made aware that they roof leaked again." It feels like corners are being cut left and right. Why can't the management/owners provide some meaningful compensation (or actually fix the problems), and not just a happy hour where they "will not cover any alcohol." What's the point? Maintenance will come to the apartment and leave without fixing anything (numerous times). We had problems with the washer/dryer, dishwasher, and AC unit (almost all of last summer). I lost my key one night, went to the front desk to get a master key so I could get into my apartment, and the front desk told me the staff member who had the master key was home for the night, over an hour away. How is the master key not available at ALL times? And why would one person have it? We had a neighbor vomit outside of our door. It was not cleaned up for 3 days, despite notifying management immediately. The TVs in the building are rarely working right, or the remotes are lost/broken. The grill on the 2nd floor has never worked well, but management always tells us it is. The rooftop/pool area is rarely cleaned. I understand tenants get careless and dirty, but as tenants ourselves, we should not be responsible for them. The building is responsible for keeping it clean for us, since we pay for that. The garage door is a complete disaster. It is broken every other week. Either the key fob doesn't work to open it, or the door itself is stuck closed, and cars can't get out. I have personally been stuck in the garage 5 times. It was happening so frequently that the building just left it open for a while. The apartment/building keys are a cool idea - new and modern. But damn, I have to get mine re-programmed every month or so. Sometimes it works for the gym/front/rooftop doors, and sometimes not. Management makes a lot of false promises about things they will add to the building or services they ordered to fix equipment. All we hear is "we put in a request to service the equipment." The building itself is nice. The apartments are very poorly insulated so you will hear everything from your neighbors next to you, to above you. It is a new building and has the potential to be a great place to live, but management needs to be much more proactive, and maintenance needs to actually fix things when requested. Seems to be high turnover rate with the leasing office - never a good sign. I used to live in Randolph Towers, a much older building. Maintenance and management were very good, responding to everything within one day and always fixing the issue. If you are coming from a similar place, don't expect the same experience. read more

This apartment complex on the surface is nice and new. Positives are that it has a rooftop pool and nice common areas for all residents to use. Negatives - Management is nowhere to be found when issues occur and are unresponsive when they are found. - Drug use within the residences and in the common areas. It is accepted by management and they do not care about how this drug use infringes on their law abiding tenants ability to enjoy their residences. Management's response to numerous and daily issues of marijuana use "call the police we don't do anything involving lease violations involving drugs." So, if you are looking to smoke marijuana or use controlled substances, this is the apartment complex for you. If you aren't into smoking and want a pleasant environment where all residences rights are respected, you will not make my mistake and look elsewhere. read more

I have been living here since August 2014. While the apartment is beautiful and the amenities are nice I have a few major issues with this apartment building. Communication with tenants is poor and there continue to be major issues with the apartment building. I understand growing pains when a building first opens but 6 months later it is getting ridiculous. - The pipes burst causing leaks and the fire alarm to go off - The heating has broken in the ENTIRE building... TWICE in the last month (in the middle of a snow storm) -Water has been turned off for 12+ hours for "preventative" maintenance on multiple occasions They also refuse to give guest parking passes if you have a friend visiting. Finally, this month they added $100 of additional charges to our bill without explanation or advance notice. This brings the total utilities for a 2 bedroom to approximately $200 per month, NOT including cable and internet. I have NEVER lived anywhere where utilities are this outrageous. read more

Tellus....Let's begin with the manager. The property manager Melanie Martin is very easy on the eyes. She comes off as a nice attractive blonde but after living here for a while you get the bigger picture that she's just a hctib. She never ever leaves from her desk and always screens calls and emails from residents. She has concierge (who is a contractor) pay bills and allows them access to residents files while sitting at the front desk. (SSN #s and addresses). In 2016 there was a petition going around to remove Melanie from the building. The residents started a facebook page titled DontTellus which is a private account that discusses issues each resident has been experiencing with staff and the building. A inside Facebook source leaked info about the petition and the petition was removed. Melanie and assistant manager Josh play fight and love tap one another while in the back office. They both sit on each others desk having private conversations up on each other. I once walked in to Melanie hiding under Josh desk to scare him. The previous time I witness Melanie use trash scooper to grab at Josh genital area. Talk about sexual harassment in work place. The building is only 3 years old and have had multiple mold clean up services done in various apartments due to the building construction. Several pipes have bust that have caused a lot of units to stay vacant. All which is bad for business. Residents have been terminating their lease due to the unprofessional managed "leed-gold" establishment. SO DO NOT MOVE HERE As far as maintenance and leasing. The maintenance men were decent, never had an issue with the two (no longer on staff). Any issues beyond their control was given to appropriate personnel. The previous maintenance manager was a quiet friendly very well put individual (many tattoos) but his tech (dreadlocks) was not on the same page when it came down to performance. Leasing consultant (still present) does a good job helping with prospects/leases. He has a friendly nature to be at his best and on top of his stuff. He is the only one left on staff who isn't crooked and who is well put together. read more

This is a beautiful apartment complex. It's a shame though that the windows are only cleaned ONCE a year. You look out of this very pricey apartment and see black dirt on windows all year. With the sun coming in it looks disgusting. read more

I have been living at Tellus for a while now. Please consider the following if you are planning on moving here. I literally just signed up for Yelp to leave a review about this place as a tenant. Pros: - location - pool - new units Cons: - management team is not great - maintenance people will constantly access your apt. You have zero control over your privacy as they have a key to your apt - high HVAC expenses which I was not informed of when I signed the lease - thin walls - tons of parties on the weekends - some people smoke cigarettes and/or weed in their apartments so expect your apt to smell alike - maintenance requests can take a while before getting resolved - pool regs in the summer only allow you to have one guest per apartment. Sometimes even residents can't access the pool due to capacity limit. - renewing lease prices are high. Expect to need to move out after your lease is over. read more

THE WORSE APARTMENT BUILDING OF ALL ALL TIME!!! I have been living at Tellus for about a year now and I have never experienced anything like this. First issue is the noise. I live on the 4th level facing the street. I hear EVERYTHING that happens outside all hours of the night. It's like I am living outside. I hear people's conversations, trucks backing up, (every 5 seconds), and any and everything that happens outside. I have had friends over that have told me it sounds like my window is up all the time. The walls are also paper thin. I hear my neighbors conversations, TV, and everything time they open the closet I can hear it. There is also a fitness studio located under the building which creates loud noises from their classes EVERY SINGLE MORNING starting at 6AM. When I take days off or work from home, I cannot even enjoy sleeping in due to the noise. The noise issues have caused me to be sleep deprived and make it hard for me to concentrate at work. I work two jobs, but am almost always exhausted from the noise to barely be able to function at either. There is NO WAY this place is a "Luxury Apartment" far from it. Also, this winter and last winter there have been several days the hot water has been out. On most occasions, we were not given any warning or notification of the issue. I just found out when I hopped in the shower at 6am and the water was freezing. Not a great way to start the day, especially after being awoken several times throughout the night by people dropping weights at the gym or yelling outside. One morning after having to take a freezing cold shower, I went downstairs on my way to work and asked the guy at the front desk about the water and this was his response: *CHUCKLE "Yeah a lot of people have been having issues with the water." Can someone tell me what is funny about having to take a cold shower and then go outside in freezing temperatures?? NOTHING. The only thing nice about this apartment is the location, but there are other apartments near that are far better PLEASE DO NOT WASTE YOUR MONEY!!! STAY FAR AWAY FROM THIS PLACE. !! read more

Great location, but a very unfriendly pet policy in which they hit you for several hundred dollars in non-refundable fees, but then also charge you between $50-$100/month to have a dog or cat. In short, no pets, great place. Pets? Consider looking elsewhere because it's not about cleaning up when you leave (the non-refundable deposit), but instead simply about hitting you for extra fees. read more

My fiancé and I have been living here since Nov 2014. There are quite a few positives to the building: friendly staff, responsive maintenance, new and beautiful building, state of the art amenities, 2 months free rent. Although, while we love the look and comfort of our apartment, the negatives are out weighing the positives at this point. The management staff is not very responsive when it comes to issues within our apartment and throughout the building. They also don't keep us very well informed on when building problems will be addressed or general things such as when the pool will open. The maintenance staff is friendly and responsive to individual calls but they are not always the most effective. For being a new building there have been major problems. I understand having to iron out the kinks when you first open but it is going on about 9 months and the problems are on going if not getting worse. When we first moved in our heat and hot water weren't working. Maintenance came within the day which was great but we had to end up calling them back a second time because it wasn't fixed the first time. They have also been entering our apartment on a regular basis to check on the HVAC and other preventive maintenance things which is disruptive to me since I sleep during the day and work overnight. There have also been multiple occasions where the water has been shut off in the entire building due to preventive maintenance or system problems. Again understandable at first but it's happened one too many times. Most recently the AC has been acting up in the building. With it now 80-90 degrees outside we have found ourselves constantly having to reset the circuit breaker to restart the AC. Last night alone we had to wake up 3 times in the middle of the night just to keep our apartment below 78 degrees. Maintenance came by yesterday to "fix" the problem but the issue remains. No word from management after 2 emails to them on when the issue will be resolved. I never had any issues like this in the two years I lived in my previous apartment and that apartment was many years old. If we don't get offered the two months free rent again when our lease is up I don't think it will be worth it to resign. Especially with the new Arlington homeless shelter opening across the street which we weren't told about when we initially signed our lease. read more

Looks aren't everything. You would think that a brand new, high end apartment building in Arlington would offer more than carpet in their units! They really missed the head of the nail on that one. Hardwood floors are much more attractive. A lot of incomplete amenities and features for a building to have just opened. I would feel ripped off paying a rent each month and not getting my money's worth. I tried reaching the property manager, Melanie, SEVERAL times over a couple of months, and never got responses. Emails, phone calls, messages, etc. I asked legitimate questions to the "leasing agents" and got confused looks and responses. I was then told by the front desk that only 8 residents were living in this massive building, due to the building not being completed. I have no idea how you can be so busy with only 8 residents. The quality of the units and amenities are best in class in the Arlington area. I toured virtually every new apartment project that has delivered in the past 12 months and this property offers the largest units and best amenities all at a price point well below the competition. The amenities include a rooftop pool (18th floor) and state of the art gym with every type of fitness equipment you could imagine plus a yoga studio. Project is just 3 blocks from metro, and noise from the outside is very minimal. You may not be in the heart of Clarendon but you can still walk to all the bars and restaurants and the rent is $200-$300 less than Clarendon. read more

We've lived here for a little over a year and have almost no complaints. If I were to say anything it's that it would be nice to have hardwood in the main living area, but it wasn't a deal breaker for us. Staff: The staff is great, they're all super friendly, very helpful, and nice to chat with. Maintenance requests are always handled quickly and painlessly. We haven't had much cause to interact with the leasing office or management since we moved in, but they were great when we were new to the building. Location: We love the location. There has been so much growth in the Rosslyn - Clarendon corridor in the last several years that we have an abundance of good restaurants, bars, grocery stores, and shops all within walking distance. The metro is about 5 minutes from the door, and the Saturday farmers market is literally a block and a half away. Apartments: We're on the top floor, so we have higher ceilings and an incredible view, but we've had no complaints or issues with the apartment itself. The floor to ceiling windows are phenomenal, all the appliances and fixtures are modern and clean. Again, would have preferred hardwood floors, but it wasn't a sticking point for us. We have ample closet and storage space. Amenities: Our last building had a tiny gym and no real amenities, so it is absolutely wonderful to have a large, well maintained gym, room for outdoor grilling, and especially the rooftop and pool. In my years in DC I have yet to come across a view quite like the one you get from the top of the Tellus, it's incredible. The business center is great if we need to print in a pinch, and the little events are always nice and well done. Cost: We had a concession for our first year of rent and were expecting them to increase our rate for this year, but it stayed more or less flat. Honestly, for the price (compared to some of the other new buildings further from the metro/corridor) I cannot imagine there being a better option. We were paying several hundred more for a smaller apartment at an older (albeit renovated) building nearby. Complaints: There were some A/C issues when we first moved in (when the building was brand new), but those were resolved some time ago. We can occasionally hear out neighbor if he's blaring music or watching a loud movie, but not more than you'd expect. Everything else has been great. read more

I've been living here for two years now and the first 18 months were a very good experience. The location is great, the amenities are fantastic, the staff is mostly nice, the units are decently well build compared to similar apartments like this. The maintenance staff has always been subpar and they definitely make you pay a stiff price for an apartment here, but all in I'd say that if I'd have written a review six months ago, it would have ended up mostly positive and with four stars. This all has completely flipped in the last six months. The building has gone down the drain. In this time the garage door has been almost constantly broken, two water pipes bursted which left the buildings without any water for multiple days at a time, hot water has been a constant issue for weeks. And now the elevators are down most of the time. I know these are all first world problems but if you pay north of 3.50 / sqft in rent, you just think these would not be an issue. My guess is that there is some inherent construction flaw with the building, since it's only a few years old and has so many issues. I'm definitely leaving this place when my lease ends. read more

Have been living at the Tellus for almost 2 months and couldn't be happier. Amenities: I can't complain at all. A gym that fits all of my needs, lounge area with tv's/grills and rooftop pool with a view of everything in Northern VA/DC Apartments: Brand new appliances, floor to ceiling windows, well spaced, wouldn't know that people live on the floor with how quiet it is. Staff: The staff at have been very accommodating and quick to respond to my questions. The concierge staff are very personable and none of my friends have had any issues getting in. They have also countlessly let me in my unit when I have forgot my key and are quick to open the doors. I would recommend this building to anyone who is looking for a luxurious apartment at a affordable price. read more

I've lived in Courthouse ever since I moved to the Arlington area back in 2011, and I just made the move into the Tellus. This was by far the best option in the area, along with the price comparison to the other new-construction buildings in the area. I toured a couple buildings (19nineteen, The Odyssey, The Palentine, The Prime, etc.), and was most impressed with The Tellus. I worked with Carey, who was great to work with. He was responsive, and quick to answer any questions I had, along with keeping me updated proactively through the application process. The units are great, and offer the most up to date features. The amenities are also amazing, with great views, and a state of the art gym. I'm lucky enough to have a terrace that views the backyard area, with great landscaping. The only con to the building, right now, is the TVs in the gym. They need to be fixed and working ASAP, which I'm hoping they will be, as it seems like an easy fix, but will make a huge difference (I've spoken with a couple friends in the building, and that is their only negative comment as well). Small problem, easy fix! Other than that, this is the BY FAR the best place to live in the area! Great location, affordable prices, friendly staff, wonderful amenities. 5 starts read more

I have been living at the Tellus for 6 months, and give the building a near-perfect rating! The leasing staff would get 5+ stars in my book, and they have gone above and beyond to be accommodating to me. The apartment layouts are great, and offer more room/closet space than a lot of other high-end buildings around. Additionally, the 2-months free rent that was offered when I moved in makes the building more affordable than others in the area. The gym is better than most apartment building gyms, offering a lot of room and a lot of weight machines/free weights/kettle bells, etc. The rooftop pool is very nice, however the area is very small compared to how many people live in the building, and it can get very crowded. Overall, my experience at the Tellus has been very positive, and I will miss it when I move! read more
