I have had a horrible experience here, I have a special needs son and he's been facing terrible discrimination. He is very well behaved and so happy, he holds the doors for people as they bring their groceries in. He's a good boy. Some people look down on people with special needs. To add more misery, I was diagnosed with colon cancer and now have an ileostomy. It's messy and the Avalon maintenance manager wants me out and is bullying me along with the Natick management but they are too scared to face me. They sent a threatening letter saying I would be evicted and I cannot renew my lease. "Chris D" at corporate is too cowardly to put his last name, email or phone number on my eviction notice. He is a bully and a coward. Feel free to reach out you pathetic man. read more

You're disabled. This is not the place to be while the building itself is handicap accessible. They go after handicap receipts I was told many times not to come into the office until I hear I use hearing aids and I'm legally deaf. I also use a wheelchair and many times the doors were broken on me. The management called animal control for a puppy who is going through a puppy stage. I was threatened many times and I paid well over market value never missed a day of rent. All of my reasonable requests were approved, approved by legal however never actually granted I was accused of doing something I physically could not have done and taken to court and settled had to retake them to court because they refused to make good on their part of the court settlement where they would say that I've that I did what they had asked I was embarrassed in front other residence by the manager, standing outside the gate to a resident event telling me my president was no longer wanted or needed in front of other residence. I was stocked by maintenance. I had the police called on me. I was told one time when I was struggling to bring something in that they didn't have the time to help me that they were short staffed. I didn't even ask for help as I had learned my lesson. After I left, I was continued to be stocked by an ex employee when I mentioned this to their lawyer, they told me I had to go to court and get a restraining order against her. There was nothing they could do. The place was full of dog feces. The package room was often blocked for me. When another dog was barking. They went after my dog who was in a not barking she's been trained only to bark to alert as she's a service dog or at the time of service dog in training I was told they called the border of health however, then they said oh we didn't. I was taken to court, and their lawyer actually kicked my service dog. The first lawyer did not but the second lawyer did under the table. He kicked her several times while she was trying to do a job of tucking I paid top dollar to be treated like crap. All I can say is the best thing that happened to me was having to leave cause I'm so much happier where I went I got tired of being lied to humiliated stressed. And harassed on a daily basis if you look, this is a pattern of the Avalon that they discriminate against handicap people. read more

BEWARE! If you're looking for a safe place to live for more than 1 year this is NOT the place. Within 2 years they increased the rent by $1,300 per month. A bait & switch. We are perfect tenants. They wouldn't negotiate even a $1 off the price. So we will be leaving shortly. For $3,700+ the amenities here are TERRIBLE. The pool area is old and run down, the gym is close to useless for anyone who can lift more than 50lbs, and there are no social areas. The highest rent locally with the worst amenities. Other big issues: The HVAC systems are located IN the living room (literally) and when they turn on forget being able to hear anything. All of the bathroom fans are tied to adjacent apartments so you smell everything from your neighbors apartment (weed, stanky food, and poor hygiene). Thin walls + dog community = dogs barking in your apartment 24/7. read more

I've been here 10 months, and so far, I have zero complaints. The maintenance staff has been remarkable: answering calls and seeing to the few things I've needed. They are not only courteous, but friendly. The front desk staff has been responsive and professional. They work through a very successful portal system if residents are willing to access it. The apartment is lovely, spotless, spacious, and has great A/C and heat. It's also totally silent: I cannot hear my neighbors at all. For a mid-rise apartment, they have done a lovely job with the grounds. I live 2 minutes from Routes 9, 90 and 30, and 10 minutes from I-95. Boston is 20 minutes away, and the Natick Mall and multiple local restaurants are 2 minutes away. As an added bonus, Lake Cochituate is in my backyard: a 3 minute walk from the building--and Walden Pond is less than 20 minutes. Avalon Natick was a fortunate find in a fast move. I am grateful---and very, very happy here. The only thing missing is a resident common space, particularly if you work from home, but I have learned that is in the works---again, lucky me. I love living at Avalon Natick. The maintenance staff is great here. They are timely and always go above and beyond their duties. They are friendly and always willing to help with whatever maintenance situation that you may have. I have never been disappointed by their with the quality and efficiency of their work. It's a great place to live because of the staff here at Avalon Natick. I have many different scenarios even locking myself out of my apartment very late at night after traveling. Avalon Natick , is definitely a good place to live , been here for 8 years , reason for 4 stars is they needs to better organize movers , maybe should had a elevator for movers only . Between residents and movers it get crazy at times on elevators. But maintenance team is wonderful and office management is great too. And just a reminder with pandemic things are a little different, the way things are going.hopefully thing will get back to normal soon. And the rail trail is mostly completed for daily runs for almost 4 miles . From Framingham to Natick center, and just a 5 minute walk to near by mall and shops . I loved this apartment very much until they moved in upstairs. Two kids and a dog live there. Every morning and evening, the kids play on the floor, roll, drop objects, run, scream, and the dog bark. Talking to the office about the situation doesn't help at all because there is no punishment to them. Of course, they don't change. So, every time I suddenly hear a thump, my heart sinks, and now I think I'll get sick of neurosis when the sound will suddenly be heard again. Probably if you're lucky enough, you can live in a noise-free unit. Otherwise, this place becomes hell every evening. I am just waiting to get out of this hell one day sooner. I have lived at Avalon Natick for a year now and absolutely love it! I started living with roommates in a two bedroom place and have recently moved into a studio and both apartments are amazing! The amenities are new and modern. I live on the 10th floor, which has the upgraded stainless steel kitchen appliances and granite countertops. (8th floor and higher has these upgrades, which is worth it!) I found these apartments to be larger than others I was looking at around the area. Even my studio feels large and comes with a walk in closet. The only downfall is the washer and dryer in the studio is stackable and small. This is for them to save space which is understandable. However, my last apartment (two bedroom) had a new full size washer and dryer, which I have no complaints on. A quiet apartment is HUGE for me and this place delivers! I go to bed extremely early and love to sleep in on the weekends. I hate when you can hear people in the halls or above you, but I have never had a problem. I can't hear my neighbors at all. The grounds are amazing and constantly kept up. Many people living here have dogs however they clean up after them- plus I love dogs! I love the grilling area/outside fireplace. It has a comfy welcoming feel. The pool is also great and kept clean. The gym is always clean and kept at a cool temperature. Personally I wish there was a stair stepper but that's just me being picky. People living here are so nice and happy. I sometimes find that hard to find in Massachusetts. I love being so close to the mall, restaurants, movie theater, and a grocery store. I feel the location is amazing and can always find what I am looking for in this area. Last but not least is the staff. The leasing office has a great team. I've worked with Angelina multiple times and I can always count on her. She addresses any concerns I have, returns my emails and phone calls in a timely fashion. Dawn and Courtney have also been extremely helpful! The maintenance team here is also awesome! They always go out of their way to say hi and be friendly. Any ticket I put in for was resolved usually within the same day. I also wasn't a fan of the water pressure and they switched out my shower head right away. It's extremely important to know you can count on them with any fixes you need to your apartment. I cant say greater things about this place and would highly recommend it to anyone looking for an amazing home! read more

Our home was hit by lightning and burned about a year ago. After over a month in the hotel, we were introduced to the Avalon apartments in Natick. I didn't know much about apartment living but have discovered it's quite lovely. I don't have to worry about raking leaves or plowing snow. When an appliance has a problem, I make a phone call and someone comes and fixes it promptly. The maintenance staff here is very accommodating. They have gone above and beyond to make the apartment safe for my disabled Mom and have told her to call anytime she needs help. Avalon hosts a variety events (BBQ, Holiday Open House, Halloween Party) during the year which allows us all to meet our neighbors. It's pleasant to be able to recognize faces and say "hello" as we see each other in the elevators and halls. I appreciate that the office holds and even delivers the packages that arrive by UPS, USPS, FEDEX or the like. Although I didn't swim this year, it was enjoyable to visit with guests in the lounge area by the pool. It looked as though people were having great fun in the water. I also don't visit the exercise room very often, but it seems that folks like it. I like to leave my windows open and it took me a while to get used to the traffic noise from Speen Street and Route 30. The roads are pretty much travelled 24 hours a day. Now, however, I imagine going back to the quite of living nearly in the woods might seem too quite! We will be here for a while longer and I'm grateful to have such a clean, well-run place to call my home. read more

Update! So after a couple days i get a call from customer care who looked into my complaint and without any hassle at all they are reimbursing me for a mistake on their part with the cleaning fee! Avalon Natick is great! All the staff is wonderful - very responsive to any need or request. The common areas are kept spotless. Excellent soundproofing - apartments are very quiet. Full size in unit washer/dryer. Very pet and child friendly. Great gym and pool. A plus that a reserved space in the garage can be had for an additional fee. And location, location, location! Very convenient to great shopping and MA Pike. We were there for 6 months awaiting completion of a new home and now I'm sorry to leave! read more

We had a good experience during the year we were here but the move out experience was terrible. The building is a little old and the furniture falls apart from time to time but the on-site office staff was excellent and provided prompt attention to service requests. However, BE SURE to be around when the inspection happens. On our move out day, we kept waiting for the staff to come for the final inspection but a couple of hours and a few calls to the office later, we eventually gave up and left for our new place. Apparently, there was a misunderstanding and the office said the staff would inspect later. We had a professional cleaner come in and do the cleaning that morning so we were not worried. Turns out we were dinged $870 for a "stain" on the carpet - something we must have not noticed despite living there. Worse, we had moved a fair bit away and it was impossible to get in touch with any of the on site office staff over the phone around this issue (and a couple of other smaller charges we saw.) When I did get a hold of them, they assured me they will look into these. Never heard anything from them but I started getting calls from their corporate office on paying the money. I tried explaining that the on site office was looking at this. Was told that my file was transferred to corporate and the Avalon Natick on-site office could not change anything anymore and nothing could or will be done. Eventually we had to give up and just pay the amount but I hope this can help others with their move out experience. I have rented at a pretty wide spectrum of buildings but never had such a poor move out experience. read more

Of all the options in MetroWest, I am very grateful I made the decision to relocate to Avalon-Natick. My choice was reinforced when, on a Sunday of a 3-day weekend, my water heater erupted. Within minutes, Shamier of Avalon-Framingham arrived to immediately put into motion the many steps necessary to solve the crisis. He continued to follow up throughout the long weekend to make sure the repairs were progressing. This community is located in a wonderful neighborhood and excellent school district. It is marketed as a luxury apartment community but the cheap finishes in the apartment, mediocre office staff and slow to respond maintenance staff makes living at the Avalon far from luxurious. There were many disappointments and periods of frustration during our residency at the Avalon. Here are some of them- 1) During one of the worst snow storms in Boston's history (2014-2015) the heat stopped working. We had to wait over 24hrs for maintenance to respond. 2) The grills are poorly maintained- usually dirty and brushes to clean broken- burners out- thermostat not working- entire grill not working at all 3)Heated pool pump working 50 percent of the time. 4)Garage elevator out of service for more than 1 yr 5) A package was delivered to the office for me and lost. It took a few days for my package to be located. It was apparently given or delivered by office staff to the another resident. The office staff showed little concern or accountability for their mistake. 6) Carpet cleaning is offered to selective tenants upon lease renewal. I'm not sure what the criteria is, but the selectiveness seem discriminative. 7) Rental increase approximately $200/yr 8) You're charged for cleaning service despite cleaning your apartment, so you might as well save your time and pay for the Clean Sweep. You don't get what you pay for ! read more

The amenities are terrific which include top-of-the-line fitness equipment in a state-of-the-art fitness center, a beautiful swimming pool and lots of stainless steel grilles for dining al fresco in the summer. Avalon Natick is great! the service and staff are amazing and the apartments are unequivocally astonishing. The resident events are well put together and will bring the whole community together with the feel of a neighborhood block party. To add to the wonderful amenities provided, you are right in the backyard of Lake Cochituate and the Rail Trail. I couldn't imagine being at a place other than Avalon Natick for the two years I was there. Ease of navigation (I90, Route 9, Route 20 all within 1/2 mile), Natick Mall, Shopping (Wegmans across the street), Food, are all within a hop, skip and a jump away. The staff that work here are excellent. This could have been a 5 star avalon if the building itself wasn't the fatal flaw ... I would cautiously recommend this building and only if you absolutely have to live in this area. In retrospect I should have rented an apartment in Newton and commuted slightly farther to work. *if you have a dog you may really like this place because there are a lot of other dog owners here. Pros: Great staff Convenient location Nice floor plans Decent finishes Free parking* Pool/grills Dog friendly Cons: Poor building quality - loud AC, drafty windows, etc Inefficient parking layout Detached garage Poorly ventilated hallways Rent is expensive for location (unless you are in the low income housing pool) Office only open 6 days a week Dog friendly (depending on how you see that) Things that particularly annoy me about this community: Parking - they advertise free parking and that there's plenty to go around. But it's simply not true. Building 1 looks like it contains 50% more units than building 5. And yet there's more parking around building 5. There are 8-10 handicap spots in front of building 1 of which only 4 are being used by tenants (building 5 has 4 handicap spots). There are dedicated visitor parking spots but there is no enforcement of parking so guests park wherever they want. The garage would be great in theory but it's detached from the buildings so you still have to walk outside. If you want a dedicated spot it's $200 a month. If you ever have to leave your parking spot after 7 pm and you live in building 1 get used to parking on the 3rd or 4th floor of the garage and lugging your groceries all the way to your apartment (invest in a wheeled cart). Unless it's snowing then you probably will have to park on the roof because everyone else already moved their cars into the garage. Apartment build quality - the finishes and fresh paint look great when you are touring and when you move in. But pay attention to the quality of the building finishes if/when you tour. I didn't notice at first but if you look at the windows closely you will see and feel that they are drafty. There are actual gaps between the glass panes and the framing and the cheap rubber gaskets dont seal the gaps. I complained about my drafty windows the first cold day in the fall when I noticed the bedrooms were 5 degrees colder than the living room and they told basically me it was normal because the windows are cheap crap. The maintenance guy recommended taping the frame and putting window film which we did. It looks cheap but at least the room got warmer. The AC is LOUD! The compressor and motor are in the closet by the sliding window in the living room. You don't notice this when you tour. But once you are sitting on your couch trying to watch tv you will understand. It still wakes my baby up every time it cycles on ... He naps in the bedroom now where you don't notice the noise. Again I asked about the noise and they said it's how the building was built. Also in the winter you will feel a cold breeze coming in through the HVAC closet door. Because it's not insulated or sealed off in any way. And on a windy day you hear the wind blowing through the same door and gaps. They could have at least used an exterior type door which would have been insulated. In terms of interior sound insulation it's no worse than the average apartment building. I don't hear my upstairs neighbors walking (thank god for wall to wall carpet) but I do hear when their baby screams and I'm sure they hear mine when he screams. I do hear the Home Depot trucks backing up and the garbage trucks when they pick up outside as if they are in my apartment. Again this is due to the complete garbage windows. Hallways - depending on your floor you may have to get used to the smell of fried fish or fried garlic and onions. My floor for example smells like one of these things at least 2x a week. It hits you as soon as you get off the elevator. You get used to it eventually but your friends may think it's weird when they visit. When I do go to other floors I dont notice such a smell so I think it depends on what your neighbors cook. Rent - For Natick/framingham it's a bit pricey for what you are getting. But not unreasonable and at least the parking is free. However I kind of wish I knew how many low income units they have in the community because my $3000 a month is probably subsidizing that for Avalon. Especially when they want to raise your rent by $100-150 a month for the 2nd year. If you made it this far ... I will say that the office and maintenance staff are excellent and do try to make the best of the place. They do deserve credit for that. read more

For the past 3.5 years I have enjoyed calling Avalon Natick home! I have found the entire team (office and maintenance) to be friendly, helpful and incredibly accommodating. I am continually amazed at the responsiveness of staff and speed at which I submit a maintenance request and it's completed to perfection. Also, given the winter weather, I have such piece of mind with how well the community is plowed and shoveled when it snows. My apartment is very comfortable, and I appreciate living in an area that accessible to amenities. My overall experience at Avalon Natick has been fantastic, and I highly recommend this complex to other renters. read more

Poor customer service, interrogated by staff. I visited my friend at the complex and requested a visitor's parking pass. Rather than being greeted, a woman who appeared to be the office manager (female, Caucasian, short stature, dark brunette hair, 40's) just starred at me until I approached her. Upon asking for a visitor's pass, she made me feel like I was being interrogated, by posing a myriad of questions that I felt were extensive and invasive. She even had the audacity to ask if I was living with my friend! How rude. My friend has moved into several Avalon apartments across the country, and I am traditionally impressed with the property and the service. This representative missed an opportunity to welcome me to the complex and possibly encourage me to consider moving into a sister property. So, do all visitors, or just the ethnic visitors receive the same negative, 3rd degree treatment? read more

I lived at this location for a year. I would have stayed if not for a job relocation. The staff are incredibly helpful, nice, and accommodating. The buildings and public areas are clean and maintained well during snowstorms. There is a fenced in pet area, gym, parking, and outdoor pool. The Natick Mall is within walking distance! The apartments are laid out nicely and include in unit washer and dryer. I had one maintenance issue the whole year and it was resolved the same day. read more

I have lived at Avalon Natick for over a year now. Love my 1 bedroom apartment, which is very spacious and the amenities available are wonderful. The grill/patio area is a nice place to cook and eat outside in the summer. The pool is beautiful and very clean. The fact that it is pet friendly is a huge plus and they have built a dog park on the property. Nice way for dog owners to meet while their dogs play. The staff is awesome and the buildings are well maintained. Every morning the lobby is washed and cleaned. Too bad some tenants don't clean up after themselves, which is my only complaint and not Avalon's fault. Some people are just sloppy and discourteous. read more

Avalon Natick has been our home for over a year now. There are many reasons this is such a fabulous place to live. It all begins with the can-do attitude of the Avalon staff. From the start, Kristen, Eric, Dawn and Kaitlin have gone above and beyond to ensure our Avalon experience is wonderful--and they have come through over and over. This five-star service continues with the maintenance department. If ever we need assistance with an appliance or a lightbulb, I send off a quick email and generally things are repaired the very same day by Nick, Ken or Alex. Our apartment is contemporary, lovely and very well-maintained. The walls, ceiling and floor are soundproofed. The lobby and hallways are pristine. We have a beautiful swimming pool, barbecue areas and lots of seating to dine alfresco. If you work out, you're in-luck with a state-of-the-art facility open 24/7. Another fabulous amenity is the covered parking garage for residents--a "must have" during our notorious New England snowstorms! As for location, we are a stones throw from the Natick Mall, the Mass Turnpike, Route 9 and endless dining options. Selecting a place to live is a big deal. We did lots of research and looked at many places. Fortunately we chose Avalon. read more
