Our first reaction from reading the old reviews scared us and I made sure to check for bed bugs before moving in. As a warning to those who are thinking about moving into The Greystone, it is not what it is. I know because I live there. Here are the following reasons: Laundry facility: After 6 months of delays and postponements, the situation has become unacceptable. One of the reasons to move into The Greystone was the laundry facility in the building and, after almost 6 months, I am still suffering from the unexpected additional cost of external laundry service and the significant inconvenience that goes with it. Lounge: Another incentive for living at The Greystone was that there would be - at an additional cost, which I paid for - a lounge available for the tenants. Also in this case, I was also told that all 3 would be available by the time I moved in [September 08]. After almost 6 months, the lounge is still unavailable and no one has mentioned if/when it will ever be ready. Internet service: In at least 3 occasions since I signed up for the building's Natural Wireless service, it has been unavailable for several hours because - in Natural Wireless's words "the building shut down the service because of its construction work". Since, until recently, I was working from home this has created problems and aggravation with project completions and deadline fulfillment. Other issues such as inconsistencies in mail distribution, or prolonged construction work can be considered "minor" but the overall scenario indicates that the current services provided by the building are not up to par with its tenure and the representation that was given to me at the time of lease signature. This is part of the letter I wrote to the "Management" at The Greystone and basically they did not want to take any responsibility for their actions. They told me that I was aware that construction would continue after I moved in. What really happened is that the sales representatives lied to me in saying that the laundry facilities and lounge would be ready by Sept. '08. Now it's 6 months later and the Management has not offered any sort of compensation besides the 50% discount off the laundry valet service (which has proven to be a flop since I've had to pay full price twice as The Management never got back to me...) Sorry for the long rant, but I just want to make sure you know what you're getting into...Thank god I didn't sign the 2 year lease is all I have to say! And one last thing...be very aware of how much you're paying for your monthly rent. In the past 6 months since moving here, the same studio in my building is now listed for hundreds of dollars less per month. I am now kicking myself! read more

Thanks to Greystone, my apartment search in the city ended up being pretty short. Minus the smallness of the apartment, everything else was exactly what I was looking for: Location: It's only couple of blocks from 1/2/3, with plenty of nice restaurants, bars and grocery stores in the neighborhood. Also, proximity of CP is a big plus! Unit: The apartment have a very contemporary feel to it. The studio units are small, but there is a lot packed into the small space - kitchenette with dishwasher, decent sized refrigerator, to go with two walk in closets (at least in my unit). Amenities: For me the gym was a big selling point. It's not Equinox (there is one right across on Broadway), but better than a lot of the apartment gyms you'll find in the city. Laundry, Bike room, roof access etc. are great to have as well. Staff: Especially the folks at the front desk are extremely friendly and accommodating. It's been a little over 3 months since I moved here and so far I'm very satisfied. Hope it stays this way! read more

Recently moved into the building and it was a smooth process. The doormen are always present and extremely pleasant and helpful. The amenities are also really great; there's a well-equipped gym, rooftop with stunning views and a lot of seating, and a laundry room with many machines. Building is also pet friendly. One thing I'd recommend is to get an apartment away from Broadway - the street can get very busy/noisy at times. I'm a huge foodie, and there are a lot of great restaurants in the area. The building is also close to many banks, CVS and 2 Starbucks - can't beat that! I would definitely recommend the Greystone to others! read more

I moved into this building last month, and while it has the appearance of being upscale and put together, and it's actually very unorganized. I would recommend waiting until all the construction is done, including the mail room, laundry room, and individual electric meters. Since the units aren't individually metered yet, they rip you off by charging $100 a month, even though I use a fraction of that. Don't expect your mail service to be reliable. They dont have secure mailboxes right now, and unfortunately they dont let the mailman put the mail in your slot, so they have some random girl do it, but she often mixes it up and puts your mail in other slots. The laundry situation is not that bad, as they charge you 50% off the wash & fold rates. But if you have clothes you want to wash but not dry, you are stuck going to the laundromat down the street. read more

I like living here, doormans are super nice but apartment is very small, this building has 3 elevators but 2 of them have not been working for so long so it's a disaster during rush hour. Winter time was perfect, but now that it's summer, they have not been putting on AC in the lobby, elevator and hallways are so freaking humid. Transportation to subways are amazing but i would only stay here for not longer than a year. read more

I have lived at the Greystone since November and I am obsessed with it. The apartments are all renovated and modern with new appliances. The building is very well maintained, clean, and quiet! The management is very responsive and friendly. Whenever I have requested a repair for example a new lightbulb, the response rate it extremely quick. The location is perfect as it is a great neighborhood and steps away from the 1/2/3 subways and close to restaurants and CVS/Soul Cycle/Starbucks, etc. Another plus is the doorman, which makes me feel very safe! I am extremely impressed by Greystone, and I am very happy with my decision to rent my first NYC apartment from them. The staff is extremely friendly and dedicated to making Greystone an enjoyable place to live. I am always greeted with a smiling face and a notification regarding deliveries from the day. The building is kept clean and updates are made frequently (fresh paint ect). When in need of repairs to my apartment the maintenance staff has always attended to me in the same day. read more

Do NOT, NOT, NOT sign a lease to live in the Greystone. Please do not make the same mistake I made. I cannot overstate this enough. Do not be fooled by the slick leasing agents and the fancy lobby. This place is a total mess, run by incompetent, inconsiderate, arrogant jerks. The building is marketed as being an upscale luxury building, and it is anything but that. I moved here in Sept. 08, and like the other reviewers, was promised that there would be a laundry facility by the end of September, and a lounge and bike room by January of '09. The laundry is finally due to open this Friday, but no word yet on the lounge or bike room. The management tries to scam tenants in any way possible: in order to use the lounge, mediocre gym, and rooftop deck, you are required to pay $500 / year. (Yes, for the lounge that is still not open.) They have recently announced that only those tenants who pay this fee may use the bike room in the building - which was NOT what I was told when I moved in. I belong to a private gym (the gym here is a joke) and there is no lounge here, so I chose not to pay the fee. Now I cannot even store my bike here. In addition, the soundproofing between units is abysmal. I can hear my neighbor's television and every word she says when she gets a phone call. Complaints about this were ignored by the management, no surprise. They simply refused to do anything. The insulation between floors is also horrible - everyone I know in this building complains about hearing their upstairs neighbors. When the people above me are home, I can tell you exactly where they are in their apartment as I hear their every footfall. The building is perpetually under construction and most of the workers are downright rude - they shout in the hallways all day long, hog up the elevators, and do not even attempt to be polite. I cannot blame the Greystone entirely for this - I knew when I moved in that construction would be ongoing. I mention this for prospective tenants - do not believe the leasing agents that the construction is almost done. I can assure you that it is NOT. The bigger problem is that the management does not care in the slightest about the tenants. They start by ignoring you, then if you manage to corner them they give you non-answers about when things will be completed, why they have certain policies, etc. It's insulting and infuriating given how high the rent is in this dump. The only positive thing I can say is that most of the tenants that I have met here are very nice people. We are all frustrated and feel like we've been taken for a ride, and I hope there is a movement for us to organize and fight all this b.s. The doormen / women are also very polite and helpful. However, the mail sorting situation is a disaster - I regularly do not get magazines that I have subscriptions to, and the people who work in the mailroom also do not care in the slightest about getting your mail to you properly. The woman who used to run the mailroom was efficient, but it has since been taken over by two young kids that constantly talk on the phone and ignore the tenants. Oh, and yes - we pay a mandatory $100 / mo in electric even though I don't use anything close to that. Another infuriating thing that the Greystone sprung at the lease signing. I didn't know any better and believed them when they told me it would only be for a few months. I hate it here and would not recommend this place to my worst enemy. There are far, far better places to live in NYC for the price of an apartment in this dump. Look elsewhere. I am counting the minutes until my lease is up and I can leave. read more

I lived in Greystone for more than two years - both studio and 1BR, and I miss living there. The apartment has everything you need: great management, friendly staff, quick walk to the subway, on-site gym, maintenance service, beautiful lobby and lounge, appliances! The only issues I had were with some malfunctioning washer/dryer (which happened occasionally) and noise from the street. This noise issue, however, depends on the location of your apartment. If you're sensitive to noise, I recommend a unit facing inside and on a higher floor. The overall experience was fantastic - They deserve five stars. read more

Greystone is my first apartment in NYC. When I looked for an apartment, the priorities were safety, cleanness and proximity to public transportation. Greystone was the right fit! It's near to a subway station ( 2 blocks to 96st (express line), 5 blocks to 86). There are 24hr door men and staffs are very friendly and helpful. The unit I moved in was very clean and looked like newly painted. Whenever I submit a service request, the maintenance staff comes the very next day and always fixed the problem. No need to worry about where to find a handyman etc. The roof deck is nice in summer and autumn (good place to have dinner with friends or read books etc). The gym in the basement is not big but never crowded. Also the central park is just couple of blocks away. I often go to the park for jogging on weekend. I hardly use the lounge in the lobby but it seems like many people enjoys playing pool or watching sports game together. The laundromat is in the basement. It gets busy during weekend but I never had to wait for the empty machine. This is a pet friendly building. I do not have a pet but I like to see furry friends in the building. Couple of cons are that studio apartment is quite small. Moving to NYC meant downsizing from two bedroom to studio. Also not so much of view. Just facing next building. It's just NYC I guess. If your budget allows, try one bedroom or two bedroom unit. I loved those. Just it was way above my budget. read more

I have been living here for about three months. The application process is easy and convenient. And after moving in, I find this place even more attractive. My apartment has very new furniture and bathroom. The fridge and microwave oven are also good. I also like the gym and laundry room downstairs. This apt is just 3 minutes away from 96 subway station which allows me to take both local and express trains. Around the building there are many supermarkets and restaurants. So it is quite convenient to live here. read more

Very positive experience so far. The 24/7 staff is polite, responsive, and overall very helpful. Daniel was very helpful during my apartment search. Amenities are great - lounge, gym and laundry are all very clean and well maintained. Looking forward to trying out the rooftop area when it warms up! The 96th St. station is located conveniently close by - about a 15 - 20 minute express trip to Penn Station in the mornings. The neighborhood itself is awesome - bars, lounges, and shopping are all close by. The studio unit fits all of my needs. For my first experience living in the city it's been great! read more

I moved here 7 weeks ago and so far I Iove it. I live in a studio apartment which is modern and updatded and the pefect size just for me. The amenities are great; the lounge and the gym and the laundry room. Maintenance is very helpful, when I need assistance with anything. The 1,2,3 trains are 2 blocks away. Between 86th street and 96th street which makes this the perfect location for commuters. I do most of my grocery shopping locally at whole foods which is fairly close and Duane Reade. Front desk staff are attentive and provide a sense of security. read more

Next to Greystone is a restaurant called "BigDaddy". They always release their smoke from deep frying cookings into street, and tenants of the Greystone have no choice but to breathe that carconogenic smokes. As a tenant, I can not open my window for a fresh air because of that smoke. It sees that no one cares about this issues. The point is that it is not only discomfort, but also causes "CANCER". I can not leave because I am in a one year lease contract ! I am not comfortable here , at all. read more

I had been looking for an apartment on the UWS / Morningside Heights for several weeks with no luck, until I saw a studio at the Greystone. I applied for it before leaving the building. The apartments have a sleek, contemporary look to them (I especially like the kitchen) and are very new (nice wood floors, bathroom is very updated, etc). The package delivery system emails you when you have a package which is super convenient. Amenities are great - rooftop, gym, and a lounge area that you can rent out for larger groups. The staff are all friendly, helpful and responsive. Great location - only a few blocks from the 1/2/3, right on Broadway with lots of stores and restaurants nearby. I recommend this building to anyone looking on the UWS! read more

I really liked living here and the location was ideal, and I had the tiniest studio possible but that didn't bother me. It's a nice building all around. I lived alone, the rooms were modern, and I could have my dog, the most important things to me. Although, I have to say all the negative reviews are pretty accurate. There is always construction and it's unsightly. The construction workers leave tools and knives laying in the hallways so watch out and they do shout profanities all day long, there is a service elevator but they never use it. The staff that works here is great, and any doormen that weren't professional were quickly replaced. I lived here a year and did not renew my lease because they gave me a 16% increase which I thought was outrageous. I feel kind of dumb for not asking about annual increases when I signed the lease. There are still a few rent controlled people who live here who are super weird, but that's new york. Oh really the worst thing was no deliveries past the front desk, so I always had to come down for my seamless... bad for the hangover or pms days. read more

I have lived in Gresytone since September and can honestly say it is my home away from home. The rooftop garden is beautiful and I love picking the spices and using them to cook. In addition, the staff is one of the most spectacular I have ever seen. I have lived in other apartment buildings, and my whole family agrees that Greystone is one of the most accommodating and welcoming places. The location is unbelievable (like two blocks from the express). The gym is in the basement, fully equipped to keep you fit in the city. In addition, there is a lounge area that is so nice, my friends ask me if they can come over for study sessions all the time. It is a super friendly environment, filled with young students as well as some really great people. The people who rent you the apartments are kind and considerate, always saying hi and being greatly welcoming. The management is responsive and very quick, whether its fixing a lightbulb, or if you broke something, they immediately fix it and are unbelievably patient. Couldn't imagine a better place to live, and no matter where I go to work or school, I do not intend on leaving Greystone! I highly recommend this place to live, I wouldn't be as happy in New York without it! It is definitely an oasis of comfort and joy! read more

Amazing in every way. My husband and I lived here and the doormen (and women) are great, the management is responsive and always helpful. Everything is extremely organized, and nothing broken goes unfixed for more than a few days maximum. Any issues we had, someone came right away. It truly is a pleasure to live in the Greystone. After moving from overseas, I scanned all parts of Manhattan looking for an appropriate place to stay in a good location, with not too much noise and in a building that had many amenities and friendly staff. Greystone ticks all these boxes and more. Even the application process to get a place was as smooth as it could be with both Daniel and Brian fantastic to deal with and so efficient. The apartment I ended up getting is absolutely fantastic, nice size, quiet with plenty of light, and the amenities especially the gym, pool table and laundry facilities are awesome too. The staff here downstairs are always very friendly and so efficient again with regards to packages that come for you, or even any works that are going on in the building - i always got a call telling me what was going on or was notified appropriately. This is what you expect from a top class residential building. And what can i say about the ROOFTOP!! WOW!! Absolutely amazing space there, sofas, plenty of tables and chairs, a great outdoor vibe and i've used that many times especially in recent weeks and its been amazing - my friends have loved it too when I've called them over - great place to entertain! Overall, I would highly recommend staying over here and I've literally scoured all parts of Manhattan and couldn't find something nearly as good as this. AND its close to the 1,2,3 station, supermarkets and walking distance to both Central Park and Riverside too. Couldn't ask for more! The Greystone is a fabulous place to live. Right next to the 1 and express 2/3 lines, it is located in a convenient and lovely neighborhood. Everyone who works at the Greystone is always happy and helpful. I love the security features available and the fact that laundry is located inside the building. Maintenance usually responds to repair requests very efficiently and completes the work on the same day. The rooftop is gorgeous and there is a friendly brunch available every Sunday. All in all it is an awesome place to live! read more

I agree with many of the reviews-easy application and move in process, the friendliest staff, and generally nice common spaces. However, the building has been under construction since I moved in last July. The management has been very uncommunicative (little to no warning about additional construction, zero timeline for the unit renovations, and no check-ins), there has been zero effort to mitigate the negative effects of the construction on the tenants, and many of the great perks of the building, like the lounge and gym, have been out of use due to renovations. There has been construction on my floor for 8 out of the 10 months I have lived here, often making it impossible to spend any time in your apartment during the day. Management ensured tenants that the construction crew would keep hallways clean, but they are frequently left very dirty at the end of the day. The wait for one of the three elevators can be 5 plus minutes because there is no space due to the construction equipment being moved floor to floor. Has been a very unpleasant experience. read more

I just moved into Greystone a few months ago and I am really happy with my decision! The staff is really helpful and very attentive. The building is really kept up well and I can't tell you how nice it is to live somewhere that is clean and freshly kept up. Prior to Greystone I lived in a building that was the complete opposite and I am so much happier now. The doormen/women are super friendly and the building is very safe as they are much more attentive than most doormen in NYC buildings. The set up of the apartments are great as the kitchens are all updated with very efficient dishwashers built in and its definitely an added benefit that there is a gym, lounge and a useable rooftop right in the building as well. It is also super close to the subway as well which is always great! read more

I moved into the Greystone in November of 2014 and I absolutely love living here. The building staff is always friendly and helpful. Additionally, all service requests are taken care of quickly and efficiently. The building itself is very well maintained and offers a variety of amenities. The gym and laundry room are never crowded. I love the location; it's near the subway and a variety of shops and restaurants. I really and truly cannot think of any negative aspects as my experience thus far has been wonderful. Do NOT stay here! When I asked the front desk employee where their restroom was, he said they didn't have a lobby restroom and the only one they did have was in the basement for their employees. Then he told me is was dirty and had roaches and rats. First of all, I feel sorry if that truly is what their employee bathrooms are like. Second of all, as a New Yorker, I know that if your basement has roaches and rats, so does the rest of you building. Save yourself, stay at On the Ave on 77. read more

I was surprised to see such a low rating for my building. Then I noticed that the low ratings were posted during construction - always a horrible thing to live through. I can say that my experience here has been nothing but positive. The door people are always friendly and extremely helpful in every way, the custodians are in my apartment within 10 minutes of calling to have a battery changed or whatever, the other tenants are friendly, the building is kept in beautiful shape - I could go on and on. I have lived here for several years. As the other reviewers already commented, the apartments are very much on the small side, but the front desk and maintenance crew are great. I had no problems with the building for the first year, but it was sold in early 2014 and the new owners really don't care about their tenants. They hiked up the rents, and then proceeded with major renovations. Every floor is undergoing some form of renovations. For the last 8 months, there is ugly cardboard coverings on the floors and walls of every floor, and it just looks unpleasant. Furthermore, the renovations themselves are a big pain - the management has not done anything to reduce the inconvenience to tenants, even after numerous complaints. The water gets turned off at least once a month - for the entire day, with very little notice. The crew uses the regular elevators rather than the maintenance elevators, leaving them dirty and unusable - there have been times where I had to wait 7+ minutes to be able to get on an elevator. And worse of all, the workers are extremely rude - they yell profanities in the hallway at all hours. They drill and hammer WITH THE DOOR OPEN! When we ask them to keep it down, they claim to not speak any English. I warn anyone seeking to move here - the new owners are pretty awful. However, if you do decide to move here, MAKE SURE to ask about bedbugs, there have been bedbugs on several floors this year. read more

I moved in a few months ago and everything has been smooth since the beginning. The sales staff explained the process clearly and in less than 24hrs I had been approved and shortly after signed the contract and was ready to move in. The building staff is responsive and friendly - they know most of the residents on a first name basis. I moved into a new apartment so there were few hiccups, most were solved by the building staff quickly or outside technicians were brought in. I didn't have to coordinate anything. The building is well managed and maintained, the lobby/common areas are being renovated as I write this. The gym is fine ( enough machines), and is never crowded. The rooftop terrace is a nice amenity. Location could not be better - dozens of stores/restaurants literally at your doorstep. Excellent transport links with express trains running trains running 24hr. Times sq is 10 mins away - door to door. If you like golf, nyc van cortland golf club (the only one reachable by public transport) is a 30 min ride away. Most corners of the city are reachable within 30-35 mins. If you don't mind noisy broadway street then any apt orientation will work, if you need peace and quiet, don't get an apartment that overlooks Broadway. 9/10 experience overall read more

Do not be fooled by the aesthetic of this building. While it looks beautiful, they actually used really cheap materials that fall apart over time. In fact, one tenant punched a hole in the wall in the main lobby. Nobody is that strong so goes to show how crappy the materials they used are . You can hear all of your neighbors every move. I know that one neighbor stays up all night watching TV, the tenants above me make so much noise that you would think elephants lived there. The staff is pleasant but there are only one or two who actually do anything for you. The rest stare at you blankly when you are unloading a taxi or come home with heavy packages. The person "in charge" in the management office is the worst I have ever seen in a building in my 20 years of living in manhattan. He's rude and doesn't give a shit if you have a complaint. You'll be wasting your time if you even attempt to get something fixed. If your oven is broken, then I guess you'll be eating out more! I wouldn't live here again if they paid me! Save yourself from a year of misery and skip this building. read more
