    We moved in April 2022. We learned that Jonathan had not informed us that the pool was actually fully torn out. We learned this literally as we were walking to our new apt. We get there our washer, dryer, and dishwasher all don't work on Day 1. They fix them. We then saw a week in our AC didn't work. Maintenance and vendors were in and out of our apt, almost for weeks on end, from April until Sept. For some of these months, we had temperatures of over 85 in our apt. They gave us a small mobile AC unit that didn't block the windows, so they tried to duct-tap a plank (pictured). They say in Sept for maybe the 20th time this time they finally know what's wrong and that they have to tear out walls and ceilings in the apt. We were not happy about living in a construction zone for 3 weeks. As a final last-ditch effort to get out of the horrendous apt, we offered to pay $500 more a month for 429, a loft apt. Avalon took us up on the offer and allowed us to just make them more money. Things were fine from Sept to Dec. The garbage disposal doesn't work immediately on move in, they try to fix it twice and can't, so it sprays rotten food under the sink. There is also a pipe in the bathroom that just dumps AC water into the tub (pictured). It would hit you if you were taking a shower, and stained it with weird gross colors, but hey, at least we had AC. In Feb, our roof of our bedroom started to leak. They say they need to tear out the ceiling. Given this is our 2nd apt that needs major demolition, we ask Monique if we can break our lease. She says no. They leave a hole in the ceiling with a tube that goes to this massive machine that they said would need to run all day for about 3-4 days. The machine decibel measure was over 85. I wore noise cancelling headphones for about 8 hours before we couldn't handle it anymore and checked into a hotel that Monique did agree to reimburse me for. We told them when we would return, yet the staff made a huge mess and didn't clean it (pictured). They still needed to paint the ceiling, and we asked them to wait, as my mom was in town to visit. I told them no one should work on my apt on Friday over 7 different times. While having lunch with my mom, I look at our cameras to see how our puppy is. Lo and behold, there is staff in my apt, playing with my puppy, doing non-emergency work. We marked "contact us before entry"on every single ticket we ever sent. They apologized and told me that the team would not enter our apt again without calling first. (Spoiler: that was a lie). They say "We found the leak!" It leaked again only 3 days later. Monique said that this issue is a completely different one and not the same as before. Not really sure how a new leak in the exact same spot on the ceiling is different, but this was her claim. This time she lets us break our lease. After we leave the apt on 4/1, we decide to go back one last time on 4/8. We left it very clean on 4/1. We were still the leaseholders until 4/10. When we go back, we realize between 4/1- 4/10, the staff had entered our apt without telling us, tore out the ceiling, and got dust everywhere in the apt. In May, we receive a deduction of our deposit where they charged us for cleaning and painting, which leaves us w/o about 40% of our deposit. These reports of damage work on the sheet they gave are from 4/7, before our lease ended when they entered without our notice. We ask Monique, she says that they were "generous" to have allowed us to stay in a hotel during the insane noise and break our lease. Her providing us a decent place to live while we paid them thousands of dollars a month isn't being "generous". It's the bare minimum of how they should treat their residents, especially given our history at Avalon. Monique has been asked 6 times for her boss's info and she will not provide it and just continues to whine that the complaints we have are unfair, even though we asked over 5 days ago. It is laughable that after everything we experienced Monique has the audacity to characterize that we are being unfair to her.

    I've lived at Avalon Playa Vista for 2 years now, and if moving wasn't such a hassle, I'd be out of here. I will, however, start with a few positives: maintenance crew is responsive and polite, and compared to other LA locations this is a "fairly" safe community. Now on to the transparent review... The community noise is deplorable and non-stop--from the pool area, streets, halls, barking dogs, and screaming children (and adults). My greatest complaint is the constant, freight-train level noise in the hallways. Tenants, delivery folks, and maintenance crew all have various carts, skateboards, and luggage that is rolling up and down the hallways every few minutes. The hallways are cement panels, so the noise is magnified by the deep crevices between each panel--horrible design for residential living. Want a quiet day at home? Not even possible. You'd have to experience the booming noise of these endless contraptions outside your apartment to fully appreciate the extreme, noise pollution. They recently carpeted the first floor of the building. This would be a relatively simple solution to the excessive noise on the other floors. Have the added bonus today to deal with the constant construction noise in my new neighbor's apartment. Apparently, a water line was damaged, so now I get drills and hammering! Yay. The complex's fitness center is decent when compared to something like a hotel fitness center, but the weight machines are mediocre at best. The lady in charge of cleaning is an exceptionally hard worker and keeps the center tidy. Avalon has "mood music" provided to them by upper management I presume. What you're in for is the same, elevator song on a constant 60 second loop. Talk about maddening, and they've informed me this cannot be changed. The parking garage is gated, but does not feel secure. It's a piece of cake for another vehicle to simply pull into the garage right behind you. I'm not surprised there were complaints of vehicle theft last year. If you want a reserved parking spot, it'll cost you an additional $50 a month. It's up to your neighbors and their guests to then respect the "reserved" signs--they often don't. Compared to most of the apartment communities in Playa Vista, Avalon is pretty dumpy. Our street portion of Westlawn Ave is not maintained and there are trailer homes and other long-term residents living outside the community. Last year the entire lock on my storage unit was changed without prior warning! They shouldn't even be accessing my apartment or storage unit without written warning. One weekend I went to my into to get luggage out only to find my key no longer worked! Took days to fix the lock and ruined an entire weekend's plans. The reaction from management was pretty much "oops, sorry." I had to fret for days waiting to get back into my storage unit, hoping nothing was stolen. I'm currently paying $500 more a month at Playa Vista for an apartment several hundred feet smaller, with the same amenities, significantly less storage/closet space, and overall not as nice as my former apartment in Hollywood. I'm here now because my commute is shorter and this part of LA is night and day safer than Hollywood. Hope this review helps someone and I sincerely hope Avalon takes action to remedy the hallway noise (i.e. carpet) for those of us who live here.

    Water damaged area

    Only live at Avalon Playa Vista if you want to live at a construction site for a month . My apartment has had recurring water damage five times in less than two years. This past time, it has taken over 3 weeks, almost a full month of not being able to stay at my apartment due to the job not being finished. The mildew smell was horrible. Management is unconcerned and unresponsive to email communication. I sent an email to the management team on April 3rd, 2024 and they don't even have the care to email me back, almost 4 weeks. I'm highly disappointed and just wanted to share my experience here for others to be aware and stay clear of Avalon Playa Vista due to the lack of customer support and recurring water damage issues that take forever to be properly addressed and fixed.

They don't make you feel like just another tenant -- they treat you like family. Anytime something needs attention or an issue comes up, they handle it very quickly and efficiently. It's reassuring knowing management actually cares and takes action right away. I'm really grateful to call this place home and would definitely recommend it to anyone looking to live in the area.

Hands down, so amazing - Units are S P A C I O U S - Neighbors actually are kind + talk to you - Communal area pool + ranges are amazing - Staff, did I mention that already? - Walking distance to amazing food + drinks - Well maintained building Cons - Parking for guests (street parking - plenty, so not bad) The parking is not a deal-breaker for your guests. If you have two spaces and don't have two cars, you can always get them into your other space to avoid street parking. With meters and lots all over the area, what else would expect from the city life? It's safe here and frequently monitored by SouthPark officers as well. What I'll sorely miss about this place were the relationships that I built. I knew the entire staff and would wave, talk, and truly lean in with them all. Whether it was before/after work, going out for the night, or chatting, they were more than friendly. They became my community of friends. They felt like family. The landlord, Sabrina, is an absolute dream to have on your team. She's personable, she listens, she cares, and she will do what it takes to make you confident in your home. Her team member Alex, is so sweet and hard working. Both of them rock a smile daily, and are very easy to talk to. The building is clean, they keep the units up to date and working efficiently and effectively. I went from a 2 bedroom, to a 1 bedroom over the course of a handful of years. My partner and I at the time were the very first renters to secure a unit in the brand new built complex. It was a virtually perfect living experience for us, and then myself alone in the one bed unit. Better late than never, I HIGHLY recommend this complex as a hop-skip-jump away from Sunset Blvd and all Silver Lake and Echo Park have to offer. We ended up going with a unit in a different area for work convenience, but honestly we really loved the concrete floors and the view from the balcony. The place looks really well run. Perhaps in the future when our current lease is up we would think about moving here. It's really hard to find a building with management who cares and it seems like this place is well managed.
