Yes, we did move here!! It's a lovely apartment complex within the playa vista bubble. Overall good amenities, dog-friendly spaces and spacious apartments. Loved to interact with Rashad; he is an obliging member of the team. Now, challenges: all further communications must go through the Avalon app. Not much human interaction (to access the front desk, one has to get OUT of the complex and walk BACK towards the front entrance which is not always open). Maintenance is amazing and extremely responsive. If you want a hands off communication but quite efficient through impersonal means (apps) living, come join us ! read more

The recently installed smart lock system is terrifying for security and privacy. Avalon recently started using Door brand internet connected locks for units. This service permanently track each individual tenant by name each time they open their unit door or community access points. Door will give this information to law enforcement If requested, according to their legal, and Avalon has logs access for all communal doors. Unit's tennants can see exactly when each of their roomates have unlocked their door, which is ripe for abuse. While there are "delete my data" provisions, the request needs to also be approved by Avalon. When you enter your home, particularly as long running logs, is highly private and valuable information. Any likelihood of Door having a data breach is a significant risk that Avalon seems willing to have their tenants take. Appartment and communal locks are four digit codes, with no alternative. The software for tenants to manage this requires an active Apple or Google account and a working apple or google brand phone. The app says that the codes can be refreshed, but a "bug" currently prevents generating a new code. Security nightmare. This was implemented mid-lease, with very little communication, and slow or no responses from attempts to reach out by email. I've seen a couple people dealing with being locked out. Communication from Avalon has been abysmal throughout this whole process. read more

We moved in April 2022. We learned that Jonathan had not informed us that the pool was actually fully torn out. We learned this literally as we were walking to our new apt. We get there our washer, dryer, and dishwasher all don't work on Day 1. They fix them. We then saw a week in our AC didn't work. Maintenance and vendors were in and out of our apt, almost for weeks on end, from April until Sept. For some of these months, we had temperatures of over 85 in our apt. They gave us a small mobile AC unit that didn't block the windows, so they tried to duct-tap a plank (pictured). They say in Sept for maybe the 20th time this time they finally know what's wrong and that they have to tear out walls and ceilings in the apt. We were not happy about living in a construction zone for 3 weeks. As a final last-ditch effort to get out of the horrendous apt, we offered to pay $500 more a month for 429, a loft apt. Avalon took us up on the offer and allowed us to just make them more money. Things were fine from Sept to Dec. The garbage disposal doesn't work immediately on move in, they try to fix it twice and can't, so it sprays rotten food under the sink. There is also a pipe in the bathroom that just dumps AC water into the tub (pictured). It would hit you if you were taking a shower, and stained it with weird gross colors, but hey, at least we had AC. In Feb, our roof of our bedroom started to leak. They say they need to tear out the ceiling. Given this is our 2nd apt that needs major demolition, we ask Monique if we can break our lease. She says no. They leave a hole in the ceiling with a tube that goes to this massive machine that they said would need to run all day for about 3-4 days. The machine decibel measure was over 85. I wore noise cancelling headphones for about 8 hours before we couldn't handle it anymore and checked into a hotel that Monique did agree to reimburse me for. We told them when we would return, yet the staff made a huge mess and didn't clean it (pictured). They still needed to paint the ceiling, and we asked them to wait, as my mom was in town to visit. I told them no one should work on my apt on Friday over 7 different times. While having lunch with my mom, I look at our cameras to see how our puppy is. Lo and behold, there is staff in my apt, playing with my puppy, doing non-emergency work. We marked "contact us before entry"on every single ticket we ever sent. They apologized and told me that the team would not enter our apt again without calling first. (Spoiler: that was a lie). They say "We found the leak!" It leaked again only 3 days later. Monique said that this issue is a completely different one and not the same as before. Not really sure how a new leak in the exact same spot on the ceiling is different, but this was her claim. This time she lets us break our lease. After we leave the apt on 4/1, we decide to go back one last time on 4/8. We left it very clean on 4/1. We were still the leaseholders until 4/10. When we go back, we realize between 4/1- 4/10, the staff had entered our apt without telling us, tore out the ceiling, and got dust everywhere in the apt. In May, we receive a deduction of our deposit where they charged us for cleaning and painting, which leaves us w/o about 40% of our deposit. These reports of damage work on the sheet they gave are from 4/7, before our lease ended when they entered without our notice. We ask Monique, she says that they were "generous" to have allowed us to stay in a hotel during the insane noise and break our lease. Her providing us a decent place to live while we paid them thousands of dollars a month isn't being "generous". It's the bare minimum of how they should treat their residents, especially given our history at Avalon. Monique has been asked 6 times for her boss's info and she will not provide it and just continues to whine that the complaints we have are unfair, even though we asked over 5 days ago. It is laughable that after everything we experienced Monique has the audacity to characterize that we are being unfair to her. read more

Finally we partially cleaned up the street. But the people living there in the trailers are still lurking around so be careful. Found needles on the street a couple years ago. Watch your kids and dogs feeton these streets. Homeless people were living here for years and dumping their feces into the street from their trailers. Fire alarms going off at random. So if you want rest and relaxation be prepared for that. Leasing office is often closed or locked so if you are planning to use the office or have the support of a regular leasing office, you will not. read more

I've lived at Avalon Playa Vista for 2 years now, and if moving wasn't such a hassle, I'd be out of here. I will, however, start with a few positives: maintenance crew is responsive and polite, and compared to other LA locations this is a "fairly" safe community. Now on to the transparent review... The community noise is deplorable and non-stop--from the pool area, streets, halls, barking dogs, and screaming children (and adults). My greatest complaint is the constant, freight-train level noise in the hallways. Tenants, delivery folks, and maintenance crew all have various carts, skateboards, and luggage that is rolling up and down the hallways every few minutes. The hallways are cement panels, so the noise is magnified by the deep crevices between each panel--horrible design for residential living. Want a quiet day at home? Not even possible. You'd have to experience the booming noise of these endless contraptions outside your apartment to fully appreciate the extreme, noise pollution. They recently carpeted the first floor of the building. This would be a relatively simple solution to the excessive noise on the other floors. Have the added bonus today to deal with the constant construction noise in my new neighbor's apartment. Apparently, a water line was damaged, so now I get drills and hammering! Yay. The complex's fitness center is decent when compared to something like a hotel fitness center, but the weight machines are mediocre at best. The lady in charge of cleaning is an exceptionally hard worker and keeps the center tidy. Avalon has "mood music" provided to them by upper management I presume. What you're in for is the same, elevator song on a constant 60 second loop. Talk about maddening, and they've informed me this cannot be changed. The parking garage is gated, but does not feel secure. It's a piece of cake for another vehicle to simply pull into the garage right behind you. I'm not surprised there were complaints of vehicle theft last year. If you want a reserved parking spot, it'll cost you an additional $50 a month. It's up to your neighbors and their guests to then respect the "reserved" signs--they often don't. Compared to most of the apartment communities in Playa Vista, Avalon is pretty dumpy. Our street portion of Westlawn Ave is not maintained and there are trailer homes and other long-term residents living outside the community. Last year the entire lock on my storage unit was changed without prior warning! They shouldn't even be accessing my apartment or storage unit without written warning. One weekend I went to my into to get luggage out only to find my key no longer worked! Took days to fix the lock and ruined an entire weekend's plans. The reaction from management was pretty much "oops, sorry." I had to fret for days waiting to get back into my storage unit, hoping nothing was stolen. I'm currently paying $500 more a month at Playa Vista for an apartment several hundred feet smaller, with the same amenities, significantly less storage/closet space, and overall not as nice as my former apartment in Hollywood. I'm here now because my commute is shorter and this part of LA is night and day safer than Hollywood. Hope this review helps someone and I sincerely hope Avalon takes action to remedy the hallway noise (i.e. carpet) for those of us who live here. read more

Only live at Avalon Playa Vista if you want to live at a construction site for a month . My apartment has had recurring water damage five times in less than two years. This past time, it has taken over 3 weeks, almost a full month of not being able to stay at my apartment due to the job not being finished. The mildew smell was horrible. Management is unconcerned and unresponsive to email communication. I sent an email to the management team on April 3rd, 2024 and they don't even have the care to email me back, almost 4 weeks. I'm highly disappointed and just wanted to share my experience here for others to be aware and stay clear of Avalon Playa Vista due to the lack of customer support and recurring water damage issues that take forever to be properly addressed and fixed. read more

Everyone that manages this building are stupid as shit. They have no idea what they are doing. The building maintance team is very nice but it takes sometimes very long to get service. No customer service what so ever. People leaving their garbage in the halls and garage. Pool activity after hours even folks making out in the pool. The woman working in the leasing office was very rude. Yelled at us to go away when we tried to view a unit despite the fact we pre-booked an appointment, and confirmed it with them. Yes they were open. Weird they act like they don't want you there at any Avalon location we've been to. Every tenant here will tell you the biggest problem with this complex is the faulty fire alarm system. With over a dozen occurrences of screeching fire alarms - on random days and in the middle of the night - a lot of tenants have developed a form of PTSD from living here. I am not talking about 2 minute alarms - I'm talking about 10-20 minute ear piercing alarms. DO NOT move in here if you have children or pets -- I can't even begin to imagine how hard this sound is on their developing ears. I have seen some tenants buy large helmets for their children to protect their ears but it's hard to get them on them in time. Management cannot find a solution to this alarm issue, and all though the staff is very quick to apologize, there is no solution in site. It's really a shame because the rest of the complex is lovely - but trust me it's an absolute nightmare living somewhere where the fire alarms continue to go off day after day with no rent adjustments or therapy for tenants who are developing permanent ear damage from this problem. The leasing office is MIA, no one answers phone, no security. And cops don't come. This place is a waste of even a $1. People are in parking garage stealing packages (I can post email reflecting this as very recent) and you can't have anyone do anything. This place leaves you feeling helpless. This can't be legal the way they operate now. Don't live at ANY avalon properties. Corporate is MIA as well. They charge prices of on site community staff and service when in all reality 7 days a week they don't answer phones, emails, anything. Worthless staff that hates their job. And security is non existent but we pay for them to sit in their cars sleep and smoke weed. Thank you avalon!! You must hire internally and externally from the street corner. read more

The community is beautiful with its rich green plants. Moved in a couple of months ago and had some repairs that needed to be completed. Francisco and Marco of the maintenance team have been wonderful in handling their duties. I awoke to a working and clean dish washer! Carpet back intact with the best maintenance team. Both are personable and professional. I cannot say enough how pleasurable these two are! read more

If you enjoy fire alarms going off weekly (sometimes nightly), dirty common areas, and appliances that need fixed often for a premium price, then this is the place for you! Don't forget about break-ins, those happen often as well. Even before the quarantine it was like this, but since the stay at home order tenants have been paying full price to be locked in our apartments with no relief, refund for for common areas which are forbidden, or reinforcement of wearing masks/social distancing in the community. read more

Don't waste your time trying to get in touch with community support or the leasing office, they don't respond. The building is literally falling apart - an overhead walkway collapsed at the end of 2023 and has not been repaired, they just slapped some wood boards up to block off the area. DO NOT LIVE HERE. By far the worst living experience we have ever had. Our AC didnt work for the entire first year of living here. (lived here 2 years). When we moved in our kitchen floors were about 5 years old with burn marks, scuffs, and even had a large dent in the floor that if you werent careful you could roll your ankle. Asked them to fix it and they never did. The fire alarm goes off about 1-2 times a week for no reason at all and the only explanation you get is "testing" Water is constantly shut off for the entire day again with no explanation except maintenance. Overall do not live here. It may be cheaper than other places in playa but I promise you will not enjoy it. The staff that work here are the rudest people ive come into contact with. Matt (community manager) is so rude and does not follow up on anything that he says. Please everyone, save yourselves and move somewhere else. read more

We try to remain hopeful about Avalon Playa Vista, and we do love the overall "setting" of this complex but the logistics of life here continue to damper our experience. Consider how this will effect you, especially at $4k+ a month! We moved in Feb 2021, when rents reached their Covid pandemic low. Since moving here we personally experienced fire alarms going off 15 times. An average of almost 2 per month. And those were the ones we were home for. I suspect many happened while we were at work all day. These are not the in unit fire alarms, (although those go off often as well), but I'm talking about the MUST ALERT THE FIRE DEPARTMENT alarms, that are the loudest thing you have ever heard and stay on until the fire department can deem safe to turn off. These alarms have disrupted my zoom sessions, woken us up at 2am from a sound sleep on a work night, and absolutely terrified our house guests. I can't imagine the discomfort for the people with pets, or children, how their little ears must feel. Not a single alarm required an evacuation There is something wrong with this system and Avalon has not invested in solving it. I have numerous "I'm sorry" emails. I could kick myself because I asked the leasing agent upon moving in about this problem, even said I read reviews that this is an issue, and the guy assured me it was managed. LIED! 100% LIED because it really is a very legit and regular problem. In addition to this we had a leak in our bathroom ceiling that required a lot of work to fix. Our front door sticks, we asked them to fix, they sprayed with WD40 but fact is it still sticks and we have to kick it open but it's not worth reporting. There are RV's on all the streets in which residents part. These RVs are loud, cause trouble, and apparently do not have to move which sucks! The Amazon Hub mail center is a MESS here and about 30% of the time the lockers DO NOT OPEN! Good luck getting someone here to help you with that! I am always getting mail in my box that is for a different unit. Not sure what is going on there. Oh and they are raising our rent after "year one" 8.5%. THAT IS A LOT considering we are still in a pandemic and have been very good tenants. So yes the pool and hot tub are great, the gym is nice if you are cool with them not enforcing the mask rule, and the location is very walkable which we love. Hence a 2nd star! However the noise level is high, the alarm sensitivity is absolutely absurd, and the rent is very high given how broken down the seemingly pretty property is. People are constantly moving in and out so they are not able to "keep" their tenants happy it seems. I can understand why. We plan to give it another try for a 1 year lease as we had high hopes based on the "sale", however I am not sure the pattern will change so we shall see how it goes. Good luck if you move here, consider yourself warned of the possibilities. I wonder if a lawyer reviewed the constant alarm system issue alone and how that may effect tenants long-term hearing and their anxiety levels if maybe there is a class action law suit that is worthy of filing. This complex is a joke because of the management team who are not qualified to be doing their jobs. Good luck getting deliveries at this place. The management team does not provide a safe place to store packages and they are stolen on a daily basis from the garage where they are all left out in plain site. They will say they're doing something about it but they're not. It's been over a year and nothing has changed. Today, Heather said it's not avalons responsibility to provide a safe place for residents to get their packages. There are many solutions to this and they can't figure out just one. If you enjoy watching live car arsons as they occur outside your apartment, unhoused individuals destroying your care and property (or stealing it); the sound of illegal fireworks and unnecessary fire alarms going off every day as you're attempting to sleep or work; paying overpriced rent for NO amenities during pandemic times, unreliable response times to security and safety issues; well then, this is the place for you! In all honesty, the residents here have to deal with pest infestations, rampant mail theft, daily noise disturbances, an unsafe community, apartment employees that will gaslight you when you try to bring up valid community concerns and ask that they please find a solution. For the record, the faulty fire alarm system disturbance has been occurring for over a decade and has yet to be resolved, despite complaints from over 50% of residents. I rented this apartment after living in a neighboring community in Playa Vista for 6 years, I thought that because it was in such a close proximity that it would be of the same caliber. WRONG. There was a plethora of issues during the mere 30 days that I occupied my unit ranging from millipede infestations, noisy upstairs neighbors, homeless encampments/trailers (very sketchy people), unkept grounds, garbage trucks that drive up and down Beatrice at 4 am and loud ear piercing fire alarms that go off at any given moment. During my first week here, I came home to the whole street being blocked off by cop cars because there was a man with a weapon on the loose. Also, what they did not mention to me before moving in is that I would deal with hundreds of millipedes piled in front my door at the slightest bit of moisture outside. It's absolutely disgusting, embarrassing and unfortunately something you will deal with if you choose to move on the first floor. Secondly, the walls and floors here must be made of pressed wood as you can hear every footstep and every toilet flush that your upstairs neighbor make. This place is absolutely uninhabitable despite the beautiful interiors. The living conditions here are so bad my neighbors directly next door moved out the same day as us for THE SAME EXACT REASONS. Also, I would like to add that it took nearly 2 months of persistent unanswered calls and emails to receive our security deposit back. Nobody in the leasing office ever answers the phone and it goes to an indistinct voicemail. Please just do not move here, if it weren't for their 30-Day guarantee that they offer we would've been stuck in this horrible place for 15 months. The prices here may seem appealing but believe they are on the lower side for a reason. Altogether it was a great inconvenience to move here and have to move out and find a new apartment in a months time, the whole situation was absolutely horrible and I would advise any and everybody to avoid this place at all costs. read more

The manager Monique, really just sets the bar for professionalism and general customer service. If every employee held themselves to standard that she does this company would be #1 I don't know where they are on such a listing but I would definitely say that if they aren't at the top they would be if everyone conducted business as she does. Efficient, easy to work with and friendly to both clients and other people in general and over all extremely professional and courteous. If people could nominate their employees for promotion she would have mine without even a seconds deliberation. Fantastic individual who makes conducting any business with this place much easier and very streamlined. Playa vista is lucky to have such a person on its payroll. An incredible asset to Avalon and a generally good and kind person. If I were looking to relocate in this area I would definitely start by checking with her. Just an overall experience that might have started out a bit ugly but definitely has corrected course thanks to this person. Highly recommended if any headhunters are trying to find employees for their own buildings. read more

I give this place one star because although management is nice, they attempt to find the cheapest and quickest way to fix your apartment when it is in need of fixing. I had serious plumbing issues where dirt came up from my kitchen sink and spilled onto my kitchen floor and got on my carpet. The only resolution they offered was to steam clean my kitchen floor and carpet. But hot water and soap does only so much to mold and bacteria. Travis and Javier, who run the maintenance department, determined that was all that I should receive and management was OK without resolution. So sad that a company so big doesn't care about one's overall health. If you're looking into renting from here be aware they are cheap. read more

I waited until my security deposit situation was determined until working this review and I will make it clear I am PISSED with how Avalon Bay handled this. They over charged our security deposit hundreds of dollars when in fact, outside of replacing the carpet there were no major damages. They charged $240 to essentially paint over 8-10 screw holes that WE SPACKLED. This is a good time to bring up that I built homes for a living and know how much construction actually costs. Avalon let's their contractors charge absurd amounts for their services and then passes the bill directly to their previous tenants. A little more about the horrible process: I go in to discuss this matter with management and they say they're unable to pull pictures of my apartment up, therefore we have nothing we can review in person. At this time, I was told I would at the very least have the painting charge reduced (well, get to this later, but it was never reduced). So I'm told now that I have to contact a national # to fight this outrageous extra, but management WOULD ALSO CALL and help with the process. I call them and tell them my position, this is when I learn that management never bothered to call. They tell me it will be a few days to review. I get an email a few days later saying if we don't pay in full this will go to collections agency. That promise by management to reduce the paint chargec? Never. Happened. Now, Avalon is threatening my credit history over an unnecessary bill from a tenant who provided them zero headache during our time living their. We didn't even bother them with a broken microwave they promised to replace when we first moved in, but they never got around to it. Overall I'm extremely disappointed that Avalon is squeezing additional money out of their previous tenants when moving costs are already a burden. Avalon Bay was uncooperative and unsupportive in coming to a resolution over this matter. I expected better from a company whom is already leasing at such high premiums for what they're offering. Thanks for running an otherwise decent experience. I will NEVER live in one of your apartments again. read more

The package delivery process here has become atrocious. My roommate and I have both have had packages stolen this weekend. On August 26th, Avalon sent out an email talking about how oversized packages would be moved to the conference room and routinely supervised by security. However, Avalon has since put up signs telling delivery people to drop oversized packages off at the apartments directly instead. My apartment is in a very public area, so I'm not surprised that, after arriving at my apartment 30 minutes after receiving the notification that my package was delivered, there was no package at my door anymore. I've been a resident of Avalon for almost two years now and I'm very disappointed in how they've been handling something as important as people's mail. read more

Avalon reviewers- why the sad face? The grounds are always spotless. My worst complaint is that the trash room smells bad, which is a ridiculous complaint. Grills are always clean and work so well I can even operate them successfully! The gym is top notch. Even that virtual workout on the machines- my gym doesn't even have that! Parking is ample. The people in the community are always friendly. (Singe people I've found your new apartment!) the apartment itself is clean, works flawlessly. They always fix Maintenance requests in a timely fashion. Ample parking. The fire alarm complains was true while they were undergoing construction, but it has stopped for about three months now! And special shout out to my leasing agent April! She was the most pleasant, honest, funny, flexible and the best leasing agent in the world. This place is heaven on earth! read more

Water shut offs on the regular, bikes getting stolen out of locked cages and car break-ins inside garage. Not impressed with this place so far. Neighbors are good, it's just the shoddy management of this building that really frustrates us. Homeless people are living on the top floor of garage and break into cars periodically. Poor property management. Examples include: 1) fire alarms constantly going off - weekly if not daily. At all hours of day with no real explanation why 2) inability to keep building and garage secure. Had several break-ins in the garage. Most recently it appears a car was stolen. At times there'd be no notice to residents of the security breaches 3) secured gates left open or unrepaired if broken lock 4) unresponsive management office 5) cherry on top for us was them sending a carpet replacement bill after we had 2 move out inspections by their own office. In both inspections, carpet was deemed to need cleaning but no replacement. A month later they send us a $700 bill for new carpet. Terrible! read more

Where do I even begin? As cute as the apartments are, the Avalon is an absolute shit building. Within the first three months that I lived here, my bike got stolen from the "secure" bike garage and the security cameras just so happened to be down so the building did absolute ZERO and made me go through my renters insurance to get reimbursed. Like... NO YOU NEED RUN ME A CHECK FOR THE $700 BIKE I BOUGHT THE DAY I MOVED INTO THIS BUILDING SO I COULD BIKE TO WORK INSTEAD OF DRIVE!! MOREOVER the damn building-wide fire alarm goes off on a weekly basis for literal no reason at all. (OMG IT LITERALLY JUST WENT OFF AS I WAS TYPING THIS WHAT ARE RHE ACTUAL CHANCES?!) I wish I could post videos on here because I have a genuine folder of 16 videos with the fire alarm BLARING in my room. You may be thinking like ohhhh, is it just the fire alarm in your unit? NO GIRL! Its the entire BUILDING. Like people dead ass walk outside in the middle of the damn night for this bs in case there's a real fire! One day, there's going to be a real fire and people won't go outside because they'll be like oh this happens all the time and SOMEONE is getting sued. Still not done though y'all. Beyond the fire alarm issues and stolen bike, a week or two ago all of the doors in the building stopped working around the time people were getting home from work and it was a literal mad house. First, the gate to get into the parking garage wasn't working and I was like UGH but we got it open somehow (i don't remember). Then myself and like 10 other people realized that none of the little key fob thingies were scanning on the doors, so nooooobody could get into the building. Luckily, one of the people we were with told us this has happened before (about 6 months ago) and remembered how he broke into the building last time. Y'ALL, when i tell you he showed us the genuine easiest way to get in to the building I was like ... why do we even have keys. (I won't say what route to take to walk straight into the building no prob just bc I don't want somebody causing some crAzy ish in here but like girl its S O simple.... like major major major security and design flaw kind of simple). To top it all of though yall, the freaking mail system has been down for ever and a half and it's a nightmare!!!!! The poor front desk staff have had to sort mail for god knows how many apartment units there are in this forsaken place, so it takes like 2 days now to get notified that your packages arrived. Like even if you get an amazon notification saying your stuff is there, and go ask them for it, they walk you to this BIG ASS PILE OF PACKAGES and its just like ‍ where is the upper management because I'm SURE this isn't meant to be your job. Moral of the story, this building is stupid and will make you hate your life. If you can afford this building, you might as well fork up the extra $200 it costs to live in the Villas down the road. My friend lives there and l o v e s it. They have real security guards and everything (which reminds me! There's literal one security guard for the entire parking structure every night, and he's not even armed. He dead ass just sits in his truck outside the garage entrance playing on his damn phone. Spend your money literal anywhere else. There are so many places that are nice as f*** around the same price point, so live there instead and save yourself the hassle! read more

The fire alarms go off multiple times a month at all hours of the day and night. The trash rooms are always a mess. Do not rent an apartment near the pool because they allow people to throw massive parties with extremely loud music. Also, they claim to have onsite security, yet some how they are never around. There have been multiple times that I have had to call the police because of people screaming/fighting each other. Not sure where the security team was then. I'm giving one additional star because the apartments as a whole are nice and pretty large but that only goes so far. read more
