The Avalon is in the perfect location adjacent the waterfront & near many grocery stores & a Pet veterinary in the area and a 5 min walk from the #7 train. The building has an indoor gym, quiet reading lounge, other lounge areas. A children play area, of course 24/7 concierge service. A cleaners in building. A huge mailroom. Amazon packages room. The building needs a bit of upgrading & larger closet, even walking closets would be nice for adults. Unfortunately, the studio size is more for a college student out on their own bc the space is very small. I saw a (1) bdrm but the space is not much larger. The closets were the worst bc it was minuscule. I don't know how they think an adult person can use such small space. The closet size is for a baby. The male staff could be more welcoming & friendly. The price for the studio & 1 bdrm for such a small space is ridiculous. I think they need to renovate some of the apartments. I love the location it's only 12 to 15 mins from Manhattan. So, do I recommend this building? I'm stuck because the building apartments could be so much better. read more

I strongly recommend avoiding Avalon properties. My experience with their management has been extremely frustrating and feels very unfair to tenants. We are relocating out of the county and explained this clearly to management, yet they refuse to work with us to break the lease. Instead, they are demanding nearly $12,000 as a settlement fee. They also do not allow tenants to find someone to take over the lease, because they insist on managing the process themselves. In practice, this seems designed to keep you financially liable for as long as possible and force you to keep paying. Another issue is the hidden or poorly explained costs. On top of the already high rent, they charge tenants for water and sewer, and you are also required to pay for internet without being able to choose from providers. These additional utilities add up quickly and are not transparently presented upfront. For example, water and sewer can cost up to $300 a month on top of your rent. The amenities are underwhelming, yet residents are charged significant fees for them. For the price you pay, the quality and value simply are not there. Overall, this experience has been extremely disappointing. The policies feel rigid and designed to extract as much money as possible from residents rather than support them in difficult situations. I would strongly advise anyone considering Avalon to think twice before moving in or committing their money here. read more

NO WORKING ELEVATORS TODAY. ZERO. The day I have been fearing has finally arrived. I am TRAPPED in my apartment on the 40th floor with 0 - thats right ZERO working elevators. I can't go to work, I can't take my dog out to relieve her. Unless I want to take 39 flights of stairs down and then back up. I am now a prisoner of this god awful building and corporation. 2 of 5 elevators have been completely out of service for 6 months, and a 3rd is often reserved for move-outs/move-ins. Today someone pulled the fire alarm, I assume because they had an emergency and couldn't wait any longer for the elevators - which are often a 15-20 minute wait. This is now way beyond inconvenient - its a huge safety issue. I sincerely hope someone sues Avalon for negligence and failure to adhere to safety requirements. If you're considering moving in, run. There is no market data that supports this and it is way beyond what's comparable in the market right now - they just seem to arbitrarily come up with a number and see if people are willing to pay it - makes no sense given that the building is more than 10 years old, we have no private outdoor space, we do not face Manhattan and this is not even the largest 2 bedroom in the building. I asked how they came up with their numbers, and someone based in their corporate office outside of NYC just responds with a scripted answer that never actually answers your question. After months of waiting it turns out the kids room will remain closed forever. Apparently something about the Avalon's South kids room is extremely dangerous for children. The good news is the other amenity spaces are open though because they're much safer for kids. All we can guess is maybe the kids room has poor ventilation that makes people really sick. So for anyone moving here with children this building appears to house the most dangerous room in NYC for children, since it's the only place still closed. Your much safer taking your kids to CoCoMelon live at MSG via the subway. read more

(esp since we had so many questions). I rented from this building almost 2 years ago and Brandon also helped me! I love the building, location, amenities, and dog-friendliness of the entire community. I love that the park is right there so I can bring my dogs there. No wifi in the common areas, including the wifi lounge. It would be great to work from there and use that "amenity" but can't bc wifi doesn't work. As other reviews have mentioned 40% of elevators broken for 6+ months with no compensation of any kind. Wait times range from 3 to 30 minutes at any given time of day. Outdated gym w none of the modern equipment that every other building has such as pelotons -- or even working stationery bikes or Stairmasters. Management gives insincere empty apologies and promises on review sites while Ignoring emails from residents. If all of that isn't enough to deter you, know your rent WILL be increased by 20%+++ after your first one year lease. Some tenants have seen rent increases as high as 30%. Renters beware. read more

Not worth the money.. Rent is to high for so many things falling apart, I've been here for less than a year and had issues with my AC/heater unit, washing machine, dishwasher and fridge. Thankfully the maintenance guys are responsive and quick. The elevators are CONSTANTLY broken. Also, the kitchen and bathroom cabinets are wrapped in a fake wood wrap that peels off at the edges. This place is built with sticks and glue. Additionally, they sneak charges everywhere they can. Also, as a safety precaution, certain doormen who will remain unnamed don't bother to check who's walking in the building and will speak to other residents about person conversations. I lived here for around 4 years, in two different units in the North tower. This building (and LIC in general) are full of newly married couples, so be aware that this isn't going to be such a party spot if that's what you're looking for in NYC. Good points: - Fantastic parking garage by NYC / Queens standards! - The building has better than average noise isolation between the units, both between floors and between adjacent units on the same floors. This really helps avoid hassles! - Property management office & concierge staff are generally skilled and professional, overall def. better than average here, and some are outstanding. - Quick service for routine items (light bulbs and other simple items that they see a lot) - Gym and lobby look nice - Nice riverfront park is nearby - 7 line station only 6 minutes away; way better than most of the other buildings in the area! Drawbacks: - If you have bad luck and end up in an apartment with a difficult maintenance problem, expect it to drag on for ages while the service team struggles or just disregards it. They don't have the skill to deal with less common / more complicated problems in these large buildings, and aren't quick enough to bring in an outside contractor. Heard enough stories to know it wasn't just a unique experience for me. I recommend escalating aggressively with the leasing office staff if you have a big problem that's lingering. - Security can be hit or miss - anyone is allowed in via the lobby, and other external doors have sometimes been broken for months on end. read more

This was one of the best places I've lived. The maintenance team are very responsive and friendly. The concierge is amazing especially Kenyon, Jessie, Howard and Wilkins. They made Riverview feel like home. Wilkins would go out of his way to get my dog to eat his treat, even using the choo choo train technique! Howard always had a smile on his face and always helpful. Jessie and Kenyon always went out of their way to help and also great guys to have a chat to. The apartment we had was amazing!!! Great views of the Manhattan skyline. High ceilings and spacious. The property has onsite parking managed by a another company, dog park, many grills, a pool overlooking Manhattan and regular movie nights on the lawn. The building also hosts trick or treats and an annual dog Halloween party. Loved this place!! read more

I found the apartments dirty, refrigerators dented, not up to other avalon properties. Needless to say I did not apply there. The building has everything you could possibly want or need, as far as amenities, but this review is really aimed at calling out the exceptional maintenance staff. I have only good things to say about every person that I have worked with thus far, but I have to give special thanks to Philip C. and Krista who -- when they found out my mother-in-law was coming for a visit the weekend after one of our air conditioning units broke -- managed to find, deliver, and replace the unit in the span of 4 hours. They offer absolutely no incentive for people to renew their lease. My unit is advertising $500 to $800 less per month for someone moving in from the outside. Updating my review because for ten months now (since Christmas) my entire apartment frequently smells like cigarette smoke due to neighbors down the hall. The smell is so strong that it wakes me up and our clothes/furniture smell. I have strong allergies; the smoke causes near constant nausea, and I'm frequently coughing. There are many things to love about living here, but none can overwrite the fact that I am paying NYC rent to live in a smoke-filled apartment. The building is well aware- I have seen eviction notices tacked to the door of an apartment down the hall. I have been in constant communication with them about this (for ten months). They are unwilling to offer rent relief, despite clear violation of the lease policy that regularly interferes with my quality of life, and they cannot update the ventilation system. They installed a 'door draft blocker' to my front door which did nothing to ameliorate the odor in my apartment (it comes through the vents). Initially the building was sympathetic; then I was told "Well, no one else has complained of smoke" (as if, after months of complaining about this, and seeing the eviction notice, they doubt the veracity of my complaint?)- so I now contact the front desk and the concierge comes upstairs to self-verify the smell, then registers a complaint on my account. It has been three months of this method; still nothing has changed. The staff is wonderful and kind, package reception is convenient, service requests are addressed in a timely manner. However, if your neighbors smoke, the smell will flood your apartment despite your written lease agreement. It won't matter if you have asthma, are pregnant, or have allergies- nothing will ever change, the building will not protect you, and you'll still be paying full price for the privilege of living in a smokehouse. If you look at my history you see that I typically don't say anything unless I have something nice to say, and if I have any issues I try to resolve them directly. In this situation, I have more than tried. read more

Avalon SOUTH building has a continous and strong odor of trash coming from trash rooms. My unit shares a wall with the chute and the smell comes into my apartment and is nauseating. After 6 months management acknowledges the issue but says they are unable to fix it. You can often smell in hallways and in the parking garage/package pick-up area. Also, the elevators are ALWAYS broken. There are 4 elevators and most days 1 is not working and 1 is being used for moving. Leaving 2 elevators in service (3 on a good day). Today only 1 was available out of 4 - with Covid you could imagine it took 20 minutes to get upstairs. I have lived in apartment buildings for over 10 years and the Avalon management company is the only one I have ever head issues with - if considering living here... RUN! Any other building in LIC are nicer, cleaner and much better management for the same price. read more

Have lived in the North building for about half a year. So far, so good. The front desk and maintenance staff are top-rate. So are the facilities, including the gym and pool. The building has tons of families, many with small children. Definitely not a party vibe like some of the dorm-like buildings in downtown LIC. To be frank, the clientele seems to be changing for the better as the rents have increased. And the building so far has strictly enforced the smoke-free policy, which is welcome. read more

While this place is sexy, shiny, and new with extremely helpful staff, they are quite money hungry, in a day and age when the intangible of customer satisfaction should be taking precedent over finances. My wife and I are young, newly married, have tons of loans to pay, and have referred two customers since arriving a year ago, and despite having this knowledge, the leasing office hiked our rent in one year by TWELVE PERCENT. There should be a law against such a ridiculous practice. Ultimately we stayed because we know it will only be for one final year in NYC and we simply do not have the time to find a new place or move. Unhappy. Please do not settle here and do consider other options- maybe one of the many TFC buildings. read more

Be warned: despite friendly front desk and maintenance staff, Avalon Riverview LIC sales team utilizes predatory practices when the time comes to re-new the lease. Regardless of the market conditions, they will tell you that you pay "below market price" and will present you with significant rent rate increase if you would like to stay. In our case, Avalon LIC sales team, was unresponsive and evaded rent increase negotiations. This January we were told that our rent will go up by +$300 because of "market conditions". This is with widespread reports in NYC and queens about declining rental prices and increased incentives. Because of such a significant price hike and lack of compromise from Avalon, we had to turn in our 60 day vacation notice ( as per Avalon policy) . As soon as we turned our notice, on the very next day our apartment was listed as vacant for a price BELOW our current rent. Because of declining rental market Avalon was finally able to re-rent our apartment ( to a new tenant ) for more than $200 less that we currently pay. Therefore, Avalon is willing to mis-inform to try extort a much higher rent, contradicting the market and common sense logic, and thus losing a tenant and causing a distress. We tried to complain to the Sales office , but got nowhere. read more

This is the north building. I have moved in for a month so far. I feel for the lady who had the cockroaches problems and if I were in the same shoe I would have given 1 star as well. But honestly my living experience so far has been great. Amenities wise no need to say more, one of the best buildings in the area. I visited all the about 10 buildings around, and the gym is just great. Special highlights to the Concierge people here. All of them are great. Howard, Alina, Ryan, and some folks I do not know names yet. all great. Especially I want to mention Ryan who helped me fax my material to the utility company SEVEN times during midnight before it finally went through to the conEd fax machine ( BTW: dnt know what's wrong with conEd which accepts fax only and had issues with the fax-accepting it....very annoying) Will keep updated when I stay longer. read more

I am a current resident. I hate this place. The elevators are always crowded. Construction is constant. Really expensive area. Bad public transportation. Gym staff are a little bit much. Extremely high resident turnover. Zero sense of community. Hallways are not kept clean. Package deliveries get delayed by understaffed front desk. The appliances are second rate for the price you pay. The pool is so overcrowded it's unusable. I could go on forever. read more

My husband and I lived in Avalon Riverview North for 6 months; our lease was a year, but we ended up breaking our lease after 6 months because of a lot of little things that weren't quite right. There are many positives to living here, but in my opinion, the negatives far outweighed the positives (especially since we were paying $5,000/ month for a tiny, poorly designed 1,000 sqft apartment... typical NYC but still...). I'll start with the positives: - The concierge staff is top-notch. Angel, Anthony, Alina, and Howard specifically all knew our names, and always greeted us by name when we came home from work. They are always friendly and engaging. - The on-site fitness room is well-stocked, clean, and met our fitness needs. - The on-site resident WiFi lounge was like a second home, when I was doing work on the weekends. - The outside public areas are sleek, modern, and well-kept. - The neighborhood (LIC) is safe, very walkable, and had everything we needed and more. - The rooftop terrace and pool are nice additions and amenities to have. And now for the negatives: - The rent is way too much for an incredibly small, poorly designed apartment. $5,000 a month for a 1,000 sqft apartment is a bit too much, especially when appliances kept breaking (and maintenance telling me that is is actually normal for the washing machine to leak and cause a flood... every single time it's used... no I don't think so!!). - There is an Amazon Hub locker, but it was just introduced without any resident feedback; we signed a lease because it is still advertised that the concierge will receive packages for us. Poorly executed, no outside lighting, and put in a difficult spot for us to use. - Despite the positives I listed about the concierge, another thing we were paying for is for our guests to be announced to us when they were coming up. This was rarely done, if at all- and there were many times that guests came up to our apartment without my knowledge- and they were people I didn't know and wasn't expecting. If a phone call had been made to let us know someone was here to see us, problems like that would have been avoided. - The elevators were almost always broken or down when I came home from work, often without explanation. - The apartment was in no way, shape, or form clean when we moved in. We were delayed in moving in by 6+ hours because the maintenance team was still cleaning/ fixing things. That all should have been taken care of BEFORE a tenant moves in. As an aside, we moved into another Avalon building recently, and our apartment was absolutely immaculate- so much so that I could have literally eaten off the floor and not gotten sick. THAT is how the apartment should be, rather than my having to spend 2-3 additional hours cleaning an apartment that should have been cleaned to begin with! - Concerns that are brought to management (i.e. the washing machine incident) are swept under the rug and met with "apologies" and "we'll do better next time". Please do better the first time, and make serious improvements when a concern is brought to you. We all pay a LOT of money to live there, and it is disappointing that we needed to break our lease after only 6 months. Overall, 3 stars are given for the "pro" side of things, but clearly the "con" side is justification enough to know that my husband and I made the absolute correct decision to move. I know that there are a lot of people moving out that share the same concerns and criticisms I do, and that these concerns and criticisms are all reasons why people are either breaking their lease and leaving, or not renewing when their lease is up. The best I can say to those considering living in this particular Avalon is, "buyer beware"; this Avalon building does NOT live up to what I know Avalon is. read more
