This'll be happening when you live here. They send workers at 6am in the early morning and start working. It's 4-days construction if you're lucky. They pause work on Saturday and Sunday, so you're gonna live in this mess more likely for 6 days. I said I've never agreed about this but they said I already signed agreement when I was signing my lease. So they really said "you didn't buy the unit". There's no compensation about this mess of course. Besides this occasion, you're also going to hear some construction noise all year around from this apartment. I think all people who trying to move in has to know about this. Also you're not allowed to check the electrical panel of your place, so you have to pay utilities they charge. I live in two bedrooms unit and once they charged $450 for this January or February. So I asked them how this was charged like too much and the guy in charge of the management said it's normal. read more

This building is not worth the price. Do NOT live here. There is construction noises literally every single day. They are currently replacing the windows and frames of every unit in the building whether there are tenants living or not. This is not a quick fix window replacement but a whole teardown of the windows and frames. A group of 5-6 guys came banging on my door at 6AM. When I asked how long the job would take he replied 4 days. 4 days of me waking up at 6 am to sit in the middle of a construction site, which is now my apartment. Management does not care about the tenant. If they did, they would do this kind of construction after the previous tenant had vacated. Not while people are living there. This is unacceptable. The supermarket is across the street, and there are 2 bus stops a few steps from the 4 building complex. The Manhattan park pool is top notch, and is a major plus. Summers at Manhattan Park pool and grass areas are magical. Don't come here to live! Dirty and stinky building, everything in the apartment falls apart and the appliances are old and very used. Impossible to clean my stove or dishwasher. Bathrooms are in a very bad conditions, bathtubs scratched and water closet don't stop dripping. Had already flood in my apartment because of it. Strange people (mentally sick) walking around the building and often harassing you. It's a shame to invite someone. The apartment is cold and humid. The commuting it's a nightmare due to rehabilitation of the F train and just few buses with unreliable schedule to reach the tram. read more

The maintenance never ends. This place has more foot traffic every morning than a prison. Workers in the hallways every morning banging on stuff, almost sounds like a band practicing with all the constant noise. They have been trying to have windows replaced for months, while the workers replace the windows in the apartment, its a free for all to whom can break more of our stuff then the others. I think at this point I'd rather just put plastic wrap over the windows, need to replace a couch that someone decided to use like a trampoline. You need to use the elevator? Put on your running shoes, you are taking the stairs 6 days a week. Elevators are always down, I guess the plus side is I won't need to hit the gym for cardio at the end of the day. read more

Safety Isn't their Priority. The concierge and the security men didn't do anything when I just experienced a verbal and almost physical attack by an angry and potentially crazy/racist neighbor living on the same floor. (10 River Rd 11th floor) It was at 10:30 pm on March 31st when my neighbor and I had our first interaction at the garbage disposal room. I was verbally insulted and almost physically but without touching forced to stay in a corner while my neighbor living on the same floor decided to yell at me. He yelled, refused to talk nicely, clenched his teeth, poured all his anger and craziness on me, shoved his orange juice container on my face to make his statement that I am "a PIG PIG PIG PIG". He seemed unstable, and he really made me think that he was somehow going to hit me. I was able to get out of the situation after "surrendering" from the verbal communication. He let me out from the garbage disposal room. My solution was to call the cops twice, which by the way, they never arrived. Safety guards on the island arrived but only listened to my saying and left. The concierge men and the manager have my written note to explain the incident, and I stopped by them three times, and they never helped me. I know where this man thinks he is superior to others if I am not wrong, a racist man who hates Asians. I've never experienced this before in my entire life, and I've lived in low-income to high-end luxury apartments in Manhattan, and this building is the worst. Nobody is really willing to help you. All they cared about was, "but he didn't hit you right?. I do not recommend this apartment unless you really want to save money. read more

Moved in a week ago and so far everything has gone wrong. The kitchen floor tiles are chipped the living room floors are chipped as well. The tub on the bathroom are clogged my closet are broken and my whole apartment is freezing. The lived in a not so great apartment building in the Bronx and I have never had these many problems that I'm having now. All because you live in an upscale neighborhood doesn't mean the apartments are upscale too. It's horrible. I regret the move. We moved out in late July and the moving-out inspection was very smooth with Cruz. He marked "Easy Maintenance". However, when we received the security deposit, it's less than half of the original deposit without a breakdown. We understand maintenance costs will happen. Please, do yourself a favor and DO NOT rent from this terrible company. They are unethical and are making money stealing security deposits from tenants. I moved out of this complex in September of 2019. My apartment was in perfect shape on move-out, and they never provided me with the legally required documentation of damages in order to retain my deposit (this must be provided within two weeks of move-out in NYC or else landlords may not retain your deposit by law). I called them repeatedly asking for return of my security deposit, and they continually made up excuses and evaded. Eventually, I stopped being able to get through to anyone on the phone. Every time I would call, the only person who could help me with the issue was magically out of the office, and he would never return my calls. I took them to small claims court and won last week. I have read other reviews also stating that this company has stolen security deposits from former tenants. Do not get involved with them. If you already did get involved with them--take them to small claims! It was a daunting task, but know that you DO have rights and you WILL win if you bring appropriate documentation with you to court (your lease terms, evidence that you contacted them multiple times for return of deposit). read more

Fantastic way to be a guest at a clean, family oriented, calm pool overlooking Manhattan. There are a number of lounge chairs to use, with table and umbrellas if you wish. Their Rainbow pool art installation is just so pretty and their visitor fee is worth it for a could days in the summer, when you just need a pool. $35 weekdays, $50 weekends. They have a refrigerator for food if you want to bring lunch or water, everyone is very friendly and the pool is delightful. Did I mention it is on Roosevelt Island right along the waters edge overlooking Manhattan? It is mostly residents, so it is definitely either an older crowd, or very young families with kids. I like this because I can just relax. The kids stay near the shallow end, and others near the deep end. Highly recommend for a relaxing day in the sun. read more

This review is based just on the pool house next to my building: I have been living in the Manhattan Park for a year, only visit the pool twice last year. On July 4 this year, I was rejected to get a day pass by the pool. However, I saw a review here they allowed other ppl to get a day pass on that day, which makes no sense to me. As mentioned in the other review, based on my past experience, the pool is usually full with kids jumping around. You will have zero peaceful quiet time if that's what you are looking for. You can also see on google homepage, Youtube videos and many stores encourage people to stay at home and wear a mask to help stop the coronavirus. On 4/24/2020, approximately 1:20 PM. I came to the doorman of MP10 to pickup a package after I've done some grocery shopping so I was wearing a mask. 'Hi, can I please pick up a package. Apartment 10J please, thank you.' He said he couldn't hear me I had to raise my voice, which is totally fine. So I raised my voice and repeated myself. But please note that there's a fine line between yelling at people and making yourself clear to people, also I'm a Asian female so I don't have a penetrating voice. The doorman shoved me a package that labeled 8J. Then I said 'Excuse me sir, thank you but this is not mine, my is Apartment 10J, please' Then the most confusing and inappropriate thing happened: He started yelling at me'I fucking said I couldn't hear you, why wouldn't you raised your voice?' - which is funny if he didn't hear me, why would he know my apt number has a J in it? Then he said 'You just can't TAKE YOUR MASK OFF? What are you hiding from behind that glass(the management installed a separation glass for the reception, which is nice)? YOU ARE BEHIND THAT FUCKING GLASS, JUST TAKE YOUR MASK OFF and OPEN YOUR FREAKING MOUTH. If you don't know how to, YOU GET THE FUCK OUT OF HERE'. I was shocked, then I explained to him. First of all everyone is wearing a mask these days, it's not against a certain individual and it's encouraged by CDC and the government. Moreover, wearing a mask is mutual protection, it's actually me being responsible for myself and everyone around me. It's no way of me showing any sign of disrespect. More shocking things happened, he rolled his eyes, and continued yelling'' You are being nasty now. IF YOU DON'T TAKE YOUR MASK OFF and properly talk to me. I will not give you your package. You will have to come back. GET OUT OF MY FACE.' Then I asked 'Why should I come back for packages when it's here please?' His answer was mostly belittling and ruder 'Because I CAN. With all these nurses and doctors working with the risk of their life to protect us from COVID-19. This building, this place I live and walk by every single day would ask me to take my mask off. This review is based just on the pool house, not on the apartments. A couple of my friends had been here during the week and enjoyed the pool area. I decided to try it out for 4th of July. Easy to get to with the F train (about a 15 min walk from the station). The guy at the front was nice enough to let me and my friend in, even though they weren't accepting guests that day due to crowding. It's $60 per person for a guest pass, which is not horrible. I was expecting crowded but the place was filled with way too many kids. There weren't any chairs available at first so we just put our towels on the ground but some families ended up leaving within the hour and we took their spot. The views of Manhattan are very nice and they also had a free BBQ going on that day so it was definitely worth our money. Some tips for the management to improve the pool area: 1. The lifeguards need to actually be lifeguards. Kids were running around/falling and throwing balls in the pool and hitting people with them. The lifeguards were just sitting there not saying anything 2. Definitely need some adult swim time 3. The staff needs to clean/power wash the grounds. There was a lot of dirt and things that had fallen from nearby trees on the ground $800 for a summertime membership. If you plan on going here often, may be worth it compared to other pools in the NYC area. read more

The management office charged us extra FOUR GRAND for repairing and cleaning and for changing the floor and hood, which is unbelievable because nothing is broken. Everything is fine and you intend to charge the residents for your own renovation?? And when we emailed the office to ask for a reason, they just don't respond. And now they give back the deposit with money deduction and not a statement or bill to tell you what they have charged you. UNACCEPTABLE and OUTRAGEOUS!!!! Is it because we are foreign students that are going to leave the country eventually that don't have time to sue or argue? I have lived at the Manhattan Park 30 River Road for several months and it has been excellent. Everyone I have worked with has been incredibly helpful and friendly. Many of the shared spaces like the lobby have been redone. We moved into a renovated apartment and it has been perfect. Regarding the negative reviews, I have experienced none of this. I am sure it was difficult living through the many renovations and upgrades they performed to the shared spaces, but in this building they are completed. This is a review about the Management Office. The leasing office is great. Recently I'd like to sublet my room to someone who is also a current MP resident. We first consulted with the Leasing Office, letting them know the situation. As getting her current lease transferred may take a while, we decided to first SWAP some of our furnitures. So we asked ELEVATOR RESERVATION, for the move at the Management Office. But the Management Office DECLINED our elevator reservation. They were skeptical about this move, claiming that only after someone newly added to my current lease could I get an elevator reservation for such move. MOREOVER, they provided a SUPER HUMILIATING way of solution, asking both of us, two CURRENT MP residents, to provide written leaseholders' confirmation, WITH PUBLIC NOTARY, that no one else will illegally move in our apartments. The way they treated to us, making simple things more difficult kinda makes me wonder if it is something racist. read more

Couldn't be happier with my recent move to Manhattan Park! I've lived on the UES my whole life and thought it was time for a change. All of my interactions with the Leasing Dept were very professional...they have an awesome team that does whatever they can do to make the process of leasing at Manhattan Park a great experience. Me and my roommates moved in MP 10 in August last year, and we signed a ten-month lease that ended in June. According to the lease, we need to pay them a TWO-MONTH bill as a security deposit, and they will return that money after we move out. Yet, it's November now, and we've moved out for almost FIVE MONTHS, we DID NOT receive that money! We've asked them on the phone for several times and visit the office many times. The construction is ridiculous here. They'll show up at their own convenience at 6 am and essentially kick you out for 6-7 days. During this time, they'll give you no assistance or breaks on your rent which is ridiculous given you can't live in the apartment you're paying for. When approached, management laughs off complaints. I've lived here in Manhattan park for a year and a half and this past year they were in the process of redoing our hallways for six months, a majority of which it looked like total crap (torn up walls and floors and dangling ceiling fixtures). The actual apartments look nicely appointed at first, but once you move in you realize how haphazardly they're done (damaged floor tiles, peeling cabinet veneers, etc). Besides this, they just removed our building's laundry room and gym. We received no honest prior announcement, only a memo saying that they would be "renovated," and "temporarily unavailable." We've since learned that these amenities are being removed for additional units and we won't have either until they renovate all apartments to include them and complete a totally new fitness facility. So, that will be at least 2 years out and they'll charge additional for both. read more

DO NOT RENT FROM THIS HORRIBLE COMPANY. I left a review here a few months ago, but I need to update and ensure that everyone who considers renting from this slumlord understands what they are getting into. This landlord will steal your security deposit. This is clearly part of their business model, because it has happened to countless tenants. Just read deep into their reviews and you will see what I mean. After I moved out last September, I contacted them multiple times a week for about 3 months about my security deposit. Their business office blatantly lied to me multiple times and generally gave me the runaround. They obviously hoped that I would just go away if they made it difficult enough for me to get my money. I eventually had to take them to small claims court back in February. I won the case. However, this seems to have changed nothing from their perspective. I have again contacted Brian in the business office multiple times. He pretends that he is concerned and that they are on it and will be sending me the money they owe immediately. This is a scam. Almost 6 months after taking them to small claims, I have yet to see a penny of the money that they owe me (almost 5K). I will now have to progress to hiring a NYC Marshal to collect my security deposit from them. Just do yourself a favor and don't do business with this horrible company. read more

The building is good; the doormen amazing; the leasing office is fine, but the management, particularly this man named Brian is a nightmare. He is one of the worst people I have ever come across. After living in Manhattan Park for five years, I recently relocated to Seattle for work. I truly miss living there and on Roosevelt Island. You can't really beat the price for the amenities, and they've even recently upgraded all of the hallways and gyms. Having someone at the front door is great for security reasons was great but also very helpful for all our Amazon package deliveries. I had some water issues in my apartment on and off over the years, but I can't thank Edgar, the maintenance team and the concierge team enough for their help. I miss seeing everyone every day! As far as cons, I think these are pretty mild but worth stating: You should be prepared to wait at least two to three months to get your security deposit back. I would also ask management to consider leaving the rooftop terrace open later at night on the weekends and for the season. And finally, which isn't really a reflection on MP but on RI itself, sometimes the transit (or lack of) can be frustrating, but when I live on the Upper East Side, it was just as bad dealing with the 4/5/6 trains. (I personally love the ferry access and free red bus system.) Definitely recommend if you want a quieter place and affordability while living so close to Manhattan and Queens. read more

Too bad you have to pay extra for the use of the swimming pool I see people complaining "they don't like my dog". DOGS ARE NOT ALLOWED AT THIS PROPERTY, so if you have one you are actually lucky they are not evicting you since you are in breach of contract!!! A serious remainder for all the Chinese students or students who are going to live in New York City and rent an apartment. There is a thing below happening on my roommates and I recently, and I hope your guys will not trap into such troubles made by Manhattan Park offices. My classmates and I moved out MP, Manhattan Park apartment, in this August. On the last day of the lease, a guy who was responsible for inspection came to our unit and made lots of complaints to one of my roommate. And one of the complaints, which also caused the final big issue between office and us, is that the floor is terrible and need to be replaced. And he told my roommate the replacement fee would be $2400! Today, we received the check stating an amount of $1832, and our monthly rent is $6114, so they charged us $4282 in total!!! BTW, there is not a list, even some words about what are these charges, where is our money going. First and foremost, the floor is absolutely the same with the one on the day when we moved in. We have renewed this apartment for 3 years, and have been doing the cleaning every single week. Second, I think the office charged us for the floor deliberately. Some of my friends still live in Manhattan park right now. They told me the Manhattan Park office replaced floors for every new tenant moving in this year. That's why I have a reson to suspect that the office wants us to pay for this charge so they make an excuse for it. Can you believe it? That's the way how they treat their old tenants. After we moved out, we have spent lots of time to email and call them, to argue with them person-to-person. The only thing they do was to ignore us. Therefore, for everyone who is going to rent this apartment, please consider your choice. For everyone who have already lived in this apartment but plan to moved out in the near future, I suggest you find someone to renew your apartment immediately after you move out, in this way the office will not send someone to inspection your units. I told you all my experience not just for complain, but hope your guys cannot suffer a possible loss in the future. My roommates and I have decided to file a small court claim, since there are lots of aspects in which MANHATTAN PARK apartment has violated New York landlord-tenant laws. read more

Roosevelt island is a good place with quiet environment, and also a place in NYC to get away from the city crowd. However I would not recommend Manhattan Park to be the place to reside in here. If you look for a luxury building, try octagons. And the single reason for me not recommending this place is because of the manager Brian Weisberg, the least decent human being I have ever encountered. I believe being a terrible manager is one of the last things he need to correct with in his life. He seems purely a person lack of respect, responsibility and honesty. Most other employees in the buildings are nice people, but the culture from that dude brings poison. I think most time they want to approach your concerns, they want to give you help, but the single reason they didn't or they will not is because of their manager. When I was negotiating with him on reserving an elevator on Friday for moving out one month earlier before my lease end, he simply refused and told me I cannot do that because that is forbidden on my lease. He ignored the fact I was trying to tell him that I will continue paying my rent after me moving out for the last month. He completely refused for communication. He shouted at me and said he will call the police if I am still at his office door. I went back home, read the lease, called the leasing office, and I was told by their own employee, who are kind enough, that I am allowed to do that and I got my elevator reserved. I wrote for 1 star, since it's no option for zero star. I lived in MP30. The supervisor is very terrible, and he is acting like he is the boss there. The doorman who is working at the front desk, especially works as a night shift, is acting like a jerk all the time too. He is yelling at people here very often. He yelled at me for no reasons many times! All MP wants is to charge extra fee from people who live here. They never listen to people. There are many nonsense policies and regulations here. Manhattan Park is a wonderful place to live. Seriously. Apartments are nice, spacious, situated in a quiet area with great light and views. The complex has indoor gyms and is located right in front of the island supermarket and close to a beautiful sunny outdoor pool. We have two little kids and find it great for families. So friendly and safe. Everyone knows each other. The building complex hosts very nice tenant appreciation events that our kids enjoy so much (i.e. Pumpkin Festivals, Summer Pool parties with bouncing castles, egg hunts in Easter, Christmas parties, etc.). There is a great sense of community here with a rich and diverse pool of tenants given a lot of UN families choose to live here In our experience management has been very helpful and prompt in communicating. When we had issues they quickly addressed them. The doormen and staff are so friendly and great too. When we moved here we thought it would be just for only a couple of years ... and here we are, ready to hit 10 years calling this lovely place home :-) read more

I moved to Manhattan park after living at 888 main St (the octagon) and it was the worst decision I've made in my life. They call themselves luxury and this isn't even close. I have had the exterminator come to my apartment numerous times to get rid of cockroaches because my neighbors are a mess. The labor that they get is the worst. The absolute worst quality I've ever seen. Now they decided to close the laundry facility, gym, and lobby in my building without any notice and they won't even give an estimated completion date. Do yourself a favor and don't move to manhattan park because they know absolutely nothing about "luxury." The have a rooftop with a terrible electric grill that can't even make toast, oh and the rooftop closes at 8pm, what a complete joke. I do have to give credit where it is due and they staff in all the building including the leasing and management office is extremely polite. They have a pool that they give you access to with a HUGE fee and the management companies they hire to run the pool are a joke, last year they had a problem with theft. Love living in Manhattan Park!! Our experience has been very pleasant from the day that we went to the leasing office until now. The doormen and facilities managers are super friendly. Whenever we need a repair, we submit a ticket in the building portal and within 24 hours is fixed! We have not had a bad experience at all. We also love the pool during the summer and the extra classes the management office offers (e.g., music lessons for toddlers, yoga, summer BBQ, movie nights, etc.) I highly recommend Manhattan Park! Plus, living in Roosevelt Island is just amazing! It is a hidden gem from the main Manhattan island. You will enjoy the farmer's market on Saturdays, the island pool and tennis complex, the Octagon tennis courts, the parks, NY Public Library, the FDR monument, lighthouse, Foodtown, Cornell Tech and you access via subway, tram and ferry (plus a free shuttle in the island). manhattan park is far from any luxury apartments idea. amenities are non existent. the Gym is a small, poorly ventilated room with a few machines and some free weights. but that is not a big deal. the rooftop / bbq that they are advertising is a big disappointment. the grills are electric grills, which is fine although the power is not there (you will have a hard time grilling the steak...), and they were broken 90% of the time last summer so people started bringing charcoal and filling them with it. of course nobody was cleaning them. the bottom line is that no matter how many times you asked the management to fix the grills the rooftop remained 'grill-less' most of the season. you would expect that in a 'luxury' building with few hundred apartments you cna have one functional grill but that is not the case. and now the main issue - surprisingly you will hear about this only if you start specifically looking for it on internet - rest assured management office, the brokers / agents will never give you a heads up on. so - the heating in all apartments is AC based - the wall / 'the sleeve' AC units. although heat pumps in these units are said to be powerful, they are extremely energy inefficient. the apartments, as the entire buildings, are very cheaply built, and insulation is among the worst in NYC. anything from walls to those horrendous design aluminum window frames. the electric bill you will be seeing in the winter months will be something like $300-$400 a month for 1 bedroom units, $500 - $600 for 2 bedroom units and easily $700+ for bigger apartments. and this is with keeping the thermostat at 68F (if you are happy to have the units that actually have the one). also, allegedly the electricity is purchased by the building 'in bulk' so there is very little transparency what are you actually paying for (people believe the common area electricity is passed on to renters as well). so when assessing the deal you are presented with you need to make a few adjustments to what is advertised: 1. the amenities like the roof top with grill are not really there (roof top only with 8pm summertime close - rooftop closed in fall, spring and winter of course) 2. your monthly cost of living during winter months will need to be adjusted by a few hundred dollars as per above 3. the kitchen has no ventilation so whatever you cook you will share with all your bedrooms as well as your neighbors via hallway (unfortunately many places in NYC are like this - although very few may label themselves as 'luxury') 4. the swimming pool that is available in the summer is only for additional fee ($350 per person or $700 per household up to 4 people). the pool has no temperature regulation so on some days depending on the weather the water may be quite cold. it is a nice pool overall but its a smaller one so it gets very crowded on weekends and late afternoons i found these to be the 'material' issues with Manhattan Park that usually surprise new tenants (like myself) the most. i was disappointed that no one found it appropriate to mention these things before. and i am surprised that people do not bring these things up in their reviews. now issues with Roosevelt Island itself: roosevelt island is a really nice place for families. a true oasis within the fast and loud city. unfortunately the place is getting very crowded now - with cornell tech being opened, and few a new condo buildings built (and some new developments currently underway as well), the quieter aspect of living here is starting to dissipate. the city has not done anything on infrastructure to support the population growth on the island. the (air)tram and the F train are still the only 2 options to get to Manhattan, which is the same setup with the same capacity from 15 years ago. F trains come in overcrowded from queens every morning. nobody gets off on roosevelt island stop meanwhile thousands of islanders are looking to get on these trains. it is ugly. unless you are leaving the island before 7am you are likely to have your days begin very unpleasantly. if there is an issue with F train (this is unfortunately more common than one would imagine) you will literally be stuck in the island for hours - TRAM gets over capacitated - with waiting line half mile long, even if you manage to get an UBER or CAB you wont be able to reach manhattan (queensboro bridge is the worst traffic in the morning). i have experienced this quite a few times over the last few months - fortunately i happen to be somewhat work flexible, but if you are not this is an issue not to be underestimated. Manhattan Park is the worst place I have ever lived in. The staff are polite and friendly before you move in. However, after living here for almost two years, I guarantee you that it is not the true. One of the doorman even yelled at me. Nonsense policies and regulations. The building is old also. They simply paint the wall of the hallway and pretend to be luxury which is something they are not even close to. read more
