Our lease is coming to an end in April and we have really enjoyed living in Avalon North. The front desk desk is wonderful, everyone calls me by name! Packages are handled well including cold storage. They easily handle maintenance requests and even handle Christmas tree removal. The building is clean and well taken care of. The only issue is that they don't negotiate AT ALL so you have no wiggle room on rent price. Definitely would consider living here again! read more

Five starts is only based on the staff management(The concierge team to be specific). Everyone is so helpful, warm & friendly (especially Tobby, Anthony, Wilkins & Ryan). Avalon Riverview's biggest assets are in the people : Tobby, Anthony, Wlking & Ryan are simply amazing. I can't think of a day I was not greeted with a smile and a warm sincere welcome. This made the whole experience much more enjoyable. Everyone is kind, courteous, attentive, engaging and simply funny. I love having this group of people an active part of our lives. I have been living in this place for close to 9 years and have been more or less happy with one exception: their predatory lease extension offers. Every year, leases are increased by between 5% and 15%. There is no room for negotiation as they cite some "gray eminence" corporate HQ that sets the leases and the rental agents in LIC cannot do anything about them (why do they work here to begin with?). Please don't get me wrong, the staff at the front desk is very good. The amenities are dated, but ok, the area is nice. The one real downer are the lease renewals. Thus, be warned and think twice before moving here. read more

We lived at Avalon Riverview North for two years. The concierge and maintenance teams are amazing, despite being constantly under staffed. The issues revolved around everything else. There is ZERO security in the building. You can access the building in a number of ways, which is one of the issues we constantly reminded management of. While we and many other tenants paid for monthly parking, anywhere from 10-15 cars a night park in the garage for free. People know you can access the garage a number of ways and do so. There was a car that parked, illegally, for a month next to ours and nothing was done about it. It is the same for all "amenities" in the building, anyone can access the pool, gym or lounge. It seems like as long as the tenants pay for upkeep, access is free to all others. When we received our lease renewal for what would have been our third year, the increase was so high we decided to move. Once we gave them our notice, our apartment was listed for LESS that what we had been paying. We then found out management was negotiating with other tenants to stay, but not us. We were never offered a counter, while others were. It is a curious practice. Who decides who gets a counter lease? We had been really, really good tenants. Once we left, we were charged for the most ridiculous things - our apartment number on our door was slightly askew, and they charged us for that. We thought that would fall under normal wear and tear, and we never touched the sign, it kind of just started to slide after two years. We also had a consistent issue with the dish washer, for which we submitted maintenance tickets. During a service visit, one of the maintenance crew drilled holes under the sink to fix the problem. We were charged for that. We asked them to check the maintenance tickets, but they still charged us. And our neighbor above us smoked weed. Constantly. As we were trying to resolve being charged for living in an older building that was not being properly cared for, we started to receive calls from Avalon's home office. They were collection calls. While we tried to explain we were being charged for things we did not do....the representative kept saying they wanted to let us know they would keep calling until we paid in full. We were stunned. I have no idea why we were treated this way, why we were charged for things we did not do, why we were chosen not worthy of a counter offer while other tenants were, and why every time we tried to resolve this issue, they acted as if they were doing us a favor. Sure, the location is great, but I had nothing but problems living here. The front desk, while nice, constantly let food delivery people/anyone come upstairs without asking what unit they were heading to. One of my friends constantly commented to me that security was very lax at the building. My apartment phone was rarely used to inform me I had someone coming up. I complained to management about this a couple times and still no change. The maintenance staff, while nice, didn't always fix the issue I was having. I had to ask my washer/dryer to be fixed 5 times (and I ruined countless items) before they finally replaced the unit. The management staff was semi-responsive. It often took repeat calls and/or repeat emails to get a response. I had a a job offer across the country and asked about the lease termination process and encountered A LOT of miscommunication of one person telling me one thing, another person telling me something different. I finally started working with just Brandon Wooten and asking for proof of everything in writing, such as the breakdown of the lease termination fee. I asked what the entire process was to move out because I did not want any issues. I follow their instructions exactly and confirm everything is complete via email. THEN one month later, I get a call saying I still owe $550 on my rent. I explain to this customer rep the ordeal I had gone through and showed him the email exchanges as proof, and all he said was sorry there was a miscommunication, and then continued to put it on me for not understanding that I had to pay this balance. Overall a terrible experience. Unless you want never-ending headaches, even AFTER you move out, then DO NOT LIVE HERE. read more

Scammers, con-men and thieves. Moved in and was told I had to deal with cabinets that were damaged by a prior resident. Upon move out, they are charging me for the past damage even though I have proof from the leasing office that this was an existing issue. Try working with them and they just threaten to send my account to collections. It's really unfortunate because the staff that supports the building itself was outstanding. It's Avalonbay the property management company that is terrible. I highly recommend you find another place to live that treats you with respect and honesty. read more

Disappointed with how much the customer service has declined here over the past year. I've been living here for 5 years and although the weed smoke filled hallways with paraphernalia (specially between the higher floors) and dog pissy elevators, along with the frequently non working parking garage elevator (which me and my ( 5 year old son have been stuck in for over an hour waiting for the fire department to break open the elevator to pull us out from the floor below) I would say up until the past year or so my stay here has been pretty solid. The upkeep can be way better, elevator service can improve greatly, and the clean up of people's pets relieving themselves in elevators and hallways should be tended to promptly and not left for a day or two at a time. Once the lights were out in my entire apartment for over three days because they were out of fuses-- at which during this time me and my Family had to get dressed and have all of our needed items our during the daylight time because we won't be able to see at night. For that, they could've simply purchased the fuses from a hardware store. Other than that, it's okay. The maintenance staff are nice. But For this to be considered luxury, I think not. Price should be much cheaper for all the other little things they totally drop the ball on. Be careful too, they will tow your car even if it was left there to unload/load. Regardless if you pay the $200+ per month for a spot or not. They also won't notify you once this has been done so you'll be looking for your car until you figure out that it was taken. Which i found to be odd, because this building will notify you of when the tiniest instance: food delivery coming up, visitors, etc. they should also inform you about car towing once it's been picked up too--common courtesy and respect goes a long way. One thing that has declined greatly is the level of service and basic respect from some of the front desk team members along with one of the newer female team members in the management office. There's a newfound trade of u professionalism with The new management being ushered in. Constant back and forth and intolerable disrespect from particular team members at the front desk makes you question why you're giving this company Avalon bay so much money (over $250,000 from just my family alone). My lease ends soon and I can't be happier to depart and move to a true luxury unit nearby. This place was okay as a stepping stone but me and my family deserve much better; basic respect at a minimum. Good riddance! read more

DO NOT MOVE IN HERE!!! We signed a two year lease at the north building. On two separate occasions sewage water has come up through our sink and flooded our apartment. The second time we were displaced from our apt for a month. Building management/maintenance is unapologetic and has offered very little in terms of compensation...we're still living in the apt, our lease is not up until May. There will be maintenance done daily to replace the cabinets and perform other repairs for the foreseeable future read more

Yikes. Do not provide these people with your personal information. I went apartment hunting and filled out a credit application but didn't end up finding an apartment that fit my needs in Avalon Riverview. Almost immediately, they used my personal information and started billing me for all sorts of things like community fees even though I wasn't a tenant and didn't have any relationship with them. Obviously I didn't pay them, but they turned their made-up bills over to a collection agency to hound me relentlessly using extortionist tactics and trying to ruin my credit. It sounds crazy, but it's true. I've turned them into the BBB. Be very very very careful dealing with these unscrupulous sharks. read more

We've lived in the south building for a year, and have adored our experience there. The front desk staff is excellent -- Joe immediately knew our names, our unit number, and is always greeting us with a kind smile. Dorissa is warm and generous, and Khalid takes the stress out of any situation. The maintainence staff is also unbelievebly on top of it. The amenities are excellent and the shared spaces are always very clean. I'm giving it 3 stars, however, because when it came time to renew our lease we were treated more like a transaction than part of the community that we've come to love. We were rushed into making decisions and not given the generous amount of time, attention, or flexibility Avalon demands tenants give to them. I don't blame the leasing staff for this, but look to Avalon's corporate office. Their business model is about dollars over people, and I find that hugely disappointing. read more

Avalon Riverview North should be your last resort when choosing to move to LIC. Don't pay any attention to 5 star reviewers who have only interacted with the leasing office or have just moved in. The people in the leasing office are capable salespeople and they are convincing new lessees to give five star reviews before they've moved in. The real problems will begin after you've signed the lease and you have to deal with management. This place is infested with mice and roaches and many of the apartments feature old, malfunctioning equipment and crumbling infrastructure. If you have a genuine problem in your unit you'll receive many kind platitudes but no effective or timely action. Part of the problem is that Maintenance is understaffed and will often have only two or sometimes only one person servicing the hundreds of apartments in the building. You'll be lied to. You'll be placated. You won't be respected or treated like a human being. It's not enough to have a smiling doorman or a shiny new lobby. In a building with expensive and ever-skyrocketing rents the tenants deserve prompt solutions to their problems, a rodent/roach free environment, transparency and compassion. Riverview has one of the greatest views in NY. The place is amazing, and comparing to other luxury buildings in NY, I think it's the best option. I have been living in the Avalon Riverview South building on 50th Ave for over a year now, and so far it's been incredible. The location, amenities, cleanliness, efficiency, and best of all, the service you receive every single day from the lovely concierge staff in the lobby has made it all completely worthwhile. Joe is always extremely helpful and always goes above and beyond to satisfy your every need or complete any task you need. Joe is very efficient and friendly at all times, which makes living in Avalon Riverview South that much more enjoyable. He knows everyone by name and will greet you every time you are coming in or leaving the apartment complex. I always see Joe helping out numerous other residents every day, which you can immediately notice every one else appreciates the work that Joe does. Additionally, Khalid has always been very helpful and will always greet you when you walk in or out of the building. Khalid is always in the greatest mood no matter what, and he has always been extremely efficient. If you move to this building, you will immediately know who they are. I'm giving Avalon Riverview North 5-Stars for a few reasons. First, Dylan, the leasing agent who is from Biloxi- my home town-- was so helpful in getting me situated even after I couldn't make up my mind. Ultimately went for the one-bedroom when initially had a deposit on a studio. I've been here since April, and the dog friendly community is what drew me to this building. Everyone is accommodating when it comes to the dogs, and mine is 80 lbs., and i have a second smaller dog, and both are welcome. Very difficult to find large dog friendly properties in NYC. Then there's the front desk, who deals with a million Amazon deliveries a day while managing to be pleasant and professional. They are top notch and I'm grateful. The cleaners "Absolute Cleaners" in the building are the BEST! Bill once monthly, and quick! Great job. Also, the gym here is nothing short of excellent -- its resort quality. The building is well maintained and the people in this community are friendly. Without reservation, I recommend Avalon Riverview North! read more
