I loved living here! The location is so good and everything is super walkable and public transport is very accessible. The staff, Jordan and Amy, in the leasing office are the absolute BEST to work with. They are always super responsive and helpful. I have never had a leasing office care so much for their residents. Our apartment was a decent size and was super affordable especially for the location. I will say the building is a little older so it was not super modern inside. But for the price it was definitely worth it. I will say there is a lot of noise if you live on the Boren side, as it is right by hospitals and the street is pretty busy. Living at Avanti was a great experience. Jordan and Amy (property managers) are both very communicative, thoughtful, and efficient. They went above and beyond to answer any and all my questions immediately. Moreover, they were very accommodating to my housing schedule, helping me and my roommate extend our lease as required. Amy helped me move in. She responded promptly to all necessary requests, and helped navigate move out logistics as well. Jordan was incredibly friendly, always hosting fun events and encouraging residents to build community, and recommending restaurants/food in the area. My roommate and I moved to Seattle last September and chose to live at Avanti for 10 months. The location is great and offers an easy walk to the heart of Capitol Hill or to downtown and Pike Place. The community itself is rather quiet and respectful, and I have never had any issues with neighbors. The management team has also been great to work with and were especially kind and responsive as we were moving out and helped in answering all of my questions. Finally, the apartment itself was quite spacious and offered amazing natural light as we had a 2-bedroom corner unit with giant windows. I do wish there were more amenities offered such as a gym or a rooftop, but for the price you pay, Avanti is a great bet in the Capitol Hill / First Hill area! read more

Avanti was my first residence in Seattle and I couldn't have asked for a better experience. The property managers Amy and Jordan were incredibly friendly and helpful. They were always willing and able to answer our questions and would go out of their way to help and accommodate our needs. The maintenance staff provided excellent, timely service, and often did what he could to ensure we wouldn't run into problems again. The unit itself was nice and comfortable, and the location is great, close to the bars and restaurants of Capitol Hill and downtown. I would highly recommend living at Avanti. read more

I rented from The Avanti from 05/2022-04/2023, breaking my lease early. I originally rented an approximately 605-sq. ft. studio apartment on the ground floor, which faced the courtyard and pool area, so it did get noisy at times but not nearly as noisy as when I transferred to the 2BR/2B, approx. 975-sq. ft. apartment on the top floor. In the studio, the apartment was dated, old, basic and noisy, as I mentioned, mainly from the 24/7 sirens from ambulances, fire trucks and police cars, and the general horn-honking and random people screaming -- most of whom appeared to be intoxicated or high. I also noticed a lot of loud, late-night parties both The Avanti courtyard and the attached hotel courtyard, often people drinking, smoking or just plain partying at all hours of the night and certainly after The Avanti's quiet noise policy, which I never found was enforced. The smell of cigarette smoke and weed often wafted into my open studio windows as well. The appliances were modern but basic. Parking underground in tiny spaces was $215/month as best I recall; I was initially placed on a waiting list for a few weeks. During my stay at The Avanti, it changed management twice -- Cher was the manager when I began renting; a gal named Natalie, who Jordan the leasing office assistant later told me was fired, would leave about two weeks or so into the job; then Amy took over and is there, to the best of my knowledge, at the time of this review. The 2BR/2BA was only 975sq. ft., and my base rent was right around $2,975. This unit faced Boren Avenue, the main street through First Hill, and it was a million times worse in noise, street fights, horns honking, people screaming on the street at all hours of the day; it was wild and I found it almost unbearable at times. Again, this unit was as basic as the studio, the appliances were nearly identical, and I also had a tiny balcony off the master bedroom. Absolutely not worth the roughly $2,975/mo. in base rent I paid. As some other reviews have pointed out, the building and the units are old, dated and dingy. The building entry is a secured entry -- you must use a physical key and/or be buzzed in through the door buzzer system. In the entry area, I would go down early in the morning, and sometimes late at night as well, around 4 a.m., and there would be homeless people sleeping in the entryway. They would be curled up in blankets, often with food and alcohol strewn about them, laying in the entryway. If the homeless people weren't there, they'd also be behind the building, another way you could enter the building, picking through trash and the dumpsters, the dumpsters nearly all picked through and garbage left *everywhere* from the homeless picking through it. That said, this made me feel unsafe. The biggest takeaway was my interactions with Jordan and Amy once I broke my lease in 04/2023 Jordan, whom Amy told me is not allowed, per company policy and is proven in the attached email screen shot from 05/2023 bought my two portable air conditioners from me. He agreed to pay me a total of $700 on each of his paychecks. When his first payment came due, he did not pay me on time, so I sent him a friendly text to ask why I hadn't heard from him; he replied to me two days later to say he had a family emergency. The next payment came due, and he again did not pay me or communicate with me that he would be late; this time, it was because he, allegedly, had poor to no cell phone service where he was. When I contacted him via email, Amy read the email I sent him, in which I said I would leave "truthful and accurate" reviews of my interactions with Jordan. Amy called me around 9 p.m. at night, and she offered to pay Jordan's debt to me -- if I agreed not to leave a negative review of the community. To me, I believed this was a bribe by Amy, which I declined. All in all, my experience, to the best of my recollection and have showcased here through screen shots, was poor, horrible and I would never recommend The Avanti as a place to live: overpriced, unsafe and issues with office staff. read more

I lived in here for around 8 month, staff are nice. Commute is great and quite environment if not facing the road. the elevator is very small so if you need to move in with large furniture, that will be a challenge. One thing I can't bear is that my bathroom has weird noise during midnight everyday, like knocking on the wall. however the house is too old to be fixed, i'm a light sleeper so the noise has tortured me...(This is not a common issue cause my friend's room in other floor is fine.) Sad story, I've been through a rough time during the pandemic, I need to terminate the lease and this cost me two month rent fee. Meanwhile there are other apartment companies come up with a new policy that you can terminate the lease with no penalty if you lose your job during the pandemic, I regret a lot that I should choose a different apartment. read more

Wish I could rate it zero stars... Had the worst experience when visiting the apartments. I'm moving to Seattle from the East Coast and went to visit a couple places. This one was the worst. The customer service was horrible. The lady who helped (will not provide her name) showed us the most disgusting room ever: it was like out of a hoarder episode... I couldn't believe she showed us this place... what was she thinking? There were condom wrappers on the floor, uncleaned dishes from 3 months ago... I mean, disgusting!! Did she really think we were going to be blown away? We were, in a negative way!! I DO NOT RECOMMEND this place to anyone!! Yuck... still having nightmares about it!!! read more

I lived here for almost three years. THREE YEARS - that is a record for me. I had a tiny studio but it absolutely rocked. It was in the courtyard, I had a microwave built in (one less thing to buy), endless hot water (boiler!) which led to two hour long baths at times. Heated pool (I'd be out there in 20 degree weather in the warm bath-like water) and central location made many of my friends very jealous. Connie, the manager, will jump through her butt to help you if you do your part and pay rent and speak to her nicely. She is a good manager and even offered to walk my dog after I had surgery. The Avanti Apartments are a great place to settle down and call home. When I moved to Seattle I was lucky to be walking around and stumble across this great apartment building. Both Connie, the manager, and Tessa were very curious and professional. Any issues I had with the apartment were dealt with almost immediately and the fixes were very well done. Not only is the apartment great, but the surrounding night life is awesome as well. I never had any issues simply walking to bars on Capitol Hill, Downtown or in Belltown, and if I didn't feel like walking all the way home there were always multiple busses headed in the right direction. If I hadn't gotten a roommate I definitely would have stayed in a heartbeat. With the awesome staff and great night life around there is no question as to why one would want to live at the Avanti. read more

I have been living at the Avanti for over a year now. The community is clean and mellow. It is the perfect location to walk anywhere. I can walk to seahawks/mariners games, to south lake union and pike place...oh and of course to capital hill. For being in such a great location the best part is that the apartment is tucked up away from all the craziness. Management and maintenance are awesome and great to work with. The apartment itself if large and spacious which is very hard to find in Seattle. The same price at a newer apartment would get you a place with half the square footage as the avanti. read more

I have lived at Avanti for over 3 years, and in two different apartments in the building. My husband and I liked the management so much, that we stuck with the Horizon group when we wanted to change neighborhoods this year. Things get fixed in a timely way, the staff is nice, and we never had an issue with a neighbor. It's true that part of your deposit is non-refundable, but if you are like us and don't enjoy spending hours of your move cleaning, then this is great! The expectations of wear and tear on the place were more than reasonable, and we never got nickled-and-dimed for anything. It's also a great place for pets. You'll probably hear a few barking in the halls, but inside the apartments it's nice and quiet. It's true that the location is near a hospital ( or 3), but so is the whole neighborhood on First Hill and much of Capitol Hill. The noise never bothered us even on the Boren side of the street, but sometimes bands play in the summer on a Friday night in the nearby park. Street parking is difficult, so you may want a garage spot, but walking to Capitol Hill nightlife is so easy. I would easily rent here again, and recommend it. read more

I just moved out of Avanti for personal reasons, but I would have stayed if I could. The management was the most responsive, friendly, and helpful of any apartment I have lived in. When our outdoor light broke, they sent a guy to fix it within a few days, and the onsite managers have always responded to emails within 1 business day, if not immediately. We went out of town for a while and the managers generously placed the packages we got inside our apartment. The building itself is nice and quiet, and is in a great central location that is walkable from downtown Capitol Hill and from Pike Place. My apartment itself was nice, with modern appliances, and had a small patio with a little patch of dirt that was perfect for my dog (and there are also a couple turf-covered dog runs in the back of the building for everyone to share). The only downside would be the lack of amenities but that wasn't a huge problem for me. Overall, I loved living here. read more

I lived at the Avanti Apartment building for over two years. I really enjoyed this building. It was located on 1st Hill and was in walking distance to downtown and to Capitol Hill. The Avanti is pet friendly, reasonably priced, and has knowledgeable staff. I would recommend someone live here, although don't live on the Boren side because it gets very noisy. I loved my loft-style apartment, although since the windows were almost 20 feet tall my place was very cold. The kitchen was also very very tiny. On a side note, it's fun during the winter time if you do live on the Boren side because they usually close Boren and you can sled down the hill. If I had to live here again I would in a heartbeat. read more

I have lived at the Avanti for almost 2 years now, which is a record for me because I had never renewed a lease before moving here. I love the location, just a few minute walk up to the heart of Capitol Hill or a few minute walk down to the Downtown shopping district / Pike Place Market. I live in a studio apartment facing Boren Ave & noise from the street or above me has never been an issue, in fact it always feels rather quiet. The staff is amazing, Connie & Tessa are super understanding and will go out of their way to help in anyway. It also rocks that you can pay your rent online & it is not considered late until the 5th! I never leave reviews for anything but I thought my positive experience at Avanti was worth sharing. I lived at the Avanti for about 9 months after reading good reviews. I was moving all the way from PA to Washington and Tessa was a great help. The location was golden, especially for someone like me who was new in town. Right in the middle of Capitol hill, downtown Seattle, and all the bus stops! The giant hill was a bit of a pain in the butt but it was doable. Among my friends who recently moved to Seattle, I had the biggest apartment for a cheaper price. Staffs are amazing, especially for a clumsy person like me, they were a big help. I locked myself out a couple of times, I dropped my company badge into the elevator shaft once (yeah, I know), and they even got that for me the next day with no charge. No packages were lost, and most of the times, I would have the packages by the door, so I don't need to go to the office to get it, no need to carry heavy stuff. It's a pet friendly building. I saw people walking puppies and big dogs all the time. However, didn't have much of a noise issue. Only issue I had with was the alarm system. It would sometimes go off at like 3 in the morning and it used to scare me a bit. But they always sent out an letter explaining what happened the next day. I moved out for a better commute and for different priorities. However, their great service continued. I actually received my deposit back! And I accidentally sent a package to the old address and Tessa talked to Fedex and helped forwarding the package to my new address. If you are looking for a quiet neighborhood, but still want to be part of fun night life and be around nice restaurants, Avanti is the way to go :) read more

This place is right next to Virginia Mason Hospital so you get the luxury of hearing sirens every five minutes... The staff is very nice (before you sign the lease) they take care of everything for you like changing light bulbs WOW! (but charge you $50 to open a locked door.... And they are so good to you that they even tell you before hand that more than half of your security deposit goes towards mandatory cleaning regardless on how clean you leave the place, on top of their it is a mandatory non-refundable deposit... But their is a plus they do allow pets.... with another non refundable fee and pet rent.... So yes I highly recommend the Avanti apartments (for people I dislike with a fat wallet and a pet dog) read more

I lived at the Avanti from Summer 2011 to Summer 2013. I chose it largely because of the good price and location and I'm glad I did. It has been a great apartment to live in. The location is perfect! Close to all the nightlife of Capitol Hill, but far enough away so it's quiet. I lived in a one bedroom facing away from the street and didn't have any street noise or hospital noise problems. The staff provides a great level of service, my maintenance issues were always taken care of and it's very convenient that the office signs for packages. I've had a few cases of my neighbor being loud, but I could always walk downstairs and tell them that I'm sleeping. read more

My son recently moved in to Avanti apartment from other state and has been settled very happily. I initiated the phone call and talked to property manager Bryan when I helped my son to look for the apt. Bryan is very nice, kind and answered my questions very patiently, replied to my messages very quickly and even sent me the video for us to make a decision without flying to Seattle and paying extra cost. When my son moved in, Bryan helped with the move-in and payment procedure smoothly. He is extremely responsible. The building Maintenance manager Dallas is very good too. My son's apt. refrigerator has some issues. He went there a few times, tried to fix the problem, worked very hard, coordinated with Bryan and got the issue resolved with no delay. My son put the maintenance work order and he fixed in a timely manner. He gave me the extra keys when I flied to Seattle for my son's move-in. My son has his ankle injured and my husband bought 4 cases of bottled water going through the entrance door. Dallas saw and helped with the cart without asking. Very good atmosphere there, we really appreciated their kindness, diligence. read more

I regret moving out... I lived at the Avanti for 2.5 years. Amazing building, but property value went up and I had to move on. I moved up one Block to the 1020 University Apt. Biggest mistake ever. Through it all, Connie and Tessa where still here for me. In the end, they guided me thru the bad times and made arrangements for me to reside in another property they oversee. I lived at the Avanti Apartments for a little over a year and really, really enjoyed it. It is centrally located between Downtown and Capitol Hill with the added transit availability provided by the Convention Place Station. The apartment is clean and doesn't fall apart over time. If I ever had a problem (such as jamming an overstuffed drawer) the maintenance crew would fix it promptly. They also replaced a hanging light my tall friends would bash their heads on, without charge. I would highly recommend the Avanti apartments for transplants such as myself trying to assimilate to a new city. read more

I have lived at the avanti for a year now. I previously posted about how loud the pool is, and as a result of the post Connie, the manager contacted me. I was extremely impressed with the creative solutions she came up with to fix the problem. She even contacted the hotel manager on my behalf to work towards fixing the noise. I appreciate the results Connie was able to obtain for me. Though I have to move for unrelated reasons, I am sure I will return to the Avanti in the future. Seriously, I would rate it lower than one. Fisrt my room was dripping from the rop of the window. The manager said they couldn't do anything until it stopped raining. Okay, fine. Then later it stopped dripping because it's not raining that much BUT dust starts to fall!!! Then ants falling, bugs falling. They did nothing for two months. I really need to get the hell out of here. I really like that hey have laundry in the room, BUT I just cannot livie in a dripping and bugs falling room!!!!!!!! read more
