Lived here for ~2.5 years (in two different units). Staff have always been very friendly and helpful. Maintenance is generally quick to fulfill requests. The property itself is a little old (maybe 2005?) and furnishings aren't the most up to date but do the job just fine. Walls are thick, floors are thin (you will probably hear your upstairs neighbor walking around). Also doors leak sounds from apartments so you will hear anyone talking in the hallway or vice versa. Cleaning crews do a very good job so the common areas stay clean. One thing to note- the west facing units (at least the upper floors) get sun all afternoon and get considerably warmer than the south facing units. I think all units come equipped with a port for an A/C which is seems like a must for the summer months. Blackout curtains or some other way of blocking out the light are probably also necessary if you want to keep your unit below ~75. It seems that outsiders do find their way into the building sometimes but management does their best to deal with it. The package room has been broken into a few times since I've been here. People also seem to find their way into the garage so I don't recommend leaving anything in your car. Location is great, generally quiet but very walkable to nightlife. Grocery options very close. I think overall it's a great option for anyone who wants to be on the hill for a little cheaper than other places in the area. read more

I've lived at the pearl for 3.5 years. Overall, I'd have to say the experience of living as a resident there was satisfactory, but not great. First and foremost, the property management staff are always professional and kind. They do their best to address concerns and respond promptly with building management issues. However, keep in mind that they are employees of equity residential, which is a huge corporation. With that profit driven aspect, there were several areas of concern specific to my situation that I feel were handled very poorly: -There were a few occasions, (about 3-4 times) where the elevators stopped working and I received little to no communication about status updates on repairs or when we could expect the elevators to start working again. As a disabled individual living on the 6th floor, communication of these issues and eta on elevator restoration is crucial. On one occasion, the elevator was out several days and there was no communication on when the issue would be resolved, no status updates. While this issue has since been rectified, I would have appreciated some foresight as elevators are a pretty essential part of a building. -The pearl is often short staffed, so it's not uncommon to not see a single property manager, except for about 4 hours in the evening time. -Rent prices are outrageous here, and there is no possibility of negotiating with the leasing office. Expect noise and endless construction on Madison ave (including late into the night) if choosing to live here. Not necessarily something the property management team can control, but it certainly doesn't matter to equity because they will charge you an arm and a leg for rent regardless of the lack of value behind the price tag. -Lastly, if you have noisy neighbors, the company will do nothing about it. I moved into an apartment on the 2nd floor last year, and I had an upstairs neighbor that was constantly loud and slamming drawers, and stomping over the floor, even during quiet hours. Property management offered me to move units, but charged me a penalty of one months rent for making this change. Heartless! The upstairs neighbor was never given any kind of consequence for their behavior and I paid the penalty because the noise began affecting my mental health. Equity didn't care but they happily took my money regardless. So, in summary, if choosing to live here, know that you will be dealing with lots of construction and are paying high rent prices for absolutely no amenities or value for your money. You're also out of luck if you have the misfortune of dealing with a noisy neighbor or some other kind of resident issue. The solution they offer will always end up costing you money. Will likely not ever rent from an equity property again. Not a great experience. Look elsewhere. read more

I have lived in this complex for nearly 3 years. In the three years I've been here, I've gone three months without hot water in the shower. Multiple visits by staff told me the shower was working fine, but you would need to flush the toilet they have hot water for 1 to 2 minutes at best. Until finally someone realized that a filter needed to be changed. There was no apology, nothing from the company. When my microwave broke, again it took them 3 to 4 months to replace it. They have vacant apartments and refuse to just take one from there, insisting they order from the company. Eventually they broke down and actually took one from a vacant apartment so I could have a microwave again. If you've ever tried to live without a microwave, it's incredibly frustrating. And once again the company had zero apologies. They offered nothing in compensation. Two years ago someone broke into our garage complex, broke into one of the cars and among other things, stole the garage door opener. This was brought to the attention of the staff and they sent an email saying they would replace the garage door opener's to make sure it was more secure. It took them over a year to do this, and 4 other cars were broken into as well as my storage unit where I lost over $2000 in outdoor recreation gear. The companies response: file a police report. That was it, there was not even an apology that they were negligent about changing the garage door codes. A few months ago a pipe broke in our parking garage. It was obviously a sewer pipe and the entire garage smelled like a sewage system for two or three days. Instead of getting it completely fixed they left one of the parking spots where one of the pipes was leaking and put a box that said do not park there. It's been like that for over two months. Sewage stains and all. Just a few days ago someone urinated in one of our elevators. Another quality happenstance in this building. This building has been terribly managed and the company is unapologetic about it whatsoever. I've been a faithful tenant and have not complained. I went to month to month earlier this year. I got an email saying that they want me to re-sign a lease or they will re-raise my studio apartment month to month at $4000. They want me to vacate right before Christmas. I sent an email back to them begging them to let me pay for one additional month at my current rate which I thought was very reasonable. They denied it three times. This company gives absolutely zero concern for their renters. They only care about getting new renters. They're not prompt at fixing anything in the building and almost consistently have one of the elevators broken. They will claim that their prices are comparable to surrounding units however they offer zero amenities. And like you can see, their repairs take forever. I will never rent from this company again. The fact that they were so cold about helping me find a place and extending it for a single month was just ridiculous. Not to mention the prices they try and charge- for what they claim is a one bedroom, but there is no wall, partition or anything that separates the sleeping portion from the remainder of the room. It's a studio that they want $4000 a month for. I cannot in good conscience recommend this company to anyone. The only thing that they have going is the location of the building. But if you want to risk going without basic amenities for months at a time then you can consider it. However I would never consider going to this company again read more

I lived here for a year and a half and was beyond satisfied! This was my first apartment in the Seattle area and the staff was so friendly and welcoming! Everything was so straight forward when it came to move-in and checkout. It's a nice place and the maintenance staff is super fast and friendly as well. My main gripe is the lack of amenities -- there's a deck area with grills and an area for dogs but that's about it. read more

The staff (Megan and Tony at the time) was beyond great and the units and building are well maintained. They were so responsive and helpful!! However due to the way the building is built the apartments are super hot year round (at least the south facing ones). Due to road noise opening the windows is not an option in the summer. The noise of trucks and motorcycles when windows were open made me concerned that I was going to have hearing damage. The units facing 15th may be better but there is also a fire station on the corner of Pine. The location is hyper convenient but it is not really a neighborhood. It feels like living on a busy highway. The big plus is the restaurants in the building, Westmans bagels and the central coop nearby. Safety was not an issue. The units had the best layout of any studio/open 1 bedroom I had previously had, however ultimately given the price, the location, noise and heat were just not cutting it for me anymore. read more

I give The Pearl two stars because it is clean. One star makes me think cockroaches and that's certainly not the case at these apartments. I really do not recommend living here. The prices are too high for what you get. I've had my vehicle broken into in the secure garage (which has two gates, BTW) only to find out the lock on the door from the street wasn't working. I've had packages stolen from in front of my door. I inquired about security cameras, and they basically laughed at me, even though packages have been disappearing all over the apartments. I don't LOVE dogs and I really don't love hearing other people's dogs bark at all hours (I'm talking 5 a.m. to midnight). If you are dog person, you might like this place. The carpet floors in the common areas are constantly dirty. It's gross. People let their dogs use the bathroom in the common courtyard, which is against the rules. All of these reasons make this place not worth the inflated prices. If it were a cheaper living situation, I would tolerate most of these issues. For what I'm paying for a 1 bedroom, I rent a fantastic house just a little further down 15th. read more

Pros: one of the most livable studio designs I've seen in the city. Solid appliances, nice floors, even a nice color scheme on the walls (white with a blue-gray accent! Seriously, beige walls eat my soul). The new office staff has been nice to me, though I don't know them very well; maintenance requests have been promptly responded to; no bugs; a minimum of neighbor noise. LOVE being next door to the coop and Trader Joe's. And soon there will be a coffee shop right across the street! Within "stumbling distance" of the nightlife, but far enough removed that weekend nights are still quiet. Cons: Visitors with cars usually have to park a few blocks away and then go move their cars every 2 hours, but I guess that's fairly standard for this neighborhood. Road noise is an issue; I have to sleep with the windows closed, and even then a big truck can trundle by and shake the building. Not much in the way of amenities; the 2nd floor courtyard has a grill and a dog run (I think? I don't have dogs myself), but no view, and there's no workout center or guest suite, or anything like that--things I'd usually expect at this price range. Also, they have those dumb windows in the units that only let you crank it open a crack, so they don't really accomplish much when they're open. Finally, I frequently see packages delivered when the office is closed just piled up in the lobby or by the mailboxes instead of, you know, actually delivered to the unit. read more

I have lived at The Pearl for over a year now and have loved it. The location cannot be beat for Capitol Hill, close to everything but not in the thick of the more rowdy things. The management is fantastic and I've been spoiled by how quickly maintenance responds to and resolves requests. I highly, highly recommend living here. read more

So far since moving in a few months ago I have rarely ever heard my neighbors, the place is clean, the elevators are always operating. The price is worth it, the view is awesome. I try to think of negatives but the few I can think of are this: There is a trash chute, but you still gotta take the recycling downstairs, argh! I've lived here for two weeks now and absolutely love it. I signed a lease from across the country and this was the only property where the property manager, Megan, sent me videos, pictures and gave me an update on my apt every single day before move in. I had a great experience before moving in, and just the same after. The lobby is always clean, Megan gives my dog a treat every day. Maintenance team is SOO NICE. My parking spot is very convenient and big enough for my SUV. My apartment is gorgeous and BRIGHT for Seattle! I'm so happy! read more

As of this writing, there are only one or two other Pearl reviews from 2017, most reviews are from 2015 or earlier. The building was sold in late 2015 by Blanton-Turner, LLC to Equity Residential. I was nervous when the sale happened shortly after I moved in. Everything seemed fine at first, and the new property manager and maintenance man were great, very responsive and friendly. However, the building itself is very cheaply constructed and there are chronic flooding problems on one of the floors. There is absolutely no soundproofing, so if you're unlucky enough to live on the east side of the building, you'll be treated to a constant parade of booming bass, screaming, and general stress-inducing noise pollution at all hours from the adjacent 7-11 gas station. And don't get me started on the bizarre, constant noise coming from the upstairs neighbor. When the original crew left to manage other buildings, and their replacements arrived, things started to deteriorate. The shared courtyard/barbecue/fire pit space is often unkempt, and though there is a convenient enclosed dog run, the waste bin sometimes overflowed with dozens of bags of dog droppings. The stench is indescribable. In the fall, leaves and dirt were allowed to pile up, blow around, and generally make the entire outdoor shared space look like a filthy, abandoned patio. Inexplicably, while allowing this area to fall apart, Equity spent god knows how much on a cheap-looking lobby renovation, which forced residents to endure months of traipsing through a dusty, demolished entryway. The shoddy construction, terrible noise problems, and lack of pride in maintaining the shared spaces makes the astronomical rents that Equity somehow seems justified in charging all the more mind-blowing. I have really enjoyed my time living at the Pearl. It is a newer apartment building in an excellent location within walking distance to tons of restaurants, bars and life on Capitol Hill. The building is quiet and I rarely if ever hear my neighbors. The building has been recently updated with a new front office, new paint and carpet throughout. The courtyard on the 2nd floor has a nice little bbq and space to hang outdoors on a nice day. Rent is a good value for the neighborhood. Meghan in the front office has been a pleasure to work with and has made my time here at the Pearl a really nice one. read more

I LOVE THIS BUILDING. Upon moving to Seattle from Washington, D.C. my husband and I were looking for the perfect place that was close to his work downtown, accepted pets, had great views, and high-end finishes. Thankfully we found The Pearl. So many buildings in Seattle fall short on one or more of these categories. I'll list a few reasons why we love this building so much: 1) The management. Kenny and Nico are the most attentive and caring property managers we've ever encountered. They organize happy hours, quickly manage requests, and are just generally awesome people to talk to. They work hard to create a warm and welcoming community in this building, which is nice if you're moving from out of state. And they're so sweet to my dog. :) 2) This place feels like a condo. There aren't any corny ping pong tables or bean bags in common areas in this building. Just high quality furniture and condo-quality finishes. This doesn't feel like a building you'd land in right out of undergrad. It's a building for adults. 3) Pet-friendly. There's an actual dog run (with waste bags) in this building and a patio. Perfect for late night dog walks. Enough said. 4) The view. I'm currently looking out at the Space Needle and the Olympic Mountains. I know every unit doesn't have this kind of view but if you're looking for a high-end apartment with a bitchin' view, this is the place. I can't say enough about this building. It's definitely a cushy place to land and I'd highly recommend it. read more

I was a Pearl resident for 3.5 years and loved living there. Like other reviewers said, you can't beat the location - Trader Joes, grocery stores and great restaurants right outside the door. Kenny and Nico were amazing building managers, anything you needed fixed, delivered etc. Was done in a flash. Super nice guys and always available, I never had to track them down or hound anyone for a service request. The units are simple and on the smaller side, but clean with up to date appliances. The building lacks a rooftop deck and workout facility, but I found that the 2nd floor outdoor common area worked just fine, and there always seems to be a building discount to one of the gyms near by (Mode/Anytime Fitness etc). The only cons about this place have nothing to do with the building itself - sometimes you are just stuck living under an elephant stomping neighbor, or since the building is very pet friendly - you have a pair of yapping corgies down the hall, but all in all - I loved calling this place home. Would move back in a flash! read more

I've lived here for about 6 months and would recommend it to anyone who wants to pay what it costs to live in a brand new building with nice appliances and a full size washer/dryer. The cost/reward tradeoff isn't for everyone and I respect that. The quality of the unit is very high and the "open studio" floor plan is the best floor plan I've seen renting in my price range. I can't say enough nice things about the leasing office. They are extremely responsive and really easy to work with. You also get the added benefit of leeching off of Chloe down the street since they are both owned by the same company. The maintenance guy has done a really good job the first time for the couple minor things I've had to call about too. Nice guy -- always the same person who is going into your apartment. There are lots of dog owners but honestly I've never heard one from inside my unit. Very rarely I hear a minor canine scuffle in the hallway. Neighbors seem pretty respectful. The building is clean, most people say hi to each other and hold open doors/elevators. I'd say the in-unit noise is well below average which is really nice. I never hear any TVs or stereos, and only one yelling contest! All of the girls who live in this building are cute too. Street noise is less than Belltown. No complaints at all from me. The area isn't very sketchy at all with GroupHealth just down the block and all the Seattle Academy buildings nearby. Good part of the hill. Parking kind of sucks but you're living in downtown Seattle -- deal with it. I spent some time on a waiting list to get a parking spot in the building (while parking at Chloe 1.5 blocks away in the mean time) and eventually got one and life is good. My car hasn't been broken into nor have I heard of this happening to anyone else recently. No notices or anything. The area is everything Capitol Hill has to offer. Piecora's, Porchlight Coffee, Teriyaki Madness all within a couple blocks. Madison Pub (gay bar but very straight friendly) is nice and not nearly as divey as it looks from the outside. Elysian Brewery, Molly Moo's, Elliott Bay Bookstore -- the list of stuff in walking distance could go on forever. I'd say having zero amenities is a bonus in my book. The only bonus is a large outdoor patio area on the 2nd floor (not street level) with a dog run. I personally never use things like roof top decks and gyms so this was something that drew me to Pearl. I'm trying to think of things I would call negatives and honestly not all that much is coming to mind. I don't hold parking against them too much. I wish the retail spaces were something other than an overpriced dinner-only restaurant and a vegan cafe, but whatever. I've never been to either but I do enjoy cramming pepperoni pizza in my face from Piecora's while standing in front of the vegan place's windows. As long as they don't do anything ridiculous with my rent when the lease comes up, I think I'll be staying here for a good few years if not a bit longer! read more

We just moved in about a month ago and love everything so far. The leasing process was very easy, both Cameo and Shannon were awesome. The neighborhood is wonderful, we love being able to walk everywhere. We don't have any pets, and haven't been bothered by anyones dogs, nor do we hear barking. The location is both fantastic and horrible. It's walking distance from everything, you never have to drive. There are restaurants galore. The downside, It's amazingly hot when you're facing west and the temp is only 60. To make things worse, with the windows open you hear the screaming drunks from The Cuff Thurs- Sun. Even with your windows closed the firetruck and ambulance sirens from the firehouse one block away echo down Pine and wake you up at all hours. The building was brand new when I first moved in so that was great, but the finishes are cheap and didn't hold up well. For the price you likely can find someone renting a condo in the area with nicer finishes in a quieter location. The recycling area is also insufficient and overflowing with materials days before the pick up date which often leads to foul smells in the garage. You definitely could do worse than the Pearl, but if you really look, for the money, you can do better. read more

The Pearl Apartments is a horrible place to live. The windows to the apartments do not open. Since the apartment building allows pets, one can hear dogs barking at all hours. There is a nice patio in the yard. However, the grill does not work. Also the gas station behind the apartments leaves a foul odor throughout the building. Since there is no air conditioning and the windows do not open, the apartments on the upper floors are unbearably hot in the summer. I would recommend future renters to buy an airconditioning unit to put their apartment. Parking is impossible to find, unless one wants to pay the 150$ monthly parking bill. That bill is not too high for Seattle , but the number of spaces is limited. Guests in the apartment frequently damaged the front doors, to the point that the doors were not usable at certain times. The management working there changes frequently. So forget about getting to know the management. Worst of all, our water bill was incorrect due to a poor meter, and we had to put up with constant incorrect water bills from ISTA. The water bills were 400$ month due to a poor meter. Management refused to solve the matter, by not letting the company come out and read the meter. When we moved out, we gave the management a 2 month notice. The management in the office okayed this. However, since the management changes so often, the new management sent our bills to collections. AVOID COLLECTION AGENCIES AND AVOID THE PEARL APARTMENTS. read more
