I was really excited about this place before I visited. Avenue 64 sounded fresh and luxurious. However, when I visited, I was discouraged. * There were trash and bugs all over the hallways as residents leave messes outside their doors. * The trash room looked like hell. * The walls are thin. You could hear a lot. * The leasing attendant was very "salesperson" like. I know they have to be, but it was transparent. * The halls, carpets and elevators were very unkept. There was obvious damage. * The location of Emeryville just isn't as ideal. Yes, there is an Emery-Go-Round that takes you from the MacArthur around town but if you're in a rush it can be inconvenient. * Smells like weed constantly. I know it's SF, but it's more than other places. So, the conditions of the grounds and the carelessness of the tenants really made me cross this off the list, and fast. It's not worth the price. If you're a 20-year old fresh out of college with a trust fund, you might be ok here. read more

I waited to till I moved to Walnut Creek to have some time to reflect on my experiences at Avenue 64. Overall, it's not a bad place to live (I was there for 1 year, 9 months). Pros: - Management staff was friendly and helpful - Maintenance and service requests were prompt - Walk-in pantry (god, how I miss it) - Well maintained facility - Emery go-round stop Cons: - Frequent, dead of night, fire alarms (had at least 3 during my stay) - Thin walls - No AC (not that you need it much, but there are some days you wish you had it) - Proximity to Amtrak (sucks being woken up by train blowing it's whistle) I left because I preferred Walnut Creek's weather (reminds me of San Diego) and because the rent increase was too much. For the same price, I upgraded to a better place elsewhere. read more

I moved here in Aug 2013, and I am very happy living here. Currently, there is a major construction on going, depending on which side of the building you are living, it may affect you for several months. But, the staff are very helpful and listening to your concerns and they are doing their best to address your concerns and resolve them. Grace and Ray are very friendly and helpful and did their best to resolve my concerns. In Summary Good things: 1- Great location: very close to SF and it is kind of a center location in the Bay Area, shopping malls, Public Market, Free bus service (Emery Go Around which connects to BART), Trans Bay Bus, Carpool station, Train Station, and it is a safe neighborhood. 2- New, modern and clean 3- Quiet, But you may hear the train or traffic on the highway. It depends to your apartment location and how sensitive you are! 4- Very friendly staff, specially Grace and Ray. 5- Very quick and easy in terms of maintenance. I just request services online, and within few hours work is done. Edward Gargano is the maintenance guy on site, he is very friendly and nice and completes any issues you have very quickly. I think he is living here, so he is like one of your nice neighbors! 6- Online rent payment with auto payment option Bad things: 1- The construction! So keep this in mind if you want to move in. But, the staff are doing a great job to address any concern you have. 2- Sometimes the Trash Disposal Room is very dirty and people pile up all of their junk there, which is a bad attitude of the tenants. But, the management is addressing it quickly. In summary, I am happy living here. read more

This is an animal house ran by irresponsible kids. Property managers have no clue what they are doing, they lack proper communication, start maintenance outside at 7am while everyone is working from home, but can't answer my maintenance request as of 3 days ago. Closed every damn day, inconsistent hours, do not pick up the phone, residents here say property management is a bad joke. Do not move into these bum apartments. Super expensive for absolutely no reason. They bait and switch you on amenities, pour cement in the hot tub, chains on the gym doors, locks on the community room and business center, but still expects rent paid in full on the 1st. Worse property management ive ever had to deal with. They get one star because they have one star, it's the cleaning guy Eziah. Seems to be the only person here who gives a shit about anything at avenue 64. Keep it up Eziah and shame on the rest of you bums. read more

Great location and pet friendly. The units are also quiet, which is surprising considering the location. The amenities are also really nice. Only downfall was that the pool was very cold for over a month. Unfortunately, it costs a minimum of $275 to move out regardless of how clean and damage free you leave your apartment. So, be prepared for that when you are deciding whether to live there or not. read more

If I could give this place a zero I would have. DO NOT LIVE THERE. Last year in November I had a burglary where someone broke into my apartment and stole everything of value worth 60k. And of course in order to cover jewelry or luxury items one has to have supplemental insurance. Anyways, I was devastated. The management acted like nothing happened and did zero to help or cooperate with police, etc. They lied and denied everything and claimed there were never burglaries there. They make you feel like you have a safe and secure place to live when you sign up, but don't be fooled. They also got their computer network broke into several times over the years and today I realized someone stole my id. This place is very unsafe- they will break into your apartment and also steal your id and what not. So be aware. read more

My wife and I have been tenants for a few weeks, and our experience has been stellar. We've had a few issues with things since the move-in (as expected), and maintenance has been extremely fast (within hours) with taking care of things. The leasing process was an absolute pleasure. Caroline is a rockstar. While there is construction going on right now, and the noise can be disruptive, it shows that management is focusing on keeping the place up to date with the latest amenities. The convenient location outweighs everything else. You're walking distance from a great shopping area, solid dining options and the beautiful marina. Off the Grid is across the street every Saturday. There's a small park for your dog 100 yards from the door. Overall, we couldn't be happier with the location and the service we've received. read more

They don't care to resolve resident issues. 1. "Security patrol" is ineffective. Only way to resolve noise complaints is to call local police (repeated issue) 2. Packages are not managed by staff. Amazon Locker is installed but not used by all carriers. Staff will not manage packages not logged into Locker, letting them fill up the lobby and block garage door. 3. Garage door does not lock properly on windy days. Staff said they will fix it. No action in over six months. read more

So we lived here for little over a year and had a pretty good time! Laurie in the front desk is awesome and always helpful whenever we had anything we needed. The guys that handle the service calls always responded that day or the next. Depending on what side you face, you either have the train or the freeway but it has double and triple paned windows and it blocks out nearly all the noise. The noise didn't end up bothering us at all as we couldn't really hear it. It had a nice pool and jacuzzi and easy to get to mail room and front desk. The parking was a little annoying with some of the construction going on but they are fixing that and the only other problem is if you are on a top floor, sometimes it can get a little hot at night so have a fan or two. Overall it was great and we would live there again. Its a little pricey but has some great amenities, nice staff and nice views. Worth checking out.... read more

We just completed our one year lease and decided to move. PROS: 1. Location is convenient. The apartments is near public transportation (AC 26 and 57, J Transbay lines, and the Emery-Go-Round). There is also a casual carpool stop nearby which works very well. 2. Maintenance is superb. Rafael in particular has been responsive, courteous, and has done a meticulous job every time we needed his help. CONS: 1. Forget your deposit. Because of our jobs we had lived in a number of similar apartments in recent years and always got a full refund of the deposit when moving out. We are two adults, no children or pets, and don't even wear shoes inside the apartment. We kept the apartment in perfect condition other than a few pictures on the wall. Still, Avenue 64 charged us most of the $500 deposit, for painting ($193.26), apartment cleaning ($150), and carpet cleaning ($125) for the two only carpeted bedrooms. Preparing the apartment for the next tenants had always been covered by the management company, especially in this type of apartments and the prices they charge. 2. The apartment is old and it shows, especially on the kitchen and bathroom cabinets. It is well maintained, but it does not measure up to the 'luxury' branding you are paying for. 3. Extra cost adds up. On top of the relatively high rent we had to pay for cold and hot water, hot water energy, and trash, which added another $60 a month or so. 4. Garage is not very secure. At times we found that a car without a parking tag waited outside the garage and just followed the other resident into the garage. The parking is not assigned either. 5. It can be noisy. If your unit faces Christie Ave. you will hear the buses at the bus stop from very early in the morning through late at night, as well as trains blowing horns through the night. Can't blame the apartment management for that, but it is something to consider when paying high rent. Overall, we enjoyed the convenience of the location, but our experience of Avenue 64 did not meet our expectation for a luxury apartment, hence the 2 starts, and decided to move out at the end of the lease. read more

I'm writing this review on behalf of my 80+ year old grandmother who moved in roughly 2 months ago. Despite the ongoing construction, the place is actually very quite once inside her apartment. The staff, has been nothing short of exceptional, especially Leady Castillo. Leady has been very responsive to all of my grandmother's request regardless of how big or small. I have been most impressed with the sense of security and community here. As mentioned earlier, the staff is very friendly and quick to meet you with a smile as have most of the residents we have encountered so far. Given my grandmother's age and the fact that she doesn't move as fluid as she used to, its comforting to know that she's in a warm community. read more

I've lived in the community for about 4 years. If you have a pet, then you'd probably appreciate the comfort of having pets here but you'll also notice that you can't walk without worrying to step onto pet waste. I think the maintenance crew do a great job at trying to keep the place clean but some of the pet owners are not as considerate as they should be. I've also been accommodated by all the other staff at the lobby, especially Leady, regarding mail, any questions, or any other issues. So no complaints there because she really is helpful and definitely my go-to person within the staff members. I've lived here approaching 4 years. There have definitely been ups and downs - most notably the construction (that most reviewers mention). Yes, the construction was terrible and at times, almost unbearable. However, the team at Avenue 64 did what they could for the residents - within their power. The staff at Ave 64 was not to blame, it is the new owners of the building. When I originally moved in to Ave 64, the complex was owned by a more professional and respectable company. You could tell they actually cared about the residents opinion and comfort living at Ave 64. The new owners, not so much... However, the construction is finally complete and the premises look amazing! The common areas, pool, outside walls, etc - are beautiful. And there is enough parking for the residents and guests, again! I agree with most of the residents regarding security. There needs to be more cameras throughout the outside parking lot, inside the garage, and in every hallway. There are a few cameras, but not nearly enough. But, rather than dwelling on the 10-12 months out of my 4 years at Ave 64 - I'll focus on the positive. The staff here as ALWAYS been friendly and accommodating to the best of their abilities (and to what the management company would allow). The staff in the front office to the entire maintenance team are awesome! Maintenance is always friendly, professional, and get the job done in a timely manner. All the ladies and gentleman in the office are very friendly and truly do their best to accommodate the residents. Specifically, Leady. Leady has been a true rockstar! She is always so friendly and goes above and beyond to ensure that we feel at home. I love Avenue 64 community and how well maintained it is. As a resident at Emme cross street, I have access to amenities at Ave 64. Every where is so clean and well maintained thanks to the maintenance team. I like to thank them for their hardwork and the effort they put in this community. I had a package that was delivered to Ave 64 instead of Emme by mistake. I went to the leasing office multiple times to ask if they can assist me finding it. Leady was very helpful and understanding. BE WARNED ABOUT THIS PROPERTY. We lived here from Early 2016 to About Feb 2017. The company that runs this location and sister Emmy (in-front) do not really care about their residents. Once you sign the lease they will completely disregard any residents property concerns. Since day 1 we had been requesting maintenance issues/problems both inside and outside the apartment. I would say that its all an appearance from the outside with some remodeled interiors and exterior but do very little to maintain it. Elevators always smell unpleasant, the so-called "magnetic glass security doors" from the "enclosed" car garage are always damaged and easily accessible . That said there was a huge rise in THEFT, BREAK-ins, property DAMAGE during our 1 yr lease. We kept reporting it to the property staff but very little action was done. They will claim they have a PM security guard but ... no just no. We got our bikes stolen and our Truck window broken into. Actually there were multiple incidents were resident had to call 911 to file a report because of the same issues. Security in this place is nothing but a JOkE. They will show a fake company appearance with the "we are terrible sorry and will look into it" but again (no action) and a few days later .... damage garage door, car break-ins, No security cameras, etc the sense of security when arriving back from a long day at work is just not there. Always waking up the next morning hoping it wasn't your car. Monthly RENT went up 10%.!!!!!!!!! (Legally as high as they can up it a year) so they did ... Nop they do not care about your story.... they are owned by a company that have numerous properties. So if the market is up then get ready to move by next year or take the hit (Which would have been about +\- $300 more a month). The carpet in the halls either have pet hairs or filth as they are not cleaned enough in proportion to the number of Units and the amount of traffic. You will get the typical "Come meet your Neighbors" event but its all a company appearance to show their resident some sort of social gathering but the real issues like rent, maintenance and others are not real friendly. As the note came in that rent was going up 10% and no real option but to leave the premisses our truck gets the window broken into. We filed a police report and reported it again the admin. Remember the staff working their don't really have a final word as the $$$ in security probably comes from corporate and they are just there as a middle men/women. They will say different just to give that company customer relations appearance, but nothing was done even after we left for good. BE PREPARED TO LOOSE THE $500 SECURITY DEPOSIT you pay when you sign the lease. Our apartment was very very well maintain (normal wear and tear) but NOTHING broken or damaged. We had normal usage but they will use find anyway to use out the security deposit as they will hire a third-party company to come in and quote the total repairs of the apartment. You can see where I am going with this over $600!!. They charged me twice for the final bill Con-service and painting, cleaning, and carpet cleaners. We had vacuumed and cleaned the apartment before we had left. Yes it was not a deep clean but they were charging $150 plus $225 prorated for painting plus $250 for cleaning and rugs. This means I not only ended up with nothing from the security deposit but they even had sent me a BILL $ that I owed them more money. Like other reviews say 'SCAM'. The whole lease (year) has been a nightmare not to mention the poor job they do with packages... we lost plenty and had to deal with the shipping or retail company, as they take no action to have better logistics to the way resident receive large mail (aparently this has been an issue from reviews that date back to 2009). The classic "sorry you will need to contact the carrier, If its not in the lobby closet" just when 3 minutes before the carrier sends you the "Packaged has been delivered email". Good luck with that. Good thing a large company like amazon actually cares about its customers and they were more than helpful to refund my numerous mystery lost packages from UsPS or amazon. Overall I would rate my experience a big 0 but sadly yelp does not go that low, which is where this place should be rated. Save your cheap fake yelp reply to as you are stepping up to the challenges, I see reviews dating back 6 years and still the same issues today, wish I'd read them before. I will hopefully speak with a corporate representative to explain the charges and see what the corporate ship is about... DONT BE FOOLED!!! A very disappointed and fooled ex resident. Ps- its a shame Avenue 64 conditions are the way they are with the carnage rental cost they charge a month! Again, stay away from Essex or who ever owns them now. I have been living at Avenue 64 for 2 years now. I love the amenities, and the grounds. The staff is very friendly. The management is constantly improving and remodeling the common areas and the landscaping is beautiful. There are different apartment layouts and sizes. It's not the average cookie cutter apartment complex. There is a free shuttle that stops in front of the complex and takes you to BART. It is not rent controlled and that's the only thing that I don't like. read more

I really love this apartment complex. It is modern, spacious and the amenities are so nice and convenient. But the best part about Avenue 64 is..... RYAN!!!! He is an angel. He puts up with my roommate and my constant harassment of him, is always so helpful and sweet, and while maintaining total professionalism, he makes us feel like someone has got our backs and that we are right at home. We have been viewing so many different complexes in the last month and we finally came to realize this is the spot we are calling home and 90% of it has to do with Ryan. He's awesome and he handles just about everything when it comes to the tenants. He isn't pushy like most people to get you to lease he lets the complex speak for itself which it does!! Perfect location in emeryville right next to everything!! Less than a 6 min drive to the heart of SF. I think the best thing about this place is the community itself they all stick together to keep it safe and locked up!!! If there's any issues it's handled immediately!!! I've been living in Avenue 64 for a year now, and have been thoroughly disappointed. The area is not terribly safe- there have been thefts inside the building, muggings outside. Our storage unit has been broken into, along with many others. The fire alarm is constantly going off, both in the building and across the street. On top of that, the facilities, which look nice, are cheaply made and poorly maintained. Repairs to your own unit happen fairly quickly, but problems on the grounds- the pool, the gym, etc. will take a couple months to be resolved sometimes. The finishes in the rooms are awful. The plastic tub and shower surround are hollow and the cheapest which can be found and require a ridiculous amount of cleaning. read more

Competitive pricing and great space in the model we selected. Danielle helped complete the transaction today. She was very welcoming and professional in walking us through the process. Location: The complex is in a great area -- near the freeway, close to the water, relatively close to SF, and within driving distance of all the great East Bay joints. Building: Overall modern, with nice amenities that include a fitness center and recreation room. I've had very few issues with the apartment itself. Sometimes, maintenance drops by to help change a light bulb, but otherwise no issues. Staff: Leady Castillo has been incredibly helpful, not only with the leasing process but also in response to my concerns regarding the apartment. She's knowledgeable and friendly. So is Ryan. I've had a few interactions with other staff, however, that could've been slightly better. Room for improvement: I wish the complex itself was built to be more secure. Also feel some of the policies and changes to the monthly bill (like a $50 parking charge tacked onto a new lease or a change in the billing process for water/sewer and trash) could be better explained and communicated, in addition to incorporating input from residents who have to foot the bill for such things. read more

This review excludes Ryan, he is fantastic. My move in, was hell. I was supposed to live in on the 5th of the month. I started moving in, only to fine that the previous tenants had swept their food, literally, under the counters. You could tell it was rotting by the smell that hit you when you opened the door. Then there was that huge yellow stain on the ceiling where they had clearly been frying the food. If that wasn't enough, the carpets were soaking wet. When I confronted management, who has since left, they apologized and said they had no idea. I had to move in on the 12th of that month. They did nothing to accommodate me, or help me find a place during the week of homelessness. Now I have moved in. New management. They billed me for water and electricity during the time I couldn't live here! I fought both the aparentan and the utilities and neither could help. I was stuck with a late fee, and a delinquent charge from the apartments. I had to fight over 3 months with incompetent management on both sides. I finally gave up and paid everything. You think that's the end. It's not. I have lived here now, 4 months. The management is the worst! Their website was off when I tried to pay my rent online and I have now been given an ultimatum to pay of evacuate. I obviously paid, due to their negligence, and paid their "late" fee of $85 because I can't argue with such incompetent and unwilling to help management. They are constantly rotating and cannot help you. I will be vacating this overpriced property as soon as my lease ends. Please learn from us and don't try to come here. Everyone is a temp or incompetent and lacks real customer service. By the way, this doesn't even address parking, break ins, trash rooms, maintenance team, etc. read more

I have been living here for over a year now and this place is beautiful! The apartments are very lovely and cozy, the amenities(pool, hot tub, recreation room and fitness center)are wonderful and I try to use them as much as possible. Everything is so clean, I see the maintenance workers out every day and I appreciate seeing that. The people in the leasing office are super nice and helpful, especially Leady and Ryan! They have been my go-to for everything and I'm thankful for them. This place is just amazing and I simply love it here! read more

Ryan Armstrong has been a fantastic employee to work with from the day he showed us around (twice because we are picky) to his day to day liaison with other members of the team, he has even walked our dogs when we were in a pinch. I moved in to this complex in April 2011, when it was still owned by BRE. If I'd written a review then, my rating would be a few stars higher. However, the quality of living here has drastically reduced, while the cost of living has drastically increased. Essex took over, started construction and forced out the only employee who seemed to really care about the residents (Laurie). The "negative attitudes" mentioned in an earlier review have nothing to do with not understanding apartment living. I've lived in apartments in cities and am completely fine with regular noise from cars, neighbors, trains, etc. The construction noise is something completely different. The construction is not happening because "the management is focusing on keeping the place up to date with the latest amenities". The construction is not upgrading anything, it's not adding anything to our apartments or the complex. It's only fixing issues that existed because of shoddy construction--it's not Essex's fault that the construction was shoddy, and it sucks that they're stuck having to fix it, but it sucks WAY more for those of us who have to live here (and who pay a lot of money to live here) while it's happening. And the amenities that we pay so greatly for--only some of them are useable anymore. The pool and hot tub will be out of commission for a while, so that leaves us with only the gym. Also, the noise doesn't begin "at 9 am sharp". For a while it was 8 am, but we complained about it being so early, so now it starts even earlier--today it started at 7:50. If you're reading these reviews and thinking about moving in, and the construction is still happening--I would seriously advise against it. Before they started working on our section of the building we thought, "It's not so bad. Just a minor inconvenience." Since the construction started in December on our section of the building, we've learned quickly that it's way more than an inconvenience. It's massive frustrations, bordering on illegal. They're jackhammering, and smashing, and it starts BEFORE 8 am every weekday. Working from home is not an option--phone conversations are impossible. If you have dogs or cats, they'll be completely freaked out while the walls are shaking and being smashed in incessantly. We won't leave our dog here alone during the day--the other dogs who are home alone during the day bark constantly because they're terrified (rightfully so). If you have small children, they will never nap. If you have allergies or asthma, you'll be miserable. Prepare for constant migraines. Today was a holiday, but there was no sleeping in or hanging out at home catching up on chores or relaxing--the noise makes it intolerable. As for the non-construction things--the location is great, the neighborhood is safe, and the other residents are generally friendly. Packages are often delivered directly to the office, so unless you're regularly stopping by, they might sit in there for a while--sometimes notices are left on your door, but not always. The management staff is friendly, but they're powerless to do anything about our complaints because of "corporate"... and there's no one from "corporate" that we can talk to. Have I mentioned that rent continues to increase despite the disruption and chaos from construction? And there's no rent concessions of any kind despite the fact that our apartment is basically unusable for 8 hours a day. Bottom line: don't move in here anytime soon. Even when construction is over (whenever that is, a year or more from now), Essex has proven that they don't care about the residents. I don't have any reason to believe that will change in the future. read more

One piece of advice- don't live here! I would give zero stars if I could. I have lived here for awhile and although it used to be good, my ratings have dropped drastically because the complete lack of respect for the current tenants that the new management has. In my mind you cannot respect the tenants if you think it's reasonable to have such disruptive construction underway while people still live here. I understand construction may be needed, but if you expect people to live under the conditions things are in now you must have no respect for us. Constant jackhammering, sawing, dirt everywhere, countless nails, glass and debris where I walk my dog, and nonstop shaking of my apt (yes it may only be 8-5 but if I have a day off during the week, or I'm sick at home during the week, guess what, that's the entire day I'm home with a nonstop migraine). The lack of a number of amenities in the apartment complex including the decline in the quality of the common areas such as the lack of access to the grill, unsightly appearance of the construction surrounding the pool/gym area and addition of a fee to rent the club house despite the deterioration of the cleanliness and loss of simple things like the pool table triangle to align the pool balls. In addition to the unsightly appearance of the entire complex with the courtyard areas being completely dismantled, the constant jackhammer noise that constantly shook our apartment, layered with construction noises, and the loud echoing of the jackhammer throughout the complex really frustrated my husband and I on our one holiday off that we were trying to relax at home. The shaking and loud noises not only have disrupted our ability to enjoy our time in our own home, but it has completely disturbed our dog to the point that he is petrified to be in his own home. My dog has been shaking constantly, and is completely afraid to walk on the open ground due to the vibrations. I fear that this may even cause unnecessary stress leading to a mental issue. Not only has this constant echoing and shaking of our apartment (which by the way was much worse than the recent earthquakes, but even lasted since early morning throughout the afternoon). It would have been the standard decency to reduce all the residents' rent by a substantial amount to put up with the construction that we must endure. Truthfully we both are already getting a headache from just being in our apartment during this. The front leasing staff is very friendly, and I only have had an issue with my packages being delivered to the office without any notification whatsoever that they were there, but unfortunately the friendly staff will not compensate for the recent dramatic increase in the devistating effects of the construction have made living here quite unbearable and can't believe the amount we pay to do. The rapid decrease in living conditions/lack of amenities while the simultaneous increase in rent is incompletely unjust and frankly bordering on taking advantage of the residents. It is actually completely unreasonable to expect anybody to live here in such horrid conditions, and almost criminal to charge such amounts to do so. read more

CONS *Paper thin walls - something you'll never notice during a visit *12.43% rent increase after 10 month lease. From 2662/mo to 3040/mo 2bd 2bth. Rent is what it is but damn, this place is absolutely NOT worth that much money. This isn't San Francisco for god sakes -- it's Oakland. *Endless noise complaints - nothing will be done about it. No really, NOTHING. To date I've filed 7 noise complaints on our neighbors playing music too loud after 10 pm. Yes, 7 and they are still my neighbors. *Extremely poor ventilation - mold and mildew WILL grow. If you visit open the drawers in the bathrooms and cabinets in the kitchen and you'll smell it - I guarantee it. *Heating system - totally worthless. Cranked on high all winter and apartment average temp was 62 degrees. Save your money and wear a jacket - in your house. *Fire alarms - expect 2 per month and they will definitely be when you're sleeping *Registered car towed from garage - no seriously they had my car towed and it's registered to park at the complex and has been for the last 8 months of my lease. Cost of retrieval from tow yard = 775.00. To their credit they did agree to pay this after a formal complaint. *Executive management team -- http://www.breproperties.com/about/management_team *Mandatory entry - I've never lived in a place that needed so much access to my private space before. In 8 months they have mandated entry into my apartment 3 times for various reasons [install this, replace faulty that etc] all of which are done when I'm not at home. *Construction - it'll be done in two weeks - Right, can't believe I fell for that. Again, 8 months into my lease and you guessed it - construction is in full force. ~~ Our lease is up in 3 weeks and we can't wait to leave. I am not writing this as a resident of Avenue 64. But here is my experience with them when my husband and I were apartment hunting. We visited Avenue 64 in the first week of Aug to see if there are any available units. The lady showed us around and we found a spacious 2BR unit that we liked. The lady showed us the price of the unit and she said there was some sort of special promotion going on, and she showed us the price which was $2,200 per month for it. We thought the price is right so we put down the deposit check and application. A day or 2 days later, she called us back claiming the price was printed wrong. So it was actually $2,500. We told her it's over budget so we're no longer interested. We asked her to discard the deposit check and application. She agreed to do so on the phone. Here was our lesson. Always get a printed confirmation that the deal is off and the check is voided. On the next day after the conversation, the lady deposit the check and signed us up for a 1BR unit that we didn't even looked at. We didn't noticed this until recently, which is the end of Aug. We found out about this because we received "Welcome home and thank you for signing 1 year lease with us!" e-mail from Avenue 64. It was so weird that we didn't get notification until almost 3-4 weeks later. It was so shady we were signed up to a unit we didn't even look at, and it was without our confirmation. Simply shady. I was worried that we're going to lose the deposit because every paper record was against us. But luckily they agreed to send back the check without any troubles when my husband visited their office in person (since they never responded to our e-mails or phone), so I guess it's alright now. I still won't trust them until I see the check though. (If it goes wrong again, this review will be updated most likely...) Therefore, I ended up not living in this building, but there are usually good reasons when something/someone has a bad reputation. A lot of units are always available in Avenue 64, which is nice for some people who want to get something quick, but there might be a reason for that so please take your time to choose your home and be cautious. read more

I moved in 2 months ago. At first there were a few minor bumps in the road. Then, one of the leasing specialists named Ryan stepped in and went above and beyond the call of duty and helped me out on his personal time. Now that is 110 % customer service!!! Don't be fooled by its looks and age (very new)! The one star is for some of its friendly staff and the clean appearance. Other than that, there's nothing here I would recommend to anyone. Where do I start... The walls/ceilings have been mentioned. They seem to be RIDICULOUSLY thin! I'm actually writing this as I'm listening to my neighbor's trance music outpower my TV that's less than 5 feet away from me. The bigger problem is when it happens at 2-3AM. I've literally called the so-called security company about 5 times on my neighbor and made numerous attempts to let management know my issue with it. The first time, they told me I did the right thing and that anytime the security office is called, the problem-causer gets written up for a warning. I honestly don't know what the 'warning' is because this has been going on ever since my neighbor moved in and hasn't stopped since (even after the numerous calls to security). I'd much prefer them telling me nothing has been done about it and that I should handle it on my own... Another note about management - they make you get parking passes so that only those with the passes can park in the lot. They've also circulated fliers saying park correctly in the spots or risk getting towed. I see so many cars illegally parked in two spots or all over the line in addition to many cars not having the parking passes. If nothing was being done about it, then don't make me go through the trouble of bringing you my registration just to get the unneeded parking pass... I don't know about other units but my unit has a constant draft coming in that's really LOUD! My biggest regret is not noticing this before I signed the lease. The constant draft also seems to bring in a lot of dust and it gets quite cold as well. Oh, the 'hardwood floor' is actually flooring that you can just strip off that looks like authentic hardwood floors... Most importantly, if you can afford to live here, you can afford to buy a place in this economy. I pay over $1600 for about 550 sq ft. I'm actually moving into my own place soon which is 1000 sq ft and mortgage is less than my rent! Needless to say, I absolutely can't wait to move out of here! I have been living here for almost a year and a half and really enjoy it! They do a great job with everything that is really important to me. The common areas, hallways and trash rooms are always clean. I live on the top floor and do not hear any of my neighbors. They have a great pool, hot tub community lounge and fitness center. I really like the pool and hot tub because they are clean and not overcrowded with screaming children. I appreciate the general lack of children throughout the community - that's not to say that there are none but you will be comfortable as a single person, roommates or a couple. The staff is polite, professional and helpful. I love the layout of my apartment. My kitchen is open to my living room and dining room. I have a stainless appliance package giving me all the necessities including a dishwasher, ice maker, garbage disposal, washer/dryer and detachable faucet sprayer. I like the sleek cabinets and fixtures but would have preferred granite over the laminate. My living room is large enough for our living room and dining set. Our bedroom is also large and could easily fit a king size bed, two end tables, and armoire and dresser. It also has one giant walk in closet for me and a regular 2 door slider for my husband. The baths are large and have garden tubs. Kohler bath fixtures and the same style cabinet and counter as the kitchen. I would have liked to have a fan in the bath. There is a permanent vent, but you also have to leave the door open while you shower. It's also good to open your windows regularly to promote good circulation. I love my view - we face west towards the bay. Beautiful sunsets and views of the city and golden gate bridge. I cannot hear the train but i do hear the highway as it sits between us and the bay. It's not nearly as dusty as I thought it would be. I like this direction because the sun keeps it warm in the winter and the breeze off the bay keeps it comfortable during the summer. I commute all over the bay area and my husband to the financial district. We liked this option because it was much more affordable than rents in San Francisco. The area is easy to navigate and approachable. We are close to Trader Joes, bay street the movie theater and the highway which makes getting around easy. I like the location in emeryville because it's further from the scary part of Oakland, conveniently located to the important things and much quieter than the bay street area. Even if you do not have a car the emery-go-round stops right in front of the community and will bring you around town and to BART. I'm very picky in where I chose to rest my head but I'm also realistic. I went without my granite counters and hardwood floors but in turn I received the view, appliance package with W/D, pet friendly, clean, well maintained and professionally managed. I was concerned about moving into an apartment because I owned a single family home in quiet Connecticut before moving to the bay area. It has been a great transition and everyday I feel extremely lucky and thankful to come home to such a great place. Having now lived here for over 20 months, I still stand by my original review. I've seen some improvements made since living here and a continued valuable experienced. The only negative experience I've had thus far is my car getting broken into, but I see this happen all over the bay and I don't feel any less safe here as a result. The amenities are enjoyable and the leasing staff are always helpful. I've had a lot of experience working with Ryan now and I've got to say he is also one of my favorite leasing agents I've ever worked with. I'm looking forward to the upcoming months here. read more

I totally agree with Douglas. These apartments look nice at first glance and have nice amenities, but they are very cheaply made and cost way more than what they probably are worth. The only things that are great about this complex are its convenient location to public transpo and that they allow dogs. The floor plans are ok, but the designs must have come from someone straight out of school or something b/c there's a lot of wasted space, no vents in the bathrooms or in the washer/dryer closet (and it literally is a closet). In the bathrooms, the linen cabinets are in an awkward angle and the cabinet doors open up backwards so you have to squeeze between the door's opened edge and the wall. If you have short arms or are a little husky, this will be a very difficult and annoying situation. The ceilings and floors are so thin. The neighbors above sound like giants when walking around and the neighbors below love to blast their music all day long and it reverberates through the floor and rattles the windows. Also, forget about the office helping out (they are nice, but maybe a little too nice) because all they know how to do is type up a letter. If it happens again, they just type up another one. They can apologize too for any inconveniences such as false fire alarms (which has happened so often, no one is sure now whether to take them seriously or not when they go off). But, they never actually do anything about it accept apologize through, yes that's right, yet another damn letter. Also, if you're going to live here, make friends with other residents there so you'll be up to date with what's going on because if you don't, you'll never know. There have been a break -in or two, but the office keeps anything negative happening in the complex hush-hushed (in hopes to keep their reputation I think). All we got was (Ha, you guessed it!) a LETTER suggesting who to contact for security or whatever. Oh, before you seal the deal here, make sure you ask about ALL of your options as you may qualify for something they don't advertise, but is available. In conclusion: These are not worth your time to live in for a long term residence. Don't sign a lease for any longer than 6 months or 9 at the most if you have no other choice. Unfortunately, the shorter term leases were not offered when I signed on. Like Douglas, I didn't have a lot of time to find a place when I first moved to CA and didn't know the areas well enough. If you can afford the rent here, seriously look for a house instead. You'll be happier. I can almost guarantee you that you'll be frustrated with this complex after the first couple of months. read more
