I hired Full Service Property Management in November 2023 to start managing a newly built townhome I owned. They assigned property manager Ezra in February 2024. I was emailed March 17th, 2024 by Peter the Owner of FSPM and informed I was assigned a new property manager Tristen. On April 15th, 2024, I was called by Rachel and I was informed that Full Service Property Management would be dropping me as a client. She informed me the move out inspection had been performed on April 13th, 2024, by Tristen, that Tristen felt very unsafe at the property and felt uncomfortable with the way he was treated by the tenant. I was then left scrambling to find another property management company to handle this property. Approximately 3 days later I was emailed by Tristen that they wanted to keep me as a client. At this point I did not feel confident in FSPM's ability to manage the property. Tristen provided me with a move out inspection report in email that did not have any signatures or any information regarding the condition of the property just photos which did show damage and a work order for recommended damage repairs that showed the tenant owed $500. I was working with the tenant on my own to provide the final paperwork for the return of the security deposit. I was informed by the tenant in our correspondence that Tristen had sent her paperwork showing nothing was owed by her and there were no damages. This directly conflicts with the paperwork Tristen sent me, the owner. His incompetence created extra expense as I had to resend certified letters to the tenant and updated checks reflecting the new amounts. Now I have no recourse for the $1950 worth of damages that the tenant did to the property because Tristen signed off on all the paperwork to the tenant that nothing was damaged. read more

His employer disrespected my wife in so many ways, then he had the nerves to tell my wife she didn't know what she was talking about then the next day comes with this apology. If him and his staff was professional and knew the laws to begin with this would not have been an issue. And he would not have had to apologize in the first place. So no we are not going to drop our complaint nor will we ever do any business with this company. They attacked my wife and was wrong. When Michael gave us a tour he was incredibly knowledgable about the property and made us feel very welcome. We really appreciated the authenticity of his connection to the home, the owner, and us as potential renters. After viewing the property, Michael was very responsive and clear on what we needed to do to move the process along. Low rating due to misleading statements by the landlord (Daniel) and the person who initially showed us the apartment (John). John said the apartment would be cleaned before we moved in, which did not happen. We were forced to get our own cleaning service to take care of the apartment. While we were eventually reimbursed through lower rent the next month, this was extremely inconvenient. When we moved in, Daniel (the landlord) told us Comcast would be able to install a new internet outlet. We were then informed by Comcast that there was a regional agreement preventing them from doing so, and that Daniel would need "owner approval". We were forced to run a 50 foot cable throughout the apartment for a month before an outlet finally was installed. Overall the apartment is good, but the experience was subpar. read more

Strongly recommend avoiding this company based on my experiences from Aug 2019 to April 2021. From the initial process of getting the property listed to the actual management, they have made countless mistakes and the worst part is they do not take accountability. For example, took poor quality listing photos, failure to show up to provide tour, forgot to transfer utilities, poor communications, failure to provide proper maintenance, failure to pass on tenant needs/requests. The company have also sourced an underqualified tenant which led to months of late and eventually no payments. They were not able to communicate with the tenant to collect the rent and blame it on the pandemic/mortarium. They do not put you in the best interests and gave me incorrect advice and issued an affidavit that had no legal bearing which led to substantial financial lost on me. As an exit plan, they ended the service agreement abruptly on me and took zero accountability. Peter, the owner, is the worst person I have interacted with as a service provider. Arrogant, rude, not respectful with no integrity. The only employee I respect is from accounting and her name is Pam. If you do not want to lose countless night of sleep, avoid this company whether you are an owner or a tenant. read more

I contacted one of the property managers about a listing that just hit the market; her name was Lava McCoy. Very unprofessional, unresponsive, unreliable. I applied to the property based on the photos also the location. Once I could schedule a touring a week later after texting and calling the number listed on the ad. The day we were supposed to meet, she was a no-show. I called to see when she would be at the property, and she stated that she would only meet if I would agree to a ten-month lease. I started asking why her company only did ten monthly leases, which were new to me; I've never had a ten-month lease. Instead of answering my question, she stated she doesn't have to explain herself either I wanted the place or not. She doesn't have time and will refund me my application fee(which she didn't). "Other people wanted the property and didn't ask questions." Mind you, I'm still outside of the property waiting for her. I told her I would still like to view the place, being outside waiting on her. She stops communication, and two days later, I get a notification that lava had rented the property out. I wish I could give this place no stars worse experience in my history of renting a home ever. read more

If I could choose one word to describe my experience with Full Service PM, it would be bewildering. I submitted a joint application on August 25th. Samara emailed me the next morning and was really on it. She contacted me to request a signed form that was missing. I signed and returned it to her by the end of the day. Since Samara was so efficient, I was confused by what happened next. Full Service pulled my credit on August 28th, three days after I applied. I started following up with Samara on August 29th. My co-applicant and I both called and emailed multiple times, only to be told that Samara had just returned from vacation, or just arrived in the office but promised to get back to us that day. We didn't receive a decision on our application until September 8th. Our application was denied, but that is not what bothered me. I was disappointed by the lack of clear communication and the amount of time it took them to give us an answer. It should not take almost two weeks to process an application.But I was fine accepting their decision. The same day I get ANOTHER email from Samara asking if I'd be interested in looking at other properties. I say sure. We speak on Friday September 9th, and I am told they will try to work with me. I thank Samara for her extra help and agree to get all the supplemental documents needed for them to take second application. I deliver all of them to Samara on Monday and volunteer to put an extra month down on top of the deposit, only to have Samara tell me there's nothing she can do, her hands are tied and they can't rent to us. I feel they got my hopes up for no reason, and that the extra time I put in to get the application approved was a waste. I am giving them three stars because on the occasions I was actually able to reach Samara and have a discussion, she was kind and professional. In the future, I suggest that FSPM strive to handle applications in a timely manner, be clear and firm about their policies and show empathy towards applicants. If you are going to deny an application, just tell them so they can continue their search elsewhere and save all parties the time in following up. read more

I had opportunity to see Mr Nelson with both current residents, new prospects and individual Owners and liked very much how they were treated and responded to, as people, not numbers. I know from personal experience that if he was unavailable for the weekend he had maintenance personnel to contact in the event of emergencies. I am also in the Property Management business and know very well that you cant make 100% of people happy 100% of the time. People make mistakes and personalities sometimes conflict,.
