My inspector Sam was extremely thorough not only in his inspection process, but also talking me through his notes making sure I understood at a novice level. He was also super patient with me. I came prepared with a list of about 20 additional inspection questions (including where the shut off valves were located and how to turn them off) and he made sure to answer them all in detail. The report was turned around in less than 24 hours and I was able to connect with Sam immediately regarding my follow up questions.

It seems like the inspector is more for the seller rather then the buyer who is hiring them for contingencies. I have done construction management and commissioning before so I dont know how in my case where a window latch on an exterior window thats UPSTAIRS is considered a low priority where there is a fall risk, wind/gust that goes through since it cannot fully latch and would need a potential replacement - which in hand did not help our case with settling on the deal to get this resolved. Literally handed us a paper and not even a follow up call to discuss the contingencies on the home. All I got told was that they only look visually and even when I looked you could see it is a bigger issue than what it was marked as. Waste of $475 that I could've done myself, oh and when I email the owner Hulbert, same half response of excusing the poor inspection that was done. I do not recommend this inspector company whatsoever. I forgot to mention - his wife when I told her the situation told me "This happens when you get a home" like what kind of response is that, don't know but this family business is beyond disappointing and a let down to put it nicely. This establishment lacks the actual foundation of what and who they're doing this for. Also the inspection was 30 minutes for a 3 bedroom and 3 bathroom house.... I've seen people thoroughly inspect homes smaller and take longer.

He organized the importance of this, explained why they were important, and detailed a hierarchy as to which things should be addressed first.
