We have hired Cliff and his team twice now for inspections on 2 different properties we were looking to buy, one a full inspection, the other a pre-inspection. Cliff performed my home inspection on Sunday December 11th and spent over three hours answering all my questions and walking me through every nook and cranny in the house, and sent me an extremely thorough report less than 24 hours later. When I had follow up questions about old houses, stucco, and maintenance, he not only gave me his opinion but also sent additional articles from the internet and magazines so I could make my own informed decisions. I couldn't be more impressed with Cliff's work or happy to have met him. Cliff is punctual, unusually competent and very good natured. He has all the toys you can buy to inspect systems but he also has an impressive amount of knowledge about construction techniques and neighborhoods. I'd expect to have paid a lot more for that, but his fee was exactly what the random guys our realtor recommended were asking. I don't have a lot of confidence in home inspections--every other one I've seen has missed a few major details. I was on site for the inspection Cliff did of the townhouse we ended up buying, and within a few minutes I could tell this was not the same inspection most buyers get. We bought a serious project house, but it's not that scary because we have a timeline and rough cost estimate of everything that needs to be fixed for the next 15 years. I'd be scared of owning his place if Cliff hadn't given it a very inspection. There was a part of the crawlspace we weren't allowed to check at the inspection. After talking with Cliff on the phone about what could be in there, he offered to go back and check it out for us and we got permission for the seller. Unfortunately he still won't let me pay him for the extra hour of his time he spent under the house, although he did give us a full report of what he found (with lots of photos) within 24 hours If I have a complaint with Capitol Hill Home Inspectors, it's that they don't also have a contracting business to fix all the issues they diagnose. It's not like we're totally on our own though--when we were moving in Cliff stopped by to congratulate us, and offered to let us borrow some tools for our first project. read more

Absolutely fantastic! We truly lucked out to have an inspector like Cliff to conduct our home inspection. He was prompt, polite, professional, and (best of all) extremely knowledgeable. All in all, it took him about four hours to conduct our inspection, and he generated one of the most impressive reports I have ever seen. It's unfortunate that I'm writing this review because Capitol Hill Home Inspection came highly recommended. I'm closing on my first home in mid-September and reached out to the owner, Cliff, via his website, in early August. I heard back him from the next day via e-mail. He also stated that he was on vacation and cellphone service would be unreliable. I understand that. Everyone deserves to go on vacation. But what bothered me was that if Cliff was not available, then no one else at Capitol Hill was? He didn't tell me initially when he would return from vacation and I waited until the last week of August (12 days later) to reach out again. I had to wait one more week, after the Labor Day weekend, before he was back in the office. Like I said, I don't begrudge him for going on vacation. But there were, I'm assuming, no other employees who could assist me (finalize my appointment, inform me about the home inspection process) because Cliff never mentioned that was an option. If I had known exactly when Cliff was going to come back to work, I would've looked elsewhere sooner. I ended up doing that anyway and had a confirmed appointment, a tentative contract, all my questions answered, and a inspector assigned to me within the hour. Cliff must be really fantastic at his job with all the solid reviews he has on Yelp. It's just unfortunate I got the short end of the stick on this one. read more

We were impressed with Cliff's reviews on Google and the conversations we had with him prior to the inspection. He was very flexible with the appointment and accomodated our schedule. I learned a ton about our new home (ignorance is bliss, but I guess it's better to know what you're getting into!). Few people in life give you a gift that will payoff for years to come, but Cliff gave that to myself and my girlfriend. After looking at a house twice, I found that there was a poor job done fixing an exterior wall and some water damage that may or may not be isolated, so before putting an offer down, I wanted to understand the extend of the damage. Cliff responded to my call on a Sunday night (totally unexpected) and made time the next day to do an inspection. Further, as soon as I gave him the address, he had every building permit that had been applied for on our potential home. It turns out that none of the entire renovation on a house was done with a permit that was issued. Within 10 minutes of Cliff being on the property, I learned more about the improper wiring being shown personally what was wrong and how things should have been completed as well as tips to look for when looking at houses. Once I explained my lifestyle and that we were looking for a home that could be upgraded to capture additional value and rented if we moved from DC, Cliff explained that this property was not that correct fit, both from a time and capital investment. Having a trusted advisor like that who is looks out for your interests is so rare. Quickly we could tell this property would have to lower its price by over 50% to make it worth my time and Cliff was open and honest about that. However, he still took the time to teach me a few things to look for. While we didn't put an offer down on this particular property, I know for certain that we have an inspector for any future house, or any friend who is buying a house in the future. It was easy, well coordinated and professional. Cliff and his team of experts descended on my new condo before purchase as a well skilled and assembled unit ready to get the job done right. He was very thorough bringing everything up to code. Of note, his team missed a burnt bus bar in the electrical box that needed to be replaced which was found post-purchase. When I told Cliff about it, he immediately stepped to the plate and had it replaced on his own dime without any difficulty (and it was expensive.) So that's the ultimate guarantee! He does not pay any attention to cosmetics of the place, which isn't what an inspection is for. But if you want him to comment on them then I'd ask prior to the inspection. read more

Cliff and Ryan were able to come on short notice to inspect a Rowhouse we had a contract on. We were only in DC for 36 hours and they were there were able to work around our schedule. Their inspection was very thorough-and the report, documented extensively with photos, was great. We ended up not purchasing the property, due to the many issues they noted (and a seller that refused to negotiate repairs or reduction in price. As soon as we find another place, they will be first on our list to call. They saved us from purchasing a potential "money pit" It looked so great-but behind the walls and floors was a major disaster of wood-rot, leaks and bad wiring. So glad we hired them. read more

As a first time home buyer I wasn't really sure what I needed to look out for when I was house shopping. Needless to say Cliff stopped me from making what would have been a really bad purchase. I already had a ratified contract on a house and my realtor recommended Cliff. Let's just say that all that glitters isn't gold! The house was totally renovated from top to bottom,beautiful! But about an hour and a half into the inspection Cliff pointed out that there were cracks in the brick siding, turns out that the foundation of the house was giving in (something I failed to notice). I quickly retracted my offer. A month later I've found another home I love and thank goodness there are only minor repairs needed. As a two-man team, Cliff and his co-worker covered every inch of our house (including the crawlspace) and documented each and every potential issue. It was extremely helpful for us because 1) we were first-time home buyers and 2) it provided us leverage to get items fixed by the seller (or have a credit). Cliff also explained what he was doing throughout the process, and told us what we would need to do moving forward to maintain the home. The report was thorough and provided with short turn around (same-day). Cliff and his associate did an outstanding job! Both worked very fast and communicated to us through out the inspection which lasted 2-3 hours. The home was over a 100 years old with very little updates in the last 20-30 years. Cliff submitted a 62 page report with numerous pictures within 24 hours. The report was extremely informative with numerous potential problems with plumbing, electric, tuck pointing, roof, and a potential structural issue. We then hired a Structural engineer to better determine the issue, which there was. We re negotiated with the seller and came to a fair comprise on all the issues.
