THESE PEOPLE SELL YOUR INFORMATION!!! More details: I thought the tech for my inspection was solid, and far more useful than the report. The report was full of boilerplate language that fit the description most of the way, but clearly wasn't 100% targeted to the actual problem. Same with the photos -- we found a wood-destroying insect problem in two places, and there weer only photos of one. Tough to go back to a seller and request resolution in a specific area without a picture. Most importantly, however... after the inspection I started receiving calls and emails from ADT?!? I consider it a MASSIVE breach of privacy to sell my personal information -- about a home that I may not even purchase -- to someone else. If I had known that this is how these people would act, I would NEVER have gone with them in the first place. Lastly, a word to the wise, if you don't mind your data being shared: call them and tell them you're getting a lower price. They were highly recommended to me by several friends, and I initially got a quote of about $1,500. I called around and got other quotes in the $600-$750 range. I was so confused that I called back to make sure I got the right quote... and they dropped it to just over $800. So, long story short: they'll gouge you if you don't watch out, and they'll sell your data, but the inspector is solid so maybe it's a win? I'll let my one star review tell you what I think. Caveat emptor! --- Editing to mention: I have tried several times over the last few days to request that ProTec delete my personal info and stop sharing it, but their email address that they send email from, and that is listed on their website (ClientCare@protec-inspections.com), can't receive email. This was my second home inspection, and first time using ProTec. Although a bit pricy, you definitely get what you pay for. ProTec's system was extremely easy to navigate, with different options you want to include in your inspection, scheduling, and finally payment. I was a bit unsure about the inspection, especially due to the price. Was it worth it? Inspection day came by, and Scott arrived early! He was extremely thorough and methodical in his process, explaining everything he did along the way. He was also very patient, more than willing to answer any of my questions. The entire process took a little over 3 hours for a slightly over 5,000 sqft house. At the end, he gave me a summary, recommendations, and asked if I had any concerns or questions. I was not happy with ProTec and will never use them again. They called and wanted a credit card for the inspection, saying they would NOT charge the card but be paid at closing from the title company. I called and gave them a credit card and they assured me they would not charge my card. When the inspection was complete, I nor my agent could view the report without a credit card again, so I put it my info so I could view the report. Then I see that my card was charged anyway with a 'convenience fee'. When I emailed and inquired, they responded saying they 'assumed' I'd want to pay the convenience fee and charged me, without notification. The 'fee' was $16.91. As for the report, it was the most basic and simple, abbreviated and non-informative home inspection I've ever gotten and at one of the higher rates for the industry. I've bought and sold houses for me and as a flipper and will never use this service again. And I will tell my realtor as well. read more

There are not enough positive things to say about ProTec, from beginning to end... within moments of requesting a quote through their website, Laritza called me and was efficient, thorough, and professional. She didn't try to "upsell" me on any of their services, but let me know what was available, its benefits, the expected time line of the test, when the results would be available, what a report would include, and the total cost. I'm an engineer, and think its hard to be too thorough, but am also very skeptical. The property that needed to be inspected was a 1830 house that had been "flipped", which immediately made me know I wanted EVERYTHING looked inspected - way beyond just radon, pest damage, and roof condition - and to make things worse the house was built on a stone foundation with only a 24" crawl space below the first floor. I was concerned that the inspector might be a big burly guy who wouldn't be able to "commando-crawl" around what I was expecting to be a dirt floor. Additionally, I didn't know if the sanitary pipe leaving the house was clay or cast iron, and needed to be sure that it wasn't completely occluded with 200 year old tree roots. SO! - Laritza said that she would try to schedule Ryan K. ... and he exceeded all expectations. He showed up on time, was respectful, and knowledgeable, and didn't (seem to? lol) mind me tagging along with him the whole time... Despite house being only 2060 sf, Ryan was there nearly 3 hours, drove back home through rush hour traffic (another 2 hours I think) and still had the report, with photos, emailed to us the same day. There's no such thing as perfection in a home inspection - not everything will be found. But if there were perfection, Ryan delivered it. ALSO - the sewer scope was EPIC. No major problems found (ahhh ... peace of mind) but there were some tree roots that had started to grow into the pipe, and now we know WHERE they are, and how to abate them before they grow (literally) into a major problem. Especially in older homes, I can't emphasize enough the importance of this service... I regret I forgot the technicians name, but ask Laritza!! ProTec is really the whole package - I'm sleeping better at night, thanks to them. read more

I paid the following to ProTec Inspection Services - Inspection Fee:$954.00 Termite Inspection:$129.00 Radon Test:$249.00 MOLD TEST $295 Re-Inspection $429 I paid Pro-Tec Inspection Company over $2,000 for inspecting my home and re-inspection and yet the inspectors screwed up. They could not do a visual inspection properly of the microwave, how could they miss out such a thing - see attached photos. When I moved into the house and happened to notice the ceiling of the microwave paint chipped away. The inspectors had missed this, not once but twice since I had the house re-inspected 2 days before the closing. After repeated calls and talking to the manager, I did not get anywhere. So I escalated the issue and below is the response of the owner about the combo microwave unit that is not usable: "I have had the same problem with my microwave. Here is how I fixed it for under $5.00. Scrape off the loose paint by gently sanding the damaged area. Touch up the damaged area with white appliance repair paint. Looks like a bottle of nail polish. Let dry for 24 hours before use. You should repair this before using it as the paint causes the microwaves to bounce inside the unit. Once it rusts out you will get microwave leakage and it can be a fire hazard......" Can you imagine the response, is the company that charged over $2000 giving me a $5 fix that could be a safety hazard let alone catch fire. Are they liable in case something bad happens? I still wrote back to them and called them but NO REPLY whatsoever. The above explains the reason why I WOULD AND YOU SHOULD NOT TO GET YOUR HOUSE INSPECTED BY PROTEC INSPECTION SERVICES. read more

We have major mold issues our inspector missed and now likely have thousands of dollars in remediation to pay for. Weird odors were brought to his attention during the home inspection and he brushed them off and because we trusted his judgment, we did, too. What a mistake. A month later they are still here and turns out we have a major mold problem. I spoke to numerous contractors who said the odor should've been investigated by the home inspector. When I contacted ProTec, they claimed people throw inspectors under the bus and accepted no responsibility. We spent more and got less with ProTec. Save your money and go with a company with some integrity. I understand people make mistakes but ProTec's response to my concerns have been exceedingly poor given the amount of trust I put in their work.
