He was very thorough with his inspections and went over some general maintenance recommendations for items that were not an issue for the inspection but are important for the longevity of the home. He was always willing to answer my questions with advice and was not afraid to admit where I should consult a different expert. Most importantly, he did not try and sell me on any of his other services even when I asked if he would recommend taking further action on the home. On 05/12/24, it rained very hard, and I was concerned about the new house since it is located next to a drainage system. Fortunately, Mark was doing another home inspection in the area and dropped by to take some pictures for me, mind you, I did not even ask him to do so. He just thought it was a good idea to do so since he was in the area. He sent pictures and confirmed that the basement was not affected. I appreciate this so much as it gives me a peace of mind. At the outset, the situation was a bit unusual. We are renting this home with an option to…read morepurchase. So we wanted an inspection to know if there was any pressing issues with the home before we made a decision on the option. So we didn't want a typical home sale inspection, nor is this review reflective of that type of service. Let's start with the good. This company is very easy to communicate with. They are responsive and easy to reach out to. Joseph (who conducted the inspection) is also very personable. He did a thorough review of the home and even gave us some thoughts on how we might re-design, paint or structure the rooms in our house. Finally, the price was great, He understood the unique needs of my situation and adjusted it to a reasonable rate. My big issue came after the inspection. I negotiated the receipt of a report prior to the inspection as the landlord would need a copy. I had to continuously follow up on this after the inspection and then ask him to add issues he identified that I had written in my own notes but were not included in the report. Although I finally got a report, it took a lot of effort on my end to receive it (and it was a bit less comprehensive than I hoped for).

There was severe water damage to the subfloor under both upstairs bathrooms. That portion of the subfloor was the ONLY part that was visible and accessible during the inspection, yet in the subfloor section of the inspection it was marked as functional. The choices were functional, marginal, non-functional, or not inspected. If it was at least marked as marginal or even mentioned in a comment, I would have inspected it further and probably backed out on the contract. Unfortunately, I did not discover this damage until after settlement. I called the company and spoke with one of the owners, Ray. He was pleasant and came out quickly to take a look. As soon as I showed him the areas that were missed, he immediately offered a refund of my inspection fee without question or protest. But he also made it very clear that the cost of the inspection was where their liability ended and they would not cover any repair costs due to their mistake. I think I'm pretty reasonable, and do not expect an inspector to be able see through walls and find hidden damage. However, this was out in plain sight and could not have been looked at before filling out the inspection report. I also understand mistakes happen, but at the end of the day they would not make it right. I was left holding the bag for a huge repair bill that would have made this property not worth it and could have (and should have) been avoided.
