I am living currently, if there is -ve rating, I would give blindly max -ve. Current management is awful, I was promised that my next lease renewal would be on discounted rent. I don't see same leasing office staff managers/frontdesk employees any time when I go to leasing office. With in 1 year, at least 7-8 different employees in the same leasing office. At the time of joining, they would give all promises but unfortunately when you visit the office next time, same employee would not be there and new manager says he/she is not aware of any such things. Also, when we request for plumbing/electric maintenance activities, the answer we get is all these are old appliances and they don't work as per expectations. Minimum power bill that we get here is ~$200, this is way more. We don't use AC/Heater frequently, but bill is way high here. We used to pay $100 in other places. read more

I have been very happy with Aviare and its staff since moving in in June. Pros: great appliances, friendly neighbors, 1 car garage for each unit, location, and terrific staff. Alyssa has been particularly helpful and awesome to work with every step of the way. Cons: limited parking aside from 1 car garage (parking spaces typically run out in the early evening) and occasional small pests (spiders/silverfish). Very pathetic service after the management changed. Don't be surprised to see the Rats and Cats in the common areas. They did not even bothered about fixing lock for basket ball court (which is the only play area in the apartment) for more than 15 days. Reported the issue about the garage a month. Received multiple email confirmations that did not even include the appointment day and time, even up to 15 minutes prior to my scheduled time. Arrived at leasing office, no one there. The "we will return soon" sign said they would be back at noon, yet I had an appointment scheduled for 10am. Called multiple times, kept receiving voicemail. About 10:10am a gentleman arrives, goes into the leasing office. I follow right behind, he doesn't answer the door or phone. Called again and watched the phone ring over and over. Waited around 20 minutes to no answer. My time is just as valuable as theirs. I would not recommend based on reliability and professionalism. UPDATE in response to Business M.: No thank you. I leased and stayed in the apartment for a duration of 16 months. I have leased two apartments earlier around San Jose and had to move in order to enroll my kids in the schools of our choice. Similar to any other new lease, we got a great deal with a rebate of 1 month rent over a period of 12 months by signing a new lease. The apartment is is located on the second floor and on our initial inspection was told that a new carpet and appliances are being installed. We moved in and the first couple of days were good and everything appeared well. The good things about this aparment are location, location and location. Situated right off 280, next to Apple campus for folks who work there, close proximity to Safeway, Whole foods, Cupertino sports center etc., makes this really attractive place to be in. However, there are too many problems. Problem 1 We were given a garage which can hold only one car and that too very snuggishly. We were given just one remote for the garage and got our garage key almost 6 months into the lease (that is not a typo :( ). Problem 2 We were promised an additional assigned parking and never got it even at the end of our 16 month stay. Problem 3 During leasing, folks usually visit during working hours and might misconstrue that there would be open spaces for parking. You cannot find parking in the open space after 6pm as the number of parking spots are less than the number of apartments. Lot of residents use their garage as extra space adding to this problem. Many a time we had to park in the fire lane or in the Safeway opposite to the building, hoping that they don't get towed. Problem 4 You can always find scavengers rumaging through the dumpsters for trash leaving a trail right next to your pathway or doorstep or sometimes near or pasted against your car. Problem 5 We were living on the second floor and the family downstairs noticed that their ceiling (my floor) is leaking. After complaining for multiple times, they were able to get the maintainence staff to take a look and they found that the pipes were old and had broken due to rust. The problematic part was they would enter the home while with no prior permission citing that it is an emergency for something that has been going on for months. Even then they were able to fix it only temporarily and promised the family downstairs that it will be fixed eventually. Problem 6 If you have kids, you will notice that there are no playing areas within the apartment and all the kids tend to play in the courtyard in front different blocks within the building. We were not really bothered about the sound levels as we have two of our own, but folks who drive around are usually not that cautious and it has led to quite a few incidents. Problem 7 You will most commonly see a cop car once or twice a week in the apartment building. One of the houses on the first floor got robbed while empty and there are usually few such instances that we had noticed. So if you are single person, who live light with not too many possessions, don't have more than one vehicle, don't stay at home long and spend your weekends outside, this might be a good apartment due to its location. But for families, especially with kids, I might think twice before leasing. I sincerely hope Aviare addresses these problems. read more

We have been living in this community for close to two years now and it has been a good experience for us so far. People at the leasing office are good and responsive and maintenance has always been very helpful too. In particular Francisco Alcazar has come to our help even after working hours and resolved our problems very quickly and efficiently. There aren't many amenities besides swimming pool and a basketball court (and a tiny gym). specially when considering that this place is full of kids, there is not a lot for kids to do. Very impressed with Aviare Appartments. Quiet, well managed and everything new so nothing is breaking. Veronica has been wonderful from the application process to even replace all my keys and FOB for gate entrance that the airlines lost. I like the common areas, the community, location, and the management staff. Yelpers, you will not be disappointed for renting here. Update July 2017: Needed to move on unexpectedly due to work and family. Sometimes you cannot truly measure a Property Management group until unexpected challenges arise and confront you both. Without going into details I needed to leave early from my lease and the separation could not have been more professionally handled both in terms of dollars and terms. This place may cost a few dollars more but that is a small insurance payment to get the respect and service I have received during my stay at Aviare. Dont move here. Save your health and money. The apt is close to 280 and DeAnza. During the peak hours the smoke is unbearable. There is no place for kids to play and they play in the parking lot, driveways, which becomes dangerous if you are not watching them closely. No parking spaces even for your 2nd car. if you come late from work you have to park off property and walk. You cann't have company. Management is unfriendly, won't help any way. We were late once by a day and we got notice and they wanted us to pay the fine. They try to make money out of you any way possible. All they can do is talk rules when you are trying to move out. The location is prime, the apartments are lovely, and the customer service from the office staff is excellent. They are always willing and ready to help with utmost professionalism. It was not clean when we moved in. We lived there for 2 years and suffered with cigarette smoke the whole time. The management said they where working on it but nothing ever happened. If you want a quiet complex don't live there. There was a racket most of the time. Then when finally we gave up waiting for them to do something about the smoke at 4am every morning, they took nearly all our deposit saying the apartment was dirty and it all had be cleaned. Well, it was not clean when we moved in (smelt like urine on one of the bedrooms and we always took our shoes off while in the house and tried to keep it as clean as if it was our own. But it did not stop them from taking 1500 dollars from us. I was so upset and they gave my wife such a hard time. Never again. I live here for temporary corporate housing. Aviare is a small community with a very convenient location: across the street there are Safeway, RiteAid, Ross, Fedex etc. Only a few blocks away from Stevens Creek Blvd., where you can find almost everything. It is very quiet and clean here. Not too much kids noise. Because the community is relatively young, everything is shiny and new. My apt is on 1st floor facing east, spacious, great morning sunshine. However later in the day, the shade of the trees right outside the apt could block the sun and make the apt a bit chilly without heater on at night. So far all the staff members that I have interacted with are very courteous, warm-hearted and helpful, including Mike, Kwame, and a lady I didn't get to ask her name. The rent is a bit pricey, but because of the school district, the price of the whole area is high. read more

Very high on rent ,parking is always an issue and this management makes it worse by towing vehicles even when it is not needed. Our apartment had water leaking from top floor couple of times. The service used to be great until a new team descended this year, which needs sensitivity training. Particularly, there is a certain maintenance guy, who has the panache of a physician. He does not bother to make eye contact, does not listen to you, asks some questions while you have already stated the problem (as he did not pay attention to your statement). With the pompousness of a NASA engineer (as portrayed in Hollywood movies), he declares the problem solved and goes ahead to give you unsolicited tips, with a serious grimace in his face. I have lived in the Aviare apartments for just under 2 years now and LOVE IT!! My wife and I lived in several different apartment complex all over the bay area, and Aviare is by far the best. Mike is the manager of the complex and does an amazing job. His staff is always pleasant to work with and extremely helpful any time I have ever needed anything. The complex its self is beautiful and very well kept. My wife and I are very love the fact that this is a very family friendly community where most of the neighbors seem to know one another. Mike and his team threw tenant appreciation events every few months where they supply food and other goodies complimentary for all. Parking at Aviare in Cupertino is a big hassle when you have a second car. There is absolutely no parking for guests and you cannot welcome guests while living at Aviare. Aviare management wants to rent out the covered parking spots leaving not enough free spots for residents. If you have a second car then prepare to spend about extra $70 in addition to the pricy rents. read more

I lived in the Aviare Apartments for 2 years from September 2011 until now. I lived in Building F which is closer to Homestead Rd than to the 280 freeway. My unit also faced away from Deanza Blvd and was on the East side of the complex. Both of these factors made it pretty quiet in my unit. I never heard any noise from neighbors (my unit was on the 3rd floor) and I consider this apartment one of the best I lived in in the Bay Area. My *only* complaint is that here are no elevators in this complex. And that was only an issue when having to carry groceries or suitcases up two flights of stairs! I was very happy with the management staff and loved having a garage for my car. Having washer and dryer hookups for full size machines inside the unit meant I could do my laundry any time I wanted! That sold me when looking for a new place to live. Aviare is a bit pricey but they are competitive with other apartments in the neighborhood. I would recommend living there. read more
