Mold in the dishwasher upon move-in
    Jennifer H.

I give Pavona 2.5 stars but am rounding up because I'm in a generous mood, and well, 0.5 should be rounded up, right? Pros: Maintenance, small community, adequate customer service, and package lockers Cons: Horrible move-in experience, parking, staffing on weekends, the park just North of the property, and security (see below for details) Move-in experience: Because I was moving from across the country, I wasn't able to see the apartment that I selected to rent out. Upon move in, the apartment was infested with fleas with mold growing in the kitchen and bathrooms. They offered to flea bomb the unit, but I would have preferred them to clean the apartment and replace the carpet (which the place I currently live in did so before I moved in without question) or give me a different unit. Breaking the lease was not an option, so because they refused to replace the carpet, I took a different unit--but the only one they had available was a smaller one for almost the same price of the first unit. The experience was so stressful and had I not been starting a new job right away, I would have put up more of a fight or find a way to break the lease. Rating: 1 star (Eek! Methinks not). Parking: Unfortunately, a garage parking spot is not included with the unit, and the resident parking lot is often filled with non-resident cars. Although there is street parking, there are other apartments and townhomes around the corner that you have to compete with. Rating: 3 stars (A-OK; it was manageable). Staffing: The leasing agents are nice enough, but you have to speak to a manager to get anything accomplished. The most annoying thing is how understaffed the office is on weekends. When I lived there, there was only one staff scheduled on weekends, which is when most people look for apartments; as a result, resident needs are not addressed on weekends. If you're a working professional that works 9-5, plan your time accordingly. Rating: 3 stars (A-OK; it was manageable). Park: In theory, it's nice to have a park in the vicinity for exercise and leisure, but because of the area, there are often homeless people inhabiting the space and yelling in the middle of the night as well as people doing inappropriate (sexual and drug-related) things. I guess I would suggest a unit that is not on the north side of the property. This is not Pavona's fault, so I don't take this account in the rating. With that said, management should improve their security (see next section). Security: The gates were often broken or left open. Most of the time, I felt safe, but management rarely did anything to mitigate the issue. Rating: 2 stars (Meh. I've experienced better. This may depend on your tolerance for this sort of thing.). Hopefully, this review will help you, as a potential resident decide on your new home, or Pavona management improve their services. *Edit* I just remembered the annoying experience of being charged twice by PG&E from the apartment transfer, which I actually blame on Pavona management because they said that they would help with all the transfers but didn't.

    Mold

I will try to be as in depth as possible: Apartment:Pro: I love the design for a 2 bed 2 bath - especially if you have roommates. The walls are pretty thick too, I never had a noise complaint. The apartments are in a great area very close to freeways and shopping centers. Con: Our apartment kept growing mold. I shared that with the maintenance person and she legit just checked it with a device and said it was "ok"... See pic* Also, we had a leak in our bathroom ceiling and took them a few weeks to fix.. they gave me a dehumidifier for a few weeks I guess to help even after i told them i was asthmatic they just said they were working on getting this resolved as soon as possible. Covid Guidelines: They tried their best to follow the guidelines however one of my biggest complaints is if you reserve the jacuzzi/spa you are NOT allowed to use the lounges chairs they have available which makes no sense because they have some in that area just stored there. Parking: eehhh.. if you get there early you will find parking .. side note: roommate did get their motorcycle stolen from the parking lot. Grass Area: Seems like they had maintenance on Mondays/ once a week .. they could benefit from twice a week especially during the fall leaves everywhere. Lockers: Terrible service. They won't notify the direct owner, they will randomly text whoever lives in that household. Also, sometimes when the lockers are full your items are in the front office but who knows when you will be notified about that.. Staffing: Poor, Logan ran my credit report cuz my roommate told her it was ok to do soo .. she did not even bother to cross-reference it or ask for my consent. Roaches:For sure an issue, only after our first week of moving in we had one in our apartment and we are not talking about no little thing either, those things are HUGE! Rat: I spotted a rat in the back near the parking lot running around! So so gross!! Trash: It is almost always overfull. Also, if you plan on dumping big furniture the don't provide a service for that, they will charge you.. I recommend just calling the city (they do it for free) Move out experience: Like many others we are getting charged a service fee for the carpet. Honesly I would ask for documentation on when that carpet was last replaced because if you are the person who gets it on the fifth year chances are they will charge you for the replacement. Most of the carpets get a deep clean but after being there for a period of time most of the dirt resurfaces back up, stains you did not create but will still get charged for them.. (just a heads up)

Becareful when you move out!! Guys becareful when you move out from this place Will charge you everything!! I am not joking, I have never received this much bill when I moved out from Apt except the one I stayed for 2 years which is they charged for the carpet cleaning that make sense. But I lived here for six month and I left it really clean Nothing on the wall or paint issue. They charged something that I never had issue with or looked dirty. Such as Patio Blind. Never used it, never seen it. Never ever had issue with it. Yet you charged for it. Cleaning pee 160. I left it super clean there was nothing behind and clean. Ohohoh I am glad they didn't charge me their cockroach problem tho so so so glad. Anyway That was over 500 bill. Left it clean yet charged more than ever. And I lived here for six month! Go pavona! Rip people off! Thank you! No wonder this place have horrible managers!

I wish I could write a better review but I'm so disappointed by what was previously a great place to rent. The buildings are quite dated and the updates that have been made are of the cheapest quality. The old carpeting in the buildings was replaced last year...we all thought what had been placed was the liner and the installation people would be returning to lay the actual carpet. No...the carpet is just that thin and it causes sound to reverberate through the halls. The vinyl flooring in some units is cheap quality and poorly installed, so that it's constantly lifting. They continue to permit cigarette smoking on patios and balconies, and public areas around the site, which means there's smoke coming in through the windows, patio/balcony doors, and vents, regardless of whether you smoke. The complex spent three years and a lot of money to update the property, with the pool and hot tub, bbq area, and clubhouse were all unavailable during this time. The big reveal after all the work reflected that the only thing changed for residents was a nicer bbq area. The pool and hot tub, and all the chaises, tables, and umbrellas are the same that have been there since my initial residency. The clubhouse, which is only open during the management's working hours (unless reserved for a private event), is gorgeous but the main change is a remodel of the office space. The management and facilities staff are the only people who use the "clubhouse," and in great part due to the hours it's accessible as well as the fact that whenever someone goes in there, it feels as if you're interrupting the office staff having their breaks, hanging out and snacking, etc. All the parking spots were redesignated this past year as "assigned" spots, in a clear attempt to increase income for the management company. Residents must pay an additional fee monthly to reserve a spot, covered or not, and there are virtually no unassigned spots for additional resident cars or guests. The office staff regularly "patrol" the parking area for parkers who aren't "registered" and when discovering someone, send an email blast to the entire community calling out the car's identifying details and threatening to have the vehicle towed within a certain number of minutes if it's not moved. During weekends, the Springwood staff tend to park in the spots reserved for "new residents." Management sends email frequently admonishing residents that they've "been told" they cannot have anything on their balconies/patios, hallways, lobbies, etc. as if the residents are young children. I don't like when people break rules meant to ensure people's enjoyment of their rented home either, but there's a way to do this respectfully and a way to make people feel bad. When there are problems with the laundry room machines, the office staff will not assist. The response is that they haven't been trained on how to use the equipment or its software and residents have to contact the vendor (which never seems to result in a response). A dryer has been non-functional for months but despite numerous requests, the management staff have done nothing to ensure that it's repaired or replaced. With only 4 washers and 4 dryers per building, having one out of order creates a difficult situation for residents trying to do their laundry. On the plus side, the maintenance staff are without exception friendly and responsive. The apartments are in a great location and the people living there are generally quite nice, but there are few amenities and the management staff sometimes make residents feel like interlopers.

Most of the apartments I found in San Jose are newer (which is fine!), but I wanted something with a more loft-y, artsy vibe to it. Twohy doesn't disappoint. The walls are super thick, too; I never heard my neighbors...only sounds from the street outside. Also, bonus: it's a small community, and management is very attentive and responsive. Everyone I ever met there was friendly and helpful. The location is fantastic. So much to walk to. Safeway's right there for groceries, plus tons of bars and food in all price ranges (from cheap mexican to expensive steakhouses) it's all right there! You also have a movie theater right next door and MUJI across the street, not to mention VTA literally right outside your front door. Amenity-wise, included in rent was a parking spot in the Safeway parking lot (not a guaranteed spot, but I never had to park on the street even during the busy Christmas season), a gym membership at the gym across the street, and water/sewage/garbage. There are no laundry hookups in-unit, but there is a laundry room in the basement which is nice. The units have a small but lovely kitchen with decent appliances and nice fixtures in the bathroom, wood floors (YAY), tall ceilings, and huge windows which means lots of light. It's not a huge space, but then again I didn't need much space, and preferred to live in a great area of town vs having a ton of room. Overall I adored living there. If my job hadn't taken me up to the north end of the bay, I wouldn't have left! I highly recommend Twohy to those looking for a unique space in downtown San Jose.

Overall the places are nicely remodeled with hardwood, high ceilings and big windows. Only problem is the windows are single pained, letting in a LOT of noise, especially on the VTA side. Another drawback is the TV situation. They are not wired for cable (comcast or ATT), dish network is available but wasnt wired down passed the 4th floor... and direcTV is available but NOT in HD...good grief! The rent is not cheap, i think the cheapest (when I moved in) was around $1280 and I believe that was with some discounts for a 12 month lease. However, my rent came with a Bally's membership (right across the street) and parking at the 2nd/San Carlos garage... not bad. If it wasn't so expensive I'd give it 4 stars. Add some dual pained windows and Comcast or ATT cable lines (or direcTV HD lines) and it could be 5 stars. Overall its ok, location is great but there are some drawbacks.

Meadows is very safe and it's also in a good location - it is right off of Central expressway and it's close to 237 and 101. Apartment was spacious as well. I also thought the gym was great and bigger than a lot of other apartment gyms so amenities as good here. There is a community pool as well. The management company was very responsive with service requests. We had an issue where the central AC was spewing out dead bugs so the maintenance team quickly came in and gave us a new AC. Meadows also hosts some events every couple months (coffee station, Easter egg hunt, food trucks, etc.) which made the apartment complex feel more like a community. One of the drawbacks about this complex is the lack of natural light in the some of the apartments. Because of all the tall redwood trees and the direction of our apartment, we didn't get much light. For the most part, we had our lamps turned on all the time. And because of the trees, leaves would fall into our balcony so we had to frequently clean that up. We decided to leave once the lease was up as we found a place with more natural light closer to our offices and meadows was going to increase the rent by $250 a month. If it wasn't for the light situation, probably would have continued to stay here. Overall I enjoyed living here, and if you are ok with less natural light or you are able to get an apartment facing the right direction, then I recommend!
