Unfortunately, that's where the positives end. The biggest issue was the constant noise. Our neighbors were frequently fighting, slamming doors, and being disruptive at all hours. We reported this to the leasing office multiple times, but nothing was done beyond basic warnings, and the behavior never improved. Maintenance was also very frustrating to deal with. Requests would be submitted, but there was little to no communication about when someone would come or what the status was. Most of the time, you wouldn't hear anything until the day they showed up, which made it hard to plan around. The cleanliness of the property was another major problem. There was often pet waste left around the buildings, and the dog park was especially bad. Trash in that area wasn't consistently taken out, leading to strong, unpleasant odors. I also had a very concerning experience involving someone connected to the leasing manager, Esther. After our car was hit, we found out the person responsible did not have insurance and still attempted to shift the blame onto us, which added a lot of unnecessary stress. Lastly, don't expect to get your full deposit back. We were charged for cleaning and carpet fees regardless, which felt excessive. Overall, while the view was nice, the ongoing issues with noise, maintenance, cleanliness, and management made this a disappointing place to live. I would not recommend it.

Having to move out of your house due to sale since 2000 (Y2K) is bad enough and finding a NON Hotel to save funds for the next home is crucial. Well our experience with our small dog was nothing but great the leasing person she helped us get it together and gave us insight on how to better find a temporary place that we love and not so shocking from our new home we had! Actually it was better ! ALot more electronics and advance tech that we did NOT have just miles northwest of here. SO NEW and SO CLOSE to everything as we did have. We liked the care put into our new apartment, no one else had lived in this one. AND it met our needs with OUT the shock of a overbusy apartment community we chose! Sorry we forget to Yelp so busy in our transfering and moving again to our new home. We just wanted to say how great ALL the Staff was during our six month stay and how gorgeous the place was NOT just inside our apartment home but the whole community, we did use a garage and paid extra, but worth every penny! It made our life much easier during our transition. The Maintenance service folks were great, even the lawn grounds guys were nice and greeted us during our stay. Moving and moving again isnt fun, but they all took the stress out and made us feel welcomed while there. Even neighbors were nice and said hello just like our Dove Ranch community. We didn't expect such a great rental period at an apartment community but P85 Courtland at P83 and the grounds and office folks were just tremendously helpful, even during our mail changeover and not many people were here still so new, buy made it more than liveable. This place is wonderful. The grounds are well-kept and always in excellent condition, My unit is huge for what I pay with enough room for all of my furniture. And I have no idea what I would ever do with all of the closet space! It is quiet, perfect for students hoping to get a lot of studying done. My neighbors are also polite and respectful, even the children. What has impressed me the most, however, is the maintenance. They are always timely in fixing things. The most current example happened a few days ago... I came home after being gone all day, only to find that my AC was not working. It had gotten to approximately 95ª inside. The office was about to close so I rushed over to place a ticket. The maintenance people were gone for the day so I honestly wasn't expecting anything to be done until the following day but about 15 minutes after returning from the office, there was a knock on my door. The office called a maintenance guy in to fix my AC which he did in no time at all. It was an absolutely awesome and very kind thing of him to do. I couldn't be happier living here and highly recommend it to anyone moving to the area.

As stated there are significant positives with the property, the pools are kept in clean and maintained, the gyms is functional and diverse, and the maintenance team is very quick to respond. Unfortunately, there are quite a few issues that I have been experiencing and have been brushed off by management. Firstly, the leasing agent who works the front office, Linette, is rude, unfriendly, and unhelpful. I have found her to not communicate information to management and to be very demeaning in conversations. Secondly, good luck ever getting anyone in the office to respond to any outreach including in person, emails, and/or phone calls/voicemails. The front staff and management will ignore you until you make a threat or seek out higher authority and then may minimally reach out just to say they did. Thirdly, randomly with no warning or heads up to residents, the gates will not close/secure at the end of business and generally this will last for 1-2weeks - one of the things promoted with the property is that it secure due to being gated but with how often the gates are non-functional, I would not weigh this "perk" heavily. Fourth, the complex does not abide by ADA when it comes to their handicapable spots. The maintenance team often park their personal vehicles and golf carts in handicappable marked spots and will leave them there for an extended period, up to the entire work day. When I brought this up to management (Ruthanne) as my partner has a handicapable placard on his car, I was told "I will let them know that someone wants to use that spot" which I find to be dismissive and disappointing considering they are breaking federal law by doing so. In addition, residents cannot call towing to have cars illegally parked in these spots towed because they "have to balance what residents can do" when I tried to point out this violates ADA, the manager told me "I won't discuss this further since you're mentioning legal terms but someone MAY reach out". The manager further stated that other residents have come in and complained about misuse of the handicapable spots so this is clearly an ongoing issue that is not being taken very seriously. If you require handicapable parking or accommodations, this is probably not the complex for you. I generally do not take to public reviews but feel that this may be the only way to get an actual genuine response with action steps/behavioral changes from the complex.

Our AC stopped working when it was over 100 degrees, and they did not care so we had to book a hotel stay. Not only did they take ages to fix it, they did not want to even waive the rental fee for the days we had to live elsewhere. Other maintenance in our unit were deemed 'less urgent' and took weeks to months for any help.
