I've been to a lot of parks. I travel for a living. This is absolutely the WORST park I've ever stayed at. Before she says I havent stayed here, I have. I have the receipts to prove it. If I could give zero stars I would. Never personally met the owner but everything said about her is true. The rules. Omg. The rules. "If there are cigarette buts or dog poo in your spot, you have to clean it up (even if it isn't yours, let the manager know about it); (you have to weed your spot or it's a 50 dollar fine); (3mph in the park) are you kidding?! I understand going slow for kids and out of respect but come on. Their one "building" is a 12 wide with horrible washers and dryers. Their gate sucks. You have to click their remote like 5 times to leave or enter the place. The rules are ridiculous. She rules with an iron fist. Like someone else already said, she gives women in leadership a bad name. To be fair, I didn't expect my deposit back but I did get it back. 3 weeks later. When I did get it back, I got charged with processing fees. Again! What business takes 3 weeks to get your deposit and unused rent back? No park I've ever stayed at. You'd have better luck staying at the fairgrounds with no amenities. It's basically the same thing. Oh the kids. You get charged 100 dollars for anything after two adults. The dog parks? Half of them the trailers next to them have them fenced off. You can't use them. The garbage? You can only throw one bag away a day. More? You get fined. I'm convinced the only good reviews are friends and family. Ridiculous. This park just sucks. I rarely leave a review unless it's a good one but this place deserves it. WILL NEVER GO BACK. read more

I have actually came to a lower rating a year later. This RV park is not anything outside of a simple plot in the dust with staff that makes you cry. Dirty dusty lot. Zero amenities. Zero kindness from staff. Seriously zero! Over priced! And in the middle of nowhere. 3rd day in a RV ever in my life and a RV right next to mine blew up. RV staff said zero! B Bold Ranch is a clean, quiet and well managed park. It is on a country road and there isn't much around. Add the security gate and it really is a safe place to live. The rules are common sense and very easy to follow. Rules are also are enforced, which helps eliminate people you wouldn't necessarily want next door to you in a close setting anyway. Don't let the negative reviews deter you, go look for yourself and talk to Jamie. The area is mostly dirt, and not much to look at, per se, but the spaces are decent sizes. We opted for a gated yard for our dogs. The yards are a good size and just what we needed. The dogs sure got dirty but they also had a lot of fun playing in said dirt. :-) read more

The owner and the managers are very Curse and disrespectful. their attitudes are, and I quote, "if you don't like it, you can leave". They have enormous power over their tenants because of the lack of housing and places to park the RVs and tiny houses. And unfortunately, they are not responsible with that power. In retrospect, the threat of eviction is a common practice. both the owner and the manager are bullies. if you don't mind being treated like cattle and arbitrary rules then this is the place for you. Frankly I found my stay very stressful and violating. As I stated, rules are at the discretion of the manager. They can change on a whim. One example, my husband had "too much" camp fire wood and we were told we couldn't have anymore. As you can see, they even state that these types of practices are acceptable on their agreement which took me three weeks of hard pressed nagging to get a copy of. They told me they weren't accustomed to giving copies of signed agreements to the customers. As far as business practices this place rates a D with the BBB and a F with me as I had to file a complaint (#14644768) with them just to get a simple problem resolved which they immediately turned into a major headache (again, threatening eviction). As a matter of fact, my husband was told that if I didn't retract the complaint, we would be evicted and because we did not , she evicted us from the spot. In addition to having to walk on egg shells, you can expect no amenities, landscaping or paved roads. It is a huge sandpit with no grass, or trees. There are goat heads everywhere so if you have a dog, then it's not the best place to stay. Our RV and vehicles where constantly pounded with dust (dirt) storms and the blistering sun. There are no carports or other forms of shelter. They do not have storm shelters, community rooms , bath houses, store,etc. just a sandlot in the middle of a field. I do have to say that I liked the idea of being in the country and they do have a secure gate but you can access the property anywhere from the adjacent fields and their security fence is a made from bails of hay, so if your on that side of the park, expect a rodent, snake, and vole (which are everywhere) problem. They do offer outdoor storage and their indoor storage units are old shipping containers for $200 a month. I found them not to be in good, clean functional condition for my household items but if you have outdoor equipment and toys it's good enough for that. Keep in mind this park will allow you to stay long-term and there are problems associated with that. I personally witnessed drug and alcohol use and they have had major issues with drug abuse in the park, including an explosion related to drug processing in 2018. Overall this park is a horrible long-term stay but if you just need to pop in for an overnight it will accommodate. read more

I worked with Judy, the park manager, to get my dad established in the park considering he is elderly, has dementia and is in poor health. He doesn't text or email, so I handle these things for him. Judy has always been aware of this. We got him in and things have been fine with the exception of his first electric bill being higher than it has ever been through the years he's been in the rv. So, we request a meter reading and Judy tells me via text that she'll provide this and informs me that they bill at 13 cents per kilowatt. Sounds great except it's now been 3 weeks and we haven't been able to get that reading which seems like a simple thing to look up and provide to a tenant. We gave notice to Judy of my dad leaving the park this weekend. He also gave her verbal notice. I. have requested a walk through with them for when he leaves as well as how the propane company can gain access to pick up his rented tank next week considering he will not be there to let them through the gate. I have after several attempts, received any communication in return. My dad has left a message as well with no response. There is NEVER any one in the office there so that's not an option. Considering he leave sin 2 more days, I left the owner a voicemail today letting her know the issue of not getting the reading and needing to set. up a walk through .She called me back and was so EXTREMELY RUDE! Telling me that Judy is busy and that they can't bend over backwards for family members of tenants. Judy has known since before DAY 1 that I handle these things for me dad, so they shouldn't be treating me like I am some distant family member they've never heard of when they are aware that I act on behalf of their tenant. She then tells me that I can't demand things of Judy, as she is busy. I informed her that we've been trying to get this reading for 3 weeks. She disputes that they bill 13 cents per kilowatt until after I informed her that I have that in writing from Judy and simply need the reading that his last billing is based on. I am just so flabbergasted right now at the conversation with her. Stating that my dad has dementia and perhaps doesn't remember this or that and acting like us requesting and being patient to receive a meter reading for 3 weeks is somehow out of line and demanding of them. Stating that it is demanding to expect feedback from written notice of his vacancy coming and request for a walk through of the site upon his exiting. I told her the conversation was crazy and she hung up on me. I told her that all e are asking for is the lat meter reading, and a walk through, and that this shouldn't be too much to ask. Apparently they feel it is too much to ask. I would highly recommend avoiding this park. Read the BBB website to see others complaints of similar situations with Judy and the owner. We called this the "sand pit". The residents are 5 star and believe that 90%+ would agree with my rating. The campground is located in a field of sand, goat heads & weeds. The owners/managers seem to be decent people and come across at first as nice & caring. As in the previous review the lady does have issues. The campground has a key entry cattle gate which is comical to me. The campsites are spacious, but they have a shared area for hookups so you face your neighbor's camper. The roads are dirt and sand. No grass or paved area in the entire park. No amenities whatsoever. You are not allowed to wash or have your unit washed even if you offer to pay extra for water used. The wind is extreme and your camper/vehicles get sand blasted during high winds. You are only allowed to receive packages here and if an envelope is received it is most likely burned. You also will be charged a fee when she uses your credit card on file. She does not tell you the amount she will charge your card, just the amount due. Paying in cash will save you an extra $25-$30 a month. They require newer well maintained campers, but there are piles & stacked materials/junk everywhere. It is very quiet & most residents are very friendly. Quiet hours are 8am & 8pm! The owners are aware that their residents do not have anywhere else to go in this fast growing area & it's almost impossible to find any monthly sites available. This is the only reason they stay booked up. We travel full time and have experienced many campgrounds throughout the United States, but this campground will definitely help us appreciate the ones we thought were maybe lacking in some areas.... read more

Country living! Away from the city and only a mile of dirt road. Just opened up in July so no amenities as yet. But the yards are 20 x 35 ft and they are pet friendly. Even big dogs! Rent is on the lower end if you plan on a month stay. I have enjoyed my stay and will go back if they have an open space. All their spaces are 70' pull through, no backing required! read more

Terrible terrible terrible. Do not stay here at all. She changes the rules everyday you are there. She text us at 12 & told us we were kicked out for parking by our trailer. She wants us to park our truck a mile away from our trailer & walk to it. In the rule book it says use the dog runs & your dogs don't have to be on leashes so I took my dogs to the dog run & she texted us & said those dog runs are for people that live by them? She is absolutely crazy. She will tell you how to hook your trailer up & everything. Terrible rv park would not recommend going here at all. read more

Great RV park for long term residents! We have lived here a year since right after it opened. Very dog friendly, clean, close to several towns, including Ft Lupton, Longmont, Frederick, Firestone, and Brighton. Love being in the country and seeing the mountains. Gated access, and quiet which is great! Teresa, the owner is great and doesn't put up with messy, loud tennets or old run down RVs which is AWESOME!!! Best of all, the RVs are not right on top of each other like in the majority of parks!! We'll be here as long as we are working up here. read more

Do not rent a RV space from this lady. She is NUTS!!! She seems friendly at first but the min. you show her that you will not bow down to her she turns on you. She charged our cc without us knowing. then got mad at me because she commited fraud! We decided to move. because she can not provide the appropriate amp plug for the rv to plug into she charged us 300.00 to fix it. she was out of town when she made this decision. spoke to her her husband that is to afraid to stand up to her,he said we will have to talk about with her when she gets back. She then told my mother in law that she was not going to give our depost back because of the way I talked to her when I called her out on fraud. She got back into town, called us and said it was to late to give back the deposit, we waited to long...she gave us back 100.00. she charged us daily since we didn't stay the whole month. with the check she sent a letter stating that we are not getting back the deposit because we burnt up her 30amp plug when she should have 50amp.
