This has been the worst experience I've had moving into a house in Santa Cruz in my 24 years of living in this town. Beware of this company, they do not take care of their tenants, or do their job, which in it's most basic form would be to make sure the house is ready to be moved into on the agreed upon move-in date. I feel like I've been fighting with property management since the day I moved in a month ago, and it will probably take another month of back and forth ridiculous communication before I get all the things I paid $11k for to be done before the agreed upon move-in date. Here is a list of things I've dealt with, I am leaving them here so that others know what to look out for. The entire house was filthy on move in day, had not been professional cleaned for a move-in. It still has not, over a month later, partially due to them not getting communication right with the cleaners they finally sent, partially due to me being busy and out of town and not having the time to deal with it. They did illegally send cleaners into my home without my permission while I was on a trip, and still not clean. The landlord had agreed to moved out a bunch of his old furniture to make space for my stuff, and half of what was agreed upon to get moved was still in the house on Nov 1st. I moved it to the deck, for him to come and get, then told property management to get a tarp to cover it, so it would not get rained on. They never took care of the tarp, so it did rain on the furniture, one night I had to dragged mattresses into the house by myself. I went out and bought a trap the next day and they are now refusing to reimburse me for the tarp. The house was advertised with a hot tub, and it is broken, come to find out it has not been turned on for 2 years, which PM did not know, but the landlord did know. They put in the lease, that if the hot tub breaks down while I'm here they would not replace, but that was based on the fact that it worked to begin with. Then they said they would take $50 off the rent for each month the hot tub is not working, and when it came time to deduct that from rent they said "that is only if we can't get the hot tub working at all." (They are currently trying to get it working - so fingers crossed the can deliver on something they promised up front). The hot tub cover that was left behind, and the condition was disgusting, they said it was ready to use, though it is covered in black mold, slugs, and water is soooo dirty. There has been a dead rat under the house with rat droppings for this entire first month, and the landlord has stuffed old boogie boards on top of it twice, despite my request to take away the boards, which are mostly garbage. They left several large pieces of furniture for me to "deal with" after saying the landlord would be happy to take anything away I did not want to keep. cupboard drawers broken, closet floors need a carpenter to fix random floor boards, shower drain clogged. I am not going to get detailed about everything that has been out of integrity, but I'll close by saying, if you do rent a house from this PM be sure to go there a few days before your move in date and make sure you are getting your moneys worth and that the place is actually ready to move into. I like the house and the location, and I'm a really easy going person and fantastic tenant - worked with Portola PM for 13 years, no issues - so it's really been unfortunate to have this completely unnecessary experience, because it's tainted my view of the house, and left me questioning keeping it. My hope is that I can get everything worked out in my second month here and stay. And hopefully get to a place where I can stop communicating with PM about the house, they have been frustrating and terrible communicators. We shall see..... read more

My recent horrible "landlord" let this company take over the property and we thought it was a breath of fresh air. Until the property manager blindsided us and ghosted me and my roommate. When it came time to receive our refund deposits, the balances were off, everything was misspelt and no proper care or accommodations were made. I rented from Bailey at 4222 Topsail Ct for nearly 12 years. Repairs were few and far between, and like pulling teeth to get scheduled. Most contractors they sent out were not fantastic (didn't show and didn't notify of no show, shoddy work/didn't complete the job, etc.) Getting ahold of someone to inform them about repairs needed was slow enough that I ended up repairing stuff myself: installing a sink drain and faucet, minor electrical work, door handle replacement, etc. They did provide reimbursement for materials at least, so there's that. There were promises to fix the carpet from day 1 that never came to fruition, and the unit was placed back on the market with no repainting or replacement of the carpet. This could just be issues with the owner, so it's possible Bailey performed ok. Their agent was thoroughly upset when we didn't pay increased rent, since we didn't receive the notice they failed to deliver in the manner required by law. The same agent also wanted to withhold a portion of the security deposit after a final walk through was completed and all items that were listed as requiring fixing were already fixed, after the unit was already back on the market, and seemed surprised that I knew that the life expectancy of carpet is 10 years, and so would not need to be cleaned upon move out. All in all, they were super hands off, which was a mixed blessing. Since total rent only increased around 70% over the timeframe, I suppose I can't be too mad about repair requests being ignored and promises of repairs never materializing when there were a few years that rent wasn't increased by the annual maximum, but it's always frustrating being gaslit about promised repairs. read more

This is a horrible property management company that hustles money from people through the use of apps like AirBnB. I would strongly encourage you to reconsider before engaging with this company. Rented a home that they were managing for $1K per night only to find the master bedroom infested with fleas. After inquiring with the company, I was told that 2 exterminators advised that they were gnats not fleas because AirBnB would've required a full relocation/ or refund if fleas were present as it is deemed an unsafe environment. Lynette, the manager, is completely dishonest in her business engagements. Lied to me several times while distorting the truth. I would never recommend doing business with Lynette, Lisa or Eva or anyone affiliated with this property management company. Rented from them for 12 years. Couldn't tell you what the property manager looked like. Talked to them maybe 5 or 6 times in that span, usually over something being broken then replaced poorly. Replaced a stove, but took several weeks and it didnt fit the spot it went into, so instead of fixing it right, just left a massive hole in the baseboards under it. Dishwasher rack got rusty. Replaced baskets with ones that didnt fit. Did a tub replacement, but didnt care to paint the walls from the installation. Complained about loose carpeting with tacks sticking through for the entire 12 years and it was never addressed. Again, hard to tell if bailey or the owner, but its a pretty dissapointing experience either way. Could be that it was just the owner of the place, but it was nearly impossible to get things fixed or maintained and always just kinda felt hostile dealing with anything house or bailey related honestly. Stuck with them when the rent was far enough below market value to overlook the various issues, but rent kept going up max % every year while the condition just deteriorated. assuming the main issue was the owner, because property management should care that a place is decent, especially for an incredibly long term tennant. I submitted an app for a place with a shitty partner who had shitty credit, but Rachel took a chance on me. The partner didn't end up staying, but I did, for five years. The place was kinda ghetto, but affordable by SC standards. Lots of things needed repairs (shoddy window panes, water damage, etc.) but I know that's more on the owner than the property management. Essential repairs (plumbing, heating) were made in a timely manner and they addressed all vermin issues, which many LL's do not. Rachel is curt, but its clear she's overworked. As a Property Owner, I cannot recommend Aptos Bailey Property as a Vacation Rental Management company, at least under the management of Ms.Valdez. There were many issues. 1. My Vacation Rental Permit was submitted to the county in the previous owners name. 2. My Property was Completely removed from listing while the decks were being renovated - not just blocked out so that future guest might see and book it. Removed totally from the website! 3. My Property was being trespassed to create a recreation zone by local teens jumping bikes and using my driveway apron. This created a liability hazard, in addition to dirt and destruction. Bailey downplayed and dismissed it- even after seeing the damage! My neighbors were more proactive about alerting me to the situation. 4. My Personal Property was altered at a guests request, charged to me and never returned to original condition. (This was a bunk bed ladder for which I had special hooks made to move it for access to the top bunk - helpful for changing sheets!) Bailey had a contractor permanently attach the ladder to the bed cracking the wood, then refused to have the ladder returned to original condition of hooking on to the frame. Not only that, but my specially crafted hooks 'disappeared'. IF Bailey were to offer to fix the bunk ladder at their cost, I would post a positive update. My guess is that they won't do a make good. 5. Cleaning. Many times there were problems. Which I came to my property and found - expecting a clean house. Gum stuck in a carpet, gummy worms melting on the floor under a table, dust bunnies under the beds, red wine stains on a carpet and on the bedding. Sand left in the washing machine... regular findings even after their cleaner had been there a few days previous. And yes, I called Bailey to let them know what was going on. Oh, and exterior trash cans would often be full after guest did not take them to the curb. Bailey knows the property check outs and trash prick up schedule, that should be managed. 6. The window coverings damaged and cords broken by guests, and I was charged! They were still under warranty! 7. They did not manage nor respond to guest reviews. I love my beach house. It is my family vacation get away spot which we rent out when we can't be there. It isn't perfect and will always will be in continuous improvement mode. I have put a lot into it both in money, heart and time. I expect that a Vacation Rental Property Manager will be proactive and look out for their clients asset while also managing the guests they book. read more

I rented with Bailey Properties on Beach Drive in April for 4 days 3 nights. The house was more than what I anticipated! Beautiful kitchen, fully equipped, 3 bedrm 3 full baths, and an upstairs patio to watch the beach along with the nightly sunset. It was super easy to book and the front office even left me a beautiful flower arrangement at the property when I arrived because I mentioned I was booking for my birthday. AWESOME! The first night it rained but we cozied up to the electric fireplace and pulled the blinds up to watch the ocean from the huge windows in the living room. I had friends that arrive on Saturday and were amazed on the views and the location of the property and asked for property info as they are going to book this particular home. Rented a house through VRBO in Aptos, CA and it was a great overall experience. I've never done that before and Lisa Bailey was on top of it and followed up on my emails and helped me with the process. The house was clean, well stocked and in a nice neighborhood. Easy access to the beach, a long set of stairs but the view was pretty good to see the ocean. I packed like I was camping so brought way too much stuff. There were plenty of towels, dishes, cookware, everything you would ever need. Loved it and already looking forward to next year! Highly recommend Bailey Property for vacation rentals. We rented 407 Beach Dr. in Sept before we came they called and said Tuesday you cant use dishwasher for a couple house cause the house is sold. No big deal. When we got there the Plumber was there for 2 days and on the second day came and gave 6 of us 1 hour to shower. Told us NO water all day , no washing hands, no toilets etc. We all took showers fast and left . When we complained multiple times they said they would get back to us. Never Happened. Dishonest company with questionable work ethics! I recently booked a large beach house for the weekend and paid the entire amount in full. The very next day I got a call asking if I was indeed going to show up because if not, the owner who lives two doors down, wants to use the house for their own guests who they forgot was coming into town. I immediately found it odd that they would even ask if I was showing up when I just fully paid for the house for 3 nights. I decided to go ahead and cancel because with the owner living next door, I just felt like eyes would be on my family the whole time. Also, I realized the amount was too much considering they do NOT even include towels or linens. I agreed to give up the house with understanding that I'd receive a full refund. Lynette the manager said it would take 24-48 hours for a full refund. Four days go by and still no refund. I gave them a call and the manager said the reversal was already done so I was only waiting on my bank. Nearly a week goes by and still nothing. That morning I emailed stating I'll have to turn this into a legal matter as I felt I was being scammed. What do you know.... an hour after that, I finally get a confirmation of the reversal transaction which shows it was not even done till that very day after I threatened to involve a lawyer. 48 hours later, I finally had all my money back. When you are called back the prop manager may be so busy that she will talk in a fast rushed manner that may make you forget to ask your questions you have because you feel like you need to let her off the phone. I saw Bailey Properties' sign on a vacation rental house we were interested in renting in Santa Cruz. I filled out the online 'contact us' form on Easter Sunday, not expecting a response until the next day. Robert Bailey called me right back pretty quickly, on Easter Sunday, and left a voicemail stating his office was closed that day (as I expected), and that he would forward my email to his vacation property managers Amy & Lynette who would either call or e-mail me on Monday (the next day). An entire week passed and I never heard from Amy or Lynette, or Robert, again. After a full week had passed, I texted Robert to let him know that I never heard from his vacation property managers all week, that he didn't need to call me back because I had rented another property in the meantime, but as a business owner, I thought he might like to know that two of his employees were failing to follow up on qualified leads. I thought he might text back with an acknowledgement or apology for his staff ignoring me, but nothing. No response. It's clear how much this company cares about their customers! I called again and this time I spoke to her personally. She gave me contradictory information. Basically she lied continuously and gave me the runaround. The message I got was "Oh we ARE going to rent these properties, but not to you". Folk in Santa Cruz tend to do a lot of "virtue signaling" for the working stiffs calling from a 408 area code. The rental agent actually misled us - Lynette actually lied repeatedly - when we first made the appointment. I wont be back. But no worries. I recently rented 136 Creek Drive. I read a review that stated the hot tub didn't work. I specifically asked if the hot tub had been repaired. They assured me it was working. It was not. We were without the use of the hot tub for more than half of our stay. The downstairs plumbing is awful. I wasted an entire day waiting for someone to come repair the toilet. There is a rats nest on the back patio and they climb the stairs and run along the back deck. I was more than willing to work with the property management for the hot tub issue. They gave a $100 credit and did not reply to my email once I expressed my concerns. I rented this property for 1 week and paid 3,000 dollars. I would not recommend renting this property. You can get a much nicer place with a working hot tub and updated home. They will not allow me to leave a review on their site so I am hopeful that others will see this review and forego this rental. read more

Let me start by saying if I could rate Bailey's alone I would give them a 5 star rating.We rented this house just a few days before we were to leave and Katie could not have been more pleasant to deal with. She was prompt with returning my rental request as well as the paper work needed to rent. Very, very nice to deal with her!! That said....the house was a real disappointment...while the location was great, with close proximity to the beach, the rest not so great! The first thing that hit us as we opened the door was the horrific smell of mildew! It was really very over powering. There were Glad plug Ins in all of the rooms but that made it worse. We unplugged them and opened all of the windows and sliding glass door. I feel this really should be mentioned before someone rents. If my oldest son had been with us, his asthma would not have tolerated him staying there! The microwave oven is disgusting! We saved our left overs to eat at home rather then heat in there! Surely the owners could provide a new one! We didn't use the fire place but it was full of someone elses ashes and would have had to clean it before we used it. The bathroom toilet down stairs was not sanitized as described in the agreement, and the shower in there was really dirty. Also lots of mildew, we did not use it. Actually the house was quite dirty. Cob webs in every corner. The "burgundy room" had so many cob webs, in fact my husband and I were going to stay in there but changed to the blue room because it was "a little cleaner". As I made the bed in that room I noticed quite a bit of trash under it by the head of the bed. There were some kind of pills and candy and a head band not to mention the dust bunnies. All in all we were all very disappointed in the shape of the rental, mostly due to the cleanliness and smell. If we had rented for a full week I would have asked for a re-clean, it just didn't seem like it had been cleaned in a very long time.With a cleaning fee charged I expected it to be clean and fresh and ready to use any part of the house. I'm not sure who the cleaning people are, but Bailey's may want to check after them to be sure the property is truly clean before it is rented. September 16,2017 UPDATE: I sent a personal email to the representative I dealt with a Bailey's , and she never responded!! That just took them down to a one star in my opinion all the way around! Great management co. if you are the landlord requiring their services. If you are the tenant, be prepared to be treated like crap and put out to pasture. After initial phony niceness and working with me to get the place up to code, they raised my rent by a lot...and then within a year conspired with the property owner to evict me so they could "renovate" (meaning paint for the first time in 15 years and replace the ancient ripped up carpeting) and get lots, lots more. They would not help me find another place to live either, although they had plenty of apartments for rent at the time in my price range, my income wasn't good enough for them. If Bailey becomes your managing agent after you have been renting for awhile, your long-term standing as a great tenant will be worth nothing to them if they can get more money from someone else. Things suck all over in Santa Cruz these days, but Bailey's behavior in this manner was underhanded, reprehensible and downright cruel. read more

Debbie Bennet was GREAT at contacting us and returning our phone calls when she was desperate to rent out the studio we had seen advertised on craigslist for months on end... the place was not clean when we moved in but she was nice and seemed helpful and we were content. While living as a tenant, when we called her with concerns, we usually had to call three or four times before we would get a call back (if we were so lucky as to receive a call back...) About two days from now will mark a full MONTH since I have vacated the property. I have been calling the office FOR WEEKS trying to contact someone about my security deposit to NO AVAIL! Despite the fact that I left multiple messages, Debbie apparently couldn't find the time to return my call in a time span of about two weeks.... and then I call one day to find her voicemail says she will be going on vacation for well over a week, VERY RUDE that she could not even return my call to say that she will sort out the affairs after returning from vacation. Since she is away, I have been dealing with Jana. She was quicker to return my initial call, but did not return my second call when she said she would. It's been a few days since she was supposed to call. I understand this place manages A LOT of properties in Santa Cruz county, but that is ABSOLUTELY NOT A FUCKING EXCUSE to ignore your clients and refuse to communicate with them!!!! I am a very reasonable person and would have been fine with waiting to receive my deposit but this lack of communication is simply NOT OKAY from people who are supposedly "professionals"..... Find another company to rent from. We just rented 245 Beach Drive from them. It was awful. The location was good, but everything else was very bad. The home was not clean, a good 25% of the electrical outlets did not work, the shower/tub upstairs did not drain nor did the sink in the kitchen and one burner on the stove did not work. Supplies like soap and TP were scarce (after we arrived they said it was our responsibility to bring those items). When we touched anything in the kitchen or bathroom you needed to wash your hands. There is no dedicated parking, and we got two parking tickets when we parked where they told us to. When we talked to them, they flat out didn't care. We rent all the time, this was the first and last time we'll use Bailey. We've used Kendall and Potter and Chesire Realty in the past and they have always done a good job. read more

No toilet paper, paper towels, sheet, soap. The hot tub that was front and center in the property listing did not work at all.....no heat, no working pump. We were given incorrect directions to the property. It took over a month a to get our deposit back and we were never compensated for the hot tub not working. My sister and I brought our families to Aptos over the week of July 4th. It was a trip we will never forget. We were running late to check in and the staff was extremely understanding and accommodating to get us our keys. We had an amazing time and I can't recommend them enough. Aptos on Independence Day is fantastic. I've never seen such fireworks. My kids were so excited that my sister and I are already making plans to come back again next year. We stayed at 413 Hillcrest and it was perfect for us. The hot tub was perfect after a chilly day, (yes, even in July), and the rooftop deck was outstanding for watching the fireworks. We had a wonderful time getting away from the 100 degree heat of the California foothills. We had one minor issue and it was resolved really quickly. We will definitely be back. read more

We were in need of a rental property in Santa Cruz this past weekend and Bailey Property management was wonderful. Our son had passed away, and my daughter's birthday was the day after the service. It was incredibly important that we have a special weekend in light of everything that was going on. Bailey Property, specifically Isabela, made this happen. The woman we dealt with was nice enough, but I feel that they misrepresented the application process. I was told the first qualified applicant would be accepted. The owners chose other applicants, which is fine, it's their house. However, the company didn't call us, we had to call them. I would think a $60 app fee would at least buy us a phone call. When my significant other called to find out the status of our application, she was told that the owners get all of the applications and then make a decision. I would not have wasted my time or money if I had known there was no incentive for being prompt. read more

Do not rent 622 Cliff Drive in Aptos, CA. The place is very poorly maintained home and has not been updated since originally built. There are spiders webs in every corner occupied by spiders. The stove does not work well, took an hour to scramble eggs. The downstairs bathroom has black mold growing under the vinyl floor and smells. The upstairs gets extremely hot on sunny days and there are no windows that you can open to circulate cool air. The outside landscaping is so overgrown that you have to bend over to avoid low hanging tree branches. I am a college student, and my roommate and I were looking for places to rent last summer that were decent and close enough to campus. This was the most god-awful experience that we ever had with a particular realtor: Debbie Bennett. She never answered any emails and never called back. I spent an entire week calling her, leaving her voicemails, sending her emails, and talking to everyone else but her. She never bothered to respond. This wasn't the worst part. She led me on a goose-chase of trying to find out what her real email was. I used the company email to send her all my information. This woman had the gall to ask me why I was calling her . She was incredibly rude and unprofessional. I calmly asked her what her email was, she stated it and got flustered when I asked her to spell it out for me. Then she notified me that I had the wrong email, and the one on the Bailey Properties website was not correct. I spent 3 days on this matter until she finally told me that she received the email. I have a hunch that she was lying to begin with. Again, this is not the worst part. My roommate and I sent her all the relevant information needed for a place on Peach Terrace, and this woman refused to let us know whether we will even be considered for the property to begin with. I have counted at least 10 emails sent to her amongst numerous phone calls to try to reach this unfathomable creature to no avail. She then notified us that we had to pay her. We got money together and asked for the address to pay her. Again, another damn goose-chase. 2 days later she told me what address and we prepared the money to send in .Then we found out from some other people that the property was already taken. She didn't even bother to notify us herself!! I called her and asked her when she was planning on updating us. She promptly told me that she was not 'in the mood to argue' when i was completely complacent and calm, and hung up on me. This realtor is the most incompetent realtor I have ever met in my entire life. I was fuming after that horrendous week of hell. Never again will I be anywhere near a Bailey Properties building, ad, or realtor in my life. Save yourself the trouble, and look for rental properties on your own. My roommate and I were constantly told that we were ideal candidates for all properties that we looked at, so not only did this realtor do us wrong, but she also did her clients wrong. We also went to an open house of the Peach Terrace property, and she didn't even show up. She had the property open for 15 minutes. YES 15 minutes. This is not enough time for any outsider to transport themselves and consider a property. I feel bad for the clients who had to deal with this dimwit. Never again Debbie Bennett. A great realtor is everything when buying a home. LAURIE PETRUZZI and I became fast friends, and she got me my dream home. She is sooo knowledgeable about houses and all their details, soil quality, surrounding trees (so important when you live in a forest), rivers and flood areas, etc. And she has a genuine passion for matching people with the right home. She is happy to work with anyone on any budget, and does so with enthusiasm and joyfulness. She is a great advocate and gets great deals simply because she is not afraid to be assertive. She really goes the extra mile and even after living in the house for 6 months, she is the first person I call when I have a question about something. read more
