Money is deposited into bank account and I dont have to remind tenants rent is due, Cozy does that for me and thus I am a happy camper

The property that I own was rented in March 2013. I have received no monthly rents. On July 30, I saw on the Cozy Home Rentals website that my property was once again listed to rent. I had not heard that the renter had left or been evicted as required by the contract. I went to the property on July 31. The house was unlocked and the interior was wrecked. The damage included stains on carpet in living room, carpet missing in bedroom, missing window screens, broken glass in windows, trash through out house, dog feces in second bedroom, filthy stove and refrigerator, unmowed yard, non-working shower, missing faucet from shower, missing medicine cabinet, gaping holes in walls, plumbing pipes missing to shower. I had to throw out the refrigerator because it was full of flies and the odor was terrible. I had to spend $7,000 to repair the damage to the property. I contacted the company owner on more than 12 occasions since June 27. I have spoken to Kim Hilgenberg or Michael Michener, co-owner on 3 occasions. They made promises to me and have yet to fulfill any of these promises. I am owed rent from March 2013. I have received no monthly statements from Ms Hilgenberg since July 2012. The property management company did not check references prior to lease as stated in the contract. I checked the Shawnee District Court website and was appalled at the number of court cases filed against the person that Cozy Home had rented my property to and against the property management company. I wish I had done some simple research before I hired this company. They will keep money owed to you and laugh all the way to the bank. She will blame the renter instead of herself. Don't be fooled as I was.

Grace has been very accommodating to my needs, and her staff has been thoughtfully put together to be component in all the aspects of property management. They are responsive to emails and requests and professional in their approach. My opinion is that they intend to be honest and provide value in their services. A few things to understand about Balanced if looking to hire them: Their job isn't to make your property profitable - nor should it be since they are not the owners. They will relay issues that have been reported by tenants just fine. They will even put together a bid and do the work if approved to do so. They don't have the most competitive rates and you will probably need to get a second bid or push back on what is actually needed if you want to control spending. They are certainly open to those conversations. As an example, one of my properties had issues with the gas line. The bid from the first plumber was going to cost $8000. I decided to not go with that, and eventually Kim and I found another way to solve the issue for less than $500! If you have your own network of contractors, you can probably get work done cheaper or faster or better. Otherwise, Balanced has their in-house network you can use but realize there is a cost for convenience. I suggest you find a way to double check their work in case there was communication break down by the time the maintenance or cleaning tech gets to the site. All services will cost money - evictions, writing leases, advertising and showing properties, and so on. They have fair prices and guarantees if their placement fails. Nothing unusual here. They use an online portal to record everything. It's convenient from an owner's perspective as it allows you to see all expenses, tenants, accounts, documents, and so on at any time. It's limited in its ability to dissect raw data for custom reports, but Grace is able to look into providing the custom reports with her access if needed. There is also basic information about work done, but the details don't always provide exactly what was done or what things were purchased or used. There is no way to use the portal to submit, update, or approve requests. But like I said before, they have been responsive to emails. They will reach out to me occasionally or on major issues, but most of the time they will just do their thing unless I am noticing something that needs to change. Lastly, I have enjoyed them giving me ideas on rental rates, advertising, promos, and evictions. But they have been good at doing what I want instead of what they normally do, which allows me to stay creative and in control.

Everyone has different needs and using blanket policies along with less client interaction will inevitably lead to miss-communication, miss-understanding and misplaced anger.

I heard from the neighbors that each tenant in the building got a notice for pet violations since they didn't know who it was they put out mass threats for eviction to everyone. During my last few months living there , my apartment was broken into . Whoever it was drilled through the lock and kicked in the door. ...and mind you this is a security building where you have to have a key to get in the building ! I called the cops and RAK office and reported it and said the door needed fixed immediately .The lady on the phone said they would send maintenance out soon. I waited for 2 hours for someone to show up , then I called the after hours emergency number 3 TIMES !! After 4 hours I saw a maintenance van in the parking lot only to find out the worker had no idea about my door and he was there on another job. I pleaded with him to fix the door so he did a temporary secure for the night and I slept elsewhere. The next day he came back without the proper supplies to adequately fix the door casing or the wall but he did install a new lock , he said "that's all I have for now" and he never came back . My lease is up Oct 31st and I have moved out . I've read bad reviews about RAK on Google also. I hope I get my deposit back . I will write about that when I hear back from the company .

When I informed the property management, Bill came to assess the situation but never conducted a proper cleanup or repaired the leak, leading to flooding every time it rained. No repairs were made, and there was a noticeable lack of concern for the damage, which ruined everything. I had to seal off that area and ventilate it because my elderly grandmother was the main tenant, and they neglected to fix or adequately clean the space. When my husband visited their office to discuss the rat issue, Kathy advised him not to bring it up in front of another tenant that was present in the office. Work was not done before closing so closing could not occur. The buyer's agent and Annette work in the same office but could not or would not work together. Each blamed the other for this. Based on my experience, I would advise everyone who has real estate needs to use ANYONE but Annette Harper or Coldwell Banker.
