Barker Realty has been our rental manager for over 3 years. Through their resident portal, we can put in a maintenance request....emergencies handled by phone. Every single issue we've had was dealt with quickly and expertly. Everyone we've deal with on their maintenance staff has not only replied quickly, but knew exactly what was needed to resolve the problem, explained the situation clearly, provided detailed information we needed after the problem was resolved. They have always been sensitive to knowing that helping us understand the situation was as important as them fixing it. Knowing that we've got such 24/7 responsive and responsible resources a phone call or a few clicks away has made living in this lovely house a real joy. read more

I applied for a rental property that these people were managing. They charge me $50 for an application fee. They never check my credit and I spent weeks trying to get a phone call back. They never responded in anyway. When I tried to get my $50 back they refused to give me a refund stating that it was for an application fee and that I was not entitled to any type of response. So basically they can collect applications from hundreds of people for the same property and never respond. DO NOT SUBMIT AN APPLICATION!!! THIS IS A SCAM!!! read more

Steer clear of Barker Realty. My family rented a property from Barker Realty from October 2017- November 2018 and we didn't have a pleasant experience with this company. The home we rented was well maintained, reasonably priced, and it was in a desirable location in Raleigh. However, the management team lacks customer service and care for tenants. To start off, after three weeks of waiting to hear whether our rental application was approved, I decided to give the the company call. Lo and behold we were approved but no one thought to give us a call. When we moved in we didn't receive keys for the mailbox, pool, or dog park. After a month of going back and forth with Barker and USPS, we finally received mailbox keys that we paid for ourselves. We were never reimbursed! I sent an email requesting a key fob for pool access that fell on deaf ears. I never received a key and didn't get to enjoy the pool area during the summer months. During the month of June in 2018, we didn't have hot water for three days. I submitted two emergency maintenance request online, I sent the property manager Betsy emails that she never responded to, I also left her voicemails, and I contacted after-hours maintenance. It wasn't until I contacted the office manger, Shari Rice that our hot water matter was resolved. Even then we had to get approval from the homeowner for a new hot water heater. To enter and exit our rental a key had to remain in the deadbolt. Seeing this as a safety hazard we requested to have the locks changed which cost an absurd amount on our part. The bill for changing the locks appeared on our rental statement two months later. The best thing this company has going for itself is the office manage Shari. She is quick to respond, knowledgeable, and she seems like a well-rounded person. Hope you don't get Betsy as your property manager. She is unresponsive. We've sent many emails and left several voicemails that she never bothered to respond to. She also NEVER answered her office phone. Fed up with her lack of attention to tenants, I mainly contacted Shari when we had issues or questions. I wouldn't recommend renting through Barker for the reasons listed and many more. read more

I'm going to jump right into this and explain why they're getting a 2/5. The primary reason is due to the unethical and illegal (probably) actions they took against my roommate and I when we moved out in August 2016. About 60 days after we left, we were hit with a $1239.32 bill (http://i.imgur.com/I2qb4RF.png). This was a ridiculously high bill, especially considering that we were great tenants. We always paid our rent and took pretty good care of the house. Yes we caused scuff marks, nail holes, and other small things. But we weren't rough with the house and we cleaned it regularly. We decided to fight it down to $1005 (the total on our security deposit) and I sent a strongly worded email explaining why our cost was too high. We only found out because we got a letter from collections about 2 months later saying we owed $234.32. They wouldn't even have a conversation about this ludicrous upcharge. We had to have been one of their easiest tenants in our time there and this is how they treated us. I wanted to fight this in court because we absolutely had a case regarding "ordinary wear and tear" and the period of time we went without a working dryer. However, my roommate just paid the debt immediately. It was probably the best thing to do because neither of us have a huge amount of money and time for a legal battle; whereas Barker has plenty of both. Onto what happened before they sent us to collections. While we were tenants, we had these problems: 1. We had a rotting back deck for roughly 6 months. 2. We had a broken back deck door for roughly 6 months. 3. We didn't have a working dryer for 3-4 months. This one really sucked. For that period of time, I had to do all my laundry at my girlfriend's house. That was so infuriating. This specific instance forced my roommate to have to got to the office in person since we couldn't get an answer on if or when our dryer would be fixed/replaced. 4. Renee Johnson. If you end up renting from Barker, you better hope you don't get her as your property manager. My roommate and I could never get a hold of her. If we needed anything done, it took multiple emails and phone calls. It almost always ended with us having to call Cindy (her boss), a different manager, having to actually drive to the office, or calling maintenance directly. I'm reluctantly giving them 2 stars. I really want to give just 1 but I have to concede there are some positives: - The rent costs are reasonable. Especially among college housing options. - The maintenance team was very nice and was always helpful. - Cindy Menion(?) was also very nice and even sympathetic. - Them being inaccessible worked both ways. It meant they basically left us completely alone. Only one time did they really ever care about what we were doing at the house and that was when one of our cars was parked slightly off the driveway and in the dirt. There's apparently a rule saying we can't do that (it actually says no parking in the grass but we didn't have grass) and they only said something because they were giving a tour of the house. We did live there for 5 years. You're probably thinking it could not have been that bad if we stayed for 5 years. But we didn't move for a few reasons: - The reasons mentioned above. - Our house was secluded and pretty quiet. - Moving really sucks. - We just liked the house itself. The 2/5 review isn't indicative of what it was like while I was living there. I would probably give it a 3/5 for that period of time. It's a 2/5 because of what happened after we moved out. Barker Realty should be your last option. I really don't want anyone to get screwed over like we did. read more

Not only did Barker Realty provide us with a lovely house...in perfect, move in condition, but they've been so extremely responsive to fixing the little things that crop up in everyday living. Their office people are warm and responsive and their maintenance staff are not just excellent at fixing things, but every single one of them is truly nice...patiently explaining the fixes and giving helpful hints to avoid further problems. We had sold our house and moved back to Cary and were looking for a house to rent while we decided where we wanted to live. We found a house that was in very poor condition and needed a lot of updating. Upon speaking with the property manager at Barker, we were told that if we signed a lease agreement the owner was going to remodel the kitchen and replace the the old appliances. We signed the rental agreement based on this information. We documented all this as well. Upon move in, it was evident that not only did they NOT remodel the kitchen, NONE of the appliances had been replaced and the dishwasher had old nasty smelly water sitting in it. Added to we had requested that some landscaping be done and the yard be mowed and trimmed up and the house cleaned prior to our move in. None of this was done either. The house was nasty and a wreck. It took us almost 6 months to get Barker and the owner to finally replace the dishwasher. We were forced to wash the dishes by hand until then. The stove/oven were never replaced or cleaned and the non-functioning stove vent was covered in nasty grease and would not close meaning it was opened to outside. Barker's maintenance guy "fix" was to use a sheet-metal screw to permanently close the vent, rendering it further useless. We noticed when it rained, water would gush out of the front yard. So much so, the property owner next door called the Town of Cary thinking there might be a ruptured pipe. The Town of Cary Utilities department came out and found that the entire underneath of the house was flooded and the water was actually being pumped out by a sump pump. They said the house had a drainage issue and they would not be surprised if there was mold growing under the house as well. We brought this to the attention of Barker. The result was some work on the pump but the contractor said he did see signs of mold. Again we brought this to the attention of Barker. We had also warned Barker of the dead tree limbs in the large pine tree in the backyard and the danger they posed. In January a storm brought the large limbs down punching multiple holes in the roof and causing leaks on both ends of the house. One leak ruined some very expensive electronics we had stored in the utility closet. We took photos of the damage and of water running in the house. The leak in the kitchen was so bad we had to remove all our dishes from the cabinets as they would fill up with water. Again, we notified Barker in January of these leaks. The owner did not authorize the roof to be repaired until the following October. Damage to the house was well documented with photos and videos. Our lease ran from June to June of the following year. There was a 60 day notice to be given by either party at the end of the lease. We had notified Barker of our intent to renew for one more year in April. On May the 8th, beyond the 60 day notice, Barker informed us the owner's were planning to move back in the house in August. We agreed, wanting to try and work with the owner. However one week later on May 15th we were notified by Barker they had made a mistake and the owners wished to move back the first of July. Again we agreed and went to added expense in order to work with the owner and move out in June. We moved out on June 15th. I sent a note to Barker inquiring when my $1,200 security deposit would be returned. I did not receive a response. In July, I instead received an invoice from Barker where the owner was not only keeping my security deposit, but they were also attempting to charge me for damage and yard work they claim they had to do to move in. The damage and condition of the home were pre-existing and are documented in photos, videos, and emails we have. The yard was well kept as our neighbors have all documented in emails I requested. I sent numerous letters, including a certified letter to Barker demanding the return of my security deposit. It is despicable for a company like Barker to attempt such outrageous behavior. At this point, I am going to be forced to take Barker and the owner to court in order to obtain the return of my security deposit. I will also be going after rent remediation and damage to my property. I hope it was worth it. read more

I only applied for a unit with them. I had an outstanding credit report but a previous landlord apartment complex filed initial eviction proceedings against me when I complained too much about maintenance. They were never finalized since the case was settled. Barker falsely told the owner that I had an eviction on my record and I was eliminated from consideration for a rental. They are very hard to get in contact with and don't answer phones. You message them and they email you back. The unit was in bad shape with broken kitchen drawers, unfinished outside wood beams, moldy seals and reeking of cigarette smoke. The complex was run down with flaking paint and a chained, graffiti covered, dilapidated tennis court. read more

Slum lords in nice clothes. I moved out a month early, found another tenant to live in my apartment, and they gave me a notice to vacate. They then made me pay rent for the two weeks between my move out and the new tenant's move in, despite the fact that they *mandated I leave the apartment*. They charged me rent for an apartment they weren't letting me live in! Then, they shorted me on my deposit because I hadn't done a deep clean of the apartment, which included an "acid wash" of the tub and a removal of a stain in the carpet that *was already there when I moved in. Speaking of when I moved in, they had done such a *terrible job* checking my apartment that they SOMEHOW overlooked a massive leak in the bathroom sink, which caused the bathroom vanity to be destroyed by mold. Terrible, awful, incompetent, money grubbing. read more

Application fee said $35 on the website, which I paid and then I was told over the phone by the agent I was given that it would be $50. I pointed this out and she basically just said that is was $50 and that was that. I paid the extra because I wanted the place and didn't want to seem like a pain. I called about a week later and asked when I would know about the approval of the app and was told that it was going to stay listed for rent until they choose the MOST suitable applicant but that my application was approved. So basically they were just going to keep excepting applications and $50 fees until their greedy little pockets were full! I was disgusted at this and cut my $50 loss. The woman I spoke to was sooo rude and short with me I couldn't image having to deal with them if anything needed to be fixed. read more

Absolutely astounding. The lady they have in charge here "Carol" is one of the worst people I have encountered in customer service period. It is amazing this place is still in business with the attitude this woman and her front staff give upon tenancy. I would give this place -5 stars if possible or zero. I lived in a house managed by this company for just about 2 years from 2008 - 2009 near NC State. I took over the lease from the present tenants who seemed eager to break the lease ( I should have seen this as a sign ). After moving in, the power would blink (it was an older house) and I requested maintenance. Low and behold I woke up twice with maintenance workers standing IN my bedroom over me while I was sleeping. They did not call or ring they door bell / knock or any of the sorts, they simply opened my door and walked in without notification of a time or date when they were coming. As if that wasn't enough, it wasn't even the worst of it. After dealing with this company for over a year I decided it was time for me to cut my ties and a friend offered to take over the lease. "Carol" agreed that this would be okay with the property in it's current state "as-is" as long as the new tenant would sign the lease and agree, which they gladly did. The next week I turned over my keys after moving my property out of the house. The day after turning in my keys I get a voice mail on a FRIDAY stating that "Carol" had changed her mind and I would be required to pay for any new maintenance or cleaning that needed to be done since my departure. No opportunity to clean or make any changes, etc. so basically they took any deposit I had and used it towards this "cleaning". This was alarming to me considering my friend had agreed to take over the lease with no issues. I later learned that the home hadn't been cleaned and my friend had moved in "as-is" so I'm not sure what happened to my deposit other than being absorbed into their bank account. The thing is, I did pay them back after they told me that they were no longer willing to listen to my disputes over the insane charges. Can I click anything less than 1 star as a rating?! AVOID!! AVOID!! RENT ANYWHERE ELSE BUT BARKER!!!!! Employees are rude once you're approved and are one of their renters and especially when you move out. I've read other reviews with the exact same complaints I have: in reference to the privacy breach . . . FOR RENT sign up 2 days after submitting our intent to vacate; 24-our notice of prospective renters coming to view our home while we still live there; in reference to the yard . . . yard was HORRIBLE when we moved in, yet we were charged a ridiculous amount of money for correcting tire ruts (despite the work we did while there trying to repair the yard damages from the previous tenants). RODNA even said herself, upon our move-in, that the previous tenants used the yard as a round-about & shouldn't have, so she asked us not to & we did not. We even took pics of the entire premises, inside & out, as part of our move-in checklist process, emailed them to RODNA as proof of the conditions we noted, and she STILL charged for the raggedy yard. Let me add that we get an email stating the costs of the so called "damages" -$50 for leaves in the basement area & $50 to repair ruts- so how do the charges end up being $511 & some change by time I receive my security deposit check? How does $100 = $511? She also admitted when she came out for a walk through the same day she placed the for rent sign that we'd kept the premises in better condition than when we moved in. I read something about bugs in another review. BELIEVE IT!! We had the same problem, especially humongous water bugs every time it even sprinkled or drizzled a 1/2 cm of rain!! This was due to poor draining & upkeep in the basement. Never knew anything about this until signing the lease, moving in, and the first drizzle. Every time it rained, the yard actually flooded!!! I guess this had nothing to do with the condition of the yard, huh?? I could go on & on with negative remarks, comments, & experiences with Barker, but I don't have the time. Barker carefully screened applications and found us great tenants who took good care of our property and paid rents on time. Barker handled all of the maintenance requests, consulted with us on how we wanted to handle major repairs and even found reliable contractors to do the work. Our property manager was easy to work with and very professional. Best decision we made was to hire Barker to manage out out-of-state rental property. read more

Last year my wife and I relocated to California from Raleigh. We had to move in a short period of time so she could start her new job. We wanted to rent our house so of course we would need a management company. I myself worked for a property management company for many years so my expectations were high. We chose Barker Realty. From the first call until now they have been wonderful. Rodna, the Property Manager was so professional and nice. With the stress of a cross country move she really put our worries at ease. I cannot find strong enough words to urge you NOT to rent from Barker!!! Truly the worst rental experience I can imagine. The apartment was NOT CLEANED, as promised, when we moved in and was totally filthy - dirt caked in all the door frames from previous tenants, etc. It is virtually IMPOSSIBLE to get a timely response from property managers, even when you have a utility emergency. I had to call repeatedly, email repeatedly, get my husband to do the same OVER AND OVER to get a curt, unhelpful response from our property manager. All of this only after going through their reporting system online - which apparently nobody monitors. Our AC broke many, many times. Our dishwasher flooded the kitchen. Our toilets ran. It was absolutely crazy-making getting Barker to respond at all. At one point, we considered putting our rent in escrow until all of these things were fixed. We are very reasonable, patient people and took good care of the property. Now we are a month out from closing out the lease and still haven't received our deposit back. I have now emailed three separate times about this. No response. Oh - and maintenance people - when they actually showed - would just come on in, even though I had requested a call beforehand. And when they were showing the property to rent, they'd fail to let us know so that we could vacate the property. Four separate times, apartment seekers showed up to see the property and we had no idea - once my husband was in the shower, another time our toddler was napping. All of these times, the Barker rep was rude and acted like we were the ones inconveniencing them. Avoid, avoid, avoid. I don't care how desperate you are for housing - find somewhere else to live if you find out the property is managed by Barker. THEY ARE THE ABSOLUTE WORST. I have had nothing but positive experiences with this company. Yes, they probably accept more than one application per property with the requisite application fee, but I was serious about renting my desired property and arrived at the viewing with every single piece of required paper including a notarized co-signer agreement, check and copy of a photo i.d. so as to enhance my chances. Once we were approved, there were no problems with move-in or the next year of leasing. Shari, in particular was very considerate and helpful with the lease renewal process. read more

I would give them zero stars if I could. I want to say that I was evicted and that I wasn't always on time with my rent. Don't stop here. I always paid the rent even with late fees no matter what. At a time previously to this I was filed with eviction papers and I owed the owners prior to Barker reality back rent, so I was demanded to pay everything and my wife and I found a way to take care of the money owed. With barker if you do not pay the rent by the 10th of the month. They have it in there policy that they can file for eviction. Once they do this they tack on additional fees of course. When this happened to me the last time I again came up with the money and they refused payment and took possession of the property. My family has been at this property for eight years, three of those under Barker's management. During those three years Barker was very selective on things that were repaired. If the problem was leakage from pipes or dishwasher then they were repaired. Siding rot the wooded back door and kick plate rotting out and even after the house was broken into "the door was ordered" barker. It was scheduled to be installed three days after the demanded the property back. The break in was three weeks prior to the eviction. So renters please beware and home owners also. If you don't care about the people that occupy your property then use Barker. If you are a normal human but need help managing the property then please find another company. There are plenty out there. I am not spite full because of the eviction. Barker had every legal right to evict me and my family, I just hoped that after 8 years they would of worked with us some more. They did work with us in the past so not completely heartless but once you get on the bad side for what ever reason watch out the will screw you. They don't care about the law unless it benefits them. One last note they also remove property from the location minutes after the sheriffs office gave them legal possession. If this has happened to you it is illegal. Don't take my advice please contact a lawyer if this has happened to you. read more

I have been with Barker for 13 yrs. They have done a fine job taking care of the property's needs. They have always responded to my calls in a timely fashion and sent maintenance to fix any problems. Stay far away. I read all of the negative reviews online and for some reason decided to still fill out an application for a condo with Barker Realty. It's now been over three weeks and the process is still not complete. I have a great credit score, and make more than enough to afford the place. The irony is that the monthly rent for the condo in question was just reduced! You'd think they'd be in a hurry to fill it. Nope. The problems started when first attempting to schedule a showing to see the place. I sat outside for 45 minutes because the employee showing the condo did not know which lock box was to the apartment. First red flag. I was patient and let this slide. Mistakes happen. However, since then, dealing with Barker has been a nightmare. Getting a call back or a straight answer from them is next to impossible. I finally decided to fill out the application even though I knew it probably wasn't going to be easy dealing with them. I was right. It's now been over three weeks and I still don't have an answer from them. They act like this is normal. I then decided to email and let them know I couldn't wait any longer as this is unreasonable and there is no possible explanation as to why I shouldn't have heard back yet. I told them I wanted a refund for my application as well as the contact information for a supervisor. I was refused both. I'm honestly shocked how a company so bad at what they do with such bad customer service is still in business. It's shocking. Proceed with caution. I wish I would have. read more

Carolyn Somerville was businesslike in every aspect of my tenancy. The regular service of smoke detectors and air filters was conducted with no inconvenience to me. When the kitchen sink disposal broke down, they were right there with a replacement. They were fair in all my dealings. read more

The leasing agents work very closely with the owners to make sure the residents are well taken care of. Every maintenance is handled with care and you always know Barker is going to take care of you. Avoid this realty company!!! I can not express how frustrating it is to deal with Barker Realty. The property managers and those who work in the office are completely un-knowledgeable, rude, and express absolutely no desire to assist when you have questions or issues with anything. You pay a premium to live in their properties, but I can not, for the life of me, determine what that premium is for. They require you to re-sign your lease half-way through your term if you would like to continue living in the unit for another year. Their lease demands for move-out procedures are outlandish (require you to essentially rebuild the place or else your security deposit is gone). I spent significant time cleaning and restoring my old apartment. I forgot to remove a single curtain rod above a bedroom window and was tacked with a $47 deduction from my deposit. Barker claimed that was the amount they were charged by the painting company to patch and paint over 4 nail holes... $47???.... My college degree was clearly a waste of resources if I could make that kind of money patching 4 nail holes... I was relieved however, to even receive my security deposit back at all. It took over a month after I moved out before the check actually made it my way. I emailed the property manager multiple times to ensure the deposit had been mailed, but was given very vague and unspecific answers as to when I should expect to receive it... Overall this was an awful experience with Barker, and unless they dropped their rental prices below market level, I would never recommend this realty company to anyone. read more

i want to start by saying heather meeker was wonderful in trying to assist me .the office was very clean and neat the application processed was horrible i live in new jersey i was under the impression that i qualified for the low income rental being that i receive disability i recieve a call from the reality stating the needed to see me in person to provide my id so up i go to n.c everything seem to be going great until i returned to n.j i had an email stated that i didn't qualify like for real even though the guidelines on the site stated i did and the agents i spoke with prior to seeing the property said other wiz i tried unsuccessfully to get in touch i paid 30 dollars for an app which was to included a credit check so i called the office that does the credit check only to find barker never submitted anything rr was not happy and niether was i i feel like i was discriminated against and i am call hud to file a complaint the barker company lied and mislead me on top of that i was told i can get the other place which i learned is a very bad area with no problem but the kicker the rent was the same in both places people very bad for business read more

I found a property listed by Barker Realty online and filled out an inquiry via their website. I do appreciate that they called me right away; I missed the phone call but did call back. I called back and expressed my interest in viewing a property on Saturday or Sunday. I was told by the receptionist that I could only view the property Monday through Friday from the hours of 10:30 am - 4:00 pm. I'd like to say that this is a bit ridiculous and inconvenient for most working class people (and most prospects would be working class people in order to qualify to rent the home I would think) who work Monday - Friday anywhere from 8:30 - 5:00 pm and for a real estate business to have such limited availability is unheard of, I understand not being available on Sunday but Saturday?!. I was offered no alternate option so I simply told them okay, well I can not see the house I guess. If I were a landlord I would definitely not trust them to market or rent my home out if they are turning away potential renters, I wonder if the property owners are even aware of the way they conduct business. Barker realty is a company that rip people off by accepting multiple applications for the same property rental rather than renting the property to the first applicant if they qualify. Instead I believe they take several applications charging $50 for the application fee and then an extra $30 if you are going to be a guarantor. The reason I know this is because it happened to my daughter and my husband and me because we were her guarantor. They also do a hard credit check, which means that an inquiry is made on your credit history. My entire family was notified that the credit inquiry had occurred on our credit on April 14, 2015. My daughter tried to reach Rondna to find out if we were approved, but she would not return her phone calls. She finally found out from the receptionist at Barker, the the property had been leased to someone else on April 20, 2015. For what it's worth, I will be filing an official complaint with the Better Business Bureau. I would not recommend renting from this company. I had the misfortune to deal with them for 1.5 years and they impress me as greedy, shady, and non-responsive when it comes to maintenance requests. The apartment I just moved out of was full of black mold due to a gaping hole in the roof of the property. Knowing this, they were still trying to rent it out on a month to month basis even though they are tearing the property down in "6-8 months...maybe less" according to Renee the property manager I dealt with on the sham of a walk through I did once I vacated the property. They at least, at my urging, are not trying to rent it any longer. I feel like I will have to fight to get my deposit back, despite moving in "as is" with the previous owner (Barker took over several months after I moved in). Because of the shady way they rented the other apartments (all the tenants who moved in in July 2014 were not told the property was being torn down and they signed leases for a year with a clause in the lease that states the owner can terminate the lease at any time) I have taken pictures of the mold and a recorded the walk through. Be advised, if you are foolish enough to deal with this company know your legal rights and keep the Atty. General's office on speed dial. You will need it.
