Starla is a rock-star. I recently purchased a rental property and this was my first time as a rental property owner. The sellers continued to live after closing date and there were issues that were still not addressed (patch work, shampoo cleaning etc...). Starla had contractors out as soon as the sellers moved out and she got the home ready in no time for move in. She screened potential renters and made recommendations that made it easy for me to make decision. Within no time, we had a renter move in. The company also does a great job of sending out monthly statements and following up on issues right away. They pay attention to details and follow-up quickly. They have contacts with trust-worthy businesses or individuals to make needed repairs or replacements that arise. Wonderful experience from start to finish. I viewed one of their properties remotely and ended up signing the lease! Then lived there for over 2 years and really appreciated being a tenant. Shelynn, our property manager at BAPM, does a great job of being an advocate for both the tenant and owners of the property. When an issue arises with our property, Shelynn immediately responds and resolves the issue in a timely manner. She is super friendly and professional. I am always happy to see her during her annual inspections of our property. BAPM has done a great job of keeping up our property. I lived at one of their properties in Redwood City for two years. They were an excellent management company. They were very reasonable and responsive. For example, my income was slightly below the requirement, and they let me sign a lease anyway with an additional deposit (which they returned after a year). The on-site property manager in my building, Stephanie, was awesome! So friendly and responsive to any concerns. The building was well-maintained and clean. I will reframe from using the name of the VP of the SF region at this time but all I can say is that he crossed a line with his attacks, unprofessional emails and comments. Without fail everybody was exceptionally competent, responsive, and a pleasure to interact with. I've lived in a BAPM property for 4-5 months now and so far am just astonished by how much better my experience is than what I've come to expect as a renter. Over the years I'd lowered the bar to hoping for indifferent/neglectful rather than openly hostile property management, so it's a pleasant surprise to have a company that has been consistently effective, communicative, and responsive. Moving in, even in the midst of a pandemic, was very straightforward, and BAPM even left us a little goodie bag with some move-in essentials. I have been a tenant with BAPM for 4.5 years and I felt extremely compelled to provide a detail review of my experience over the last 4+ years. Ahead of my detail review below, I want to very specifically acknowledge the massive role that *Vanessa C* has played in this consistent top notch experience. She is my MVP and ultimately the reason for my continued stay here. My review in detail below by category: Property Rental / Showing / Move-in: - I was moving back from overseas when this property had become available and was apprehensive of renting a property without knowing the details about the property. Vanessa performed/provided detailed documentation of the interior and exterior including photos that helped me understand what to expect. - She made the tenant screening and selection process a breeze with only a few calls over the phone and I was able to handle most transactions asynchronously via email. - She also helped me understand the leasing agreement, confirmed move in date, reviewed lease guidelines like rental payment terms and required property maintenance and performed detailed move in inspection. Property Maintenance: - Vanessa performs / requests periodic inspections (Inside and outside) on a predefined schedule looking for repair needs, safety hazards, code violations, lease violations, etc. (and I appreciate the advanced heads-up) - She has effectively eliminated maintenance hassles by proactively handling requests and when maintenance are in fact needed, including after-hours emergencies, my maintenance issues are solved in a timely manner - Like a drumbeat, She and the team maintain outdoor areas on a standard cadence (leaves blows, landscaping, removing trash and debris) Property Rent Management - Vanessa and team have worked hard on having a simple rent management system and the book keepers are excellent at tracking any credits (e.g. PG&E credit etc) - No hidden cost. I've rented from Avalon / Prometheus in the past and there is always a hidden cost of either parcel management, trash collection, etc which sometimes an annoyance. BAPM has kept the rent and the fee structure simple for this property. Finally, I feel that the entire BAPM team has massive empathy for their tenants, especially during the times like covid where each individual is tackling their own unique circumstances - I always feel comfortable in picking up the phone and calling them. I was a tenant at this property for over 3 years and I am extremely satisfied with the experience. When we moved in, the house was provided to us in good condition (deep cleaned, new carpets etc.). Their staff is very approachable, easy to deal with and are prompt in resolving any issues faced. The property manager-Katrina Barney and Mike Farson (at the property) are always helpful and easy to work with. I also ended up receiving my full security deposit back as I vacated the house in same great condition as i received it in. If I could give them 0 stars, I would. These women put smiles on their faces, but all they care about is the bottom line. When they sent their maintenance man to fix some plumbing, it never truly fixed it. The second time they sent someone he finally fixed it - but left a hole in my ceiling that still exists today. I paid my rent on time for three solid years. After I lost my job and split with my girlfriend, they gave me 60 days to vacate my apartment. Did I miss any payments after I was unemployed? Nope. They never even gave me a real explanation for booting me out. The Sirk family (owners and operators) are all business. Don't trust them. read more

I've been renting from BAPM for over 5 years now. I'm convinced that anyone writing a 5-star review either does not have enough experience with them or is writing a fake review. I would say that maybe half of my calls and/or emails to these people are returned (and I'm being generous here). And most of the time when I do get a response, it's in a very condescending tone. The property is poorly maintained and I feel as if I have to fight to have any work done that is not an "emergency". I guess if you are a cheap property owner and don't really care about how your property is maintained, this is the company for you. As a tenant, I would try to rent from a company or landlord who is more responsive and cares a little more. I know I would never again rent from these people. I know other people renting from BAPM that feel the exact same way (although I am only speaking for myself in this review). read more

I am 2.5 months into my lease and wanted to give a shout out to a number of people at BAPM who have been such a great pleasure to interact with. Like many, I was amazed from day one at how professional, effective, and fair BAPM is as a company. There were some issues in my apartment on arrival, and they dealt with them promptly. Katrina has been so responsive, kind, and positive, and Andrea has gotten right on every maintenance request and been very responsive. In all of my years renting, I have never before seen such a professional management company. I also wanted to give a shout out to Noel, the service technician who has come to fix things a few times. Noel is so incredibly polite, kind, and respectful. Each time he came to fix something, he noticed that I had shoes in the entry of my apartment, and he immediately removed his shoes. I don't think any contractor or technician has ever done that before. He does a great job of fixing everything and is so knowledgeable! read more

My husband and I rented a home from BAPM (back when they were still Davis & Davis) about 7 years ago. We moved out last month. I will never rent from this company again. I keep hearing about how it's the owner's fault that no money is spent, but reading the other reviews here, I question the truth of that. Either BAPM only manages to find the cheapest owners around, or they are hanging on to every penny they get. In 7 years, we managed to have 4 things fixed or replaced, and one of those was a major bathroom renovation that had to be done TWICE because it was so poorly done the first time (we had mold and wood rot in the bathroom when we moved in!). I would like to say that that was because the previous owners did not care, either, but I never really saw a change once the company was sold. I gave the rental manager a long list during the one and only "annual" walkthrough we had done a few years ago. They replaced the door to the garage and managed to through some new linoleum down in the kitchen. That was it. When we told them about how the carpet was getting wet in the hallway whenever it rained, they told us to call back if it happened again. But it was never fixed. I will not even go into how hard it was to get our deposit back from them, and how many things they tried to make us pay for. I just do not want to have any thing to do with them again, and I suggest other people do the same. The 5 star reviews on here are questionable. This is the most unresponsive (but friendly!) bunch I have ever dealt with. read more

This is the first property management company where I've really felt listened to as a renter. I went to two showings of rental properties managed by Davis & Davis this afternoon. The first I found out about via Craigslist; the second was from a printout of listings handed out by the company representative at the first showing. The first misgivings came from the rather run down appearance of the first property. Sure, the inside of the apartment was refurbished to a degree, and it was clean. But down the road, given the outside condition, I had to wonder how long it would be until a tenant had problems inside the apartment. Secondly, the terms of the lease, specifically the security deposit seems to be significantly disproportionate to the rent per month, a few hundred dollars more than the monthly amount. So given the condition of the properties viewed versus the dollar amount required of tenants, the returns appear not to balance out. One star for the kind demeanor of the company rep; I would give zero or even negative points for the experience of viewing those rentals and the lease terms attached. read more

Very frustrating company to work with. We don't receive responses to emails or phone calls in a timely manner. Several service issues took multiple calls and emails to get resolved. After only 3 months of residency and the promise of a 1 year lease to be singed after 3 months, an unfortunate circumstance of our landlord passing away resulted in a letter being sent requesting us to move out within 30 days because the new landlord (son's ) were selling the house. After 2 stressful weeks of us searching for a new residence I called our prop manager 4 times with no call back to discuss our move out and the quickness we can receive our deposit which is crucial for us to move into our next home. As expected, still no response..... Guess, I'll be sitting here waiting. read more

I began renting since when this company was known as Davis & Davis. During that time it was extremely difficult to get anything fixed in a timely manner. I never had a solid person to deal with at the management office. They were constantly changing employees which was frustrating. It would take weeks to hear back! I am so glad to report that things have changed dramatically for the better. What changed? Shelynn was hired and also the company management switched to BAPM. Shelynn has been my main point of contact for many years now. I find her to be extremely professional and sincerely nice as well. Her customer service is impeccable. She gets back to me in a timely fashion with a solution. She now has several other members in her team and they are all very responsive as well. The maintenance team and the contractors they use have all also been professional and easy to work with. I would recommend renting from this company. read more

I can only think they are either malcontents, are confusing BAPM with Davis&Davis (which I totally agree, D&D was horrible) or those are fake posting...hello competitor conspiracy theorists here...just kidding. In all seriousness, I am so happy with the management at BAPM. Everytime I have called or emailed, I have been contacted within a 48 hr period, often sooner. The team there has been friendly, courteous and solution oriented. I understand that I am not their only tenant, you should too, maybe relax a little. I am writing this review as a previous tenant for 1yr. TL;DR: This management company is extremely professional and I highly recommend renting from them if you find a property you like. The long version: Finding the unit: My husband and I had a weekend to find a place to live in CA moving from out of state. We were able to view the unit (3 bed 2 1/2 bath 2 car garage) after a late landing in the evening on a Friday. We decided to move quickly on the property and dropped our app and fees at the office on Saturday. They expedited our application and we were able to sign the lease before we left on Monday afternoon. They gave us keys immediately despite not moving in for 3 weeks for ease of move-in when we had our moving van with us. Living in the unit: The property was professionally cleaned prior to move-in, as expected. Everything was great during our time here except the following minor issues specific to the property: small ants due to construction of the hotel, which means we had to keep everything immaculate and mop every other day. Further, we had to get a feeder for our cat that kept the ants out. The unit has no A/C, so the couple weeks during the summer were pretty warm during the day. Finally, the unit had a tankless water heater so the dishwasher never heated up enough to rinse all the soap off the dishes so we ended up hand washing our dishes. Other than those three points, unit, neighbors, and location were amazing. When renew came up, rent was only going to increase from 3900 to 4000. Move-out: best part --- we cleaned a bit but in the end had Bay Area Management hire cleaners to scrub tubs and stove. We received almost all of our deposit (pet and regular) back, minus the cleaning, carpet steaming and patchwork/painting for the curtains. I highly recommend leasing from this company. Extremely professional and very responsive when needed. Only reason we left was because the rental property was too much space for my husband and I, and we were looking to downsize to save money on rent. read more

A couple of years ago we needed to find a place in the Peninsula to relocate from the East Bay. We were used to the way things happen in the East Bay but had no idea on how to live in Redwood City. After MANY visits we found exactly what we were looking for, an amazing place that we can call home; it even has a wonderful backyard and our kids can play safely inside and still feel free. Shelynn is the property manager for the place we are now living in. Though the property was built over 40 years ago, Shelynn has always been there to help us get things done, i.e., any repair has been done in a timely fashion and we have always felt like we are well taken care of.
