I'm really disappointed with this company and specifically Juliet. I was showed an apartment on Hudson Street last Monday. Juliet did not step foot in the apartment to show or explain anything. To my surprise the apartment was beautiful and we were very interested but definitely apprehensive because of her lack of communication during the showing. It was as if she didn't want to be there. At the end when we asked her about the application process she said she would send us the link, it was first come first serve if the application looked good,the move in date was the soonest, and the credit was okay! Fair enough! My husband and I apply and pay $50 for each application which is standard. We then go 4 days no email response and our application is still pending. So I text Juliet: "Hi Juliet, I hope you're doing well! I just wanted to follow up regarding our application for the Hudson Street unit. My husband and I are very interested in the apartment and are looking forward to any updates you may have. Best regards,Tiffany McNary" No response. Friday comes around I go look for the listing it shows it's rented out. We still have not received any response or email saying that the listing has been filled. The lack of communication and courtesy to your potential renters is disappointing. Especially when we are paying money to apply. A simple courtesy email would have been appreciated. Yikes. All in all its not about the money because that's expected when apartment hunting but they should have notified us when the listing was no longer available. read more

They manage my neighbor's property and have failed to address very serious issues that impact my property. The owner defers the resolution to Jason, and he and his staff are very unresponsive, rude, and ignore the issues (broken fence, dead trees, falling branches, etc.). Just another prospective tenant who has decided to never work with or rent through Jason Born and company ever in my life. All of the bad reviews about never showing up to appointments or answering questions is 100% true. Also, their website looks like it was built in the 80s, which is so weird since you'd think they'd be able to hire a freelance engineer from the Silicon Valley to schlep something together that's useable / helpful. Last cherry topper about Jason and his minions - because their scheduling system is so stupid, they forgot to cancel showings that I had personally cancelled *and* ended up harassing me about not showing up. They called and texted multiple times from multiple phone numbers to make sure they got in their two cents about my no show, even days after I've politely explained to their admin to cancel the showings due to the unprofessional reasons listed above. I'm extremely disappointed In their service. Do not rent from them. Apparently reading these reviews they don't respond to your service demands. That scares me for a property that is $5110 a month or $61,320 and they don't maintain it? I'm not surprised. They don't have great customer service in a rental application. I paid $100 for 2 of us on applications, submitted our application, wrote an email right after asking to chat on the phone b/c we were so excited to rent it, it was perfect for us! No response. I thought.. hmm that's weird. 3 emails, 3 calls, once got them on the phone and they said they would call back b/c there was another interested party and then no call back. Our offer was a bit under asking b/c of COVID and b/c the lawn was yellow and in bad condition. I was going to spend my own money to bring it back up, seed it, lay down sod, and included that in the app and offered just $200 under. Pretty fair I thought. I was at my last unit 5 years. I asked if we could discuss the amount, as I was willing to pay full, but wanted to discuss the yard. But no response. When she said she would call me back. Nothing. We just heard we submitted the wrong tax returns on our application, but only heard this through Yelp. They have yet to call or email. I sent them my cell 3 times. I accidentally sent my biz return instead of my personal which either way shows I make plenty enough Income to rent it. That's fine if something was wrong, but then communicate, call us 24-48h later and tell us there was an application error and ask for what you need so we can move forward. That call should be the same day. Don't just take $100 and ignore the couple that is 6 months pregnant trying to rent and emailing and calling to no avail. The complete lack of communication and rude lady on the phone is not ok or professional. I wish this property owner at 1210 Avon in Belmont would use another company b/c we were ready to move in. I was about to call my credit card company to dispute the charge but they just said (through yelp) they didn't charge us. Pheww saving grace. Now we are back on the search. I dont think the company understands, or is empathic at all to how stressful this process is or the tight timelines around finding somewhere to live. Born taking 6 days and no response in the rental world is foreverrr and a day. Be careful working with them. Or be ready to stalk them to get them to communicate with you. Ask for a cell. First, I want to disclose that my fiancee and I did not end up renting a property with Jason. It wasn't due to a rejected application or anything, but moreso, Jason's inability to respond back to any of our inquiries. My fiancee and I scheduled a tour at a property in San Mateo and Jason was a no show. We had to call the office and his admin told us he had was busy and needed to reschedule. Already irked, we said fine but let the receptionist know they could have called us before coming. Jason did show up to the second showing and was great in person. Like previous reviews stated, he is someone that could take over any room or event with his words. Two words best describe my encounter with him: charasmetic but deceptive. After our visit, my fiancee and I contacted him more than 4 times within a week to answer our question about whether pets were allowed and he never responded. Wait, that's not true. He did answer his phone when my fiancee called and promised to get an answer for us. That was a week ago. If you decide to go with him, I'm sure he's a delight to work with if you can ever contact him. Good luck to anyone that tries to rent or work with Jason. read more

When my year lease was set to turn to a month-to-month, I received a letter from Jason offering me to go to month-to-month at a 9% increase, or another year lease at a 3.4% increase. I called Jason to say I was happy to take the year lease at 3.4%, and wanted to know if the owner wanted to agree to a contractual percentage at the end of the year. He replied "Yes, please send that over in writing, I really think the owner would like that." In my email, I stated that I wanted to accept the offer for a year lease, and that in addition, maybe she wanted the rent increases to be pegged to CPI at the end of the year. No response. I texted Jason to check up on it 5 days later. He indicated that she did not want to set what the increase would be at the end. Okay, I told him, let's just go with the year that you offered. He texted me at 7:15 am saying "No, when you counter offered, the original offer went away." ??? I called him to discuss, he was furious at me for calling him "so early in the morning." I apologized, saying I figured he was ready to talk since he just texted me, and offered that we could talk later. He was already yelling though. He wanted me to agree to terms involving increasing rent without my legal 30 days notice. I gently attempted to point this out, and he said "Oh! So now you are quoting laws and dates at me?!" His words and his tone was abusive and brought me to tears. Watch your back. Prepare yourself for a small claims case at the end of your tenancy or his contract managing your property (see reviews below). Take TIME-STAMPED pictures of any blemish or divet on every single surface on the property, and everything HAS to be in writing. Good luck. read more

My wife and I are renters of a unit that is managed by Born Property. Absolutely the worst property management company I have ever used as a tenant. We've been living in this place for a little over a year now and their support for maintenance requests is unacceptable. You have to request them through an online portal and the turnaround time to get a response is long or more often than not, doesn't come at all. In the rare instance that they do respond and actually line up someone to come out and address an issue, they send the shoddiest person possible. We consider ourselves great tenants. We get along really well with all of our neighbors in our complex. We have never been a day late on rent and are honestly ideal renters. But having to deal with this clown show gives us reservations about extending our lease when it comes time. Like someone said in a review below, the complete lack of professionalism from this company drives easy going, low maintenance renters like myself away. Tenants: do yourself a favor and walk away. Do not rent through Jason Born Property management. The process looks good at the beginning: friendly people, efficient website etc... But you need to know that whenever you'll have an issue, NO ONE will pick up the phone or answer any of the messages you leave on their service request system. It took WEEKS for important but easy to fix issues to be fixed (roots in the washing machine sewer line, green pool during the entire summer... , fence falling apart) because they would NEVER reply to anything. One tip: on the voicemail/phone filtering system, just say that you're interested in a listing, that's the only way they would pick up the phone.... When we exited the property and had a meeting for the pre-inspection...they didn't even show up or apologize. Owners: talk to your tenants...will be an eye opener. Renters & Homeowners BEWARE Key Point for Home Owners: This property management firm caused a tenant who took care of the house and paid their monthly rent on time for three years to vacate (details below). As of this posting the property is unrented and listing for $545 LESS than what we were paying BEFORE the botched rent increase. Key Point for Renters: We had a terrible experience renting from Born Property Management, dealing with above market rent increases. After the initial lease term ended in 2017 Jason raised our rent 8% when we choose to go with month to month terms rather than a 1-year lease. On July 7 2018 we received another Notice of Rent Increase, raising our monthly rent by $450 if we remain on month to month terms or $150 if we revert back to a 1-year lease. When I sent an email to Jason explaining that we had looked at other properties and would not continue to stay at a higher rent, he took 29 days to reply back with a compromise proposal. Things got especially nasty after we gave notice to move out. I consulted a lawyer twice during this time. Jason also deducted increased rent from our security deposit above what was reflected in his July and August lease statements, above his July 13 proposal, but in line with the original June 7 notice. Why do I say above market rent increase? Born Property Management is now trying to re-rent the house at $545 LESS than we were paying BEFORE the rent increase. We found a nicer house a half mile away at $360 less than we were paying before the rent increase. Jason either does not understand market rents in the area (not so good for home owners), or he does understand market rents and deliberately sets above market rents after the initial lease expires (not so good for renters and ultimately home owners as this lead to our move out). read more

If you are a homeowner looking for a property management company, STAY AWAY from Born Property Mgmt. You will end up LOSING great low-maintenance tenants who pay on-time every month (for the last 3 years). As of this posting (8/30/2018), the house we vacated has now been empty for 1 month. Just think about your lost revenue! If you are a tenant looking to rent an apt or home from Born - be warned! Although the staff is responsive to repair requests, once you initiate a move-out process, Jason is awful. He used part of our security deposit to charge us part of the last month's rent. Basically he accepted (cashed!) our rent at the regular amount then went back and charged us more for rent "due to an accounting mistake" (his words, not mine) and charged us the extra $$ based on the new/increased rent for the remaining time we were at the house. Not only that, he will try to rent out a property for more than you should be paying, so make sure you do your due diligence and check out the real rental market prices in San Carlos. If you read Jason's reply to unfavorable reviews (usually from tenants), he is quick to point out that you (the tenant) is *not* the client -- the homeowner is! This company is all about money. The owner, Jason, lied to us about a month's free rent when we agreed to move into one of his run down properties. When we moved in, there was no hot water. We couldn't take a hot or warm shower for over 10 days. Fixing the problem was not a priority for them. My husband and I had to call a Plummer. The only interaction while we rented the property was related to rental notices. We also paid our rent in advance; but, during the pandemic, they issued generic warnings about how rent was due regardless of any hardship related to the pandemic. To top it off, despite our flawless record to pay rent on time, take care of all the maintenance issues without assistance and doing home improvements on the property just to make it live able, we received an eviction notice at the end of our lease during the pandemic because the house was no longer on the rental market. Regardless of having a child and working as a nurse during a pandemic and public health crisis, they showed no compassion. They also charged us almost 600 for cleaning services during the move out despite being told we would receive our full deposit after inspection. This company treated us like trash. I hope they experience nothing but difficult tenants because they don't appreciate good ones! read more

The person that showed me the place was early and had the place ready for me to look at. They were very nice and helpful. I had a terrible experience as a renter at one of their rental properties. They were nice to me until the time I told them I was moving out. Out of nowhere, they asked me to cover an extra $500 because they had made an accounting mistake many months ago. I spent over $500 to fix a burnt tile on their vinyl kitchen floor on their property and they charged me yet again for it because they didn't consider my contractor's work to be "good enough". I came to know that they were having a hard time finding new renters and they went to the extent of calling some early termination clause on me. We were feeling terrible at having rented with them and felt that they betrayed our trust in them. As renters, we generally won't be able to afford a lawyer. It is a lot of effort and money and time - they take advantage of this fact and will charge whatever they feel like with no regard to being conscientious. I would recommend staying away from their properties because they will give you a sour experience and will suck you dry when you decide to move out. We had the worst last month staying at their property. I would stay away from doing any sort of business with them. read more

The front desk receptionist has no idea what she's talking about and lies to people who call In to get information about properties. I had an appointment with these guys at 2pm today and called before I made the hour drive to see the unit (just to make sure everything was set) I am about 10 minutes out from the site and I get an EMAIL not a call not even a text to let me know that my appointment was cancelled. (Note: the email time stamp was 15 minutes before my appointment) The lease supposedly had be signed early that morning. they failed to make me aware of the situation the several times I called before setting off on the drive. thanks for waisting my time and gas! read more

I'm a property owner. Jason was very nice and responsive in our first couple of meetings. As soon as I signed a contract to engage their service, they became very irresponsive! I live outside the state so I rely on them to take care of my tenants. I returned a few months later only to find out that Jason never responded to any of my tenants' maintenance requests. Not surprisingly, the unsatisfied tenants didn't extend the lease. So I collected zero rent for two months before new tenants moved in. Then the same cycle repeated itself. Having to find new tenants every year is very tough. They may seem like a big company handling many properties. But they are a 3-person shop, including Jason himself and a dyslexic secretary who spelled our names wrong on lease contracts. So how do they handle all the business? Negligence. read more

This is a review from a home owner's perspective using Born Property Management as a property manager. We used Born Property Management for just over two years. We were moving to a different state and decided to rent out our house instead of selling it due to the house having a lot of sentimental significance. We've recently decided to sell the house due to a series of factors. The performance of Born Property Management, however, was not a factor in our decision. Throughout the entire process the team at Borne Property Management was professional, punctual, and overall very pleasant to work with. I've called and received calls from basically every person on the team well outside of business hours to discuss issues (not issues that they caused! sometimes issues with a property/tenants just pop up and need to be handled) and they've always bent over backwards to try and get any problem sorted as fast as possible. Renting a home can be a messy procedure. You're dealing with real people living in a real home, a million and one unpredictable problems can come up with any number of different things. We chose to go with Born Property Management to try and alleviate some of the predictably unpredictable stress and while it wasn't stress free (in no universe could it ever have been), the people on this team made it as stress free as humanly possible and saved us many hours of work and many sleepless nights. I can say with complete conviction that choosing to use Born Property Management to manage our property was 100% the right call and if we weren't selling I see no reason why we would go with someone else now or in the future. Honestly I don't really understand some of the reviews on here, I'm leafing through them and their experience sounds like a polar opposite of what we experienced. Oh and the user portal on their website is excellent. They catalog and itemize all work done on the property and make it extremely easy to see where any money is going and why. read more

When we asked for the standard 30 they requested 2 months rent as a security deposit and 1st months rent. This equals $10,500 to secure a 1 year lease on a property that he has been trying to rent for over 4 months??? Steer clear of this guy. We tried to secure a lease on his listed Moss beach property. A 1000sq ft duplex 3 bed 2 bath that is actually a converted house. 1 bedroom has a washer and dryer crammed in the closet so technically it's only a 2 bedroom with an office or bonus room. He strung us along for over a week 9 days to finally inform us they wanted $10,500 to move in on a 1 year lease. I finally got ahold of Mr Born himself by hitting the prompt on his 3rd party answering service that I wanted to inquire on "buying" one of his listings... Amazingly it went right through to his mobile phone! Good tip for future callers not getting call backs from this company. I only hope the owner of this Moss Beach property reads this review and realizes he lost out on A1 tenants especially since it's been listed for over 4 months. I am sure Jason will respond with some more excuses but that's all they are. Remember I warned you. Looking for a rental is stressful enough without dealing with this company that has no sense of urgency or decency to call back when they say they will. read more

Incredibly unprofessional. Made an appointment online through their website. Received confirmation. Received text reminder. Arrived at home. Nothing. Waited 15 minutes (the entire duration of the 15 minute slot) and the only person who showed up was the person with the appointment after me. Called the number from the email. Listened to what felt like a 20 second recording navigating me through their extensions. Finally got to an "on call operator"who was not on call, and I was encouraged to leave a message and they'd get back to me. So I left, resigned to never renting a property under his management ever, since if it's this hard to just SEE a property and potentially give him money, it'll be impossible to get ANYTHING done that actually requires effort on his part. I can't imagine the type of homeowner that uses his service if he's this unresponsive. Probably not someone I want to have as a landlord. read more

For the past week, You've been ignoring my voice mails, emails; and when I called your office I even heard you telling your secretary Lisa not to put my call through. :( Here's why there are only 1 star and 5 star reviews: it depends on Jason's MOOD. When he's happy everything is wonderful; but when he feels pushed or the smallest amount of stress, he pushes back against all of your requests. Inefficient, unprofessional, stuck in a past type of family business that keeps you in the dark for the entire time. Not sure why this business has high reviews, and who are these amazing people that could get a hold of Jason, my process here was painfully slow with little to no progress each day. It all started nice and shiny with our realtor recommending Jason and his team to help us finding a place to rent. My husband met with Jason twice, has seen two properties and we decided to give it a go. We've filled out application, paid the fees, passed the credit score, and then Jason disappeared. To be fair, he did checked in twice, both times by SMS. First time he let us know that he doesn't have an answer for us yet, with no ETA on when we could expect an answer. Second time his text was shorter: "I wish and pray." Wait, what?! Then he completely faded away with no response to our emails/phone calls/voice mail. Jason materialized couple of weeks later, when we were signing a contract with a more efficient company that stayed in touch and valued for relationship. It is remarkable that Jason never admitted his process is missing a mark. Based on my experience, I wouldn't recommend using his services. ------ Seeing Jason commenting on my review with details that are not applicable to me or my family, stresses the point that he doesn't care to remember any of people trying to work with him. I've never had TWO dogs in my life or requested a big yard. Instead of just apologizing for missing the mark by not returning any of my calls, putting it behind us and potentially working together in the future, Jason is vilifying me.
