    I requested service to fix a broken panel on my stove top and DAMIEN was so responsive and kind. He worked quickly to resolve the issue, and everything is great!

    Beware: Despite multiple requests submitted through their online portal, our concerns remain unaddressed. It is highly concerning that tickets submitted for urgent repairs and maintenance are frequently closed or deleted without any actual work being performed or communication being provided. As of today, June 23, 2026, the following issues remain outstanding: Sanitation: Weekly trash and recycling collection has not occurred for over a week. Waste is accumulating, creating a significant health hazard. Property Maintenance: The shared yard has not been maintained for several months, which has contributed to an active rodent infestation. Structural Safety: Several exterior stairs are rotting and unstable, creating an immediate risk of physical injury. Addendum 6/24: As of June 24, 2026, garbage and recycling materials remained scattered throughout the breezeway entrance despite prior reports to management. In my opinion, these conditions create ongoing sanitation concerns and potential health and safety hazards for residents and visitors. California landlords have a legal obligation to maintain rental properties in a safe and sanitary condition. Under California Civil Code § 1941.1, landlords are responsible for maintaining buildings and grounds in a clean and sanitary condition and keeping common areas free from accumulations of debris, garbage, rodents, and vermin. San Francisco law also requires property owners to provide adequate refuse collection service and sufficient waste containers for residential properties. Based on my experience, the conditions at this property raise serious concerns regarding whether these standards are being consistently met.

    I had a surprisingly hard time renting out my house this year. I even had scammers post MY RENTAL…read morein Craigslist and send innocent folks to tour after they'd paid $65 to schedule a tour! I'd never experienced that scamming before and PF told me it was because I'd posted without watermarks on my photos. That's super good advice for those who rent out their houses by themselves. I decided to hire Property Force as I had some travel that needed coverage. It took a bit even for them to vet applicants but they found someone who fit the bill for occupying my house. It's a LOT of work vetting any tenant, so it's a relief to have them do the work. If any applicant passed the litmus test they had, they ran the applicant's data past me to see if the applicant passed MY litmus test. One MAJOR bonus though, is the responsiveness of the team whenever I call or email. With other Property Management Companies, I used to wait a week before I'd get a response, but PF calls or responds within a day or two! John Way, the founder is VERY personable and easy to work with, explaining any mysteries simply and without any bluster. The one thing I took down one star (though it's really a half star) was because it's a bit hard to decipher some of the reports I'm used to getting (a balance sheet, monthly ledger), and references to the documents showing the debits. If those were in place, it'd be easier to track my income vs expenses and charges from PF. I will continue to use PF as my Property Management, and recommend them. They're small but responsive. Someone (don't want to name names coz I don't want to ding them personally) promptly answered the call and I excitedly explained how I'm looking to rent out our house - the person on the other end said, "it's close to 8pm on a weekday, I'm with my family, let's schedule another time... it's the nature of my job to answer the call so I did". I 100% respect a person's family time but either fix the listed hours on review sites or send me to voicemail or lastly teach politeness to your employees, otherwise it leaves a sour taste in your mouth, doesn't it? I'm unfortunately compelled to not come back to you for property managing my home ever.

    We had a change in our family situation and needed to quickly move out of the home we own into a…read morebigger rental. After move-in, we were a big stuck on what to do and how to get our home rented out. We connected with RentWise and they put us at ease. Everything moved so fast, from the moment we got off the call, things just started happened, photographers showed up and took professional pictures (after we had the place cleaned) and made a map layout of the property (got the files the that same evening). By the next morning, our home was already listed and advertised (i think it was 22 outlets that RentWise marketed the home to). Within 48 hours we had ~30 contacts. RentWise showed the home to 5 lovely couples/families that weekend and 3 qualified applicants for us to chose from a couple days after. All-in all, the process took a little over a week. I cannot believe how fast we got qualified applicants and a lease executed. They are worth every penny (it probably would've taken me a month) not to mention they got us 10% more than the top end of my expectation. My first experience with RentWise, will update the review if anything changes during the length of the relationship. Thank you again RentWise!

(ANYONE WHO PAYS TAXES CAN GET IT) After numerous complaints for 10mos into my lease, I sent an email letting them know they were in BREACH OF CONTRACT hoping they would address it or I would sue them, soon thereafter, I was served with a 10day notice to vacate stating I was the "nuisance"! LASTLY, IF YOU EXPECT TO HAVE SOMETHING ADDRESSED THAT IS STATED IN THE LEASE....DON'T BELIEVE ANYTHING IT SAYS BECAUSE THEY'LL TELL YOU, THEY CAN'T DO ANYTHING ABOUT IT!
