It is said that company's value of how they upkeep their buildings is held high and taken care of quickly and promptly yet 2bLiving does NOT MAINTAIN THOSE STANDARDS. Once 40 Tiffany Ave was acquired from Gaetani in late April early May this building has NOT been properly mopped or vacuumed by 2bLiving Management. I cannot believe I say I MISS Gaetani Management due to quick response of cleaning and maintenance issues like fixing water heaters and laundry room issues. I had to tell management they can use my call box to buzz them in due to the lack of clean common areas like lobby, hallways and laundry room. Yet they DO have access and CHOOSE to not PROPERLY CLEAN. a job in which 2bLiving accepts and takes PRIDE in. UPDATE: It took TWO whole days for management to bring a cleaning crew to pick up the glass which is DANGEROUS AND HAZARDOUS out of the fire escape. Not only did they complete their job POORLY they still left glass on the stairs and on the 2nd floor fire escape. Not only did they prioritize cleaning the bulletin board and the few amount of glass they did clean. They DID NOT MOP OR VACUUM. Cleaners were on site with only a broom and a bag for the glass. What kind of cleaning is accepted by 2bLiving? Management also FAILED to mention to myself that the cleaners would need entry to my apartment. Which I never gave permission to any manager via email or text. That is UNPROFESSIONAL. There was NO manager present and the PROPER entryway to where the issue initially started would've been apartment 9. I believe if this matter would've been taken more seriously by a company in SAN CARLOS we wouldn't be in this situation in apartments in SAN FRANCISCO. Not only is the lobby dirty, management is aware of the broken water heater which they FAIL to change. They are aware of the broken washer and dryer stealing money from tenants and FAIL TO CHANGE. Notes: THIS COMPANY IS THE WORST TO EVER MANAGE 40 TIFFANY AVE because they DO not have the time to set foot on SITE to FIX ANY ISSUES AT HAND. Instead they would like to charge the tenants for usage of lights in common areas and water usage LOL. Their PRIORITIES ARE ALL IN THE WRONG PLACES, ONLY IN MONEY NOT IN THEIR TENANTS. Also their manager was quick to respond to me about a yelp review instead of properly handling the issues with glass on the fire escape. Which still led to a POOR job and trash of glass left outside of the building by YOUR cleaners. LOL read more

It is highly concerning that tickets submitted for urgent repairs and maintenance are frequently closed or deleted without any actual work being performed or communication being provided. As of today, June 23, 2026, the following issues remain outstanding: Sanitation: Weekly trash and recycling collection has not occurred for over a week. I would give this company zero stars if I could. Someone turned off the laundry machines even though they knew they were still in use. The laundry room is supposed to be open until 10:00 PM, but it was shut down at 7:40 PM. Our clothes were still in the dryer and left soaking wet. I've been living in a 2B Living rental for about 4 months now and have had a really positive experience so far. I especially wanted to shout out Kenny and Charlie after a recent maintenance request. I put in a work order over a holiday weekend for a couple minor plumbing issues, and they were quick to respond and come by. Kenny was thorough, careful, and cleaned everything up afterward. They even fixed a couple other issues they noticed while they were there, which I really appreciated. 2B Living is by far the best property management company I've experienced thus far. The property managers are great and very responsive. They lacked in action towards a repeated offender of a neighbor which eventually led to our departure from the property (reason for the 4 stats). But, aside from that incident they have been amazing. Cute little welcome home basket upon receiving the keys to the property. Most property management places have complaints about maintenance but 2B Living is the one exception. If we ever had any issues the maintenance guy was scheduled the next day to come and fix the request. Jose is the best maintenance guy I have ever had at a place I was renting! Fixed everything with ease, was respectful, never had to ask him to put boot covers on as we have 2 young kids. Their properties are very fairly priced, we were surprised the price of our property we were renting wasn't fake. Considering the number of rooms and bathrooms. Charlie, the newly entering property manager upon our departure, was a pleasant surprise. I wish he had been our property manager during our tenancy. He is very responsive, provides updates, and is super transparent. It took the full 21 days to receive our deposit back but Charlie ensured we got every dollar back we deserved. 2B Living is doing great work and if you're thinking of having them be your property management company or renting from a property they're managing, do it. read more

Son moved in nine months ago, with roommates which all required cosigners and application process, move-in and communication went smoothly and efficiently . Here are the problems that I've had since they took over this building in San Francisco: water was turned off with no twenty-hour notice, the replacement of heater it took them six months to replace heat in my unit, they send vendors without notice, they also have you wait two to three hours waiting for a vendor to come and fix the problem. For 4 months I did not have a functioning front door lock on a unit with the front door facing the street. Anyone could have walked into my apartment, but for me to exit I had to take out the phone and use the app to unlock the door and exit (a fire hazard). They showed no urgency in fixing the matter, and offered no compensation for the lack of security. Currently I am dealing with a poorly waterproofed patio that results in rain water seeping through my floor boards any time it rains. This has been occurring since I moved in, it was finally evaluated in August 2025. They finally scheduled a repair last week (March 2026) but failed to inform me that the repairs required me to move all furniture prior to the workers arriving. They sent the email informing me of the repair after hours on a Friday evening and the workers arrived before 8 a.m. on Monday morning. Nelly the property manager often sends emails after hours and then uses the excuse of it being outside business hours to justify being unreachable for follow-up. They have been threatening, they have served me with illegitimate termination of tenancy notices. I have been told secure locks and doors, rain water entering the apartment and failure to repair issues resulting in dampness are not habitability issues despite state laws clearly stating otherwise. read more

They also falsely represented to me for 7 months that there's a waitlist for garage spots--just to give it to new tenants without consulting the "waiting list" that allegedly exists. The quality of my 7-unit apartment building's management dropped significantly after 2B Living took over management. Within the first week of their management, the lock to the front gate to the building had broken and was completely unlocked - so anyone could walk in, steal packages, attempt to enter units. Nearly every tenant called and emailed them to urgently fix the lock and they repeatedly dodged all calls and emails about it. After an entire week of this, my partner told them they're violating California tenant law and that we would escalate if they didn't fix it immediately, and they finally fixed it. Nobody has been able to buzz into any unit for 3 months because their account for the service they use for buzzing into units was suspended and they haven't bothered to fix it. I follow up kindly every few days and they ignore me every time. This causes packages to sometimes be unable to be delivered, because while most carriers have a mail code, some don't and attempt to buzz into units. So we have been regularly getting package delivery failures for 3 months. My shower has been slowly leaking water for 3 months. I've opened 3 work orders, 2 of which were abruptly marked as "completed" by 2B Living after a maintenance person either visited and did nothing, or visited and diagnosed the problem and then disappeared from Earth. Every attempt to get someone to fix the leak has required multiple urgent follow-ups, after which they apologize and promise to send someone and then don't do anything. Water billing for my unit is shared across all units, so everyone is paying a higher water bill because 2B refuses to send someone to fix the leak, or keeps sending incompetent people who disappear, and has been doing so for 3 months. Yesterday the SF fire department put a notice that the building has a fire code violation. I sent it to 2B Living and haven't received any acknowledgement. True slumlords. They are constantly unresponsive and unable to do the bare minimum. Living under 2B Living's management is a story of constant background stress, loose mental threads, and begging them through every means I can to please respond to me about basic and urgent problems with the building. I miss the days before they started managing my building, when I trusted that my property manager would ensure the building is not violating SF fire code, the gate to the building remained locked, package delivery people could buzz into tenants' units, and maintenance issues were resolved without pulling teeth. read more
