The park like setting and space all around was huge. The courteous staff in the office and maintenance were awesome. Neighbors were the best part of living here! There is really no perfect house and it does matter how you care for where you live! We have been here for 14 years. The Team at Bay View Community work hard to make our community a sweet place to live. I have felt safe mostly letting our children ride their bikes, walk to friends house and play kick ball on the green patch by our office. Our little casita here @Bay View community continues to be called home. BVC staff has moved mountains, valleys, and rivers in getting it right. The crew is always respectful and kind. As a resident we have agreed to maintaining the appearance of our yard and making sure we don't keep eye sores. On the flip side, BVC comes to repair any repair request we may have. (bathroom fridge, dishwasher, stove, kitchen disposal etc) The valleys seem to do with the cool, moist weather we're in that contributes to some household cleaning on our part and skeletal repairs on the part of BVC. Overall what beats to living in an affordable home on the greatest meeting of land, sea and sky- the Monterey Peninsula. read more

I lived here from about 2016 - 2020. They are a pet friendly community, and the maintenance staff are friendly. However, the units are worn down and in constant need of repair. We had issues with water damage in the hallway, and the solution was to slap a baseboard over the damaged area. The roof constantly leaked to the point we had visible water bulges through the paint. The solution was to paint over the water spots in the ceiling, and they would occasionally perform roof repairs. We had 2 dehumidifiers and fans running constantly in the 2 bedroom unit, and there was still mold everywhere. We had problems with mice and other creatures getting under and into the unit as well. The flooring in the kitchen had a constant bubble in it, and only got worse the longer we lived there. As far as I know, the floor was never repaired. Office management definitely played favorites with their properties. Certain units were allowed to have privileges that were clearly against the lease agreement, and we were reprimanded when we fought for the same privileges. They required us to keep a green lawn, but wouldn't allow any type of sprinkler system. We would spend so much money on water to get the lawn to grow, then go out of town for the weekend and come back to dead yellow grass. They wouldn't allow any other type of landscaping either. In short, this is a cheap place to live in the Monterey Bay if you need to get out of your current living situation. The month to month lease is nice, but I would continue searching for a more permanent housing situation. read more

I've been a resident here since April of 2015 and I have been satisfied in every aspect as it relates to being a resident. I've actually had the opportunity to transfer 2 times upgrading each time so I've seen all the different layouts and I like them all equally. The maintenance staff is great as well as the office staff. One thing that has stood out the most about being a resident here is during the beginning months of the covid-19 pandemic when the stay-at-home order was affecting families income, a raffle was done throughout the community with a price being a voucher for rent as well as offering qualified residence maintenance positions. Our family moved into the Bay View Community in early 2008 with the intention of only staying a few months until suitable housing became available. Within a short period of time, we became friends with the neighbors and staff of the Bay View Community. The friendly, respectful neighbors and staff made it apparent that the community had much to offer. The Bay View Community team are on top of maintenance issues while our kids had a great place to live, play and close proximity to several schools. read more

Bay View Community is a great place to live. I will admit reading reviews I was skeptical... but I have to admit I am very pleased with this place. Yea the homes are a little old, but what you get for the rental price can't be beat. I mean there is always ways you can earn discounted rent. If you keep your yard clean, you get a discount on rent. You pay rent on time... guess what... you get a discount on rent. Really could not be happier. When you place a service call, the guys are at your door within 24 hours. Friendly is a understatement. They present themselves well and handle the issues superfast. One guy even fixed something he saw, without even being asked. He found it before we did. The staff here is amazing. Brent our new manager is super nice and makes sure you are happy with your place. He even stayed late for us when we moved in because I got caught up in traffic. Everyone went home and he was right there walking us through our paperwork and check in. I feel safe, it's quiet here. You can hear the Ocean every night, so peaceful. The only thing that I would say irritates me, is it takes them awhile to deposit your rent. I guess that's good for some.. for me I like it to be done and know it's paid. Last month it took them over 8 days. I called to make sure they got it, the lady said, "Well if you put it through the slot, then we got it." Ummm could you look for me! Haha. But that's about it. Welp....I moved here just under a year ago with my two children and my hubby.....and honestly, we love it here. Sure there are a few bummer neibors here and there but that's the same everywhere. For the most part everyone is great! Sweet neibors.....kid friendly.....pet friendly.....half rent program that we love! Eucalyptus grove next to us...also we figured out how to walk to the beach in 15 min! Brent in the office has been very nice and we even have a repair team here that is great too! I'm very happy here. Oh btw.....as a professional house cleaner.....I can tell you.....if you live in Cali and your lucky enough to be on the coast.....you gotta be on top of your mold. If your not on top of it.....you've got it....rich, poor. High end, low end and all in between. Give your walls room to breath.....keep your furniture two inches from walls and open your windows....let that fresh air in your house! I have cleaned quite a few of these and you can really tell the difference between a family who takes care of their home and a family who just doesn't care. Steer clear of this place. Used to be great when Sid was here. New guy is not accommodating at all. Office staff is super unorganized and takes forever to get anything fixed. Mold is all over my house and they won't do anything to fix the windows causing the mold and mildew growth. Glad we're leaving shortly! read more

I have been a tenant of Bayview Community going on 6 years. I am moving next month, and i wanted to give my impression of Bayview, since have lived in the Monterey Bay area for almost 10 years, and I know the area pretty well. First off, I needed a place that would allow animals. I have 3 cats, and wanted a place that would not only allow pets, but offered a safe environment for them. Bayview is one of the only complexes that not only allows pets, but I'd say most tenants at Bayview have pets. The complex is fairly quiet, and it seems like they try to group people with small children in certain spots. I don't have children, and spot I lived in is pretty quiet even though there are a few families that have children near my house. The area i live in is close to the walkway for Seaside High. Most of the homes are getting older, but they do a good job of keeping up on repairs and painting and they make it look nice. The staff/employees of Bayview are always kind and courteous and if you put in a work order for something they get to it very quickly. Of course there's always a couple of bad apples in a large complex, but for the most part the other tenants are all nice and quiet and respectful. If they do end up getting tenants that are not respectful or loud or causing problems, I noticed that they get them out fairly quickly. Renting in this area is very expensive, but I think the rents at Bayview are fair, especially when compared to other complexes. They had a problem with people driving fast down some of the roads so they put in signs to slow people down. I never notice a lot of noise. They keep it clean. They don't allow tenants to keep a bunch of junk in their driveway or on their porches, so it keeps it looking nice. A few years ago Seaside went with a no lawn/watering policy and that has made it much less green in the neighborhood but everybody seems to understand that water is a big issue. In my six years of living at the view I never had an issue with any of the tenants or the employees / maintenance staff. It's a quiet , nice place to live and I feel safe and my pets are safe. I'm actually sad to leave, but im moving to be closer to family. If i move back to Seaside, I wouldn't hesitate renting at Bayview. read more

Bay View Community, was better when Sid was still here. Whoever the manager is now... needs to pick up the slack, because it takes forever to get things done here. Like we are paying $1,723 (May 2018) and will increase to approximately $1,825 (July 2018)... for a three bedroom house and a family of five, including myself. Don't forget about the other expenses my parents have to pay, they're paying approximately $900 for utilities. Rent is based on the number of bedrooms, two beds, three beds, and four beds, four beds is the most expansive, so then multiply that by how many units there are for the number of rooms. Probably will equal to more than $50,000 and they're understaffed? That I don't understand, why not find more people to hire to get the things done... so the people here who are renting, are satisfied. I'm guess this new manager does not know how to run a business, sure there's probably state and city laws which he must follow, but can you at least learn how to mange this place correctly. We were forced to move from one house to the other, just because they wanted to renovate the whole block, ten houses, and turn them into a "vacation space" where people who are on vacation would stay there. That whole block looks way better than any place of community. If you look at their website, it says that they have "excellent service", yeah sure When Sid was still here, but now, it's shit... this new manager needs to stop slacking and get shit done. read more

if you will sit back ill tell you a tale about Bay view community. Cyd the manager really likes using number bulletins when he replies to legitimate complaints via email, so i shall do the same: 1. my wife and I go to bvc (bay view community) on 7/8/15. we had called previously and they had a few homes coming on to the market.... Great! 2. we fill out an application. I am a sole proprietor so i submit a tax return and my wife has her pay stub. she works in hospitality management. 3. Cyd tells me and im quoting here "looks Great". ( i guess the quotes should have given that away) and that he will be calling me in a few days. I start calling after 2-3 days. Asking him the status. normally im not so pressing however i informed him of our situation. our home was sold and we had to vacate by 7/16-7/18 2015. we knew the home at BVC would not be available until early august, but i defiantly wanted to know if we got it. 4. Bvc calls me, it took about a week, fine. Bvc tells me i could not prove my income. Which is a valid concern. Cyd tells me that a bank statement would work to help that. Ok thats a lot of personal info but ill do it. I give him a bank statement, then he calls me back saying i was DENIED. and that i only gave him a bank statment??? thats exactly what you asked for. 5. Now Bvc is only month to month. Should have been my first red flag. I offer to pay in CASH first, last, deposit and six months up front. well over ten thousand dollars. prove my income i think i just did??? id give you a year if you would have asked. 6. we fill out a new app with my mother as a tenant. She is retired and gets money from an IRA as well as owning stocks and bonds not to mention social security. that combined with nearly half a million dollars in the bank should have been a shoe in right? plus she will live there for 3-6 months a year 7. Cyd leases out the place we wanted out from under us. now this is three weeks after this lord of the rings type saga started. i sent cyd an angry email (you wouldn't have believed it if i told you it was nice and cordial anyways) asking to prove that someone more qualified or earlier had placed an application and here is the email response: 1. Franco and Renae's application was submitted July 8, 2015, today is July 22, 2015. 2. Syd's explained the application was denied on the fact that Franco could not provide the proof of income which is a requirement for approval. 3. Sole proprietor's income is not difficult to prove. Income minus expenses equals profit. This can be proven from previous year IRS 1040 Schedule C. 4. Renae's income alone did not meet the 35% requirement of rent to income ratio. 5. Mother, Valeria, was not on application at this time. 6. When Valeria did submit her application dated July 16, salary plus Renae's, still did not meet the 35% requirement of rent to income ratio. 7. Daily balance of bank statement from Rabo Bank had a daily balance of $2,000 - $3,000. 8. Application is denied until Franco can provide proof of income from 2014 IRS Schedule C and income of all applicants meets the 35% requirement of rent to income ratio. Thank you for your time, Syd I told you he likes numbers. To which i responded: Im sorry but have you ever owned a business? i submitted a schedule C. when you make a profit loss statement it is not you sales minus you orders and expenses. for a brick and mortar store you need to calculate your cost of goods sold which is not what you purchased in inventory minus your sales and expenses. it is obvious that what you purchased might not have been what was sold. it is first in first out plus last in first out divided by 2 of ITEMS sold. my Father was Monterey Counties H&R blocks tax controller meaning any time a h/b tax person would file a tax return on behalf of a client he would control it for errors. safe to say i Know a little about taxes sir. if you did not see the schedule C , then that is a problem of your own because it was submitted to you. our combined bank accounts my mom, wife and i show over 3/4 of a million dollars if you would have asked for them. please forward me your lawyers information because i do not think any further interaction between ourselves is needed. i feel we were not leased to based on some kind of prejudiced. Is my rant over, yeah for now. if you have made it this far i salute you, and never ever lease from Monterey Bay Community. i have no problem putting my personal info here im not a competing company nor some kind of spam robot. Yes they are cheap and yes they allow pets but the manager is horrible! My boyfriend and I have been looking for a bigger place that allows pets. So we called the office and scheduled a tour for an available two bedroom. After seeing it we decided to apply and paid the $50 application fee. We were told that we would get an answer that same day. We waited and nothing. The weekend passed and by Monday we ended up calling the office twice. Both times the manager was "on the phone". So we went in to his office and he blew us off and told us he couldn't talk. Then on Tuesday my boyfriend went back to his office and finally was told that the place was already offered to someone. Makes me wonder if it was offered before we even applied. Overall just a shady manager. read more
