My five star review is about the manager on premises, MaryLynn. After arriving, we wanted to opt out for personal reasons. I was unaware that I booked through Booking.Com and that posed some problems. First of all they charged me $400 in additional fees that are NOT Iincluded had I gone through the place DIRECT. Booking.com will tell you anything to not return your money but MaryLynn explained how third parties such as them operate. It took well over an hour to cancel with booking.com and then they had to call MaryLynn while I'm there with her. They will complete the cancellation and return my deposit in full. (It will take 5 to 10 business days they said) DO NOT go through third party such as booking.com or Expedia. Call MaryLynn and/or whoever else is managing on her days off. The direct number is (321) 783-4045 or via email at beachplaceguesthouses@msn.com. Thanks again MaryLynn! A pleasure meeting you and glad it all worked out. It is a very quaint place to stay. It has lot of personality and everything you could possibly want for the beach. You can use their chairs and boogie boards. There is this lively parrot that sits out front and makes you feel so special. read more

The complex was amazing. So much ambiance! We felt like we were staying in Key West and Sanibel at the same time. The accommodations were great and the staff the best! I was looking for a hotel on the beach that had two bedrooms to give the adults some privacy from the kids. This place was perfect. The rooms include two bedrooms, a living room and a small kitchen. The rooms were comfortable and clean. The location is perfect, nice private beach and great common places. There are grills and fire pits and the hotel provides the charcoal and fire wood. The deck outside has lounge chairs, rocking chairs and hammocks. At night the breeze that hits the deck is amazing. There was a talking parrot, giant lizards and a bird nesting above my room. The kids loved it all. Plenty of food and restaurants in the area if you want to go out or order from. I'll definitely be going back again. read more

The best part about this place is the property which is right on the beach. Now for the pluses and minuses. + property located right on the beach. Lots of amenities include complimentary beach chairs, bikes, umbrellas, fire pit, hammocks, lots of outdoor seating as well as a room where you can borrow books, games, with a big screen tv. - we must have had the crappiest unit in the place! Total renovation is needed in this unit! Ice maker did not work, dishwasher was loud and did not clean the dishes properly - had to hand wash them by hand and the dishes were not really that dirty! Some lights were not in working order. Patio front and back is not well maintained, not enough storage, no hooks to hang jackets, etc., blinds were not in working order - wands fell off and/or blinds just did not work! Pictures did not reflect the unit properly. Will definitely not return nor would I recommend anyone to staying there. TV had no instructions on how to navigate through it and you couldn't find regular channels!!!!!! Very, very disappointing. Felt like we were staying at a hippie unit back in the 70s but maybe that was the intention because if it was, they hit it right on the money. read more

While this place is suuuper eclectic, it does need a tad bit more upkeep. We stayed there a little bit ago and there was so much to look at. Love we have a little patio with our own two rocking chairs. I didn't see too many kids. So this is more of an adult kinda place. The little touches are very helpful and the crystals all over, firepits with wood, lighting, beach access, outside cleanliness are stellar. Love the outside showers. There are a bunch of resident bunnies guests can feed and there are BBQ's ready with charcoal and grilling tools. Lots of places to sit and watch the sunrise. Even a wash your feet place to get rid of the sand. I love that there's a bird at checkin who is super friendly. Unf there were some downsides I hope they can work on. We only got room servicing 1 day out of the full 4 days we were there, I wish we could've gotten an extra room key, Wifi and cellular service are pretty much non-existent. We had to keep going to the main office for more shampoo, clean towels, toilet paper and soap. If you really don't mind being unplugged from the world, this is the place to go. The wooden decking in the two bedroom suites needs to be replaced asap. It is a little shangrila. read more

Looking for a non-traditional hotel for your vacation? This is the place! I booked this location based on other reviews and was not disappointed! We had the Zoe room which is closest to the beach and it was phenomenal. One step out the door and you're looking at the ocean and listening to the waves crashing in. The property is kept up beautifully (even during Covid times) and you couldn't ask for a more welcoming and courteous staff - if you're lucky you'll get some whistles from the bird in the front office. We had our flight cancelled and arrived much later than expected, and well after office hours, but our key was left for us with a very nice note to please come visit when we were up and about the next morning. This property has everything you need for a relaxing beach vacation and we cannot wait to come back again. read more

The guesthouses give the feel of a 1990s beach house (which I happen to be very nostalgic for), so if you're looking for something super modern, this isn't the place for you. When we arrived about 2.5 hours before check-in, MaryLynn happily greeted us and was able to get us in a room within minutes. What was especially nice, though, was the fact that she gave us a short tour of the property to point out the cool art pieces and let us know what we had access to during our stay. She clearly loves her job and making guests feel at home. You don't get that kind of service at a big name hotel. The property itself is located right on the beach and offers a variety of different room options, including several oceanfront rooms. As a guest, you have access to a beautiful patio area with lounge chairs, hammocks, grills, and a fire pit with all the fixin's you need; there are beautiful lights hung up on the patio that provide a romantic feel in the evenings. You are also steps away from a private beach entrance and have access to beach accessories (chairs, boogie boards, etc.). The beach itself is gorgeous and QUIET - something you don't always get in a touristy area. It was a fantastic place to relax! The property as a whole was quiet and felt very safe. It's a great place to watch launches from the Kennedy Space Center (2 happened during our visit). While about 2 miles away from the "downtown" area of Cocoa Beach, it was not a hassle at all to make the short drive to restaurants, bars, and other attractions. Simply stunning. I can honestly say this is the best place I've ever stayed; the two-bedroom apartment style condo we stayed in was gorgeous, the staff was informative, friendly, and incredibly efficient, and the grounds are breath taking. We spent the weekend and no one wanted to leave! Every single guest seemed to be feeling it as well, as we didn't run across a single person who didn't say hi and make some small talk. The apartment provided great privacy, a full kitchen, and a private outdoor area. The grounds provided beautiful views and a lot of common areas so it had a very B&B feel when you were out. There's a common room with games, a big screen television, magazines and books to borrow, and a African Grey Parrot named Birbal. There's a gazebo with a grill, plenty of lounge chairs and hammocks all around, some adorable fire pits, and easy access to the beautiful beach. The only downside we found was the proximity to the road. If you're in one of the first few apartments (we were in the first), the traffic is noisy. But Beach Place Guesthouses combat that with soundproof windows. We typically change locations for our weekend (before we head into central Florida) but I have a feeling we'll be back again very soon! read more

This has to be one of the most random finds I have found that was good, A room right by the beach and when I say room it's really a studio with kitchen and everything, they have grills outside ready for you to fire up, it's a perfect place to see sunrise or sunset since they have Hammocks,couches and chairs, you go there during off-season you practically have the beach to yourself, do bring lots of bug spray, and I mean a lot,But for a great romantic time you can't beat the price, Will have to come out once every other month. read more

I selfishly don't want to review this place, as I want it to be available when I book it again. It is currently the best kept secret in the area. Oh well. This place was so quiet and serene. I am a light sleeper, and I was nervous that our bungalow would be rocked by the family of screaming baby, parents AND grandparents staying next to us. Those insulated brick walls were absolute heaven. We had a beautiful one bedroom apartment where we could make our breakfast, and eat on the patio overlooking the ocean. There are relaxing hammocks, fire pits, and even BBQs, complete with charcoal and utensils for grilling your fresh fish. The beach in front is quiet and in a residential area, so you by pass the crazy tourist areas. We took the complementary umbrella and chairs, and spent the afternoons napping and swimming. Absolute heaven. If you want a high rise full of cruise goers, then please stay up the road. If you want a place for family, friends, or just a quiet place for two, you found a gem. read more

Just got home from a 3 night stay! Ohhhh I miss you already and can't wait to plan our next stay there! It was ice cold so we didn't get to use the beach like we wanted to. It was so tropical and colorful. The rooms itself are not really updated. But that didn't bother me at all because of its prime location, amazing view and beautiful grounds. -Originally, I had many complaints about our first night here, but after bringing them to the manager, we were upgraded to the I Dream of Jeannie suite on the beach side, which was extremely beautiful and a sure upgrade from the noisy, out dated, cigarette smoke smelled room we had originally been placed in. The new room is gorgeous and very comfortable. I will continue my review after we finish our stay. -Our new room is absolutely gorgeous and completely remodeled. We have extreme privacy with good shades on the windows to block light. The ocean view is incredibly beautiful and we have our own patio for BBQ parties. My husband and I plan to come back for a two week stay to visit with family because it's a perfect spot for easy visits and entertaining! -Management is WONDERFUL and was very accommodating, especially towards any complaints I held. They want customers to be happy and comfortable. -Their new owner is a bit of a stiff with maintaining the property. It would be in their best interest to keep the place up to the standards that the former own kept this place. I used to teach surf lessons here and the grounds were always flourishing with great gardening and rooms were all being updated. The new owners should update the rest of the rooms, increase privacy, do some sound proofing, and get a full time gardener to plant new flowers. They should also fix some of the buildings paint jobs as well as the drive way curbs. If they did this, it would be a 5 star resort. -I also recommend them looking into food services and a pool/hot tubs read more

Driving south from Ormond Beach, we found this place to stay for the night. Beautiful property by the ocean!! Very Cozy and cute. The prices were a little high, but for one night it wasn't so bad. The lady that helped us was very friendly and helpful. We got the one bedroom that was beautifully decorated with I Dream of Jeannie pictures and colors. I will have to say that the room needed maintenance as well as the place in general. But overall I will come back for a weekend or so. read more

Outstanding service. I got in late on 10/22/15 after an awful day, only to find no one in the office at 8:30pm. I finally found my way to a room after a lot of confusion and basically going into an open room. The next morning(today), after good sleep and coffee, I went up front and told them my sad story. They were so apologetic and nice. It had been an honest mistake- the key and note they had left me had blown off the porch in the 90mph night time winds. They drove me to get breakfast because I had flown in and had no car. They let me use the office computer to print my boarding pass, etc for my cruise and comped me a future 1 night stay. The two managers are a couple and very friendly, especially Stephanie. The grounds are amazing and there are large crystals all over the property. Great energy here. I'll be back. read more

From the moment we stepped on site for the first viewing and toured the venue with Stephanie we knew we just had to have our wedding here! We held our ceremony in their amazing and unique oceanfront garden area and had our reception under tents. A lot of our guests were local, but didn't know of Beach Place or the amazing grounds it offers. Our out of town guests were blown away by the Guesthouses and amenities they offer. We got so many compliments on how beautiful everything was, and how great the staff was. We had the pleasure of working with Stephanie, Ivy, MaryLynn, Gary and Justin. All helped make sure our special weekend was one one our guests and us will remember for years to come! We stayed in the Jeannie suite and cannot wait to come back for our anniversary next year!
