    Was looking for a cute getaway right on the beach that wasn't breaking the bank. These cottages were perfect! Very quiet, direct beach access, and a lot of charm on the grounds. Definitely going to be re-visiting in the future!

    Perfect little beach bungalows! We absolutely fell in love with this place. The vibe was so chill and peaceful. The attention to detail on the grounds didn't go unnoticed. Very well maintained and clean. Also they have several huge quartz stones from South America placed all over, which gives off nice energy. We will definitely be back! Ask for Mary Lynn, she's a peach!!

    I was looking for a hotel on the beach that had two bedrooms to give the adults some privacy from the kids. This place was perfect. The rooms include two bedrooms, a living room and a small kitchen. The rooms were comfortable and clean. The location is perfect, nice private beach and great common places. There are grills and fire pits and the hotel provides the charcoal and fire wood. The deck outside has lounge chairs, rocking chairs and hammocks. At night the breeze that hits the deck is amazing. There was a talking parrot, giant lizards and a bird nesting above my room. The kids loved it all. Plenty of food and restaurants in the area if you want to go out or order from. I'll definitely be going back again.

    If you're looking for everything upgraded and fancy this is not your place. It's a very quaint, clean stay with eclectic property and nice staff. We stayed only one night, but plan on coming again. Very chill vibes

    Looking for a non-traditional hotel for your vacation? This is the place! I booked this location based on other reviews and was not disappointed! We had the Zoe room which is closest to the beach and it was phenomenal. One step out the door and you're looking at the ocean and listening to the waves crashing in. The property is kept up beautifully (even during Covid times) and you couldn't ask for a more welcoming and courteous staff - if you're lucky you'll get some whistles from the bird in the front office. We had our flight cancelled and arrived much later than expected, and well after office hours, but our key was left for us with a very nice note to please come visit when we were up and about the next morning. This property has everything you need for a relaxing beach vacation and we cannot wait to come back again.

    My family and I had a very relaxing get away here. Everything is so tranquil and private. They have everything you need for the beach and a great place to grill, have a fire or just relax in the sun. The beach is not busy at all. We were almost the only ones on it most of the time. I will definitely be back.

    Simply stunning. I can honestly say this is the best place I've ever stayed; the two-bedroom apartment style condo we stayed in was gorgeous, the staff was informative, friendly, and incredibly efficient, and the grounds are breath taking. We spent the weekend and no one wanted to leave! Every single guest seemed to be feeling it as well, as we didn't run across a single person who didn't say hi and make some small talk. The apartment provided great privacy, a full kitchen, and a private outdoor area. The grounds provided beautiful views and a lot of common areas so it had a very B&B feel when you were out. There's a common room with games, a big screen television, magazines and books to borrow, and a African Grey Parrot named Birbal. There's a gazebo with a grill, plenty of lounge chairs and hammocks all around, some adorable fire pits, and easy access to the beautiful beach. The only downside we found was the proximity to the road. If you're in one of the first few apartments (we were in the first), the traffic is noisy. But Beach Place Guesthouses combat that with soundproof windows. We typically change locations for our weekend (before we head into central Florida) but I have a feeling we'll be back again very soon!

    Beach Place Guesthouses is a hidden treasure that has become a paradise for our family. While the tranquil grounds, the relaxing hammocks, and the beautiful beach right outside the door are all amazing, the best part of the property is the kind, thoughtful, and helpful staff. The entire team is warm and friendly and you can tell it comes from the leadership of the property manager, MaryLynn, who is positive and engaging and clearly dedicated to the property. She is someone you can tell loves the place as her own - taking great pride in assuring guests have the best experience possible. In a world where for many a job is just a job, it is refreshing to meet someone that loves their work and radiates positivity to all who meet her. We have now been to the property twice and will definitely be back. To us it is the perfect getaway.

    This has to be one of the most random finds I have found that was good, A room right by the beach and when I say room it's really a studio with kitchen and everything, they have grills outside ready for you to fire up, it's a perfect place to see sunrise or sunset since they have Hammocks,couches and chairs, you go there during off-season you practically have the beach to yourself, do bring lots of bug spray, and I mean a lot,But for a great romantic time you can't beat the price, Will have to come out once every other month.

    Great place, no issues at all. Would recommend highly to anyone. My girlfriend and I stayed here for a couple days in November. Rooms were outstanding and had everything you could possibly need. If you have an opportunity to stay here definitely don't pass on it. You won't be disappointed....I promise.

On November 3rd, we viewed the property to make sure everything was intact after hurricane Matthew and it was, we were so thankful. When we checked in on November 18th (one day before our actual wedding date) it was an entirely different story. All of the beautiful green shrubbery was chopped down (I'm assuming for an insurance claim? Possible insurance fraud?), there were huge piles of dog feces in the yard (we were told this property was a NO pet facility), and the windows of the property were so badly salt damaged/ just plain dirty it was apparent they hadn't been cleaned in a VERY long time. I emailed the owner immediately and shortly got a very unprofessional and rude phone call from Jeanne, informing me that the grounds were not her responsibility and there was absolutely nothing she was willing to do. Our wedding day was one of the most important days of our life and even though the owners of this property were unethical and rude we still managed to have an amazing wedding even though we had to pick up the dog feces ourselves, hand clean every window, and spend hundreds of more dollars than we intended on tulle, stakes, and string lights in attempt to make the property presentable. I would never recommend visiting this property.

Turns out it was just a little act and she actually cares nothing about me despite me being a very kind and clean guest, getting along with all the tenants and their cute doggies. It's nice they allow animals as guests and let you borrow surf or body board. the water pressure of the shower is very good and gets nicely hot. The thing is I live in Christmas, FL on a lovely 4 acre farm with rescued animals. and literally just was trying to get away from all the mind and soul obliterating situations that i've been consistently having to deal with for over a month. In my nearly 40 yrs of life i have had many professions including working out in the lettuce, grapes, cilatro, bell peppers etc in 110+ degree weather. I know a hard days work. I would do it all with a smile on my face, waking before the dawn, driving an hour to a random unmapped field and getting tennis elbow from the repetitive motions. I also worked for Gerald Busch at North University Park Prop Management after I went to college. His set up is incredible and so inviting and inclusive. he has his office open 24/7 with a comp and printer so one could easily print their homework on way to school. His props are 1 block north of the University and many students are international so I was able to converse with many types of people which I am eternally grateful to the man for that. he also always has a pot of rice and beans going for the "starving" students, a law library, a very helpful handyman who has been on board for 20+ years named Roberto! I know how a great operation is run. It starts with treating humans with human decency, inclusiveness and making allowances for things. After having a VERY NEGATIVE experience at Beach Place Guesthouse a couple miles away. A worker of theirs slapped my butt, said they would hire me to help complete an updated handicap restroom. I showed them the type of worker I am and cleaned up the drywall trash with my bare hands. They said they would be to my house at 7 a.m since I am without a car and would drive me the 40 miles to the job site. at 7 I called them they said they would come at 10am. at 10 I called and GAVE THEM MY ADDRESS (oh no!!, big mistake). THey then asked of I NEEDED FLOORING DONE?? I was supposed to be getting paid! they were drinking many cervesas on the job and assaulted me and said verbally abusive things but since I really desperately need a job I just pushed his hand away telling him not to do it again. This morning the manager came in and had zero minutes and seconds to talk to someone who paid $320 for 1 NIGHT when I could have just as soon been at my beautiful abode with loving animals. she was SIOO RUDE! i could NOT believe it!! She didn't want to hear my suggestion that a ramp should be added to the back entrance. (I've seen bathrooms upgrade to handicap with my uncle and grandmother so I knew this.) I guess she doesnt care about disabled people ,how cruel. Maybe something to do with her creepy baphomet statue thats eyes follow you. Well, thinking I had gained a true confidant in Jenni I called Surf Studio and talked to Flo who said she appreciated my glowing 5 star review and to definitely go walk the mile or 2 with all my gear in the 90ish temp to talk to Jenni who seemed to have little time for me as a paying guest. well my friend was going to meet me there to help with all my luggage (surfboard puppets, clothes etc) she pretty much said i should stay away from the guest who are paying "good money" and she understood i had some kind of altercation with my mother when I had divulged very confidential and personal info to the woman. It is a quant small motel right on the beach, just north of Patrick AFB and south of Cocoa Nuts Restaurant and Ron Jon's. It has a large deck which is beach front with several umbrella tables, a fire pit as well as high bar chairs for scenic beach views. There is a pool as well as outside showers. This is a clean, friendly, modest hotel. The rooms vary from a small kitchenette to a full kitchen, both equipped with utensils. If you are looking for a place with an outside bar, large loud parties with a DJ, games on the beach, mini bar in the rooms, restaurant located on premises, this is not your place. On the other hand, if you are looking for a quiet setting, laying on the deck with a cool breeze, with friendly faces (AND dog friendly) this is the place for you. They also have surf boards and boogie boards for guests use FOR FREE. I highly recommend this family owned business!

We had a room in the back building by the beach, so we were literally steps away from the beach and had our own beach entrance. It was amazing being that close to the ocean! The rooms were a little dated and could use some work, but they weren't that bad at all. Definitely not what the reviews described. Plus, being that close to the beach was priceless. We were a little disappointed the Pirate Ship was closed, but we were told they were waiting on a part- which is completely understandable. We loved the pool and the kids had a blast there as well. The Resort had a tennis court, basket ball Court and corn hole games. There's a restaurant "Mambos' in the Resort right by the beach and a bar... The Restaurant and bar is only open on the weekends, though. I really hope more people give this place a try. But even then random water falls and from where it dropped did not look sanitary. The room was quiet except when the neighbors kept slamming their doors. There are elevators but it does have many stairwells to get up and down from your floor. Breakfast was nice. They had bi uits and grave, bacon, potatoes, eggs, cereal (4), yogurt, boiled egg, oatmeal, juice, coffee and waffles. They also have fresh fruit that we took to go on our way to NASA JFK center (only 30ish minutes away) There were a few places to eat nearby without having to get back on the main road.

From the moment we arrived, it was clear that this place does not live up to its advertisement claims or standards. The check-in process was handled by a female clerk who was extremely curt and rude. It was our first impression of Cocoa Beach, and honestly, it left a terrible taste. To make matters worse, we saw a woman with a teenage child checking in before us--despite the inn claiming to be an adults-only establishment. The clerk gave a dismissive speech about keys and parking passes, and when it was our turn, she asked, "You heard all of that correct, so I don't have to repeat it?" as if we were bothering her. She completely ignored a comment about her adorable fur baby walking behind the counter, which felt dismissive and unprofessional. We received a metal key (not a key card), and when we arrived at our room, the smell hit us--like mothballs or old linens. There is no elevator to access the second-floor rooms, so we had to carry our luggage up two flights of tiled stairs. The hallway was cluttered with construction boxes, which made the walk to our room less than welcoming. The biggest letdown was the so-called "beach view." The property falsely claimed to be on the beach, but the view was obstructed by tall brush and a parking lot, requiring a walk through the grounds, pool area, over a wooden bridge, and through brush to reach the beach. It was far from the direct, scenic beach access promised. The room itself was tiny--an efficiency size with a ceiling-mounted modem that blinked neon green all night, keeping us awake. The bed was the hardest and most uncomfortable I've ever slept on. The bathroom was minuscule; I could touch both walls with arms outstretched, which is astonishingly small for two adults. Their "free breakfast" was a complete sham. What they called "free" was more like a snack bar limited to a muffin, a tiny piece of quiche, a slice of toast (if you ask), a small shot of orange juice, and some coffee. The poached eggs and hot water setup for cooking eggs was ineffective--the water was never hot enough to boil. The toaster was broken, and the entire breakfast experience was a joke. The property was in severe need of updating, with construction materials cluttering the hallways, and the overall cleanliness and maintenance lacking. The parrots kept at the inn were beautiful but seemed stressed and shy, likely due to the poor conditions and neglect. Overall, this inn was an unpleasant, outdated, and misrepresented place that I would strongly advise avoiding. My husband had booked this inn for our 16-year wedding anniversary through Expedia and USAA. Since we did not get a name from the clerk who checked us out and took our keys, we were unable to get a refund. This location was so horrible, that we are fine with not getting a refund as at least we were able to stay at a better location for the remaining 3 nights we were staying in Cocoa Beach. This inn charges top dollar to stay here for false advertisement and to sleep in a broom closet that are old & extremely outdated, uncomfortable. After just one night, we checked out early and moved to a reputable hotel nearby, which turned our stay in Cocoa Beach from terrible to enjoyable. Save yourself the frustration/money and look elsewhere for accommodations.
