We were drawn in by the low rent, but Bel Air Oaks has been nothing but regret. Hidden utility costs, constant roaches, unsafe conditions, and neglectful management make this place a nightmare. Staff are nice but can't really help. Utilities: We pay over $200 a month for water for just two people because of their "average occupancy" billing that assumes more than five people live here. Electric runs about $250 a month due to ancient HVAC units and poor insulation--you can literally see daylight around the doors. Between water and electric, we spend over $500 monthly, which makes the "affordable rent" meaningless. Maintenance and Cleanliness: Roaches are everywhere--even in the shower. Pest control visits change nothing. It took over a month to replace a broken window in the middle of summer, and some windows still don't open. Screens are missing, porch light never worked, and maintenance tickets are marked "resolved" without anyone showing up. We had to replace the AC filters ourselves after seven months. The pool is condemned but still advertised as an amenity. Trash piles up, the single dumpster is surrounded by glass and nails, and the grounds are filthy. Safety and Conditions: Loose stair railings, peeling paint, missing screws, and recurring water shutoffs are routine. The gates have never worked. We didn't get access codes for eight months, and even now, only the exit gate closes. Covered parking costs extra, but several structures have collapsed. There's no guest parking, and theft is common--my Amazon package was stolen within two hours of delivery. Noise and Environment: Constant loud music, cars racing through the lot, and neighbors banging on walls so hard that art has fallen off ours. Kids scream and ride bikes into people. When I got locked out one night, the responding officer knew the complex immediately--that says enough about its reputation. Bottom Line: Bel Air Oaks sells itself as affordable, but between utilities, poor maintenance, and unsafe conditions, you'll pay more here for far less. Avoid this place. After living here for 4 years I can honestly say it has not been great. But, with the new management team you can definitely feel a difference. Irma has been very great at working very hard with our request and very prompt with getting them done in a quick and timely manner. Not only does she get our request done she also follows up with us to make sure it was complete and make sure we are satisfied. DO NOT RENT HERE. The community is infested with rats and roaches. There is mold in the walls. The a/c units are so old your electric bill will be sky high. My ceiling has fallen through twice. The front office has a bad attitude and will make broken promises. If you are upset about the living conditions then just beware the front office manager will give you attitude for it; God forbid she or her staff take responsibility for the lack of communication or understanding that this place has incredibly disgusting living standards. Phones? Yeah right!? They don't answer the phones 3/4 of the time. This place has every insect you can imagine, roaches, ants, fleas, bed bug galore. If you get bed bugs and want them to spray, they will charge you $300+ to do so. The bed bugs live in the attic and jump from apartment to apartment. The water is turned off which seems like every week and won't come on for hours upon hours. Often, you won't even be notified, as there are always "emergency" pipe breaks because the plumbing is so old and the companies they hire are inept. The staff will lie and say they completed maintenance requests and instead will be eating steak fajitas and discussing getting their nails done in the office rather than taking care of their business. Maintenance can often be found sleeping in the maintenance shed or their apartments. That's when some of them aren't dealing or using drugs. When you move out, don't be surprised by the bill. Regardless that the apartment they rented you was in shambles to begin with, which they don't let you see before you rent the unit, then of course their terrible plumbing, terrible up keep, rats, will ruin the inhabitable "apartment," they will then charge you for their upgraded replacements as if it was your fault for the rats, roaches, water damages, etc. Try living in a place with dead rodents rotting in your walls and rat feces blowing all over your family every time the heat or a/c is on. New speed bumps are dangerously large and they are charging rent late fees for only the MOST poor and unfortunate renters during the pandemic: They just installed VERY LARGE triangular speed bumps at the main exit gate. I would have no problem at all with regular sized speed bumps, however these are so large, it stopped my car and I had to press on the accelerator to get up and over them in the most jarring way possible. Due to their size, it is EXTREMELY likely to cause SERIOUS damage to renter's vehicles, including mine, so I called the office. I was told they will take NO responsibility for any damages caused by their installation so I should stop using the ONLY exit I've used EVERY DAY for the past year and a half, seeing as I park my car within several yards of this exit daily. Instead I am forced to use the two smaller "Exit Only" gates that open on Alma, while trying to avoid being hit by one of the many MANY drivers who choose to ENTER through those gates, if they even open. One is currently broken and stuck closed. Additionally, it is important to note they sent out letters in March stating they would not be giving ANY leniency for April rent due to COVID-19. The stipulations stated in our lease agreements would not be waived in the slightest and late fees still applied. The only other option given was to sign up for a 3rd party app with a low rating, give THEM our bank account information, and pay them for rent in 2 installments. But that's only IF our credit score was high enough. Only those with good credit would be eligible to avoid late fees through this 3rd party app. Unfortunately, I was never able to get past entering some of my info. It said loading and froze. Over and over again. They made SURE that low income families who live paycheck to paycheck, lost their jobs, lost their health coverage, couldn't get through to the Workforce Commission to apply for unemployment, or encountered problems with the application, and couldn't afford to feed themselves or their children WERE DEFINITELY charged the appropriate late fees. It is REPREHENSIBLE that they charge a POOR TAX on the MOST poor and unfortunate renters during a global health emergency. read more

Worst place we lived. Paid a huge deposit to move in stayed one year exactly then moved. They did a walk through and stated what they would charge us that would come from the deposit. Low and behold the deposit comes in the mail missing over $1000. The charged for everything under the sun that was never mentioned when I made last payment. People are a complete ripoff and get over. Do not give these people your hard earned money. Also was literally promised to get $130 back waited and waited. Had to call them back just to find out that part of the deposit wasn't coming back either like my god did you look at deposit amount and say let's get our employees a bonus or pizza party with my money And don't respond with I'm sorry about your experience. This place has a VERY SERIOUS TRASH PROBLEM. And because of it, it naturally attracts ROACHES. Obviously, "valet" trash services aren't working. They need to come up with a better system. Perhaps have people take their trash to the dumpster since they can't handle curbside pick up. It's also 90% the residents that live here at fault for the Roaches. I've seen fast food trash liters throughout the complex. My best suggestion for the company and management: Hire a crew just for Groundskeeping (A separate division from Maintenance) and have them in charge in making sure the property is clean and presentable. This will attract potential new residents. As for Maintenance, just by seeing a half painted dead roach on the wall or cabinets screams LAZY. Managment needs to either encourage a better work ethic or hire better people. Simple. So far I've met 1 maintenance guy and he was nice so there is that. I get high demand work order but still....half painted roach throughout the apartment unit?!? Roaches - Because this complex seems to have that as they're #1 major problem. Start regulating monthly sprays to ensure residents from dealing with these nasty creatures. (Less bad reviews if this roach problem gets resolved). Gym - I read a review that was 1.5 years old who said they had been living here for a full year and the gym area was STILL being renovated. That's 2.5 years later!! What's going on here? Because I haven't seen anyone working on it. I hope Maintenance isn't responsible for this because they've got other big priorities under their belt. Parking - whoever created the layout for covered and none covered parking is a pure dumbass. It LITERALLY doesn't make sense and thus causes parking complaints. When moving in - beware that the complex is OLD and very outdated. The cabinets are outdated and old. The bathrooms are outdated and old. It's like living in the 90s with an updated hardwood floor. Oh and there's no microwave so be prepared to buy one. And that's the price you pay in 2019 in Plano Tx. It's cheap rent and you get what you paid for. I'm praying I only stay here for a year and then I'm out of this rent race bullshit. Side Note: It would be cool to see this place get flipped. New kitchen EVERYTHING. I had to call the city to get them to shut the water back off. We received no help with our flooded unit. When they finally came to repair the damage (weeks later), they did a halfway job and left everything messy and out of place. I asked them several times to finish the job, and they didn't come out. I ended up finishing the job myself after they didn't. Many other apartments here have untreated mold issues. Seriously, this place is awful and the staff are worse. My car was accidentally towed three separate times because they couldn't get their parking tags and spaces correct. There were needles throughout the property and people dealing drugs and playing music alll hours of every single night. My ceiling caved in twice from a leak. They randomly turned the water off almost 1-3 every week due to an emergency water leak. The staff was extremely inept. My packages were stolen by the make ready staff. There was garbage everywhere. Just straight nasty. Literally rats chewed through the walls and ruined sooo many of my belongings. Absolutely horrible PTSD experience. Don't walk away....RUN! read more

It's a DUMP! Trash haven! I did not think that Plano allows slum landlords. I moved in mid November & now I am moving out before my lease is up. On my first 6 hours of living here my vehicle was towed. It feels like you are living in a 3rd world or war-ravaged country where trash is everywhere. Some residents would take out the trash like fast food bags from their vehicle and leave them in the space where they had parked. Two-fold issues here: there is scheduled trash pick up that residents do not follow & also not enforced so it speaks to the quality of residents & management. Maintenance is 3rd rate at best. Imagine the faucets this way: you turn both hot & water faucets in the tub outward; hot water inward & cold water outward in the master bathroom sink. Who knows how it is in the second bathroom sink because I decided to do away with using that second bathroom. You will go nuts trying to remember this every single day. In about 6 weeks of me living here, water has been shut off 5 or 6 times. On one of these shut offs, it started from early afternoon of Day 1 into the next day. You cannot get the right water temperature esp. when taking showers. You can be cooked by the time you get out of the shower bec. for some reason, no matter how hard you try to get the desired water temperature between hot & cold water, it always ends up with just hot water. This could be dangerous if you are bathing your kids. Conversely, you get at best, lukewarm water in the kitchen sink. Because the washer & dryer hookups are adjacent to the kitchen, I wonder if when I choose hot water cycle for my laundry whether it's giving me hot water at all. Dog poop is everywhere. Not sure if they have a policy about this but then again refer to my statement about the trash. HUGE problem with insufficient parking space. If you have not claimed a parking spot by about 6 pm, then you are out of luck. The solution is to also lease covered parking but that maybe really far from your apartment unit. Do you really want to live here? What you might be saving in rent you have to spend on utilities because this complex is really old and air conditioning units are ancient & inefficient, windows are single-paned. My original plan was that I can put up with it being old & no updated appliances & countertops. I was going to spend my own money hiring a handyman to replace the faucets, replace the doorknobs so they have the same color (vs. mishmash of gold & silvertone), clean up the weeds in the patio & plant flowers, etc. The moment my car was towed & I was seeing mountains of trash everywhere all the time ( beer cans strewn in one corner), water shut offs, flooding,etc. then I changed my mind because my quality of life is being affected. I have tried contacting American Communities after my car was towed & left a message but they never returned my call. The towing company damaged my car as well. This place is not as bad. On a budget? Need a good place? This is the way to go. The staff specially Ms Kimberly Medina is outstanding! Some people see the aesthetics, but believe this is just like any other neighborhood and yes it is a little older. But what's your point? Cheaper rent in Plano. The neighborhood is mostly gone during the day. Blue collar all the way. Maintenance is pretty good, but i had an issue with someone they sent to fix sewage back up from the kitchen sink. This person said that they fixed it, but unfortunately it wasn't fixed because it still had remnants of liquified garbage there and every time the water is ran it just accumulates. So the next day the head maintenance guy came over and looked at it and he called for a plumber to look check the sink. So far, we haven't experienced anything bad or out of the ordinary. The only thing you have to watch out for are the raccoons. One night I came home around 2-3 am and I was gonna go through the back door and I didn't notice the gang of raccoons going through the garbage. The leader of the pack and I kid you not, he postures up and started walking on his hind legs and was walking towards me. I said to myself "this jerk wants to fight". I didn't feel like throwing hands with the dude so you I told him he can keep the back alley. I'll catch him on the rebound. read more

I would not recommend these apartments at all. I applied and was told it takes 72hrs to my application to be approved. Unfortunately that was not the case after going back-and-forth with the leasing agents, none could provide a reason why I haven't been approved. They kept telling me management will call you today and that went on for another week. Never getting a call from "management". Eventually I just canceled my whole application. They apartments are not reliable, very vague and not trust worthy. The reason I applied here was because they told me they had availability to move in "now". Which didn't seem like the case. No stars ! We applied in December paid deposit in January move in date March 1,2022 and move out date March 3! Should have known better when it was no unit to show ! You would think by my move in date everything was ready he'll no the apartment was never cleaned the toilets were dirty , the mirrors in each restroom was cracked at the bottom carpet full of dust mites that bite us up all night they painted over dirt! I walked in in disbelief the front door was filthy the step to I enter was not fixed the bar counter was shaky no bedrooms had closets everything was all wrong and the thing that done it for us was this we moved some stuff in groceries and some clothes and cleaning stuff sat the food on the counter and some boxes on the floor until we were done went to Walmart to get food and plug inns cause the house smelled old ! Upon returning we saw that the rats had ate through the groceries looked around and found several rat holes .. so my kids and I left to get my husband from work retuned at 1am had to sleep in the car for 3 hrs due to no parking At All! My grandkid had to miss school that morning cause she was tired at this point we like oh hell no we out hear a knock on the door it's a man with a black mask only exposing his eyes looking for his package ! Came back 3 times and my husband told him no package here check the office he refused to go to the office ' I swear I'm like where is Ashton kusher cause I know we being punked! Go to the office with the sheet they give you to fill out mines was filled from the front to back ! Asked for management to explain and show pics her words to the lady who is the office manager I have paper work that's due she didn't have time for us really but you took my2700.00 the only person who was very helpful was Dj! She kept apologizing might I add the day before I moved I. She was alone and had about 3 other people waiting but she helped as best she could everyone else was aggravated because we wanted out! Went to cooperate in west Plano she wasn't there we explained to the lady in the front she gave me a card and said call we did that 3 weeks later she never returned my call to see what was going on no one cared they did refund but we had to wait damn near 3 weeks staying in a suite that's 474.00 weekly until we find something so frustrated we have a storage that's also 280 a month ! Why do t youre tenants matter ? When the neighbor saw us moving she said she was moving to rats in her apartment! When I went in to sign the lease city of Plano was there due to feces from a backed up toilet and I'm like hopefully it's no where near us and bam we had to walk infront the horrible shut to get to our door one last thing it also was a drug bust in progress as we were moving our things out ..,: Tbis is unacceptable on all levels no paperwork should be more than youre tenants but again our concerns weren't important enough! They have created a new policy stating that we can only put our trash outside on Monday, Wednesday, and Friday; which to me is extremely stupid. I'm not keeping my trash in my house for days at a time and get charged for taking it out. It is creating a bug problem. You need to have multiple trash dumps are around the complex, if your not going to do anything about it. Creating the policy has only caused problems for everyone who lives here. A two story, two bedroom luxury town home seems like a great deal for less than $1000 a month, but some things just are too good to be true. I lived at The Oaks for one full year. It is easily the worst apartment I have ever lived in. For starters, I didn't feel safe coming home from work at midnight. The parking is a mess. I found myself having to park across Plano Parkway at the furniture store overnight on more than one occasion, simply because there weren't enough spots. This was only fixed when I wrote a letter to them explaining my concerns. At that point, two covered parking spots *magically* appeared right in front of our apartment. It's crazy how that works. We paid a trash fee to have our garbage removed, but the trash collection is unorganized and disgusting. A short fence covers three sides of a patch of grass, and the trash is piled on by residents. This trash is sometimes not in bags, is often left in the heat for hours, and usually contains furniture or other items it shouldn't. More than once I have seen full mattresses and couches placed outside for trash pickup. It doesn't look good and it brings raccoons and bugs. Speaking of bugs... Oh, man, the roaches. Almost every time we started the shower (which was only hot 60% of the time) we would see at least one roach in the bathtub fighting to escape. We bought traps and borax powder, and even called the office to come spray our apartment, which we also paid a fee for every month. Nothing helped. Once the weather heated up, they came out in full force. No amount of Raid would eradicate these suckers, even if we kept the place spotless - which, mind you, was already difficult because the place has been sloppily painted and re-painted so many times that you can't tell what is dust and what is white paint splatter. My room also had an ant problem upon move-in, but I took that into my own hands and got it cleared up. As for amenities? The gym requires a special key from the management, and it is falling apart. I'm talking no belt on the treadmills. The pools are dirty, there is broken glass everywhere on the property, and the tow truck that supposedly circles the parking lots has not been seen in almost a year. To sum up my experience with The Oaks: yes, it is a lot of square footage for the price. And if you nag the management enough they will get so annoyed that they will listen to you. But would you want to live somewhere that made you feel embarrassed to have company over? I did just that while living at this apartment complex, and I couldn't be happier to live elsewhere now. read more

Worst apartment complex ever! I moved in in September 2017 after moving to Plano from Florida. I needed a place quick because I already had a job here and the move in fees were reasonable but I honestly wish I would have slept in my car or wasted money on a hotel to save myself all the trouble. I have a 3 bedroom 2 bath (I have two roommates) for $1500 and I have roaches, my A.C is currently broken and I've been trying to put in a work order for 3 days. My apartment has been flooded downstairs twice due to my neighbors which is not the complexes fault however the first time I had a hole in my ceiling for 8 days and nobody cleaned up the water on the floor and to top it off they never finished painting the walls in my living room they are still half painted. The doors and cabinets are so covered in thick excess paint from the "remodel" because they just slapped paint over the old crap that I literally have to punch or kick the doors to get them to open. My bathtub is peeling and so is the paint on the stair rails. To top it off I never have anywhere to park and half the time I have to park across the street because after paying $1500 to this shitty place I refuse to give them any more of my money for a $50 covered parking spot. There is always trash everywhere I can't ever go to my car without stepping on trash and broken glass. Oh and also the water (hot and cold) has been turned off for more than 24 hours 3 times and turned off for 3-6 hours at a time more than 20 times since I moved in. There is zero insulation in this place. The AC or heat has to be running all day because it won't stay inside for more than 10 minutes. If I could give no stars I would. Worst apmt,, They charged us move out of charges of 1800$ which was lame.. Apmt people fool you by saying they have new homes. They have just painted old houses from inside to look beautiful from outside. They have all flooring weak that leaks in months of move in.. which flooring leaks in months of move in if its new apmt. This place seems like a good place. But there seems to be too much carpet. The stairway handles don't look stable. The cabinets are outdated. Bars in apartments are are old styles. This is outdated. Usually, kitchen islands are more stylish. But this place isn't into updates. This would help people with families or short people. There are no kitchen knobs and it's not even painted or walls on the kitchen back wall. More durable cabinets should be put together and placed up for tenants. The ice box is outdated as well as other appliences. The lights in the kitchen are outdated. Worries of collecting heat and bulb exploding in someone's face.The updated door is the entry. Except it's not a solid door. The fans are a nice touch to the rooms and dining area. However, the lights in the bathroom,countertop and shower rack are outdated. The electric plug in the bathroom is too high up and a hazard. This isn't a gated code community ,or a on time pest control. All countertops are outdated. As well as the stairway. It has carpet. There is no linoleum on th stairway. The stairway handles are a hazard. They are too loose not of thicker wood. These apartments need to be reviewed more often. read more

This isn't an absolutely horrible place, but I wouldn't live here if you can afford better. This place is great for young adults just starting out or low income families because the rent isn't very high. The apartments themselves are nice enough if you don't look at the details, but they do paint over everything between tenants instead of cleaning and the apartments were built in the 80s so everything is kind of old and a little iffy. They don't respond half the time you call or email them, it's best to just go up to the office if you need anything. They do have valet trash which is nice, and while at first the parking lots were full all the time making it hard to find spots, they did improve on that while I lived there. The windows and doors are not sealed properly so if you're not careful your AC/heating bills can get pretty high and the windows can shake in high wind/rainy weather. Mirrors in the bathrooms are super old and have some staining but they get the job done. There isn't much kitchen storage but there is a closet under the stairs and built in shelves in the upstairs hallway for extra storage space. There are usually stray or wild animals running around, either loose dogs or sometimes coyotes so be careful at night and keep your animals indoors. The one thing I will say I like about these apartments is that nobody favors calling the police, so you can pretty much be as loud as you want (within reason) and you'll be okay. The patios are usually overgrown with weeds and can collect trash from the wind but if you're not outside often it won't bother you. When we moved in everything was clean and freshly painted, but they did paint over the bathtub which obviously came off the first time we cleaned with bleach so we had to put a shower mat down over the peeling paint. I will say to be careful walking alone at night as a female in this complex, nothing ever happened but there are literally always people outside and some can give off creepy vibes. All in all I don't regret living here but I probably wouldn't do it again, though I would recommend the place to anyone looking for a cheap quick place to move in. read more

Leaking a/c both upstairs and downstairs, foundation cracks, second shower not repaired in 2 years, leaking bathroom faucet, leaking over dining room, possible mold, Nats due to a/c leakage, maintaince did not know how to fix leaking a/cs, hole in wall made by maintaince over a year ago (never repaired), leak in upstairs bedroom during rain, master bathroom sink backs up. No parking available later hours, tree service broke both back patio fences and my property. Apartment did nothing about it! Under new management: charged $300 for water when it use to be $75. Painting the outsides and tearing out all the trees thinking this is best?! It's embarrassing to say I live here now! read more

This is the worst place to live!!! The worst management, the worst maintenance crew, and the worst renewing/moving process ever! When you renew your lease they will promise you a lot of updates, but it will NEVER happen! After i gave them a 60 day notice that i was moving out, my wife and I left the apartment spotless!(fyi-we own our own cleaning company) but of course, the repairs that were needed (that was not our fault) they never sent maintenance to fix during the time we lived there. Before we left we gave them the address of our new home, and after 7 months of being free from that place I received a letter from a collection agency! Oaks charging me for cleaning, and on top of that they stole my deposit! They didn't even have the courtesy to send me a letter to my new address! Even now with the virus going around, and I am unable to work, they are trying to rip me apart. Stay away from this place!!! read more

Hello I lived at the oaks of collin creek now bel air oaks for seven years . I moved here because they were the least expensive apartments in west plano . Almost every tenants ceiling roof leaked . I had a giant 3 foot by 3 1/2 foot plastic container under one of the three leaks in the ceiling . When it rained hard the container would be half full . That is one third of a bathtub . They never came by after over 30 complaints . We had rats roaches and ants every where . We had several possums running around in the ceiling almost every day and night from the creek . Every time you called the office Jose said he would take care of of our complaints but never did . They got new owners and mangers around september 2016 Every tenant got a new bill from the new owners on the same day increasing the rent $400 to $500 per month after slapping on some new gray paint . There were over 75 people waiting in line to talk with the new manger ., They told us that the increase in rent went back post dated 2 months ago because they bought the property 2 months ago . Every one said that it is not fair we have to pay an extra $800 to $1000 in back rent right now . My rent was $850 then increased to $1288 plus $940 in back rent because they bought the property 2 months ago . I asked Shay to fix the leaks patch the 3 large holes in the ceiling get rid of the rats and roaches but she refused to help me . Our hot water was turned off almost every week for 7 years . I moved ! Shay and Bel Air Oaks sent me a bill for $ 5 , 6 8 7 dollars DO NOT MOVE INTO THESE APARTMENTS ! ! ! ! ! ! ps after moving 6 months ago i still get texts stating that the water is cut off for repair every 2 weeks read more

I've lived here for about 4 years. I moved in when it was The Oaks of Collin Creek. There were a lot of shady residence living here! The office staff was a joke. The maintenance was none existent! Then they got taken over by a new management company. At first, it was rough. When they came in they raised the rent and made people pay water bills that the old management didn't make us pay. Looking back now it makes sense. All the riff-raff started moving out. At one point In my building, there was only my unit and one more rented out. This place was vacant! I remember before I paid for covered parking I would get home late after work. I would have to park by the dumpster because there was no parking. Now everyone has to have a sticker so if you don't lease here or you don't have permission to be here, you can't park here! Before some of these units had between 6 to 8 people residing! That's a lot of parking spaces. I don't have a roach problem nor a rat problem! With this new management, maintenance is on point! The Office staff is amazing! I don't know all they're names but there is an African American female and a Middle Eastern female and a Hispanic female working in the front. They are all really nice and helpful! The assistant manager Kimberly Medina is the most friendly person in the world!! She always goes above and beyond!! Overall I am completely happy here with this new management and all the improvements they have made! I would recommend living here to anyone who askes! read more

Oaks of Collin Creek got a face lift! Around August of 2016 new management came in and changed it to Bel Air Oaks. For what they have to work with they have already made major improvements. There used to be a huge cockroach infestation and they removed all the bushes surrounding the buildings and now treat for pests every month. The last management didn't do that. They took over this complex when it was at its worst. They're slowly fixing all the problems. There's been a few bumps, but I feel confident that they will continue to improve the living of all the residents here. read more

This is the most sketchy complex ever! I wish I would've took the previous reviews into consideration before moving here. The townhomes are so outdated & disgusting. The windows are not sealed off, so the electricity gets outrageous. You get charged a trash fee each month and the trash pick up is literally in the middle of the parking lots (They require you to pile your trash up in the parking lot). The water bill is outrageous each month. More than what a person pays for water for a house 10 times the size of the townhomes. Also, the water gets cut off every other week. The maintenance SUCKS! Takes them at least a week to come handle any requests... including my kitchen flooding in the middle of the summer. When calling them they didn't think it was an emergency. They told me to "just turn the AC off". In 100 degree weather with a 1 year old and relatives from out of town staying. We put in 2 maintenance requests for our bathtub peeling paint (literally chunks of paint floating around every time we bathed) which neither one were handled until time of move out when they charged us $120 to "resurface the tub". The security deposit you put down at move in, don't expect to get it back. They come up with outrageous fees at the time of move out to keep the deposit AND make you pay more. We left our townhome in the same shape it was in when we moved in and still did not get our deposit back. They kept the $200 deposit and charged us $318 on top of that. All for "utilities that were never billed" (which I was aware that they were being charged with each rent payment that was made), "carpet repair" that was never damaged, "missing drip pans"????, a key that was returned (still got charged for it), cleaning of the townhome (which I understood), and "resurfacing of bathtub" (which had nothing to do with how we bathed & requested maintenance to fix 4 1/2 months prior to moving out). Just do yourself a favor and pay a little extra for somewhere nicer & somewhere that doesn't try to screw you at the time of move out like this dump of a place. read more

My husband and I lived here for a year without any big problems. Sure it was kind of a ghetto place but we were getting 1100 square feet for 700 bucks a month so we figured it was a fair trade. The second year we started to have some problems. The garbage and broken glass on the ground, the caliber of person living in the place, the stray cats, the roaches. Once I came across a guy urinating on the building across from mine. The families all moved out of our alcove so our kids didn't have anyone to play with. The office was dismissive and rude and we went through an emotional ordeal for 6 weeks trying to get them to exterminate the roaches in our apartment. So yes, we should have moved out when our lease was up. We didn't. This last year has been a nightmare. Someone rolled our grill off our back porch 9 months ago. Last fall someone broke into my car by smashing a window and stole my purse. No I don't usually leave it in the car. In January my husband went out to his car to find ALL FOUR WHEELS HAD BEEN TAKEN. Needless to say the crime level has gone up. A month ago a wasps nest was discovered in our wall and when I called for help I was told it "would be a couple of days". I am happy to elaborate in a private email so send one along if you have more questions. Look at my yelp stats I do not give low ratings easily and I am usually a happy, optimistic person. My sister and I moved here from Los Angeles, and lived for three years. The ONLY reason we stayed here is because it was inexpensive. Let me tell you about our experience while living there for three years: There's a huge bug problem here, and I mean HUGE. It's disgusting, but there's cockroaches EVERYWHERE. My sister and I are VERY clean, but the buildings are so old there's hidden holes everywhere and they get in your house. Once I laid on our couch and I heard something in my hair, I thought a leaf was in it so I brushed my finger through my hair and a 3in. cockroach fell out of my hair and ran away. Of course I scream and killed it, but that were everywhere, ESPECIALLY in your kitchen. Our ceiling (both the first floor and the second floor) COLLAPSED. The second floor one collapsed in my sisters room, on Christmas, because of the rain. I tried to make light of it saying that Santa did it, and we tried to laugh at it. But this so called "24 hour emergency maintenance" doesn't exist. We called the number they gave us and they were extremely rude and said they'd be right over. They came the next week and that whole time it was still raining outside and was getting in the house so we had to put buckets and tarp ourselves so it wouldn't get on anything. The same with the first floor. I came down stairs one day and our ceiling was collapsed and I told my sister to come down the stairs VERY slowly, so she couldn't get hurt and fall through or something. When the maintenance people came, they asked if I could leave the house. I said no. The maintenance people were/are known for stealing from your apartment, and no matter how much to contact the apartment complex, nothing will be done of it. Also, right before we left, I was folding our clothes where our washer and dryer were, and my elbow accidently hit the wall, and the wall was soft. I pushed my finger in the wall, and it left a dent, meaning there was termites in the wall. Next, the maintenance men/office people. Keep a camera in your apartment. My sister and I just couldn't afford anything at the time so we couldn't afford having a camera, a decent one anyways. I've caught the maintenance men many times in our apartment without us giving them permission or sending in a service request. One time I went into work later so I slept in and was awaken by the maintenance men in our house, looking through our stuff. I quickly got out of bed and they heard me upstairs and RAN out of my apartment, leaving the door open. And once, I came home from work and went to my room, and found my bras and undies all over my bed. I didn't do that. I was disgusted. They went through my personal things and did God knows what to them, and told the front office but they said they couldn't have been in my apartment because the service men know you can "ONLY" go into an apartment when you put in a service request. It was disgusting how they protected them. Now, the office people. They were/are always so rude to us. And I notice a lot of the people working there keep disappearing, and when I was turning in our rent check, one of the office people in the back were talking about how they keep hiring people who keep stealing money from the complex and the tenants. I don't know how they were stealing from the tenants, but that didn't surprise me since they do/did hire "sketchy" people. But people in the office ALL the time would send you letters that you missed $60 or so of the rent and you had to pay it in two/three days or you'll be fined $200. They would argue with you even if you weren't arguing, and I ALWAYS asked for a receipt saying I paid in full so they would stop saying I owed them some hidden fee, when I would always show them my/our lease showing them what we owe and that's how much we've paid for. and they would always back down, but still try every few months saying a owe a mysterious $60 fee again. Lastly, the environment. When my sister and I first moved in there, it was OKAY. It was kinda quiet, neighbors kind of kept to themselves, and that was all good. Over the years, I'm guessing all the good tenants moved away, and that brought in the bad people. There's ZERO parking. Sometimes you have to park across the street where Jo-Ann's is in order to park SOMEWHERE, that's how bad it was. And a lot of cars in the parking lot don't work, so they take up space, and again, if you try to complain to the front office they said they'd take care of it but they never did. For a little bit they had parking stickers, if you didn't have a parking sticker then you'd get towed. That worked for about a less than a month. Then people realized that the office wasn't checking who had a sticker and who didn't, so people parked there again and the parking was awful again. And the crime, it was so bad. There was/is drug deals that were going on ALL the time. And you never get a good nights sleep, people were ALWAYS arguing calling the cops at night. EVERYTHING people have posted about is TRUE! As far as we go......we had URINE leaking from our ceilings! URINE! We have a terrible roach and mice problem. Management couldn't careless about the residents! Stay away! Far far away! Parking?!? There is no parking! We had to park at Great Wall and walk my six year across Plano PWKY! We were almost hit! They have known about the parking situation for YEARS! Guess what?!? Our car eas TOWED! Our water was being turned off monthly! The pools are rarely open. Just avoid this place at ALL COST! Pay the extra $ to rent somewhere else! We have great rental history. Always paid on time.....but they couldn't careless! Please....go somewhere else! I can't wait until our lease is up! I was just looking at apts in the neighborhood; I haven't seen the inside but the outside's just not working for me. Driving through the parking lot there's some adults hanging out during the workday, and it's really loud. Walking around the neighborhood, I heard car stereos bumping all the way to Pei Wei.
