    Managment dont take any responsibility for anything my ceiling was leaking for almost 3 month I requested help but they never showed up horrible place to live in my mail was stolen twice for 1 week ripped open and tossed outside my front door noone seem to care main gate broken, play ground dangerous place. first floor's light dont even work water gets cut off every other day. And they never answer the phone idk what's the point of having manager if he never answers the phone nor they have security. I kindly asked to secure my package by taking it to the office or put it inside my house in response they just hung up the phone to my face and never responded ever again! Stay away from this place.

    Iv been here 2 months an my ac uints inside the apartment won't stop leaking water an flooding the countertops running food an flooding the floors. Iv made it aware to the office multiple times and all they do is blow it off. I recently checked an there is a ton of black mold in the ceiling. Iv sent pictures an videos and they still ignore the Situation . Do your self a favor and save the time an hassle anyone that thinks it's okay to let there tendents live with non stop flooding and mold is completely unprofessional . It's almost if they don't even check there apartments before they lease them out. Send some one out to fix the problem quit ignoring it and do your part as a apartment landlord and make it right.

    DO NOT RENT HERE. The community is infested with rats and roaches. There is mold in the walls. The a/c units are so old your electric bill will be sky high. My ceiling has fallen through twice. The front office has a bad attitude and will make broken promises. If you are upset about the living conditions then just beware the front office manager will give you attitude for it; God forbid she or her staff take responsibility for the lack of communication or understanding that this place has incredibly disgusting living standards. Phones? Yeah right!? They don't answer the phones 3/4 of the time. This place has every insect you can imagine, roaches, ants, fleas, bed bug galore. If you get bed bugs and want them to spray, they will charge you $300+ to do so. The bed bugs live in the attic and jump from apartment to apartment. The water is turned off which seems like every week and won't come on for hours upon hours. Often, you won't even be notified, as there are always "emergency" pipe breaks because the plumbing is so old and the companies they hire are inept. The staff will lie and say they completed maintenance requests and instead will be eating steak fajitas and discussing getting their nails done in the office rather than taking care of their business. Maintenance can often be found sleeping in the maintenance shed or their apartments. That's when some of them aren't dealing or using drugs. When you move out, don't be surprised by the bill. Regardless that the apartment they rented you was in shambles to begin with, which they don't let you see before you rent the unit, then of course their terrible plumbing, terrible up keep, rats, will ruin the inhabitable "apartment," they will then charge you for their upgraded replacements as if it was your fault for the rats, roaches, water damages, etc. Try living in a place with dead rodents rotting in your walls and rat feces blowing all over your family every time the heat or a/c is on. Worst place I've ever lived in my entire life! I would rather live in a weekly motel than to live in such a disgusting nasty apartment such as bel air oaks.

    This flooding was not fixed for maybe 3 weeks. Have to cross to get to my vehicle.

    It's a DUMP! Trash haven! I did not think that Plano allows slum landlords. I moved in mid November & now I am moving out before my lease is up. On my first 6 hours of living here my vehicle was towed. It feels like you are living in a 3rd world or war-ravaged country where trash is everywhere. Some residents would take out the trash like fast food bags from their vehicle and leave them in the space where they had parked. Two-fold issues here: there is scheduled trash pick up that residents do not follow & also not enforced so it speaks to the quality of residents & management. Maintenance is 3rd rate at best. Imagine the faucets this way: you turn both hot & water faucets in the tub outward; hot water inward & cold water outward in the master bathroom sink. Who knows how it is in the second bathroom sink because I decided to do away with using that second bathroom. You will go nuts trying to remember this every single day. In about 6 weeks of me living here, water has been shut off 5 or 6 times. On one of these shut offs, it started from early afternoon of Day 1 into the next day. You cannot get the right water temperature esp. when taking showers. You can be cooked by the time you get out of the shower bec. for some reason, no matter how hard you try to get the desired water temperature between hot & cold water, it always ends up with just hot water. This could be dangerous if you are bathing your kids. Conversely, you get at best, lukewarm water in the kitchen sink. Because the washer & dryer hookups are adjacent to the kitchen, I wonder if when I choose hot water cycle for my laundry whether it's giving me hot water at all. Dog poop is everywhere. Not sure if they have a policy about this but then again refer to my statement about the trash. HUGE problem with insufficient parking space. If you have not claimed a parking spot by about 6 pm, then you are out of luck. The solution is to also lease covered parking but that maybe really far from your apartment unit. Do you really want to live here? What you might be saving in rent you have to spend on utilities because this complex is really old and air conditioning units are ancient & inefficient, windows are single-paned. My original plan was that I can put up with it being old & no updated appliances & countertops. I was going to spend my own money hiring a handyman to replace the faucets, replace the doorknobs so they have the same color (vs. mishmash of gold & silvertone), clean up the weeds in the patio & plant flowers, etc. The moment my car was towed & I was seeing mountains of trash everywhere all the time ( beer cans strewn in one corner), water shut offs, flooding,etc. then I changed my mind because my quality of life is being affected. I have tried contacting American Communities after my car was towed & left a message but they never returned my call. The towing company damaged my car as well. In fairness to the employees at the leasing office & I have dealt with 4 of them, they have always been pleasant & very nice.

Our lock wasn't accepting our code day 1 and it was fixed within 24 hours by maintenance. PROS: - Location is great, just be prepared for how difficult Preston Rd is as a whole to navigate during busy hours - Lobby and community areas are always well maintained and clean as far as I've seen, especially the gym and mail room - Our apartment has had very few issues that require maintenance, and they've been quick to respond when we've needed them - Communication. Whenever repairs are happening to the building, there is severe weather, etc the office is very good about sending out emails explaining and giving warnings of what may happen (like water turning off potentially to fix a broken pipe) - Parking for residents is very secure. I feel completely safe leaving my car here (coming from a college town that got wheels stolen a lot) - Overall apartment quality is good. No complaints from us on anything they've provided, appliances, etc. CONS: - Parking garage is TIGHT. Within the first month here I scraped the side of my car trying to leave the garage. Gate requires a sharp turn to get to/from the entrance to the garage and those tunnels are very thin. Beware if you have a large car or truck. - Visitor parking can be very limited, even at weird times. There's a decent amount of it, but my partner and I have had to park our own cars down there ahead of time to reserve spaces for guests if we know they are coming. - Trash rooms get very dirty at the best of times. They're always very sticky and smell awful. Usually not an issue if you use the valet trash, but god do the trash rooms need a deep clean here. - There is a small walking path behind the place, but no real walkable food or anything else but a courthouse and a few drs offices (oh, and Capital One lol) We lived here in the end for 2 years. It has its issues as any apartment will, but none of it has been a dealbreaker for us.

    I lived at Windsor Preston for the past year, and while my experience moving in and the apartment…read moreitself were fine, my experience with management during renewal was bad enough that I decided to leave. My current base rent for a 1 bd 1 bth is about $1432, plus a $100/month "credit premium" Windsor charged because they determined I had "insufficient rental history." Despite the name, this isn't a refundable deposit or credit toward anything - it's simply an additional $100 every month. This was especially strange to me because I've also been on another apartment lease since 2020 with no missed or late rent payments. My lease ends November 8th and requires 60 days' notice. Windsor didn't send my renewal offer until September 1, with a September 9th deadline to renew or give notice. My new base rent for another 14 month lease was $1713 - nearly a 20% increase. The $100 credit premium would also continue unless I requested a rescreening, bringing the rent to $1813 before other monthly fees. The crazy part is that I was going to renew anyway! I wasn't negotiating the rent or threatening to leave. I simply wanted the rescreening Windsor's own renewal paperwork told me I could request. Beginning September 1st, I repeatedly called, left voicemails and emailed management. I received one voicemail from the property manager asking me to call back and confirm that I wanted the rescreening. I immediately did so--and then spent the rest of my decision period unable to get anyone to respond. I even contacted Windsor's parent company and eventually got maintenance involved, who opened a high-priority ticket asking management to contact me. Still nothing. With my deadline one day away and no resolution, I finally toured other apartments, found one I liked in Frisco, applied, and submitted my notice to vacate. Only after I submitted my notice did the situation suddenly become urgent. An employee helping from another Windsor property called and offered to cancel my notice and process the rescreening immediately. I repeatedly told her I would agree to cancel my notice only after receiving written confirmation that my deadline would be extended without penalty. I never received that confirmation - but my notice to vacate was canceled anyway. I had to resubmit it. I recorded the conversation, so I have a record of the condition I gave before agreeing to any cancellation. The following day, after more calls to a sister property, I finally got the Windsor Preston property manager on the phone. He apologized and explained that management had been understaffed and spread across multiple communities. I told him I understood being busy, but I couldn't justify signing another 14 month lease somewhere that had been essentially unreachable during a time-sensitive renewal. He processed my notice to vacate while we were on the phone. I've since been approved elsewhere. For additional context, a colleague in a 1 bd 1bth at Windsor West Plano told me their recent renewal went from somewhere in the $1700s to somewhere in the $2100s. Obviously that's one other person's experience, but prospective Windsor renters may want to ask what renewal increases have looked like for existing residents. When I originally toured Windsor Preston, I asked whether they offered move-in specials. The property manager laughed and told me they didn't need to because the community stayed around 98% occupied. That comment hits differently now. My apartment itself was fine. My move-in experience was fine. Management responsiveness once I was an existing resident is why I'm leaving. I was prepared to accept a nearly 20% rent increase, potentially continue paying the extra $100/month, and sign another 14-month lease. I wasn't trying to negotiate. Our apartment wasn't ready to move in yet. So we found Water walk on google/ apartments .com. You can choose 1,2,3 bedroom brand new modern apartment. Either for an extended stay or permanently. The main difference is the customer service, the above and beyond attitude they have which makes you feel so welcome! Amy was the person at the desk who greeted us with such open arms and personality! Super friendly, great honest smile, she created a very memorable experience as we were checking in! She made sure that we were able to get the best pricing available in a fast , courteous, efficient way possible! We love Amy and will always remember how awesome she is!!! The customer service from every single staff member is extremely above and beyond! When they see you, they don't go without greeting you, asking if everything is good? How was last nights stay? Is there anything you need or have questions about? They don't go without wanting to make your stay everything you don't expect!!! I know because I've been in customer service for all my career! It's hard to find even the slightest smile and acknowledgement from employees these days and their kindness and service is a real breath of fresh air! Definitely appreciated since we were moving and everyone knows the stress and aggravation of moving! This place looks as nice as most hotels and apartment complexes! Don't get me wrong it's not the Grand Hotel but it feels like a home you'd like to spend many nights in. Although it's an extended stay, they treat you as if you are VIP in the Grand Hotel. They provide a full kitchen (full sized fridge, oven/stove, microwave, toaster, coffee pot, utensils, glasses, wine glasses, dinnerware, cutlery, trash bags, rolls of paper towels) full nice bedroom with storage, full bathroom with some storage, also a full washer and dryer in each unit! Dining table, couch, chair, rugs, art, lamps. Very comfortable! Pool! Computer to use and a great complimentary self serve coffee bar! With a 3 night stay they off you free grocery delivery (you are issued credits you apply to groceries from Albertsons through their website) it was very convenient as it came the very next morning! We are very easygoing and understand that others that may be staying can be very disrespectful no mater where you are. It's easy to overlook those kind of jerks when you have a place like this to come home to and everyone that works there is phenomenal!! I will definitely suggest this place to everyone I know who will be traveling and in need of a great place to call home for a while!!

Everything in the room was high quality as well, granite countertops and comfortable mattress, with many other wonderful features. For example, they put classical music on the TVs when you first walk into the room. The TVs are awesome as well! My friend and I played switch the day I checked in. Everything was easy to setup and very accessible. Best part about the room has to be how large it is. It easily has as much square footage as a single bedroom apartment. The staff are extremely helpful and super friendly. The whole hotel is very modern and new. The rates are very good value and I highly recommend giving them a shot. They even have reduced rates for stays longer than a week!

    This community started out as a great place to live. It felt like a home to us. During the past 2…read moreyears with management changes we have been misled several times. We were told we could have a gas grill at first which I agree the office leasing assistant misinformed us but then we were told we could have an electric grill. Even the current manager at that time had one. We received a lease violation for using ours without any correspondence from the office which is a big issue with the current management group. We were told we could not use a electric grill because the City Fire Marshall said it was not permitted. I called the City office and was told that he did not say that and as long as it was 10ft from garage you would use it in the city. Now we are told that it is a Cortland thing...Ok fine...we use the grills around the pool areas that may or may not be locked or may or may not be out of propane. Again lack of communication from office. We have lived her for going on almost 4 and half years. We enjoy the outdoors so we hang out in our garage and watch football, play darts etc...and sometimes have friends over. We just recently received another lease violation staying that we cannot use our garage except for storing vehicles or storage. We did see that in our lease but no one has ever not let us do this. In fact I have always been able to use the garage for whatever we wanted. We are very respectful of our neighbors and have had the same ones for years with exception to one. They have even come over from time to time. We shut everything down or lower the volume at 10:00.... I feel uncomfortable with the situation we are being handed. I feel like we are being confined to the inside of our apartment. I have walked about and see flags handing from patios (that we were told we had to take ours down couple years back)...vehicles over fire lane that we were told you would be towed....even a pool table in a garage where that resident hangs out with friends. I feel like the rules do not apply to everyone. This is a non smoking community and if you walk around you see and smell cigarette smoke and marijuana... If the office would walk the community like I would if I was management they would see these things. In the summer, I cannot count how many times the restrooms have been locked at phase 2 pool. They should be open for the residents to use to keep the pools clean. The phase 1 pool in order to use that restroom you have to go through a coded door to the gym tracking water through there. We used to be able to use the outside door. I really did love living here and even referred people here. It was once a great place to live. I want to stay here but not sure I feel comfortable. I know that there has been a company that has acquired the property and if that is true would love to see what they can due to make the community great again. I want to feel like they care! One last thing----The maintenance team is TOP NOTCH!!!!!!! They are the best maintenance team I have ever had!! Very disappointed resident...

    This is probably the longest review I have ever written…read more I have lived here in the past back in 2019, I enjoyed the community so much that I came back. It's safe, peaceful, and quiet for my family and I. I love the location because I have access to both major highways. However, I was a little hesitant because what I use to pay compared to what I currently pay for the same floor plan is pretty crazy, but seems normal with the market. Everything have been renovated since and I do have an attached garage with a yard. I could have went to a cheaper property. What really won me over was Layne and Georgia. I suddenly had to move and been to so many properties. The quality service and the treatment I received was beyond amazing and was consistent . The apartment was ready, but need some tweaks here and there. The office and the maintenance team were so quick and on it. I submitted my requests one night & the maintenance crew were already working on my requests the next morning. I spoke to Manny and he was so nice and informative. I'm pretty confident that I made the right decision choosing prairie creek as my home.
