My husband and I had the misfortune of living here our first year together, and let me just say, GHETTO! Not only did I have to pay first, last and security deposit (which is normal), I also had to pay an extra 300 because my husband supposedly has a bad record (he doesn't). Unfortunately, being strapped for cash, I didn't have a choice but to pay. Within the first week, the roaches started to show themselves, our next door neighbor had trash on her back patio piled to the top of the fence, and there was an overflow of trash at the "valet pick up" section. Dirty diapers, broken bottles, everything from your nightmares. The people that lived there were rude and inconsiderate, even going so far as to try to run both my husband and I over in the parking lot. DON'T DO IT!!!! Stray cats, trash everywhere, the stray cats rip open the trash bags that they have you put behind a fence which is suppose to be M-F 5-9am which isn't really enforceable then that attracts bugs and the wind puts that trash all over the property, fleas from the stray cats have gotten on my dog, have to give him a new treatment quite often because as soon as it wares off he gets them again. Because they don't spray the property, nor will they. They do everything half ass, they do no prevenative maintinance. I told them about a leak in my sons room and it didn't get addressed till 3 weeks later, they just patched it, didn't paint it nor did they fix the roof. I told them I needed to be sprayed for bugs before my son was born they didn't do it till he was 2 weeks old. They tried to tell me that they had already been there... there was no notice at my residence. The grounds look like they're falling apart, rotting wooden barriers, trees all in the pathways, the fitness center has broken windows with boards in them. When they trimmed the trees, they let them fall where they may and almost broke my patio set. The dryer that I rented from them would have to be ran 3x to get anything dry. Not to mention I could smell cigarette smoke when my neighbor would smoke in her apartment. The office is lazy and not very helpful... the only way I got half of the stuff done is by sending them a certified letter, I am looking for an attorney to get out of our lease early. This apartment complex has dramatically changed since new management has taken over. There are rats in EVERYONE home and walls. You hear them at night loudly scratching walls. The office staff gave me sticky rat trap, that don't work, and want me to free the rat to the wild if I catch one on the sticky traps. Maintenance take FOREVER to fix anything. My ceiling has fell in on me twice. One was downstairs because water runs through the wall and the other was in the bedroom while me and my 3 year old daughter was in the bed. My refrigerator goes out and ruins my food when I get home from work. I AM NOT MAKING THIS STUFF UP! Water is overcharge and I know because I work for the water company. I HATE THIS PLACE. This is literally the worst place I have ever lived, and I once rented a place and had bedbugs within the same week I moved into the unit, and had to pay for extermination services and new carpeting up front and fight the management company to be reimbursed..AND THATS STILL A BETTER EXPERIENCE THAN I HAVE HAD IN THE SEVEN MONTHS IVE LIVED IN THIS BEL AIR OAKS COMMUNITY. I Honestly don't even know where to start with this place.. mostly because I'm constantly stuck in a traffic jam trying to enter the complex because of the ever changing gate entry process. I was given a gate key/card when I signed my lease mld January. I was told that the gates would be up and functioning within a few weeks. It took them THREE months. My gate key/card NEVER WORKED. And I was constantly holding up traffic and forever grateful for the fellow residents that let me through so many times. I put in numerous requests via voicemail about said card that didn't work, and never got a call back. The gates were once again disabled a week later anyway, so I gave up of getting a new gate card. My fault--I think I threw it away. I didn't think It mattered since management never once responded to my calls or addressed the issue. They disabled my guest code when I refused to pay $50 for a new gate card. I will continue to hold up traffic for as long as I am forced to suffer through the end of this lease. I have woken up to absolutely NO WATER three times in seven months. I opted into the text, Call and email alerts for warnings about that kind of stuff. I always just get an email AFTER the fact, or an hour into said situation. I have also gone without hot water (again without warning) FOUR TIMES. I won't even get into the parking issues. Just stay the hell away from this place. I could name 5 different places in a far better part of Plano for the same price you'll pay living in hell here. read more

Let me first say that I was in this apartment when it was previously owned. The property went from poor to Good. They are currently on their way to excellent. Right now they are going through many upgrades and changes and that takes time. Please have patience with the staff and contractors. Also people, you live in the community too, please do not liter and leave trash about. Pick up after your dogs and such. The office is staff is extremely helpful and polite especially Kimberly. I enjoyed my 4 yrs with the community and I recommend to anyone relocating to TX as I did. read more

This is by far the absolute most disgusting apartment complex I have ever experienced. The water is shut off several times a month. They claim it is an emergency and they are repairing it as quickly as possible... every single time it happens. I constantly have plumbing problems and leaks that take forever to get repaired and when they finally are repaired they go rigsht back to leaking again. The website claims this is a luxery townhome complex..... who the hell created this lie of an advertisement?!?!?! If by luxery they mean glass on the floor, trash blown all over the "luscious landscaping" and weeds and high grass covering those "beautiful jogging trails" then they nailed it. Parking is not complimentary so that's another lie. Not to mention if you get home past 10pm you will havet the most impossible time finding a parking spot and may likely have to park across the street at the mall and walk home or drive around for 30 minutes waiting for someone to hopefully leave and take their spot. On my move in day the unit wasn't ready. I had paid for it 2 weeks prior to that so it should have been. Appliances were not in the unit, there was trash all ovetr the floor, paint splatter everywhere, dust, dirt, unpainted doors and stair rail, broken drawers in the kitchen, a disgusting dishwasher that i made a point to let them know i will never use it (it probably doesn't even work from the looks of it), mold on faucets in sinks and showers, dead roaches, bad patch work on the celing downstairs where you can see there were previous unattended leaks..... the list is seriously endless. Only reason I moved in was because they seemed really nice and made it all out to be an error in the date it was supposed to be ready by and promised they would fix everything right away. That was in December..... it is now May and I am still waiting for 90 percent of the repairs to be done (which they won't do nor address) Gsood luck getting a hold of management when there is an issue. Good luvk getting any decent type of customer service with this place at all. When it rains even just a little bit, the entire parking lot floods. About 10 ft outside my front door the water gets to ankle deep and isn't just puddles you can jump over. Its the whole path. They don't listen to requests as far as keeping up with fumigating. We are all charged a fee for it but it never gets done. The roaches are all sizes and don't discriminate what part of the houste they come out at. I am a very clean person so it is discouraging to sleep in peace wondering if I'm going to wake up to a roach on my bed or in the shower or not. Unacceptable. The square footage is decent but the price is not worth it. I lived in a previous apartment complex before I had my second child that actually was luxery and the price was much better and in a safer part of Plano. Only reason I moved from there is because they did not have a bigger unit available for me to accommodate my family after the second child was born. Safety is an issue because cars get broken into and cops are constantly called out on a weekly basis. And not just to a specific unit.... I have seen them handling different situations at multiple buildings around the complex. If you are looking for an expensive, dirty, rude, and roach infested place to live in.... Oaks of Collin Creek is the one! I have never been so desperate for a lease to be over in my life as now. I am almost halfway there and I can't wait to get out of here. It should be illegal to operate a place like this. If I had the chance to run it I would make a million changes. It would take a miracle to get this place to be anything near mediocre even. Don't even think about it, its like living in a housing project....The office staff will nickel and dime you for everything...If rent isn't paid timely, you could receive an unexpected visit from the office staff to your apartment and bedroom...it happened to my nephew once while I was a work. We signed our lease in February to move into our apartment in March, the day we went to sign out lease, the end unit of the building we were moving into burned. It took a year and half for them to finally repair that unit. They had kids who were playing in that burnt out unit until I went in and told them about it. Then they put a lock on the door. Once they finally started working on the apartment, all the roaches flooded into the other units in that building...especially ours...When we moved out, I had to leave a majority of my furniture due to the roaches. I had to ask for electrical outlets to be put into both bathrooms. The foundation needs to be fixed, the work out room is constantly locked and looks like its been taken over by gang graffiti. Grounds desperately need to be updated, doesnt look like they are maintained at all. One of our neighbors asked teh guy who comes around selling ice cream adn drinks from a cart, for a coke and offered him the drug coke and not the drink...Did not feel safe at all...if I could give it a zero stars I would. read more

Walk away!!! YOU DO NOT WANT TO LIVE HERE. management gives you disrespect. Water is always being tuned of early in the morning and won't come back on until 8-10 hours later, 0 parking space. Living conditions are horrible. One women that lives next to me had to be rushed to the hospital because of PAINT POSING!!! After she had went to the office several times asking then to repaint it. She has a baby! What if her child had been exposed to it! Christmas eve my boyfriend and I planned to have a big family dinner at his apartment. That had to be cancelled because his sink began to over flow we tuned of all the water in the house yet water kept coming eventually flooding his apartment. Not only that the water had some type of chemical, its smelled awful and went from red to green, It even burned some layers of his skin. New Years eve im visiting my boyfriend again, when I enter the living room I find that his ceiling has a leak once again have no clue were the water is coming from we call the emergency management. THIS IS WHAT THEY SAID! boyfriend roommate: :Can you fix it?" Emergency management: "come on man don't do that to me its the holiday" THERE IS WATER DRIPPING FROM THE CEILING RIGHT NEXT TO A OUTLIT, YOU ARE THE EMERGENCY SERVICES!!!! later I learned that in the three years my boyfriend has been living here that leak has always been a issue, office has always promise to send someone but never has. The leak has gotten so bad now there is BLACK MOLD!!! It also starting to grow upstairs in my boyfriend roommate room. Boyfriend went in the office to talk to the main guy. He claims that he has heard nothing about this. Thats bullshit. 1. Roommate has sent you a email in the last 2 days and somebody emailed him back using your name. 2. My boyfriend has been up here yelling demanding things to be fixed. 3.THERE NO FUCKING WAY YOU DID NOT HEAR ANYTHING ABOUT THIS. Today we were supposed to have someone come and repair the dry wall at 10 in the morning it is now almost 6 pm and nobody has shown up. The main manager told us he would be here today.but just like three days ago when he was actually supposed to be here we still have black mold and dry wall that needs to be fixed. This place is a rip off. They show you what they want you to see. The hot water is cut off every other day. The barely had the all the pools open during the summer. They charge extra just for you to use the equipment room. The front desk people can be rude. It takes them forever in a day to fix anything. We pay for our apartment to be sprayed for bugs out of the year in 4 months we been there, only came out twice saying we have to call in order for them to come out. I wouldn't recommend this place for anyone to stay. Some nights my mom had to call the police on our neighbors just to get them to be quite. This place is a joke. I've never regretted signing a lease more in my life. The maintenance workers will close your open maintenance call without ever contacting you. After we moved in they eliminated ALL laundry facilities. The lease said they have 3 pools and a clubhouse. The Clubhouse is a boarded up eyesore and they aren't working on it whatsoever, there is only one pool and it is closed more than half the time. They NEVER answer the phone in the office. The only way we could get them to talk to us about our complaints is by not paying our fees in full. Then suddenly theyre more than happy to contact you. Crazy how that works. The entire complex is full of trash. I've found meth pipes and countless liquor bottles on the grounds and the groundskeepers just mow over it all. Do not move here, especially if you have children! There are far better places to live for the same price. When I finally got in contact with the owner of the complex I asked for a free assigned parking spot (parking is a joke as well unless you pay for a spot) and was told they cannot do that, which of course is untrue. If I could give this place 0 stars i would. The front office staff is horrendous. They never answer the phones, always lose your documents and they keep information to themselves when going over your renters agreement. They charged me $300 for trash being outside of my back door when it was NEVER communicated to me that there would be a fine. Make sure if you rent from here YOU READ IT YOURSELF!!! They will try to suck every dollar from you that they can. There is a serious roach problem around here. The maintenance is about the only thing good about their staff. The apartments inside is just okay considering its age. Aside from the cabinets in the kitchen sticking shut because of the cheap paint they used. They said before I moved in that id have a closet door, I don't. There are always kids screaming outside around 630-7 am almost every day. I've heard people arguing right outside my back door at midnight over a cell phone keeping up the people nearby. The front gate is always broken. There is hardly any good parking. I just recommend if you're searching for a decent place to live for the money, try your hardest to find something else before looking here. I moved in just six months ago. There is a new staff in place which is worse than before. The manager Tracie, Is no manager at all. At move in my apartment was not ready when she told me it was. I don't believe, it was walked Before I moved in. Perhaps in her experience having roaches and a unclean apartment is ready to her. I frequently stop by the office to pick up packages and every time I come in, the staff is just standing around chitchatting about other residents. Since I'm in the office, it is convenient for me to place a work request for my apartment. I have tried multiple times to place requests, but I'm told by Cynthia that they do not except requests. I do understand companies having a paperless environment however what happen to customer service? This is residential, it should be optional. If that isn't enough Cynthia is very RUDE every time I speak to her. I have spoken to other residents and the manager about her attitude. She rolls her eyes when handing my package to me. She has made it clear that she tells Tracie what to do and that are very good friends because they worked together in a previous company. Supposedly a letter was sent out on Friday after six about parking lot repairs for Monday. First of all that wasn't enough notice and they closed off a large section instead small sections at a time. again inexperience manager and poor planning. Several vehicles were towed due to the short notice.Some residents had to park down the street to find parking due to the large sections being closed off. Not all residents paid to get their vehicle back the manager called to have "certain residents" vehicle's release without a fee. In the last several months you can see the different demographic of people moving in. There is trash in the parking lot, people playing loud music and hanging out in parking lot. I have complaints to the manager and she has done nothing about these issues. This community could have potential if they could fine the right leader for this property. Though it is now assumed to be under a new management but there is not any major change as the new management is hell out to defraud people of their valuable money poor services. They now send irregular bills charging their customers for what they have not used. there are no adequate parking spaces. sometimes you have to park outside the apartment building. The recreational activities facilities are not working( no Gym, pool is closed and when opened is dirty, basketball court overgrown with grass). Roofs are leaking, Ac not working properly. I wish there was a lower rating than one star. I'm so fed up with this place; it's ridiculous. To avoid going on a long rant, I'm going to try to sum things up quickly. Management is extremely rude. They snap at me when I'm on the phone or in the office. They only time they attempt to be cordial is when potential renters are in the office. We've asked multiple times for repairs in our apartment since we moved in over a month ago. There is a wire hanging down in my patio, a shattered light, the front porch light has not been replaced, a toilet that constantly runs and there are TONS of COCKROACHES. They said they sprayed once. They have ignored our multiple requests to spray again. It's gotten to the point where I no longer squirm when I step on one barefoot, and I've grown accustomed to killing them with my bare hands. I HATE bugs. Oh! And the dryer! There's no aluminium vent going through the wall. I tried to install one myself, but the vent hood on the outside is bolted on, and I can't get it off. I got frustrated and just shoved the dryer hose in the wall opening. It took three weeks to get maintenance to look at the installation of the dryer, and they simply told us it was fine. Isn't that some kind of fire hazard? There's never any parking, and they're "out" of parking passes for the covered spots. It's a dangerous area, too. Just check out the crime reports online. I see police cars or arrests every week. Strange men follow me and my roommate around the complex. It's absolutely terrible. The cheap rent appears enticing, but it's so not worth the frustration or the dangerous living conditions. AVOID. read more

My wife and I have lived at The Oaks for almost 2 years. The price for the size of the 2 bedroom apartment was the best we found. I asked a Plano Police officer one day is this location safe. For parents considering renting here check the Texas Sex Offender registry for your children's safety I would look else where. All the information and proof is public record which should be informed to potential residents. This place caused serious panic and anxiety for me only as a potential resident. With all the other bad reviews and unsafe conditions I am not sure how this place is even renting. I paid a deposit and application fee waiting for the return of my money both application and deposit due to the lack of notification. I though for a moment the office staff was unaware sex offenders lived on the property but after looking up state laws there is no way unless background checks are not performed the office staff did not know. If your budget is tight which is the only reason most people look here please pay extra anywhere else to keep your family safe you will cringe once you see the offenses of the people living there. Just type in the zip code 75075 and look for all the streets in the complex a total of 3 on site all offenses to children. The office staff said they were going to start eviction proceeding but I am not sure about that once these guys register the office is notified so they had to have know upon move in of these people and even after move in they would have been notified. read more

Been here for almost a year. Price is good for size of apartment but that does not make up for how DISGUSTING this place is. I didn't get to see the unit I was getting till my move in date.. otherwise I wouldn't have signed the lease. I was breathing in massive amounts of dust before realizing the air filters had never been changed. ( Wonder why I was feeling like shit all the time? hmm ) They didn't clean the apartment before moving in, the floors are cheap and ruin easy, cant wait to see how much they charge me for it.... paint drops all over the floor, bathroom is GROSS. It takes two people just to open my front door, and the paint has peeled off everything and again also wondering how much ill be charged? or how much ill have to repair before moving out so I wont get charged. Obviously they cared less about making sure it was in nice condition or even clean for that matter before I moved in. Water is always shut off and "being worked on" I found my fair share of roaches before I sprayed the whole apartment. The dishwasher sucks! it leaks all over the floor most of the time. tried to have them fix it they never fixed anything. People whip around the corner in there cars so if you have children this is not a good place for them to play. Parking is absolutely horrible. Unless you pay for covered parking ($25/month) then you better get home before 10 pm or else you will be walking a ways to your place. It gets so bad I have had to park all the way across plano parkway close to Collin creek mall which is scary for me a female getting home late from work. RIDICULOUSSSS! Not to mention the massive amount of times I see a police officers roll on through, and just the other day saw caution tape and police everywhere! WTF. Murder? drug raid? right around the corner? There is only one way in and one way out so if your close to the gates like I am always traffic going by. AND I HATE how I can smell anytime my neighbor is cooking. the smell is repulsive most of the time. And You wouldn't catch me going further back into the complex by myself (scary) or swimming in their pools. Heard about dirty diapers swimming in their pools for more than a day. I ABSOLUTLY HATE THIS APARTMENT COMPLEX my lease is up soon and I am planning on being out before it is.
