This community started out as a great place to live. It felt like a home to us. During the past 2 years with management changes we have been misled several times. We were told we could have a gas grill at first which I agree the office leasing assistant misinformed us but then we were told we could have an electric grill. Even the current manager at that time had one. We received a lease violation for using ours without any correspondence from the office which is a big issue with the current management group. We were told we could not use a electric grill because the City Fire Marshall said it was not permitted. I called the City office and was told that he did not say that and as long as it was 10ft from garage you would use it in the city. Now we are told that it is a Cortland thing...Ok fine...we use the grills around the pool areas that may or may not be locked or may or may not be out of propane. Again lack of communication from office. We have lived her for going on almost 4 and half years. We enjoy the outdoors so we hang out in our garage and watch football, play darts etc...and sometimes have friends over. We just recently received another lease violation staying that we cannot use our garage except for storing vehicles or storage. We did see that in our lease but no one has ever not let us do this. In fact I have always been able to use the garage for whatever we wanted. We are very respectful of our neighbors and have had the same ones for years with exception to one. They have even come over from time to time. We shut everything down or lower the volume at 10:00.... I feel uncomfortable with the situation we are being handed. I feel like we are being confined to the inside of our apartment. I have walked about and see flags handing from patios (that we were told we had to take ours down couple years back)...vehicles over fire lane that we were told you would be towed....even a pool table in a garage where that resident hangs out with friends. I feel like the rules do not apply to everyone. This is a non smoking community and if you walk around you see and smell cigarette smoke and marijuana... If the office would walk the community like I would if I was management they would see these things. In the summer, I cannot count how many times the restrooms have been locked at phase 2 pool. They should be open for the residents to use to keep the pools clean. The phase 1 pool in order to use that restroom you have to go through a coded door to the gym tracking water through there. We used to be able to use the outside door. I really did love living here and even referred people here. It was once a great place to live. I want to stay here but not sure I feel comfortable. I know that there has been a company that has acquired the property and if that is true would love to see what they can due to make the community great again. I want to feel like they care! This is probably the longest review I have ever written. I have lived here in the past back in 2019, I enjoyed the community so much that I came back. It's safe, peaceful, and quiet for my family and I. I love the location because I have access to both major highways. However, I was a little hesitant because what I use to pay compared to what I currently pay for the same floor plan is pretty crazy, but seems normal with the market. Everything have been renovated since and I do have an attached garage with a yard. I could have went to a cheaper property. What really won me over was Layne and Georgia. I suddenly had to move and been to so many properties. The quality service and the treatment I received was beyond amazing and was consistent . The apartment was ready, but need some tweaks here and there. The office and the maintenance team were so quick and on it. I submitted my requests one night & the maintenance crew were already working on my requests the next morning. I spoke to Manny and he was so nice and informative. I'm pretty confident that I made the right decision choosing prairie creek as my home. read more

Now that I'm fully moved out of this place after living here for 14 months I can FINALLY speak my truth. Of all my 6 years renting from different properties this one really stuck with me, and was a nasty experience. I don't usually write reviews but I feel compelled to with this complex. Renters BEWARE!! Majority of these reviews are all fake 5 stars, and are bots they pay to write these reviews, or are tenants that have JUST signed the lease here asking them to write a review. I felt I needed to walk on eggshells the entire time as I felt harassed when I was never a nuisance to the community, never late on rent, no noise complaints/party, non-confrontational, and was very low key. The property manager here, JEFF ECHOLS in particular was extremely rude, unhelpful, creepy, condescending, strict and aggressive during my entire stay at cortland. He gets off on being on a power trip, and having any type of authority over anyone, going as far as making me feel so humiliated I was in tears in his office for the way he spoke to me. After paying a security deposit of 3X the rent to move in...Jeff told me at move in "I'm a nice guy but don't poke the bear" when going over the community pamphlet...felt like a threat to start off my lease....My upstairs neighbor directly above me was extremely dangerous, a bully and even had the cops raid her apartment right above mine at 5:45 AM! When I came to Jeff about this he didn't do anything for me besides saying "he'd talk to her" and told me that she said I slammed my door too much.......i mean seriously I'm coming to you about my safety, the ONLY problem I've ever came to you with, and you're going to focus on a door closed too loud? The audacity. Another thing was trash policy you pay $30 a month for valet but the times are extremely strict 6-8 AM if you put it out even 5 minutes early or late they will RIP open THE TRASH BAGS causing a mess just to try to find your name on something to charge you total invasion of property and over all odd..... I never used the valet as it was too early for someone who works nights and would drive to the dumpster. Jeff SHOWED up on my door step over the trash incident when an EMAIL could've SUFFICED!!!!!! He loudly knocked on my door early morning hours, being Incredibly unprofessional with a mad huff on his face saying "you left your trash out too late!!" I apologized and said I didn't know the times to which he stormed off shaking his head....came off incredibly aggressive, and invasive as I'm a 23 year old girl living alone having this man storm up onto what's supposed to be my safe space ANGRY over a single trash bag. This place is incredibly strict, and I felt I could never just enjoy myself....i got a lease violation for having a tiny grill in my back yard, lease violation for putting trash out 5 minutes early/late just ridiculous tedious little things when there's people above me getting raided!!!!!! Upon move out last month, I declined the option to renew my lease. They upped prices by nearly $400 for the smallest unit (The Alma floor plan) !! When I moved in 2023 it was $1373 for 1 bed when I moved out it was $1650 after all the add ons!!!!!! Nearly $1700 for a normal sized apartment that was once $1300. I moved literally 5 minutes down the street and am in a bigger one bedroom for 1240 still in Richardson! STAY AWAY! I will be getting in contact with the director of Cortland, and the Better Business Bureau. read more

I moved here end of 2019 after selling my 3 BR home. I did relocate the following year to a renovated one. I have enjoyed living here and renewed my lease immediately. It is surprisingly quiet and clean. The landscaping crew does a great job. Valet trash is organized and convenient. Any maintenance is handled quickly and friendly. Update to your response that seem to blame the residents for reactions to ongoing issues and neglect for 4 months, you should share the 7 months that we kissed your feet to keep this relationship while we needed help until we didn't anymore. You're lucky those recordings aren't public and you can say whatever you want on here to save your butt. The way your management spoke to my family today when we have been experiencing a true issue that you guys continue to drop the ball on, was completely inappropriate and dismissive. Your entire office needs a reevaluation on their quality of customer service. Why is it that your property manager is more exasperated and annoyed having to deal with us than we are about having to wait until we are inconvenienced AGAIN to solve this issue? I can barely even remember the initial issue with the way Jeff Echols treated us today; that's how awful it was. A complete tarnished experience. read more

I want to say how awesome Layne is. We were having an issue with our A/C and had maintenance check it repeatedly but it was still hot and sticky after 5 visits.They did let us borrow a portable A/C. We spoke with her and explained how we were sweating through the night and some rooms were very hot compared to others. That we know it's a larger place but something seemed off. She really listened to our concerns and empathized with the situation. She really cared and said she would reach out to see what can be done. With in hours she let us know someone one was coming the next day to replace our entire system. The next day our system was replaced and it is working amazing. I cannot express how appreciative we are to Layne and Cortland for really listening and taking care of us. We have had the experience with other properties where concerns get dismissed and they sort of push you off. That was the opposite here, I highly recommend Cortland at Prairie Creek if you want to be treated and respected as a person and not just a tenant. read more

Update #2: This has been a process!!! I will say that the manager, Tracey, has stepped in and taken things over and things are getting done. I have emails of the work orders that are being put in and done. I will get a chance to see what has been completed the next time I am at my apartment. I did walk in after the housekeeper was there and smelled pine sol which made me happy! Tracey apologized for the lack of cleanliness etc. I understand things happen but apartments should be cleaned and in pristine shape for move in...I hope not to have any other issues here....I couldn't even focus on the quietness of the area and the great location due to all the other things going on here. Amazing experience!!! Loved living here. If it wasn't for COVID-19 concerns, I would have STAYED. If I can make my way back to the Dallas-Fort Worth Metroplex again, I will do STRAIGHT to Prairie Creek Villas Apartment Homes. Secretly, I had the perfect location, and would prefer to have my old apartment back. He! He! Seriously, Audra Lambert has been amazing. Did I say amazing?! She's been awesome, even AFTER I moved out. The facility is kept clean, we dog-owners are rightfully reminded to pick up after our dogs which keeps the green space clean. There are 2 pools - perfect, when one is busy. The lounge area was a perfect place to have my friends come by and wait as we awaited Lyft to take us to the DART station for a night out. Toll road is close by, the Green Belt wraps around the complex and makes for a lovely bike ride or jog . . . or, a stroll. HIGHLY recommended. I do not recommend anyone to move here. It's very costly to live here with the amount of restrictions. Your water is turned off weekly because the pipes are being worked on. Leaving resident without water for hours. I been to work later or had to call in due to not being able to shower before going to work. This is poor. People are walking around smoking but it's suppose to be smoke-free. i love dogs but people don't pick up after them. People who don't live here come here to swim, when the pools are opened. That's a problem. Due to remodelling the apartment have taking up alot of the parking spaces. The items they are remodeling with are sitting outside in the weather for sometimes and they place them in people apartments. We can't grill at our apartments, the residents was told to remove their grills. Grill can't be in your fenced area or stored no where outside. This is the kind of letters they send to the residents here. They control thr residents by sending threating communication such as thus letter just sent. Hello Neighbors, We've recently noticed some apartment homes in our community have grills on their patios or balconies and backyard, and we want to remind you that we do not allow storing grills in your outdoor spaces. Keeping grills or any other open flame device on your patio or balcony or backyard is a serious fire hazard to you and your neighbors and violates our fire safety codes. So, when you're in the mood to grill, remember our community has designated grilling areas for you to use. And if you own a grill, ask our team about our community's available storage options! In the meantime, please remove all grills, barbecues, and any other outdoor cooking or open flame device from your patio or balcony or backyard by **November 17, 2021 Or  WE WILL BE REMOVING THEM**.
