This has been the worst experience I've ever had with a company. I have faced constant pushback just for asking for a simple separation of labor and material costs to have knowledge of this process and purchases- The crews were messy--using my personal bathtubs to clean paint brushes, using my personal toilets for relieving themselves- even though a portable toilet is being provided-leaving debris everywhere, and even cigarette butts in my front yard. The painting is jagged and sloppy, painting large drips covering windowsills and baseboards-and I've had to repeatedly go back and forth just to get basic things redone of which this company claim to rectify EVENTUALLY- but why not do it right the first time? James was going to have the vinyl installer-install the flooring without a moisture barrier onto concrete subfloor- until I noticed and sent an extensive email requesting the proper way- he then tried to convince me that it was not needed- I also notice the huge gaps in the flooring being covered with baseboards- I'm sure future issues will occur before the year is out! The permit process dragged on forever because of improper submission from Mike not once but numerous times- which was outlined by the Arapahoe county representative, further prolonging repairs and they never show urgency! Most of the time there's only one or two workers on-site, with no dedicated project manager. Between James and Mike, no one truly oversees the project, leaving me to manage it myself as the homeowner. I have witnessed the same 5 employees for such a company named BELFOR- franchised in Denver! A horrible one here in Denver! This restoration began in April and is still dragging on. To put it into perspective--a neighborhood Chick-fil-A was built faster than what they've managed to do on my property--The only remotely positive thing I can say is that when things go their way, Mike may answer an email or pick up the phone--but it's all surface-level "fluff" with no real results behind it. Mike showed up a total of 3 times at the site- This is a horrible company to work with. I feel trapped too deep into the process to walk away, but I would never recommend Belfor to anyone. My wife and I recently moved into a mountain home near Boulder, Colorado. After experiencing a massive pipe burst in freezing temperature, our insurance recommended we work with Belfor Property Restoration and honestly, we couldn't have been happier with the result! In particular, Mike and James - who proved to be professional, patient and kind!! They were always on time and consistently communicative when it came to the project as a whole. By the end, we were singing their praises and our home went from 'damaged' to 'beautiful'. We can't praise them enough - I would even argue, that were it not for their diligence, we would still be dealing with restoring it today. In March of 2016, our hot water heater burst. Our insurance company, USAA, sent Belfor to put in new floors and insulation after Servpro dried out our house. Our house was flooded on March 8. It's now August 8. We have been working with Belfor for FIVE MONTHS, and the work is not finished. First, we were in a hotel for 50 nights. Construction didn't even begin for at least 40 days. They sat on their hands while we sat in a hotel and USAA paid THOUSANDS of dollars to put us in a hotel and board our animals. They did a HORRIBLE job installing our floors. Gaps EVERYWHERE. The gaps were so bad that you could stick fingers in between the floor boards and the walls. To hide the poor workmanship they had to then go back and put in quarter-round to hide the gaps. We didn't have quarter-round in our house before the flooding, but they were unable to do a proper job putting in the flooring, so they had to hide their poor workmanship. They then told us the new insulation had been installed under the house. Something told us we should check. So we crawled under the house ourselves, and sure enough, the insulation was NOT installed... we had been lied to. We had to force them to go back and install the insulation. The carpet they ordered was taking weeks and weeks to arrive, and when it finally arrived, it had a six-foot-long rip in it. We were then forced to drive to Home Depot to pick carpet OFF THE ROLL, which was horrible quality. They installed it incorrectly, and installed transition strips even though they were specifically instructed on the day of installation NOT to install transition strips. They then came back a week later and removed the transition strips, and the carpet was too short to actually meet the hard floors, so there were now gaps between the hard floors and the carpet. This was acceptable to them. They also left carpet tacks sticking out, which I ripped my foot open on. During this time the hard flooring continued separating and the gaps were getting bigger. After sending someone to inspect, Belfor decided that all the hard floor needed to be removed and re-installed, as it had been installed incorrectly. They said they would order new hard floors. When they arrived at our door a few weeks later to install it, they realized that they had forgotten to order the floors. YES, YOU ARE READING THAT RIGHT. THEY FORGOT TO ORDER THE FLOORS, YET THEY SHOWED UP TO INSTALL THEM ANYWAY. So we now had to wait a few more weeks to have this part of the project completed properly. After TWO MONTHS of complaining about the horrible job on the carpet, they sent someone to "stretch" the carpet. When he arrived at the house he informed me that carpet does not "stretch" and that there was nothing he could do - the carpet was cut too short. It would need to be replaced. It was at this time that they agreed to replace the carpet. The carpet was reordered. A date of Monday, August 8 was set for install. They were supposed to arrive between 8am & 11am. We packed all three bedrooms up the night before (for the THIRD time), and we got up early and took our animals to the boarding center. At 1pm we came by the house to check the progress, and nobody had even shown up yet. We called to find out what was going on and we were assured someone would be here that day. We came back at 4:30, and still, nobody was here. We called again. We were told that the installer had sent his movers home early, and had nobody to move our furniture, and they were trying to find someone to come move the furniture. At 5pm, we were told the project would not be happening that day. They led us on ALL DAY, only to inform us at 5pm that the project wouldn't be happening. On top of all of this, Belfor damaged over $4,000 worth of our furniture during the pack-out. They originally told us they would not reimburse us for the furniture until we paid our insurance deductible... I pushed back, and now they're trying to figure out how to make that right, but they haven't decided on that yet. Belfor never does ANYTHING on time, when they say they're going to... they'll give you a completion date but it means LITERALLY nothing. Management has changed multiple times in the FIVE months we've been dealing with them. This is the most unprofessional company I've ever, ever worked with. They ignore emails and phone calls, they claim they haven't received emails, they claim to have lost emails... my insurance company, USAA, has record of correspondence with them, because I Cc them on everything. USAA provides Belfor with copies of emails they claim to have never received. It's a circus, run by clowns. If you have any choice, do NOT do business with this company. read more

I highly regret doing business with this company. Our house had catastrophic water damage after a supply line broke when we were not home. Belfor (Contractor was Kevin M.) repaired almost our entire house while we moved out. It is now 2.5 years since the repair work and since we moved back into our home, and the very poor work quality and cut corners are coming through in everything they did. They cut many corners that we must now deal with (at a large expense). Severe problems with the wood floor, ripples in the all of the bedroom carpets, and I could go on and on. Belfor counts on their 1 year "warranty" and does work that will get you by for a year, but it is not quality work. Beware that if your whole house is repaired by them you will likely be dealing with house repair expenses for a long time after the year warranty to fix all of their poor work. read more

45 days after buying and moving into our first home, the unimaginable happened. Our 113 year-old building suffered a major roof collapse. For the next 2 years, our Belfor Property Management Team, lead by Kevin & Mike, did an amazing job navigating our unique and complex project - creating engineering plans, pulling permits, demoing, rebuilding, restoring, renovating, and bringing our building up to code. And because it's a condo, Kevin worked tirelessly with 8 different insurance policies - fighting for what was right on our behalf. The work is solid, and I'm thankful that we had such a skilled, transparent partner for this massive job. I hope you NEVER need to call on property restoration services - but if you do, Belfor Property Restoration restored much more than property for us. read more

Watch out for these guys! By the time you read this, it might be too late. These guys are the ones the fire department calls to board up your house when there is a fire. In the absolute confusion and aftermath of that, they call and offer to fix your house. You agree. Because you are now an individual who doesn't even have an ID to their name. You have things to do. Anything that makes it easier. Yes. I'm talking about myself. We hired these guys to fix our house and it has been nothing but headaches since. We tried. We really did. But things got stolen from our house (not even valuable things- an iPhone 6 and a reasonably old iPad). An individual arrived to replace our screen (one screen!) nearly two years after the fire (and acted like he was doing us a favor). We told him about the problems with our hardwoods. We had them newly installed two months before the fire. A kindergartner would have done a better job than Belfor did when they had to re-do them. They're slow. And they're slow on purpose. They know you only have a year to complain. And they wait it out. Now I live in a brand new house with hardwoods that are buckling, not flush to the wall, separating from each other. And we can't get a call back. Stay away from these guys! They are cons and I wish the fire department would stop using them. They don't stand behind their work or the work of their sub-contractors. Hire anyone else. Literally anyone. Your drunk uncle Jimmy who always starts a fight at the family BBQ. Hire that guy before you look in the direction of these people. read more

We had these guys out to pull out some wet drywall, carpet pad and insulation that had been caused by a small, isolated leak. Just demo to prevent mold from growing. About 50 square feet total. From my experience, a company will usually provide a price for the service before getting started - or an estimate at the very least. This was not the case with the folks at Belfor. Even after removing the wet materials, they still refused to give an estimate. That is until today, 2 months later, when we received a bill for $1000. Let me be clear about one thing, it's not the cost that I have a problem with, it's that fact that they weren't inclined to give us an opportunity to make an informed decision. They took advantage of the fact that we were in need of a quick solution. I appreciate the fact that they were able to come out and help us so quickly, but hey, who could pass up a cool grand for a few hours of work. Lesson learned I guess. read more

Beware of this restoration company! Let me begin with their customer service etiquette. It Is atrocious! Whenever I called in to get more information about or pending job, I was talked to very rudely, they spoke to me like I was a moron because I am a woman and don't know much about contract work. They were regularly late when they told me they would be arriving. When they finally decided to show up, they were sloppy. I was having a few walls repaired in my rental property that were damaged by some less than desirable tenants. During my first initial evaluation when they came to get me a quote for the repair, their employee wrote up an audacious work order that seemed like it was way more than what was needed to do the repair. I said to him, "Do you really think it's going to cost that much to repair those 3 walls?" And he replied, "Don't worry you're not paying for it, I assume they had a rental deposit, and if not their renters insurance company will gladly foot the bill $$$". They were slow and didn't finish the job on time. He took 4 days over the estimated finish deadline. I had this work done in December when it was cold outside. I had asked the workman to try and keep my front door closed when he was running back and fourth to his truck for tools and supplies. He didn't listen and I saw my door open more often than not. After further inspection two months later I have noticed the texture of my repaired walls do not match the others in the home. I am posting this now because a friend of mine was about to use them until I told her about my experience. I don't want anyone to go through what I had to endure. I wish I could have given them 0 stars if that were a rating option. BEWARE of this company, they over charge! these guys are sloppy crooks. read more

When a pipe burst in the kitchen of my rental unit, my insurance claim adjustor (Nationwide) recommended I call Belfor to assess the damage. I did and they came out and installed several fans. They were kind of MIA (phone tag, etc.) for a few days and then came back and retrieved their equipment. I was shocked to learn what the equipment rates were per day. In the end, I ended up paying Belfor's $3,300 bill out of my pocket. I could have (and would have) bought a couple industrial fans at Home Depot for a few hundred dollars and done just as good of a job. My handyman had already removed paneling, etc, that might have had water behind it. I admit I should have asked for an estimate before I gave them go-ahead. Unless your situation is severe or complicated, I would NOT recommend Belfor unless a trusted source, besides your insurance company, recommends you do so. Same goes for Nationwide - I don't recommend them. read more

Belfor did a fantastic job with our home restoration after a fire destroyed everything. They approached our home and belongings with care and concern during a stressful time for us. The general contractor and all of the workers were professional, prompt and exceptional at keeping in constant communication. They all went above and beyond to help us get our home back and "do what's right, even when no one is looking." I would highly recommend their services. read more

Never hire then for roofing. They completed the project 6 months ago and have still not provided required documents to the insurance company so they can release my funds. Belfor came out to mitigate my water damaged kitchen, on orders from my awesome Insurance Adjustor (Monica Scholes, ANPAC) the very next day after she called them. When that was finished Matthew Donnely came out to see what needed to be done and what that would cost. After discussing it with him I decided to have them rebuild my kitchen as well. Gil Rivera oversaw the project and kept in constant contact with me. He visited the site numerous times and assured me they never cut corners....and they didnt! Dan Carillo did most of the work, including installing my new cabinets, new drywall and tile floor and backsplash. He is meticulous! I was able to upgrade my kitchen for a very reasonable price and I am extremely happy with my new kitchen! read more

Terrible! We had hail damage in May, needed a new roof, windows and paint. MetLife was great at getting us checks right away. They recommended Belfor and said they would back up their warranty as a preferred contractor. Big mistake!!! Took 5 months to get any work done, and now, 7 months later, we are still waiting on the roof and windows. No return calls, lies about delays and complete incompetence. We have finally fired them and will get the work done ourselves. We are down in Colorado Springs, but the Denver office was just as bad. We've complained to our insurance company, maybe they'll change as well. read more

Another company wanted to charge us $260 to simply take a look at some minor water damage while Belfor sent out a team, examined the damage and gave us a free estimate. Their straightforward business practices have earned them a place in any damage mitigation that we have in the future, as well as the referral to our friends and family. read more

I would not recommend using this company ever!!! I didn't have any issues with the water mitigation when my basement flooded. They had done okay with that so I thought I would just keep them for the property restoration as well. My house flooded on 1/11. The estimate was done on damages and insurance approved so that took a week or two. On 1/27 I returned the work authorization the same day to Mark. 2/4 I called to see where we are in the process and he said he was waiting on me to return the authorization!!! I received a call from the superintendent, Tony, and asked him to email me his contact information which never happened days later so I had to contact Mark again. When I contacted Mark, I asked him when work would start since it had been over a month and he said it wasn't his fault. It was his fault that he sat on my work authorization for 8 days! 2/10 Jeremy called to take a look at the floors on 2/11 and said he would drop off laminate samples the next day. I called on 2/13 to check and see where the samples were and they were finally dropped off on 2/17, when I immediately decided and called back to notify. Work finally started on 2/11 the dry wall was put in, 2/12 they mudded the walls, 2/13 they were texturized. Then nothing. I called to see about the floors 2/25. Tony said they couldn't do any other work until the floors were put in. I was told that the floor sample that I had chosen was in the wrong price range but I was just choosing from the book they provided me! He told me Jeremy was looking at Home Depot to see if he could find anything in the right price range. Tony told me that I could pay out of pocket if that was the color that I wanted. On 3/1 I called Jeremy about the floors and left a message. He called back on 3/2 and said that Belfor approved the floors earlier in the week and that it would install the next day. Tony called the same day and explained that the floors would take two days (Weds/Thurs) and they would finish the restoration on Fri (3/6). On 3/4, Craig explained to me that they hadn't ordered enough flooring and had to order more!!!!! He once again told me that no other work could be done until the floors were in. I noticed buckling in the floors as well and called Tony. He said they were contacted the laminate supplier and they would try to overnight it......3/13 I get a call that the floors were coming in and they'd be in. Called Tony on 3/17 because no one had been in to work on the floors. Floors were complete on 3/18 and they came in 3/23 to finish the work. I got home from being out of town and my basement was a wreck. They had been paid to put everything back and I had two gigantic piles of stuff in middle of the two rooms. There was no baseboard under the washer/dryer room, there was hole in the bedroom wall, wallpaper cut out of the bathroom, and the utility room wouldn't close correctly. They fixed that on 3/30. I'm not even mentioning the molding that is still has ridges in it or the walls that were not filled in but just wanted them out of the house at that point. I was constantly cleaning my floors from them tracking through my house and cleaning the bathroom since there was pee all over the floor and toilet in the bathroom they were using. Worst experience ever and caused me two months of anxiety and frustration that I couldn't use 1/3 of my house because they were so slow. read more

I had these guys out on the recommendation of my insurance agent after my water heater broke open on the second floor and rained down through my living room. After the flooding stop and everything was dry I was having trouble getting anybody to fix the ceiling damage for the low ball number Farmers was giving me for my claim. they suggested that I call these guys. BIG MISTAKE. After "fixing" the ceiling it looked nothing like it did before, it was not true or level and you could clearly see all the seams for the dry wall panels. They also damaged the paint finish on the walls and damaged a wood chair in my living room. At first they lied about damaging the chair only to admit to it later. They also had the gall to say that repairing the damage the paint on the walls that they damaged would cost extra because it was unforeseen. Only after threatening them with small claims court was I able to settle our charges for about half of what they said they would do the work for. I fixed the paint finish myself on the walls. And hired another drywaller to come in and fix there repair job. These guys are incompetent criminals stay away at all costs. read more

After experiencing a catastrophic sprinkler head failure and major flooding in my baby store, Belfor came to my rescue and was so awesome! My baby store RightStart in Cherry Creek flooded last week Sunday and Belfor was there within the hour to assist with water evacuation and clean up. I specifically worked with Deon Garcia and Juan and they were both top notch! They also offered a packing up and moving service, which was additionally awesome. Their packing team came in and packed up my 4400 sq. ft store and moved me to a new location expertly. Everyone that I met with their company was so professional and courteous and could not be more helpful! I believe my company will be going with them for our repair and rebuild work as well and I couldn't be more happy about this decision! I would highly recommend Belfor Restoration Company to everyone if you have any type of water, flooding, etc catastrophe! They are 100% completely awesome!!!! read more

I recently had a fire at my house. My friends told me that Belfor was the cream of the crop in restoration companies, so I hired them. Things went bad from the moment they arrived to my home. Most of the workers did not speak any English so I could not communicate much with them. I have many precious family heirlooms that needed extra TLC and they broke several of them. I had to stay in a hotel until my home was livable again. I wish I'd stayed to monitor the work Belfor was doing while I was away. Several items were missing, including $3,000 cash. Don't trust these maniacs in your home!!! I did decide to supervise the workers on several occasions and dropping items is their specialty and they could care less if they drop Grandma's 100 year old vase. About 3 workers spoke English, but that's it. I'm not a racist person,but how am I suppose to communicate my needs with a company that has no English speaking employees practically. I did find one woman who was nice and spoke english which was wonderful but she was rather old about 75 or so and I was terrified the whole time she would fall and break a hip or something..........this company is horrible, avoid at all costs. read more

I called these guys on a Sunday evening about 8:00, and they were at my place in less than an hour. They were so great! They really helped to problem solve the situation and offer many possibilities. They were not in a hurry to get work started without making sure that we were on the same page. And they did not leave until they knew that I was comfortable that the situation was under control. I can not say enough good things about these guys, and would recommend them to anyone that I know. It is tough when you are felling desperate about your situation, and they did not take advantage of that. They helped me make educated decisions and made several calls to other trades to access before moving forward. read more
