The grounds were immaculate, the lobby was adequate, elevators all worked the entire visit, and they had handy shopping carts for moving things around. The lobby is a bit dated, but it's nice enough for the price point here. There are vending machines for ice, food, and drinks in the basement. The pool was clean and had ample areas for lounging. Pools had grills and gazebos for cooking outdoors. The deck going to the ocean was well maintained, lit well at night, and even has a mat going almost all the way down to the beach. Condo was nice, again a little dated, but served us well and was actually clean as you could ever want. AC was cold, bed was 3/5, but the doorways were oddly narrow. I saw some folks on the property that would have some trouble, LOL. Patio was cool. I'd come back, it was really cheap for the stay. It's also right in the heart of Orange Beach situated right in between all of the cool shit the area has to offer. Pro Tip. SWEET CONE ALABAMA is just down the road. '24 - 36/100

It's a condo building managed by Brett‑Robinson, and the unit we stayed in was nowhere near the standard of any resort, hotel, Airbnb, or VRBO we've ever booked. The unit was dirty from the moment we walked in. We found a woman's dirty underwear under the table, food crumbs under furniture, sticky and dirty area rugs, and a Tootsie Roll wrapper that wasn't ours. We also discovered a stained sheet at the foot of the bed, positioned so the stain was hidden unless you pulled back the top sheet and blanket, meaning the bedding hadn't been changed between guests. It was obvious the unit had not been cleaned properly at all. We called about the hot water issue on day one, and again on day two when nothing had been fixed. When maintenance finally arrived, he found the shower valves were installed backwards, so hot water ran cold and cold water ran hot. If something that basic is installed incorrectly, imagine how poorly everything else is managed. I reported the cleanliness issues during the second‑day call. They said they would "report it," but I never heard anything back. Only after emailing photos did management call me. They said they would send cleaners that same day, but no one ever showed up. The amenities were also extremely disappointing. They provide only enough shampoo for about two days, even for week‑long stays. There was no coffee or tea, and no beach towels; something every resort, hotel, Airbnb, and VRBO we've stayed at on a beach has provided. Considering people pay thousands of dollars to stay here, this level of cost‑cutting is unbelievable. I wasn't asking for much, just a clean unit and basic communication. They couldn't even meet that. I would not recommend Phoenix VII or booking through Brett‑Robinson.

Sand and surf are literally across the street, just steps outside the front door, with all sorts of beach-side amenities available! Food choices with walking distance are AMAZING! I was told in the email we would not be giving more during the stay. But 8 towels and rags? We are supposed to use the same rag and towel for the next 5 days? Gross! A plus I didn't see any hair in the bed I slept in. Refrigerator/ freezer seemed clean. Took half a day to freeze the ice cream though. Guess you get what you pay for. We stayed 5 nights at around $1350. Patio chairs are nasty and rusted. The trash can and lid were dirty. Sitting at the kitchen table you could see how nasty it is under the refrigerator and the baseboards. Absolutely would not recommend or stay here again. Ants. Dirty shower. Dirty rag in shower. Dirty shower curtain. Dirty curtains in bedroom and living room. Bedroom smelled like pee. Hair in shower possibly pube hair. 2 toilet paper rolls for five days for 6 people. Hard to ask for a better view from the extra large balcony, which was perfect for enjoying the beach on rainy or lazy days. Views could also be enjoyed from almost every space inside as well including the kitchen and master bedroom, which had its own balcony access. Condo amenities were also on point. Kitchen is well-stocked with all necessary cooking utensils. Bedrooms and bathrooms were comfortable and clean. The facility's amenities were also above average with over 4 outdoor pools and an indoor pool, so it was never crowded. There are an adequate number of outdoor grills and tennis courts to enjoy as well. The walk to the beach is quick and easy using the boardwalk. Takes around 4-5 minutes from door to beach. The on-site restaurant is also quite good and there are several other good options nearby as well. Would certainly stay again!

I and my grandson got cut pretty severely on the crap in the water. if you're going to have a rental you should ensure that the property (yes, including the water) has no hidden dangers! CLEAN IT UP! Lake Osprey RV Resort, is an amazing upscale resort. We rented Lot #20 .... It took me a couple of…read moredays to figure out that the lot owner was watching us and listening to us on his creepy peeper cameras. These RV lots also have a carriage house on the same lot, we rented the site but not the carriage house. The cameras were on the house, within 10 feet of our rig and pointed at our door, in our bedroom and living room window. I contacted a lawyer (its wayyyy illegal), called the police and the front office moved us. The front office, Robert's resorts and Lake Osprey Rv Resort do not own this lot, nor were they aware of the cameras, prior to this incident. DO NOT STAY ON LOT # 20. Thank goodness for the amazing people who work for this Resort, they accommodated us beautifully. DO NOT RENT RV LOT #20!!!!
