I lived at the Benjamin from 2020-2022. The staff/leasing office are excellent. I always had the support I needed when minor issues came up - the repairs and attention were immediate. I had a beautiful view (didn't come cheap) but it was worth it very penny. The pool is beautiful - a great social scene and the best in seaport. the tenants are young professionals which is great for networking. They do have some great first time move incentive rent packages which are also generous. I'd live here again And def recommend it. Only thing I'd improve on (which didn't require a drop in the ratings) would be having more electric vehicle charging stations - as I had to wait a while to get one. I do believe this is in the works. read more

The location and amenities of The Benjamin are great. Otherwise, I can not recommend it for the rental rate. The leasing experience was horrible. Everything must be done on the website, where the rent price can literally change by the minute. The agents in the office basically can't do anything so the process is so impersonal, and forget asking questions. Agents take days off (which is obv fine) but emails aren't monitored by the group, and phone calls aren't promptly returned. It feels like it's being run by a group of high school students. Overall, the apartment is nice but fyi the laundry machines are apartment size and the dryer cycle takes a minimum of 2 hrs which maintenance says is normal. The parking garage is convenient but not monitored. The walls are also thinner than our last apartment. We moved from The Alyx to save a little bit but now realize why The Alyx is more expensive. You get what you pay for! Better agents, nicer finishes, full size machines, and great concierge and parking attendants. Hope to move back there soon. read more

The Benjamin is not a luxury apartment building. It is over-rated and is nothing more than a college dormitory. There is a serious smoking issue here. Smoking seems to be permitted here and the indoor smoke from smokers in their units travels up different vent/ducts to adjoining units. You sign a lease for a non-smoking building but beware, smoking still happens and there are no repercussions for the smoker. It is a beautiful building otherwise-- a shame about the smoking. read more

My fiancé and I just moved in to The Benjamin and have had such a positive experience! Lauren(Asst GM) has been wonderful since the day she gave us a tour which was back in March. Lauren was communicative through the whole process, from helping us pick a unit to helping with move in, answering my plethora of questions! We looked at multiple other buildings in Seaport, and there was something about it here that made it feel like home. We keep saying how happy we are that we chose to live here. The finishes are gorgeous and great quality, the roof-deck/pool/community areas are so nice, and the location is ideal. There is assigned parking and and option for storage under the building-very convenient. The best part is the view- in my opinion the best in the city!! The staff has been wonderful. An added perk are the great events/mixers and a variety of vendors that come right to the building. For example, they offer to leave your packages right inside your door, have the option of Hello Alfred, and have a stylist come every Friday! It really feels like a nice community. I 100% would recommend The Benjamin to anyone looking for a high end, luxury apartment building! read more

I cannot tell you how poor an experience it's been living at The Benjamin. I will start with the obvious upside, it's an incredible location in my favorite part of the city. But that's literally where the pleasant aspects end. The Benjamin heavily markets itself as luxury apartment living. That is not what you will receive. Instead there is dog feces and urine everywhere (hallways, elevators etc.), elevators that don't work half of the time, accidental alarms that go off in the middle of the night, and a building manager that is unreliable, unhelpful and seemingly incompetent. Over the past year I have had to complain over half a dozen times on my next door neighbor for having late night gatherings (I'm talking between 2-4AM on weekdays). Any commotion comes right into our bedroom through the very thin walls and makes it impossible to sleep. Now I know what you're thinking, only a half a dozen or so times complaining in a year? Maybe not that bad right? Well that was simply because we gave up complaining after building management made it clear they were not taking any steps to rectify. We simply continued to get the same run around and message track... "We have addressed the issue with the tenant and have issued a warning as to the complaint and incident." It's beyond frustrating, especially when you take into account the premium rent that is charged here. I'm now in my final month of my lease here at The Benjamin and am beyond excited to move out when it comes to an end. BEWARE read more

I have to say that the staff is horrendous ! Went in for a tour with a very arrogant man. Who was useless asked additional questions and it was all over his face. He didn't care to even be there. Been living here for almost a year now and finally preparing to move out. The staff and amenities are nice and the finishes within the apartment are better than most luxury buildings. However, there's still a lot of logistical challenges that have been slow to resolve, and a few deal breakers that make some other properties within the vicinity a better pick. Pros - Staff is nice, Sal is one of the friendliest front desk staff I've ever met - Rooms are modern - Noise insulation is passable - Huge lounge floor - Outdoor Pool - Gigabit Internet an option in the units - High Ceilings Cons - Packages frequently lost, if you have Amazon prime 2-day, expect 3-4 days instead. I've made more calls to USPS in the previous year than the past decade. This is probably more on USPS but this is the only building I've lived in in the past few years with the problem being this bad (Primary reason I'm moving out) - Response time for management varies, this could be due to being understaffed, but often times you'll have to bump up the email. - Resident Garage parking area, some days you'll get stuck cause the door won't operate or is buggy. - If your unit has windows overlooking Seaport Blvd, prepare for a lot of city noise and car honking. - HVAC is not very efficient, and electricity bills are pretty high for the size of the rooms. - Non vented dryer sometimes will take 2+ hours to dry - Gym is very small and limited in equipment and space Conclusion: The area is nice, but logistical problems seem to plague the building. read more

My time at The Benjamin was amazing. The staff, particularly Jennifer, super nice, helpful & responsive. The building was always clean & well maintained and the amenities were great. My maintenance requests were always tended to either same day or within 24 hours. And the staff provides a lot of services and events for the tenants. The only reason I moved out is because I got a job in another state. I wish I could take my Benjamin Apartment to every state I work in! read more

We have been living in the Benjamin since June 2018. Overall we enjoy living in the building and the exciting neighborhood. The staff is great and the package delivery challenges have been greatly improved. A major complaint, however, is the noise. The night club in the building gets very loud when they blast the music and especially when guests leave the club in the early morning. Yelling is the norm and it is typically accompanied by repeated horns from Ubers and taxis that line up to pick up the late night guests. We had to call the police multiple times, once they had to block off Seaport Boulevard to get things under control. Make sure you face a quiet side of the building (not the pool area). Another ongoing noise issue is a repair project of south-facing units where the A/C was under-sized. This has been going on for months and workers are coming and going and using the apartment next to us as a storage space. Our repeated complaints have not helped. The workers slam the door and move their equipment through the hallway. Other than the noise, we are really enjoying the building. read more

I moved into the Benjamin earlier this month, and the experience this far has been seamless. Jennifer in the Leasing Office has been exceptional to work with throughout the entire leasing process, from inception to move-in. Upon arriving, welcome gifts were laid out in my unit, followed by a special visit from my Leasing Consultant to check in and welcome me to the building shortly thereafter. The building and unit are impeccable, and the building staff, attentive and ready to assist. While I've only been here a short while, I am already impressed by the professionalism and courtesy of the staff, the beauty of the living space, and of course, the location and amenity spaces. A true luxury property in the heart of Boston. Welcome home, indeed! read more

I've lived at The Ben for 15 months now and this is an update to add to my previous review (see below). We have decided to resign our lease for another year! PROS: Still all the pros mentioned in my earlier review with the best one still being location. The Seaport keeps getting better. I do really think The Ben is the best rental building in the Seaport right now. plus........ Shout out to the very responsive Maintenance staff. Several key players have been at The Ben since the beginning so they know the building's faults well. When I had ongoing problems with an appliance it was replaced. They do everything they can. Sal is a standout at the Concierge desk. Always got a smile and always offering to help. Most of the folks at the very busy Concierge desk do as best they can with escorting apartment deliveries, dealing with packages (see below), and greeting residents. Don't expect to see someone always at the desk---but they are terrific when they are there. After a long period with hardly any resident events now there are beginning to be more scheduled activities. CONS: Still all the CONS I mentioned in my earlier review with the exception of The Grand nightclub noise. It seems there is better management of the craziness at closing time. There are still rough nights but it has gotten a lot better. plus...... There has been much turnover in office staff with no notification to residents. We are now on our 3rd building manager. Relationship building, trust, and communication have all suffered. I have high hopes this current team will be better than the others as we have at least gotten a letter of introduction and promises of improvements. Stay tuned. If you have a car be advised the garage is smelly and filthy. It is dark and the space numbers are not well marked. The P3 level especially smells of urine. The new management has said the garage will be steam cleaned soon. We'll see. HVAC and windows are still a problem especially in the apartments ending in -20. Work is ongoing to fix the problem. Beware of renting in that stack in particular. With lots of resident turnover the hallways have taken a beating and really need repainting. Maintenance tells me there is a plan to repaint. We'll see. The package system is definitely flawed and I've had my issues. Supposedly they are going to hire someone to revamp the room/system. We'll see. We do love living here. Just keeping it real. Any building is going to have PROS and CONS. read more

Lyndsey in the Leasing office has been incredibly proactive, communicative and attentive since giving me my initial tour earlier this spring. From helping navigate my moving day logistics, to answering my (many) questions and checking in on my experience through my first few weeks in the building, i've felt very supported throughout the process. I recently moved out of the Benjamin and I could NOT BE HAPPIER! I would not recommend anyone live here. The location is great, as are the pool and 4th-floor outdoor spaces, but other than that, it is not worth it. The package room is always a mess and my packages often went missing. The fire alarms go off in the middle of the night and early in the morning. The parking garage is dirty, and they rent compact car spaces to SUVs (there were a few times I had to exit my car via the passenger side door because the car next to me was too large for its spot). At least 1 of the 3 elevators is always broken, and sometimes 2/3 don't work. The finishes on all of the apartments are cheap (drier barely dries the clothes, the door frame and door handle on my unit both broke, the AC needed to be repaired 3 times in 1 year). Look elsewhere!! read more

I have been living in the Benjamin for about a year and its been quite the transformation. At the onset of my time living here it was not an enjoyable stay due to the Grand Noise. I moved to a new apartment higher up and haven't had any issues. The honking and noise has gotten better due to management working with BPD to try and make closing time a bit smoother. Overall, it has improved. The building itself is amazing, the best I have seen in Boston, comparable to top building in any major city I have seen. Pool/Gym/Amenities are never to busy, and everyone is very friendly. Pool was always clean as were the grills and over all patio area. I had two issues with the apt, (Fridge Leak, Alarm battery change) and were both fixed within hours. Very responsive. The staff is consistently cleaning the hall ways and lobby, and I mean consistently (mid snow storm), leads to a very clean and nice environment. Mainly worked with Lauren Janish, assistant GM, who is an absolute pleasure to work with. Always available and very responsive. Management has transformed and I would recommend the building to anyone who is looking for one of if not the best building in Boston. read more

I moved to the Benjamin in September 2017 and absolutely could not be happier. The staff is extremely friendly, they always greet you coming and going, and are extremely responsive for any question and/or issue that you may have. I have a really hard time believing the other reviews regarding the staff being unresponsive. Yes, we have frequent fire alarm testing in the building, but people need to realize that this is a new building with a lot going on and its ridiculous to complain about something like this when it's being done for our safety. Lastly, the package room complaint...that is not the staff's fault.... if people would be respectful and pick up their packages in a timely manner, it would not be an issue. The Benjamin is an AMAZING place to live...the building, staff, and amenities are fabulous and the location couldn't be better. I highly recommend living here!!!!! read more

The building is absolutely beautiful and the staff are amazing - they all make you feel like they're genuinely so excited to see you every day and so willing to help you with absolutely everything. Yes, the location is good but that is it. I do not recommend this building. I have lived in many high rises and this building falls at the very bottom of the list in terms of property management & quality of units. I really wanted to love living here when I moved in but the lack of experienced management and genuine responses, if you receive a response at all, from the very beginning, has made it an unenjoyable experience. Huge disappointment. I have never wanted to move out of a building after only a short period of time until now. Property management is non-existent & not proactive at all, which makes living in this building miserable. You're out of luck/on your own if any issues come up. Management may appear to initially be helpful but don't be fooled. I have had numerous issues at The Benjamin (doesn't look like I am the only one based on reviews on apartmentratings.com) & the list only keeps growing because management doesn't know how to address any issues whatsoever. And timely, forget that. You have to wait weeks most of the time for a response from management, if you receive a response at all. The quality of a majority of the unit finishes are cheap with the exception of the washer/dryer. The flooring (not real hardwood as advertised) was in average condition when I moved in even though it is a new building. For new construction, many flaws went unaddressed prior to tenants moving in & the units were turned too quickly to make them "rental ready". Oh and package delivery. Good luck on receiving all your packages. The package room is an absolute joke (yes numerous packages have just gone missing altogether & never found). Again, you're on your own because management fails to get back to on any follow up because they are inexperienced when it comes to any issues at all. Also, the building is not as soundproof as management sells you upfront. As others have mentioned apartmentratings.com, management just doesn't know how to deal with/address issues. The lack of management creates an unwelcoming living experience. I have spent more time in dealing with issues than one should. Continuous follow is required from tenants in order to get any issues resolved; otherwise, they will go unaddressed. Outstanding issues still months later with continuous follow up to management and no action on their part. It should not be the tenant's responsibility, if it is, why does the management exist? You would think efforts would be made by management to turn negative experiences into positive but nope. Shows lack of experienced management as they only know how to accept praise and compliments. read more

I have lived in the Benjamin for 7 months and love the building and location! All of the staff and package room have been amazing, especially since Jason Gomez took over in management which has also helped resolve several issues since I moved in, including noise. Gabriel, my leasing agent, made my move in process seamless- he is also wonderful! Along with the other reviews, I agree no building is perfect, but I have been extremely happy at the Benjamin overall and will look to renew my lease this coming Fall! read more

Cannot say enough great things about living in The Benjamin! Moving into the building was a seamless process and Gabe did a tremendous job ensuring everything went smooth. The staff is fantastic and the building is in impeccable condition. Floors and common areas are constantly being cleaned and the scent in the entry way is my all time favorite! The building staff always goes above and beyond and are always so friendly! I do a lot of online shopping and picking up my packages is always an easy process and have never had an issue with the package room. Summer is the best in the building with the pool, rooftop and grills and you cannot beat the views! The management always wants to make sure the residents are happy and even go so far as to poll the residents on what type of music they want playing poolside - talk about paying attention to details! Not only does this property do all of the big things right, they get all the little things right too!! The gym also has great workout equipment and this building definitely has the best amenities out of any luxury doorman building in Boston! They also do a great job of creating a community in the building with monthly events. My family always loves to come visit me here and they never want to leave when they do! I looked at a few other properties in the seaport before moving into The Benjamin and this one is by far and away the absolute best one! If you want to live in the seaport, this is by far the best location as well as best property in the seaport! read more
