    Kyle Griffen recently did an inspection and it was a joke. Would not recommend and would NEVER hire…read morefor home inspection. He said that the outside water spigot was inoperable but he failed to turn the water on from the basement (tip for Kyle, the on means its parallel with the pipe and the off is NOT.) Its winter time, like most people we shut the outdoor water off from the inside when its cold! Also he notated that the fuse panel was full, but yet there is room for 4 more breakers....I could go on and on...lets see next is the roof and gutters, he listed as 5-10 years plus for roof condition and subpar gutters but obviously he did not realize the roof and all gutters/down spouts are only 8 months old...huh, he claims to be the expert????? We got the roof new sheeting and gutters by a 5 star company, not to mention he said the front porch roof needed repaired but it was inspected by roofing company 8 months ago and they said it was in excellent condition for the age and wouldnt do a thing to it.... Also, Kyle when you say a door does not latch...try pulling it shut, it works better. The plunger might stick, your real thorough.....NOT. He should be sued for misrepresentation. He either lied or he is not qualified to be a home inspector. If you want your purchase of a home to go off smoothly I would not recommend him. We have proof on every allegation and its not taken lightly. Also previous home inspector 4 years ago showed electrical system is fine and yes we do have that inspection report still. one other thing, he reported a gas leak and even showed pictures which prompted us to contact gas company, they did find a minor gas leak but it was 10 ft away from where he stated there was a gas leak...gas company checked ever single line! once again, stay away from this guy! where is your credentials Kyle, you portray yourself as an expert on everything and you fail miserably! There is more but I think i WILL LEAVE IT AT THAT. BE YOUR OWN JUDGE BUT I WOULD NEVER WASTE MY MONEY ON THIS GUY. We do have proof of all allegations not to mention a home inspection report from 4 years ago that shows everything, including electrical is in good shape and no issues.

    Vigilant home inspectors unnecessarily panicked our buyers, which prevented negotiations on remedy…read morerequests, and led to our home sale falling through. They appeared to lack understanding of modern building practices and code regulations. When we offered to provide information on the energy efficient upgrades we made to the home, they were not interested, then listed these value-added items as problems. The remedy request stated recommendations as requirements, stated only certified plumbers, electricians, or carpenters could make repairs, which is untrue, and made several suggestions that were both unnecessary and would make the home dramatically less practical to live in. Nearly every item in the remedy report was stated in a misleading way. Their focus on radon mitigation system upgrades appears to be an attempt to generate additional business for their sister company, which installs radon mitigation equipment. The radon levels in our home have repeatedly tested well below the EPA's recommended level for mitigation and there is a fully functioning mitigation system in place, yet changes were recommended. This company's report appears to lack useful information on the important attributes of the home that other inspectors will often provide. The "vigilance" Vigilant Home Inspectors provide appears to be misguided, worrying potential buyers by focusing on items that will likely never be problematic.

I asked him about the furnace, and he just whispered, "She's shy." I've never been more confused in my life. My house may fall down tomorrow, but at least I feel like I went to a very weird TED Talk.
