JIm patiently answered my many questions during the inspection. He found eleven areas where things were wrong with the property, like deck stairs displaced off the concrete base, balusters toe nailed to the deck, deteriorated mortar, a retaining wall without drainage holes, exterior lights that functioned intermittently, failing smoke detectors, a slow draining sink, sump pump problems, and a glass window in a door to the garage that would not be in code if it were built today. He warned me that the pressure relief pipe on the water heater didn't go all the way to the floor, presenting a potential scalding hazard. He also pointed out how to make minor improvements to the breaker box, and pointed out how some breakers were designed to be double-tapped (two wires going to a single breaker). The furnace filter was installed backwards, but he recommended getting a new one instead of rotating the old one because that would blow dust into the house. His report warned of a kitchen vent blowing air through a hole in the siding instead of through a metal vent. He had an amazing piece of equipment that I started calling Predator Vision when he showed me a heat-sensing mode that looked like the eyesight of the titular monster in the Schwarzenegger movie. In one black and white mode, it could even see the studs in the wall and the heat from my foot prints on the carpet. He was able to see that the attic insulation had blown back a little from the eaves, while standing inside the house, but said it was OK because it was out over the soffts. We used Hanson to inspect the home we were going to buy and this was during Covid madness so they had 2 people to help the process go faster. Well the 1 guy said he opened and checked out ALL the windows and they looked fine. Which we learned later there is absolutely no way he looked at or opened all of them because some of the windows had water damage. One window had a completely broken frame and many of the screens were damaged. I was shadowing the other guy around the house or I would have caught this myself. I am giving 3 stars because they were efficient and friendly but I wouldn't recommend to a friend. Knowing how poor the windows really were would have helped us a great deal when it came to negotiating a lower price on the home. read more
