But perhaps and sadly, the next story of Plainsboro may better be explained by Garret Jones (George Mason University): over time, influx of population from low-productivity countries could reduce the effectiveness of institutions and lower overall growth potential, particularly through cultural changes that erode market efficiency. This realization of hit home when my family had the misfortunate of hiring Uma Sogani to handle the sale of our home. Uma may know technical knowledge of real estate but all other professional elements are missing, particularly around *how* Uma handles things like presenting offers to us. You are often left feeling, "I wish I hired someone else because I am not sure she has our back on this." The When places and institutions are declining, Albert Hirschman suggests two options: voice or exit. I wished we considered the voices of other reviewers about their unfortunate dealings with Uma before entering a contract of any kind with Uma. So if you are considering a transaction involving Uma, considering 'exiting' instead. God bless America. tldr; Avoid working with Uma Sogani.

    I had the displeasure of dealing with Remax of Princeton with their realtor Ms. Uma Sogani who…read morerepresented the Seller she was extremely unprofessional with my Realtor. The negotiations were 4 months long, during that whole time our listing was never placed "Under Contract or Pending" was shown and stayed FOR SALE until the closing. In addition she refused to discuss concerns that may have been resolved easily talking with realtor to realtor yet she refused told my realtor all conversation and concerns needed to be discussed with the attorneys. In addition the level of lies from the Seller was unreasonable and was counterproductive for example there was a lien on solar panels which they insisted was paid for and the truth was it was still under a lease which caused longer delays buying a house should have been a happy time and this Reality office represents a horrible experience even when we closed they didn't give us our house keys they made us wait and put them under a wet rug, my Title Company even said this was uniquely the worst closing regarding the seller's representation. My advice is to not to sell or buy homes from this office or Ms Sogani.

    As anyone would tell you, including the people at ICON Riverwalk, I am a very upbeat positive…read moreperson. Perhaps wrongly I dismiss negative reviews, feeling the person just bitter or unhappy. This is NOT a bitter negative review. I was so excited at the prospect of moving to ICON. Not only were the staff warm and welcoming, the facility is gorgeous! To be fair we asked for a quick turnaround, leaving the leasing office little time for the task of a credit check, and preparation of lease. WE were assured this would be no problem. We understood the 75.00 application fee would be non-refundable, as they always are. We knew our own finances, so anticipated it to be no problem. We were also asked when applying to pay a onetime amenity fee (not application fee) in the amount of 500.00. This was a special, half-off. In addition, we would receive the first two months free rent when signing a 14month lease. Everything looked and sounded so great. ONCE THAT CHECK WAS CASHED, WE NEVER HEARD FROM ICON AGAIN. Our texts, phone calls and emails went unacknowledged. We decided to visit three days later. Unfortunately, a staffing error was made and there was no concierge to great the many interested perspective residents. The only leasing officer was on a tour, which takes an hour. When finally, we got to speak to someone, we were told the manager was off for two days and someone would absolutely get back to us on Monday. Monday came and went. We waited until Wednesday, having already arranged for a mover to move us in on Friday. The only email we received from ICON was marketing. We were never notified if the application was approved, and had no lease to review. We had to regroup. Luckily, we found a place, as eager for leasing as ICON, who turned things around in the remaining two days. Poor timing and growing pains they will say. But by no fault of our own, no amenities to participate in we requested the 500.00 back. We turned a blind eye to the restaurants that aren't open anymore, the lovely café no longer running. Even the bitter "original owners" who tried with all earnest to dissuade us from applying. We loved the heated exercise pool, and new people would change the vibe of the community. ICON met all our needs for a fraction of our current rent. Sadly, they let us down due to poor management. But really that could have been forgiven. I truly wonder what can be said about a facility that would penalize you for their oversight and incompetence. Even if it was poor timing and growing pains with the new Greystar management staff, the character of the institution thinking that this is an appropriate position is the source of my grievance. Above all, this should be considered before applying to Greystar's ICON Riverwalk. What was conveyed by their responses was that the short-term profit of the business was paramount to the prospective tenants. Not even in the name of good business practice would they consider our request. In the end this is just a business...a very new business.

    My wife and I are current tenants. We selected Icon primarily because it is very close to my work…read moreand the rent is reasonable for the area (Princeton, which means it's egregiously expensive for what it is). They also accept dogs and have amenities and facilities for them. Our main home is out of state, but work is local often enough that it makes financial sense. I could write a novel, but I'll just provide the TLDR summary. The management/ownership of this facility is completely disconnected from the reality of running the business in a positive manner that provides a great experience and a profit. The actions they take do not demonstrate even a modicum of business management common sense. They are there to make money, full stop, and their decisions and attitudes towards residents or "customers" do not conceal this even slightly. It's a beautiful facility that is not even half full with a lot of turnover. Example: Some time ago we got a notice that the city has decided that valet trash is a fire hazard. So, notice goes out, no more valet trash. Now suppose you are an older person with limited mobility. Well, you better hope that your apartment is close to the 1 trash chute on the floor. Sorry, we can't move you to a different, vacant apartment that is more convenient. Then a week later they send out a notice that they will be by to collect their $7.99 Walmart brown plastic trash can. Having to struggle 500+ steps to take out trash is not something that all older people can do comfortably. We know we leased you this place with the understanding this service would be provided, but hey, put on some comfy shoes and a back brace. No, we're not lowering rent or giving you a one time relief payment. Oh also, you're gonna need to make a trip to buy your own trash can. Example 2: They refurbish the cafe on floor 2 and do a big launch, send out flyers, coupons, etc. It's always empty, and it's really simple to understand why. A regular coffee will set you back between $4-5, and this is Juan Valdez/Famer Bros industrial bulk grade office coffee. Admittedly, I am a bit of a coffee snob, but if you are going to charge that for a 12 oz. coffee, shouldn't it be high quality? Same with their menu. A breakfast sandwich will set you back $11 (ish, don't recall exactly). I can get that at the cafe at work which is .7 miles away for $4. Since the food and drinks aren't especially good or high end and the prices are expensive, my conclusion is that they are either not very smart or they are intentionally charging high prices for low quality items because they are banking on the residents not wanting or being able to walk or drive 1 mile. If true, it's disgusting. And, surprise, everyone buys elsewhere. Example 3: regarding the courtesy of the staff. The staff turns over. I get it. In their defense I am guessing the local Icon team has very little ability to be creative or manage the property. They are more likely implementing the corporate will of Greystar or Death Star or The Empire or whatever/whoever they are. Anyway, I bump into a lady in the 1st floor elevator room and we both have dogs on leashes. Her dog starts excitedly barking so she politely scoops it up and hustles out of the room. Unfortunately, she drops her apartment electronic key. So, I decide to wait there for 10 minutes, assuming she'll retrace her steps since she obviously can't get into her apartment. She doesn't return. So, I pick the keys up off the floor and hang them on a side doorknob in plain view so they are hard to miss. Just to cover the bases, I go out of my way and let the resident "activities coordinator" know about the situation. She gives me a disappointed look and makes me show her where I put the keys. I say "Well, I thought about bringing them to you but 90% chance she gets to her door and backtracks to here." She looks down her nose and says "Giving them to me would have been the right thing to do." Thanks for the lecture, kid. There's a lot more here, like your keys being automatically shut off and when you inquire why they tell you "oh we sent that out in the newsletter...you need to come by and reset them" Not helpful when it's 9 PM, you are returning from a trip, and there's nobody there for another 24 hours so time to get a hotel room, which is cheaper than the $150 mandatory after-hours/weekend fee they charge to send someone out to open your door for you. It's a beautiful facility, with a great location, nice amenities, run by people who don't know what they are doing and/or don't care about creating a good living experience, and who are discouraged from taking real initiative by the corporate masters, who are just here for your money.

    The Parc at Princeton Junction is a fake "luxury" apartment complex - luxury prices but low-budget…read moreliving. No surprise that West Windsor's low-income housing units are here. Tanya, the previous property manager, ran this place to the ground and was incredibly rude to residents. The new assistant property mgrs (Damaris, Justin, and Victoria) are all great, but the new head property mgr, BRANDON FOLKES, is worse than Tanya. Instead of addressing concerns, Brandon harasses and intimidates me and my boyfriend, screaming at us, defaming our character and making false accusations. He had the audacity to tell me to leave as many bad reviews as I want, and ask me why I would renew my lease if it was so bad living here. It feels that Brandon treats me and my boyfriend inferiorly because of the fact that we are gay. It is unacceptable to treat any tenant this way, especially tenants paying $3000 a month in rent. Brandon is extremely unprofessional and should face the same fate Tanya did. Brandon also makes misleading claims in a very condescending tone about all these actions he's supposedly taking to turn things around from the Tanya days. None of the "changes" made an impact. In fact, the package room is even worse now than when Tanya was here! More details on the poor state of this complex: * Floors are not insulated at all, so you will hear every little footstep from your upstairs neighbor. My upstairs neighbor has been a nonstop nightmare for over a year now, doing laundry and vacuuming and stomping around well past quiet hour limits and we are unable to sleep at night. The property management has done nothing to help. In fact, Tanya never documented any of the many noise complaints I have filed. Brandon is even worse, refusing to take any action by claiming that the noise is not "excessive" even after I have documented multiple instances of excessive noise. * As mentioned previously, the package room is a nightmare. The package concierge only holds a fraction of the packages that come in - good luck finding your items otherwise. People take the wrong package because of how confusing it is, and there is no room to walk in the package room amongst the clutter of boxes. When Tanya was property manager she had to sort all of the incoming packages by building every day. The new property management doesn't do that so it's a total zoo now. * For trash and recycling, I have to take everything outside all the way over to the other side of the complex. The trash collectors don't come nearly often enough, and the trash compactor and recycling containers are usually full to the brim with things spilling onto the ground. To make matters worse, you're charged $25 a month for garbage "service". *You get charged $50 "amenity" fee for which you get almost no amenities. The pool is closed half of the summer. The conference rooms in the clubhouse are useless because WiFi is unusable. Arcade/billiards games have been out of order for years. The building does host some low-budget events for holidays that no one bothers going to. * The buildings have never been power washed since I lived here. The exterior walls and balconies are covered mold - disgusting! *Parking lot was seal coated last year, and it was a total disaster. The seal coating is already cracking all over the place, and footprints from the wet tar were stained all over the sidewalks throughout the premises. *The landscaping is embarrassing. There are dead trees all over the premises which have never been cut down or replanted, and these trees are about to fall over! * Snow removal in this property is low budget. All surrounding roads are cleared out right away, but the parking lot here is only cleared out after 1am, by then it's already ice. To make things worse, the windows here are so thin you can hear all the construction noises from the plow vehicles and it disturbs your sleep. Don't waste your money to live here - do yourself a favor and live anywhere else. I lived here too long already and am looking forward to living in a real luxury building.
