The food is top rate. The venue and ball room is beautiful. They have a lot of lights for the DJ pre installed but you have to pay extra to use them. Same with a tailgate tent for the dj for outside. We paid for wine service and only after asking for it did they do half our tables. The rooms are old and the main manor smells like it. The main room in the stables had no cold water in the kitchen sink and the ice maker didn't work. You can lotion your body 12 Times but there was no soap to wash your hands. The wedding and reception was well run and we had to switch to inside. The coordinator told us grandparents won't be escorted to seats but they set the grooms but not the brides! Really. The coordinator made no effort to find the parents before the cake cutting or the last dance. Or even the exit. And there were three we told would be everywhere. The front entrance looked like a horse pasture with dead grass and weeds. We were told that would be replaced. Nope. Pathetic first impression. The communication was terrible. Only after aggressive attempts at contact do they reply. The wedding coordinator was very helpful and necessary. The "sales girl" treated us like unwelcome guests the day of the wedding saying nothing as she walked by and was snarky when she did talk to my wife. They tried to extort a rehearsal dinner fee for the entire wedding guest amount when less then 40% were coming to the rehearsal. You pay for the weekend and they want money to let you eat after the rehearsal. The owners just seem to be looking for a payday. Nice location good food great place to have a wedding. Be careful with the staff and service. The staff changed about 3 times from booking. They give you a wrong WiFi code then go radio silent to get correct one. They knew our experience had been less than happy yet they make no effort at a last impression other than another bad one. read more

The grounds where the inn resides are beautiful. You need to keep your eyes open for the driveway up to the inn because you can miss it, especially at night. The sign is not lit at night so you have to make sure you are not only paying attention to the road but also looking out for the drive. We had our GPS guiding us and we still missed it. The inn is a 10-bedroom home that has been converted into a hotel/inn. We arrived while the staff was out but we were able to contact them by phone and get access to the inn. The staff is very friendly and helpful. We were given a friendly tour of the home and a nice glass of wine. A little bit about the inn. It was built in the 1850s and served as a hospital during the Civil War. There are horse stables nearby and plenty of outdoor places to sit and enjoy the scenery. A Civil War hospital? I had the same thoughts that are going through your head right now. I get into the inhabitants of the estate a little later. We stayed in the Fox and the Grape, a private room with it's own private entrance which what I gather is a converted basement. It is a very large room, beautifully decorated, a large bathroom and a small kitchen including a small range if you get the urge to cook something. We arrived on a cold night. We quickly realized we had no thermostat to control in the room thusly had to ask the manager to turn on the heat. He kindly obliged but I will warn you, it gets quite warm and it is a bit noisy. There is no television in the room so you'll have to entertain yourselves like sharing sweet nothings with your loved one, talking about your feelings and sharing your deepest darkest secrets. We did have problem with flies. No telling why but I think we killed about 10 the 1st night. We did bring up the fly problem to the manager the next morning and he promptly sent out an exterminator. Unfortunately, we did find a few more flies the 2nd night but not quite as many as the first. Also, we had an interesting experience with the hot water. It seems if they are running a wash in another part of the inn you will first get hot water in the shower that quickly turns ice cold. I did learn that the inn is allegedly inhabited by 4 ghosts. I say allegedly because we did not have any experiences but there are accounts over the years of others that have. One ghost is of a woman possibly a nurse that whispers in mens ears. Another that dances in the halls outside of the rooms. One ghost stays in the Burgundy Room and likes to leave an impression in the bed and the last ghost apparently doesn't like Christmas trees and has been known to knock them over. They will be going through a renovation soon in 2021 and will shut down during that time. We did see the pictures of the planned renovation and it looks to be quite the upgrade but without losing it's charm. Overall, we had a decent stay at the Black Horse Inn. read more

My husband and I spent a romantic weekend together snowed in at the Black Horse Inn. It was truly a winter wonderland. The inn keeper and owner were simply amazing. From the moment we arrived - we were treated like royalty. Breakfast, wine/cheese plates each afternoon in the parlor, reading in our private sun room, classic decor, countless fireplaces.. all of which made us feel as if the mansion were our home for the weekend. Our room "great expectations" - exceeded all of our expectations. You can feel the wood burning fireplace from bed. If you are looking for R&R, this civil war era mansion is perfect. We recently got married in FL but this would have been a great VA venue. Beautiful grounds, large event hall and mansion to provide close family/friends with lodging on-site. The owner also recommended several restaurants in downtown Warrenton and even made reservations for us (Claire's at the Depot). I definitely recommend it. They took our money for a wedding, deceived us about renovations being underway, kept stringing us along and refused to give us a refund. They used a temporary employee to tell us we needed to send advance payment (deposit) - then the employees left, emails were shut down, website shut down, but they still insisted they would be opening by the time of the wedding. They could no longer accept hotel reservations, no longer had a restaurant, had no liquor license, but nonetheless insisted they could continue with the wedding as planned. ETA: The owner of this venue is VERY proactive in monitoring her online reviews, often challenging negative reviews. Hence the high ratings on other sites. Beware! In a word: tacky. My husband and I held our Spring 2011 wedding at the Black Horse Inn, with a guest list of 100. The price seemed quite high, but we were assured we had the property for the weekend and would be able to hold the rehearsal dinner, wedding ceremony and reception there. Our first problem was the fact that the 10:00pm end time was not well communicated to us until after we had signed the contract. For us, this was early and ended up requiring an after party. We had trouble throughout the process getting clear communication from the venue, as did several of our guests. Little things kept popping up, taking away from the 'compressive' price. For example, after telling us that the venue would provide sparklers for the (9:55pm) departure of the bride and groom, I noticed the contract required us to provide the basket and matches for said sparklers. I asked about this at our month out meeting and was then told the sparklers weren't included. Don't sell this as your trademark thing if all you're doing is adding another chore to my wedding to-do list! The worst was when we told her of our plans to have our rehearsal dinner at the Inn - included in the comprehensive weekend rental - and received a bill for more than 1200$, despite having a full service caterer for the event. We argued this down to 700$. She offered us free linens for the rehearsal dinner picnic, then turned around and charged us for them, accosting my husband for the extra 250$ the moment he arrived on the property. I was really disappointed by the way the owner and her staff treated my other vendors. The owner consistently trash talked our catering manager, who was amazing. She was condescending to our very bright and well organized coordinators. Frankly, she talked to the other vendors as though they were 'the help.' Once the weekend of the event came around, the disappointment continued. We had prepaid for all of the rooms, per her policy, but about half of our guests were being billed. Each guest was 'welcomed' with a typed note demanding payment before 6pm the day they arrived and every single room was billed over by 25$ per night; that totaled a difference of nearly 600$. So much for hunt country hospitality! We had prepaid these rooms, so in their ledger, Black Horse already had the money - why was it necessary to bill before people had unpacked? Most guests complained about beds being too soft, duvets with stains, wasps in their rooms and threadbare towels. Noise traveled an embarrassing amount and staff could never be found when you needed them. I was embarrassed by how shabby the Inn was after talking it up to my friends and family for nearly nine months. I was called into the kitchen to sign off on the final day-of scheduled the night before, at which point the housekeeper managed to ruin a surprise my husband had been working on for weeks by telling me the bottle of 2002 Dom and Tiffany's bracelet would be brought to my room the next morning. Husband was livid. I was confused when it arrived at 10am, but equally livid when more than a third of the bottle was *dumped out* that afternoon during photos. That was literally several hundred dollars worth of delicious, sentimental champagne. I should note they did leave a bag of snack sized Cool Ranch Doritos with two chips left. Other day-of SNAFUs included the owner pestering me (the bride) ten minutes before the ceremony for paperwork the venue had failed to follow through on. Despite including all mixers in our bar package, the owner insisted she wasn't responsible for the grenadine we'd told her we needed for our signature cocktail. Half an hour before our cocktail hour, she argued with our catering manager and coordinator over it for ten minutes despite all parties remembering the issue being settled in our 'month out' meeting. My husband was expected to move his luggage (himself) into the bridal suite at around 11am on the wedding day. My coordinators won't even tell me some of the other stories. As we took post ceremony pictures, one took me aside and said, "You're having a beautiful day, but never, ever recommend this venue to another bride." At the end of the day, we had a great day and our wedding went very well. However, credit for this goes to my coordinators, catering manager, and photographer more than anything else. I can honestly say that the grounds of Black Horse Inn are beautiful and the function room (Gilded Fox) is equally beautiful. (However, several caterers told me it had insufficient working warming ovens, so do be sure your caterer is prepared!) The Inn itself needs a serious facelift and Lynn needs an attitude adjustment. House and grounds: It's a beautiful place. The house and grounds really are nice. I love old beautiful houses and this is why my amazing husband picked this place. Staff was nice and it would be great for a wedding venue. Room: Clean and pretty. The bed was springy and really uncomfortable. I think this is my biggest complaint. The mattress was just super old. We paid so much, that I feel this is unacceptable. We got one of the bigger rooms with a 2 person jacuzzi. The jacuzzi was very nice but it was not a 2 person. Lastly, please put lotion in the bathroom. This is a must for any hotel. Food: I felt as though some of the food/drink were not fresh (red wine, cake served at breakfast & fruit). Cookies were store bought (I guess I'm spoiled from previous b&bs). Cheese and crackers served with the wine were fine. Breakfast was not great. Over all we were pretty disappointed, especially for the price. I'm sorry, I hate giving crappy reviews and I'm not a petty person but the beds really need to be replaced and some of the fine details should be addressed. My hubby and I went to a wedding here, the food was good, especially the crab cakes, but the beef would have been better if it wasn't pre-carved. The bartenders were nice, but didn't know some of the basics when I asked for certain drinks they had the mixings to. I went to a friend's wedding here recently and even though the day was dreary and rainy - it was gorgeous. The horses on the property are fun and very "social". The patio where the wedding was held worked perfectly and the reception area was beautifully managed. The food was fairly decent and the night overall was flawless. I was in Virginia recently and had some extra time so I decided to stay at the Blackhorse inn bed and breakfast. I have to tell you that stepping onto that property was an amazing experience. I learned from the owner Lynn that during the expansion in 1920 to create a hospital the owner imported trees from all over the world. The colors and varieties were spellbinding. Additionally the inn has each room designed differently by the owner. The attention to detail and amazing antiques fabrics and colors were truly one of a kind. I thoroughly enjoyed the attention to detail by the staff exceptional food and the time that I spent visiting with the horses the cat and the fish pond put me in a different frame of mind which I completely did not expect. It turned an overnight stay at a hotel into spiritual experience. I will always remember that 24 hours that I spent at the Black horse inn. read more

My husband and I booked and paid for a room in advance for 10/4/19. We arrived at 615 pm after work to check in. There were others looking for someone to help with check in at the same time we were there. No one ever showed up. We checked the room that was supposed to be the innkeeper/point of contact's room after reading the instructions at the desk, and it was occupied by another guest. Since we are reasonable ppl, we figured the staff was busy setting up for a wedding for the next day and left them a message on the phone + left our bags by the check in desk to go get some dinner to kill time. By now it was 7 pm. We went and had our long dinner and left another message on the phone around 915 pm because we still hadn't heard back. Frustrated even more at this point, we went back to the inn to see if anyone was able to help us in person / retrieve our bags. Since we never heard anything from anyone in a span of almost 4 hours that night - we had to just go home. It has been a month, and we STILL haven't gotten a call back, an explanation, nothing. Spent the weekend here with a big group and really really loved it. Warrenton is a relatively short (hour or so) drive from DC but you feel like you have escaped to another world. The Inn sits on a large amount of land with all sorts of areas for walking, sitting or just observing. We met some of the horses there as well as the resident cat, so adorable! Its an old colonial house, just as advertised. We were actually in one of the smaller rooms and I found it very cozy. I thought the bed was very comfortable. The staff was very helpful and pleasant. I really enjoyed the constant supply of fresh water, coffee and snacks throughout our stay. As others have mentioned they lay out a nice cheese plate and cookies in the afternoon or evening. I think its the perfect place for a weekend getaway or a one or two night trip to the beautiful Virginia countryside. read more

I didn't book this venue, but I visited it during my hunt for my wedding. I recommend getting the full price quote before making the long drive. My fiance and I were not provided with any additional pricing information prior to visiting, toured the site for nearly two hours, and then were given a price sheet that was thousands more than what was listed on the website. Their website lists packages that seem to include a whole bunch of extras that you wouldn't need to pay a caterer for, but then Black Horse just charges you for them instead. Ex. fees to set up ceremony chairs. ("Our package includes all that you need...When you are determining other factors for the wedding, you must only consider catering, flowers, music and photographer to complete the wedding day.") The website was also misleading regarding the number of days for which you are required to book the inn. The website seems to indicate you can book the ballroom only, even during the summer months. Only after I toured was I told they would never give away a "prime date" without booking rooms. Note: I spoke with the owner regarding all of this months ago after I toured. I was here for a wedding in 2014, and overall it was a positive experience. I can't comment on the prices or value (as I wasn't privy to that, I was in the wedding party) but I will say ... Pros: + The property is GORGEOUS, really stunning. The buildings are charmingly historic, and it's situated in a lovely spot of country in Northern Virginia that's relatively convenient to Washington DC and major airports. + The service staff is among the friendliest, most helpful I have encountered *ever.* Anywhere. In 38 countries worth of travel. (Stephanie and Joyce, you are angels!) + Very accommodating of large groups. They're willing to shift things around, swap rooms, bring cots - whatever it takes to get everyone situated! + We had prepared breakfast twice, nibble plates at various times, and a special surprise delivery of cookies and champagne while we were getting ready; all were fabulous. + They work well on the fly. At the last minute, we had to move the ceremony indoors, and they were happy to make it happen. I think the indoor option (ceremony, then swift removal of chairs and addition of dinner table) was even more beautiful. + Dog friendly! At least, the standalone cabin (The Hunt Box) is. Cons: - Not all the buildings have wifi, and from what I was told, those that do were inconsistent. - Steep driveway, limited parking. I can't imagine that's fun in the winter, so caveat emptor, December brides! - Biggest con: The owner is really pushy about giving tours. I understand it's important to show the property to lots of prospective couples (as they do 30+ weddings a year), but they tried to bring prospective clients through private rooms for a tour WHILE bridesmaids were getting ready, people were showering (they wanted to show off the bathroom too!), photographs were being taken. My wife and I thoroughly enjoyed our stay. We spent a Monday night in November and from the wine and cheese available on the porch on our arrival to our personalized breakfast in the morning, we loved everything (and thanks to being fans of Hotel Impossible, we have very critical eyes). The owner, Lynn welcomed us on arrival and gave us a tour of the barn and introduced us to her horses the next morning. We stayed in the Great Expectations suite and it was truly comfortable with it's jetted tub, perfect mattress/bedding, and the private porch, beautiful at sunrise.Little touches like a glass of port and chocolates upon returning to our room after dinner were appreciated. Sometimes B&B's, especially historic buildings can get "tired" or behind in upgrading. The Black Horse has very tasteful and comfortable furniture and antiques, and the building was in a great well cared for condition. The town with it's history, pleasant walking tour, great shops, and restaurants, and the many wineries, brewery, and other activities are a joy. While we didn't go for a wedding, it is easy to see why they are such an acclaimed destination for such.Their facilities and setup are perfect. Bottom line: Money well spent, relaxation assured. We were greeted very well by the hostess. Everything was well organized throughout except for the food. Breakfast is free and offered every morning but its random and atypical. They don't cater to food sensitivities or allergies. The owner was not to be seen after the initial check-in and after our arrival. I guess I had hoped for the traditional American breakfast i.e. eggs and bacon but nothing of this sort. It was quiche and pie and a fruit plate. We ended up having to go out for breakfast. This Thanksgiving our family decided to have a family reunion and I researched and found the Black Horse Inn. I can honestly say we were not disappointed but in fact very pleased and had a wonderful reunion there with family and friends- 20 adults, 3 children, 2 dogs, and 1 infant. There was plenty of room and everyone had enormous fun visiting together. The staff were very helpful and kind. Meeting and spending time with the owner Lynn was also a bonus. I simply do not know where to begin. First, the Inn itself is one of the finest I have ever visited. My husband and I have frequented many in Virginia and consider ourselves experts on fine lodging. You have achieved a level of excellence and maintenance that is rarely seen in such an old facility. We ourselves live in a house over 100 years old and can appreciate how much it takes to keep things in a good state of repair! The Inn is not only beautifully maintained, but decorated perfectly, each room rivaling the next. There is not the slightest hint of disrepair and every room is immaculate, a difficult accomplishment in such an old structure. Many Inns, although lovely, still smell dank and musty. Not so at The Black Horse Inn! You have no idea what a gift it was to allow us to take over the Inn for our group. Our book club so much appreciated your trust in our ability to respect your fine property and we thoroughly enjoyed our stay. No detail went unnoticed from the pink lemonade to the beautifully presented and delicious breakfast on Monday morning. Your staff did not let you down. The sheets were soft, the towels were fluffy and every room was clean clean clean! And breakfast was scruptious and completely decadent! I ate everything!!! Orange juice in crystal glasses....too much luxury to be sure! Sunday evening, we gathered on the patio for wine and cheese and the weather was perfect along with the setting. We marveled at our good fortune to be sitting out there with good friends on such a night. The conversation was lively and intimate. We came in for dinner which we ate on what appeared to be once a porch now glassed in. We enjoyed a lovely meal courtesy of Teresa's husband, Dave, and then discussed our book for the month, "Veil of Roses". After we cleaned up, we wandered into the interior rooms of the parlor and sitting room adjacent to the porch and told "bedtime stories" to each other...sharing experiences from our youth, many of them sad, but fascinating nontheless. We stayed up as long as our eyelids would allow and then floated upstairs to our beautiful boudoirs wishing each other a good nights sleep, hating to see it end but welcoming the rest. We left around 11 AM. We all hugged and kissed and thanked Teresa again and again for arranging such a wonderful and magical retreat so close to home and yet far enough away to provide a much needed respite for all of us...some more than others as one of our members has a 17 year old son battling neuroblastoma, a rare form of cancer, that will not let go. We were so happy to have her with us...you made it possible with your generosity, flexibility and trust in us, complete strangers who needed a place to hang out just for a little while. I was in Washington DC on a business trip for a few days and came upon the Blackhorse Inn. I decided to spend a couple of nights there to soak up the country charm. I was greeted by Lynn, the owner, who promptly checked me in and offered me a tour of the property. I was impressed with the property, as it spans 21 acres with stables and an event Center. The incredible array of foliage was a feast for the eyes. I decided to explore the local area and go wine tasting, so Lynn arranged a wine tour. That evening dinner reservations were also arranged. The next day after the Inn's country breakfast, Lynn arranged golf complete with rentals and transportation. After just 2 nights at the Blackhorse Inn, I felt refreshed and renewed. This B&B was a disappointment as we were expecting something special. There was nothing special whatsoever about the Black Horse Inn, and we were treated more as an inconvenience than a valued guest. The write up of the Hunt Country Tea is misleading. Sure, they provided cheese, cookies, wine, etc. but it was of the poorest quality and nothing was "set out" as it was covered in plastic wrap that you had to remove yourself. It looked like it was plated days ago, wrapped, brought out each night, and if a guest actually did take off the wrap, they would refresh whatever (low quality) item was taken and rewrap and set out again. There were no options for breakfast and the casserole that was served again appeared days old that they would reheat. Sadly, the worst part is that our being there seemed like a bother, however, at checkout when they asked to imprint our credit card, they had the line for "tip" circled and in bold (and an envelope in your room for added gratuities for service). Overall, this was an uncomfortable and odd experience. Don't go. This place is especially disappointing as the Goodstone Inn in Middleburg is fabulous. Go there! By the way, we were never told when breakfast was served, but then we were told at 10 am when we went down to breakfast that checkout was at 11am. We were also told "I didn't think you were ever coming down." So odd. read more

My husband and I booked the birthday package and spent a romantic night away here . It was a truly lovely bed and breakfast experience. Debbie the innkeeper was so sweet and accommodating. She really is a marvel . She took care of everything and was a pleasure to chat with as well . The inn itself is gorgeous , but not stuffy . You feel instantly at home when you enter . We enjoyed sitting in the 4 seasons room and strolling the grounds . The owner keeps horses on the property and they are friendly and delightful creatures . I am currently expecting my second child , and Debbie made sure to have my massage ( which took place in my room and was wonderful ) booked as prenatal . She also was kind enough to leave sparkling cider in the room for me , along with the complimentary sparkling wine that comes with the package . We really loved the attention paid to little details and the thoughtfulness of the staff and inn keeper . The breakfast was delicious and filling . Beautiful grounds and room. Had the Rosemont. Close to town yet far enough to be in the country. Mini Scones were to die for. Wine even better. Had the place to ourselves. What a perk! Friendly horses who love carrots and sugar cubes. Walmart super store close by . Very adorable cat greeter. Private bath. Great shower. Jet tub if you don't have one at hime. read more

The Black Horse Inn is the PERFECT getaway. My boyfriend and I decided to stay here as I've been to the Black Horse Inn once before for a retreat and it was the best time of my life! Due to the activities and the location. It's beautiful, peaceful and charming. When we got there, Kathi (the innkeeper) left us a detailed note on the door as she had just gone to dinner so we would know exactly what to do when we arrived which was so courteous and sweet of her to do that. With the warmth and love we felt in her letter we felt right at home! After we got back from dinner they had placed snacks and drinks out in the sunroom and Kathi was back then so she made sure to say hello and be sure everything was going okay. The room was cozy and gorgeous and the bed was super comfortable. You can tell that Lynn (the owner), Kathi and whoever else is involved takes pride in being sure the house and all parts of it are comfortable for the guests and I love that. We then enjoyed a great breakfast in the morning in their beautiful dining room. We literally felt like we were at home the entire stay and I cannot say that enough! Checking in and out was the easiet and quickest thing ever. The entire stay, from start to finish, was beyond perfect both of the times I have been blessed to stay at the Black Horse Inn. It's full of history, antiques, and beauty. If you want a getaway and want to be taken care of and feel comfortable, look no further! I visited the Black Horse Inn recently and it was exceptional. The Inn is meticulously detailed with each bedroom a step back in time while also having modern amenities. We had an amazing stay at the Black horse Inn. We are two couples that came to the horse country to enjoying the areas outdoor activities. We were particularly interested in canoeing and horseback riding. The Blackhorse Inn is perfectly located for both. Owner Lynn and her manager Debbie went above and beyond to assist us with organizing our activities on the Rappahannock River and at a nearby stable. What we hadn't counted on was how truly beautiful the Blackhorse Inn is. With lovely well appointed rooms (ours had a velvet curtained canopy bed and Jacuzzi tub), a variety of nice touches (bottles of water, chocolates, a welcome letter, etc.), and gorgeous common areas, we were completely pampered and relaxed here. The late afternoon offerings of wine, cheese and fruit, and the evening cookie platter were just more of the really thoughtful touches that made our stay special. We thoroughly enjoyed using the common rooms for our evening discussions of the days events. The house is inviting and well decorated, and reminded us of the game "Clue". It was as if the games rooms had come to life. The only thing missing is a billiards room! The Inn itself lies at the top of rolling green hills, with views of the countryside and the beautiful horse stable. We'll be back! read more
