I reached out to local painters and received various bids, but ultimately went with Honest Guys Painting. Their bid was competitive, (not the lowest and definitely not the highest!), detailed, and they were able to get me on their schedule rather quickly. This was a big painting/staining job; two-story house with a wrap-around porch, tongue and groove ceiling, large deck and detached ADU/Shop. Nick and his crew showed up on time every day and got straight to work, ensuring that everything not getting painted was covered and safe. They worked as a team, methodically prepping and priming the entire project prior to painting and cleaned up the site at the end of the day with absolutely no drama! Nick was easy to communicate with by phone, text or in person, he frequently updated me on weather forecasts, their progress and we were able to color match the original "Obsolete" house paint, deck and ceiling stain colors perfectly. Since I've retired and living on a fixed income, this was a lot of money for me to spend and I feel like I made a good deal. Honestly I can't believe I lived with it like that for as long as I did. Hiring Vasyl / Leo Painters for this was definitely the right move. I've worked with Vasyl and his team once before (on a full house interior paint job), so I already knew I was in good hands. They did a better job than I expected was even possible in this bathroom - that had clearly seen decades of terrible paint jobs, and damage from steam, etc. Vasyl informed me of the correct and quality kind of paint to use for this job (I just gave him the color), in addition to pointing out the existing issues (that I hadn't realized). If you don't ask any questions and trust his 35 years "professional" experience, you can hire him. He broke my gutter down sprout on the day of power wash. He didn't tell me and collected my $2000 deposit. After three days, I find there is a water fall around my deck and basement wall is soaked in the accumulated water. So I tried to fix it by myself but I can't reach it because it is too high. I called him to fix it. He insisted it isn't a issue based on his 35 years experience and he will come to check on the day of painting. I think it is a urgent issue especially Seattle rain heavily recently. He doesn't want to be responsible for any further damage and doesn't want to fix the issue soon. We wasted too much time on the call and I noticed him with a formal text and explained all possible damage he will own. Then he asked someone to fix it by putting it together by hand without tightening the screw. It isn't an appropriate fix. His ability maybe only can support this simple fix. The surprise thing is he terminate the contract on his own and charged me a power wash with $650. It doesn't make sense because there is no contractor will continue to work on his unprofessional mess. The most important thing is there isn't fee for power wash only on contract. I asked him to full refund, he told me you can go ahead to file complaint with his bond company. He has lawyer to handle this.

Their attention to detail was impressive for the bid price, which was surprisingly reasonable. They worked all day almost without a break, and got it done in one long day. Evidently their calling card is the ability to prep and paint an entire house in a day, which led them to miss a few things that Mr. Lee had to bang out quickly as they were packing up their van. I even had to pick up a few misses the next day, but I was a painter in my younger days, so it was no big deal given the low price. If I weren't handy with a brush, I would've been more annoyed. Because it is a rental, turnover was pretty important to us, and they were able to squeeze us in on short notice. Communication was excellent- very pleasant, super responsive and their work was done quickly yet very well. On top of it, pricing was very competitive and it's comforting to know they can also do some other construction work beyond painting.
