Warning to Property Owners and Tenants: Avoid Blue Door Property Management!!! I hired Blue Door Realty to make my life easier and protect myself. It turns out they are exactly the kind of people I needed protection from in the first place. Instead of simplifying my life, they have become the very source of my stress. The owner is incredibly rude and unresponsive. She does not care about her clients or doing the job she was hired for. I have seen both sides of their operation, and it is a predatory "fee-harvesting" scheme that hurts tenants and property owners at the same time. They specialize in nickel-and-diming tenants with fees that provide zero value, while simultaneously failing to provide the basic services they promise to owners. For Tenants - Watch out for these ZERO value, high fees: Excessive Pet Fees: They charge a $150 "Initial Admin Pet Fee" plus a $50 "Monthly Admin Pet Fee." As an owner, I can confirm I never received a dime of these monthly fees, and Blue Door provides no actual pet-related services to justify them. The "Resident Benefits Package" Scam: They charge for a service that promises to deliver air filters every 90 days. This NEVER happened at any of my properties. Lease Admin Fees: Once you go month-to-month after a year, they tack on an extra $25/month fee that the owner never sees and does not provide the tenant with anything additional to show for it. For Owners - Why you should stay away: Ghosting and Poor Communication: It takes weeks to months to get a response from them. Their standard reply is "we will get back to you," but they never do. It took me 6 months to get answers regarding a mistake they made on a cooler that cost me over $350--a mistake they refused to reimburse and then lied about making until I called the plumbing companies myself. Poor Management of properties: They constantly forgot to pay the HOAs on both of my properties, causing late fees and my time in having to follow-up and remind them. Then they acted like it was my fault even though I had all the emails and sent them all the information. I was constantly having to remind them to do their job and they acted like I was annoying or dumb even though I was paying them every month to take care of these things. I had to educate myself, stand up to them, and fight for them to even perform the basics of their job. It was costing me a ton of money, stress, and time. Double Dipping: Even when a tenant stays over a year, they still hit you with "commission/placement" fees on top of their monthly management fees. Hostile Exit Process: When I finally gave up on Blue Door and realized I could do everything they do (background checks, Zillow listings, etc.) for free on my own, and without having to remind them to do it, they made it incredibly difficult and miserable to terminate the contract and take my properties back. They made me beg them for the security deposits for months and still charged me management fees after I took back my properties and reminded them they needed to be removed. I ended up having to go to BBB, the NM Realtor Commission (NMREC), and get a lawyer involved just to get the money that was owed to me back. Blue Door is not a management company; they are a fee-collection agency that will make your life miserable. They take the tenants' money, the owners' money, and then fail to do the job they were hired for. Then they make it tedious to fire them. Save your money and manage your properties yourself on Zillow or find a reputable firm. This is the worst HOA management company to use. If you are not in an upscale neighborhood, they ignore the subdivision. We live in Las Maravillas, Los Lunas. For whatever reason, they became our new property management. Once they took over our yearly dues went from $200 to $300 and they do nothing at all. The landscaping is horrendous in and around the subdivision, there are way overgrown weeds everywhere, there are dead cats and rats (yes rats!) in the alleys. There are a streetlights out, potholes, and an unhoused person who sleeps next to the mailboxes. Their office ignores our phone calls and emails and at the HOA meetings, important issues are ignored. read more

Worst HOA service. They claim they have accurate recorded keeping on their website. However, our legal documents provided to them have been lost numerous times in 2 years. They fire with retaltion when you request online access in order to access ACC forms. When you call them out on their poor behavior they show up to your house on mother's day. Lived in home 21 years no issues until a company like this got involved with our neighborhood. Beware. Watch out for Erika she will NOT help you and loose your personal information. They will not disclose our President. They definitely harass, discriminate, and retaliate when requesting ACC forms for repairs or simple covenant questions. read more

On Friday, July 14, 2023, my A/C went out. I called the emergency line late Friday evening and into the early morning on Saturday. No response. I called later Saturday morning and after many, many attempts, I finally received a brief response, which simply stated that their vendors were swamped and help/repair was not likely for Saturday. It's now Sunday. I emailed and called today and no response. I spent Friday night in my car, stayed in a hotel Saturday, and will likely stay in my car tonight (Sunday). Despite 100+ degree weather in the forecast, the Company seemed indifferent to my situation, denied my hotel request, and did not share who they had contacted to respond for repair. I also asked about whether the cost of repairs would be reimbursed to me if I paid for it and no response. What if I was an elder or had animals or had small children? I am highly unsatisfied with how Blue Door has handled my property. I listed my home through this company after someone recommended them. The company has no interest in hearing about my experience, making anything right or even acknowledging their errors so I'll lay them out for prospective customers. There are extensive email chains of my concerns since January 2024 if the owner of this company would like to review for herself. Once tenants were in, I had to ask for parts of my package that were guaranteed. I had no guidance as to how the exterior inspections went (if they were even done), and had to ask for the results of the interior inspection. My point of contact changed three times, with each person being new and inexperienced to answer my basic questions. My HOA is paid quarterly and the company forgot to pay it for the first two billings under management, creating interest charges and late fees. Thank goodness I caught the error and notified them each time. Upon the tenants leaving, I chose not to renew my contract with Blue Door. I was then told I was responsible for the final walk through. This was a part of what I paid for, and later was told that was a mistake by one of their new hires. Blue Door paid the final HOA bill but did not specify my account, so this check has been missing for 3 months now. That amount will not be refunded to me even though I am not to blame for their inability to write a check to the correct account. I am concerned with my cash flow statement and when I questioned the numbers, received a vague response. I am now paying a professional to review these documents to see how they came up with numbers that do not match, and may need to pursue legal action for anyone to pay attention. Unless you'd like to pay a huge amount each month to do all of the administrative work yourself still, I suggest you find a new company or do it yourself. My workload has lessened by managing my property myself. read more

The website is never updated, they violate bylaws, do not enforce rules and regulations and have absolutely no customer service. They do not pass complaints etc on to our Board and refuse to answer questions when they are challenged. There is a reason why they have so many negative reviews!!!! Stay away......If you look at the picture section they actually called out a homeowner for not paying dues. How is that professional? It is petty and immature. Own a condo that is managed by this terrible company. MY condo has a water leak from the main water line. We found the leak on Friday , called Blue Door, they would not come out to fix the leak until today Tuesday. I sent them pictures of the leak. I wait for the plumber today, he arrives , is here for 20 minutes and can not fix the leak. There has to be a water shut off, yup yes I knew that. A professional manager of a property would have had it set up for water shut off and a repair if needed today. Now I wait another 24 hours. What a joke.... If you send a 24 notice and do NOT need to turn the water off , no problem, send an other email saying we did not turn off the water...if you need to turn off the water, guess what ...it is already set up and the damage to my condo is fixed today.6 days for this get fixed. Unhappy to say the least. I called and left a message (on a Monday) stating that the roof on my condo was leaking and this could be seen from the inside. I didn't get a call back within 48 hours so I called back and within 24 hours I did get a call back from my condo manager. I told him of the leaks and he asked me where they were specifically. I told what I knew and I asked if he could call the tenant to get exact info. He said he would but he never did. By the way, he called me at approximately 4:45 and of course they close at 5:00. He mentioned trying to put in a work order. I called again and left a message for the manager to call me but you have to wait so it was later in the week already. I called and left a message on Saturday with specifics regarding the leaking areas and that it was affecting the integrity of the ceiling etc. I figured that someone would call me right away on Monday but no. So I called on Monday which was already 1 week from my original call, I asked to speak with my condo manager and was told that he was out sick. I told the office person who answers calls at the front desk how serious the leak situation was and she said whoever was filling in for my condo manager would call me back. The substitute manager called me back within several hours and in fact two people called me. He said he would get back to me regarding progress with a work order which he did and he said they would be out to look at the roof on Thursday. Tuesday late afternoon we had a downpour and the ceiling swelled, ceiling and walls showed cracks the master bed got soaking wet before the tenants were able to get a bucket under the leak which they did do. I called the emergency number and was told that they couldn't come out any earlier than Thursday. I mentioned to the person who took the emergency call that I had called and left a message on her recorder and she said "I'm not your condo manager" with an attitude. Does that mean that she didn't let MY condo manager know that there was a serious issue with one of his clients? I didn't know who my manager was. The message only offers on the phone to leave a message for different people by name. It possibly should say something like "If you'd like to leave a message for the manager of such and such properties or Fred press 5". Unless you've had reason to deal with the condo manager how would you know their name? Not very professionally thought out. Not prioritizing problems you hear on your machine and getting them to the proper person, not professional! However, I now have an insurance claim for serious damage to the inside of my condo and my insurance company will I am certain, be getting the funds from those repairs from Blue Door since it was their inadequate roof and they didn't really care to think my problem was in need of immediate attention and/or at least investigation. Thanks to the person who was not MY condo manager for not realizing that a roof leak that is visibly leaking into a home is serious and in need of immediate attention. It would have been much less trouble for her to expedite my number to my manager and explain that it was a bad problem than what it has now caused for myself, my tenants, and what it is going to cause for Blue Door. You need to have some people who think on their feet and prioritize problems. The landscape not looking good takes a WAY back seat to a roof that is causing leaks inside the condo. I'm pretty sure that the electricity has now been compromised inside the walls and there is likely mold. How long has it been leaking until it comes to the point that it comes through the ceiling? read more

I moved into Carlisle Square Condominiums about a year ago. Poor Management at best. I spoke with some who have lived her a while and nothing positive to say. Garbage all over the back are one a daily basis Kids yelling and screaming every day running up and down stairs. Parents don't care and neither does BD or the BOD Balcony should only have patio furniture but are a storage facility or laundry hanging over. My car got scratches from the kids playing around them, throwing rocks and hitting the cars with their bikes. Whenever I walk to my car, I have to be careful not to twist my foot on the rocks. Unauthorized parking in Handicapped zones and Part of our dues go for property management and there is zero. Waste of money I challenge anyone to drop on by and verify. read more

On 9/3/2020 I called Blue door realty and told I had trouble with the water heaters in the upstairs unit and my unit down below. Now its 9/9/2020 and still not hot water. I have called them lots of time, left messages on the after hours line (emergency) because I have person going through chemo living in my place. I have spoken with them and they are working on the problem is what I have been told. I pay $345 a month for HOA Fees. Terrible service and terrible people. I was told I would not have to pay for carpet cleaning since the place the was filthy when I moved in. After moving out, I was charged almost 300$ for the costs. When I asked why I was being charged unfairly, and even asked for a resolution of a partial refund, I was told, "that's just the way it is. Too bad." Save your money and go elsewhere. This is NOT a company I would ever lease from. I lived in one of their nicer (according to them) properties and didn't have hot water for 8 months. After threatening to sue them and me serving them with a 7 day notice they finally got around to fixing things. They of course blamed it on the owner of the property. So in other wards they're fine to manage a property while the owner lives out of state and is a slum lord. If I could have given this property management company a 1- I would have done that. Scam artists! Canceled watering our lawns, paying over 80k a year for collections of only 140k. Once I confronted them this year it was cut in half. Paid thousands for a sign that they could control from office to make their job easier. They let all of the grass, trees, and plants die both yards and down main street. Making people switch to xeroscape and spent 250k a year the last few years so that they won't have as many maintainance calls. Paying another $250k for invisible landscapers, we already received letters from the city regarding it. $25k for postage and office supplies? Yeah right! They are using some of the money to support their real estate business. The numbers are completely fudges! The HOA makes 800k a year! We pay Blue Door Management $75k. We have had many comments on being one of the ugliest neighborhood associations due to their negative behavior. Before they took over in 2016 our HOA was so pretty and now we've been through 3 landscapers. We were on the news about our lawns and sprinklers last year. The only thing on their minds is making their jobs easier for the same pay and not care for us as customers. All of our numbers are so overly inflated! Terrible customer service. Today in dealing with Jade, she told me to shut my mouth and just listen to what she was saying. After I told her I wanted to speak with their manager because I was not going to get talked to this way, of course Melanie did not want to take my call, not really surprised since they had me on hold for several minutes. This company led me to believe my payments were being applied accordingly and next thing I know I am slapped with a thousand more dollars. What kind of manager let's their staff tell customers to shut their mouth? Obviously not one of them in their should be running their own company.
