    The worst quality & unprofessional realty service we've encounter. We rented the property via the…read morenet and assumed we were receiving this unit in a decent condition. The property was given to us in a filthy condition. The realty company was informed immediately & the issues we encounter with the trash in the yard and the dirt & grime were never fully resolved. Once our lease was up the Pam Harris the owner tried to "intimidate" us to sign another lease by verbal threats of immediately increasing the rent by 10%. We refused to bend to this intimidation and then she immediately became more aggressive by demanding to know when we were leaving. This property is in such a disgusting condition that the neighbors are hoping they will sell. They've also informed us they had a difficult time getting renters. This (IMO) is why they are trying to squeeze every penny out of us they can. On top of this, getting things fixed is never a smooth process. I continually have to send reminders. We gave our 30 day notice & Pquail realty's response was we need to pay rent past a 30 day notice because of the day of the month we sent our 30-day notice. This office has treated us very poorly on top of renting us a home that was previously occupied by a mechanic who worked on cars at the unit (we are informed by the neighbors & all the oil dumped in the yard & not cleaned). There's also car repair debris throughout the yard. We have never been late paying rent & have taken really good care of the unit. I would not use their services as ( in my experience/opinion) they look for every opportunity to do the bare minimum & while wanting more & more. The owner is extremely unprofessional in my interactions with her. She has accused us of removing items from the yard that were gone before we moved. This shows me that she didn't assess the property upon receipt of it. She also lack professionality by preferring to bicker rather than act on resolutions. The cleaning crew she hires does an adequate job & leaves the messes partially cleaned or not at all.

Good people, good work ethic...honest and balanced in their approach to everything. Not only would I go through them again to rent, I would hire their services if I had property or needed real estate help! They are not only knowledgeable, but well founded...a rare gem!

    I have had Del Mesa Property Management manage one of my rental homes for two years, and I feel I…read morenow have enough experience to give a fair and honest review. During that time, I worked primarily with Debbie and Sarah. While things ran smoothly on autopilot, whenever issues arose their communication and professionalism fell short. One example: Debbie scheduled AC and refrigerator repairs without ever seeking my approval, even though she was required to do so. These repairs totaled over 500 dollars, and I only discovered the charges on my statement the following month. That lack of communication is unacceptable. Property owners should not be surprised with significant expenses. Another serious issue happened when the last tenants moved out. Debbie did an inspection and said everything looked great, but I was skeptical and asked to perform my own. She agreed and told me to pick up the keys to do so. While I was inspecting, the toilet flooded and I needed an emergency plumber immediately. When I called Del Mesa, Sarah refused to help, claiming that once I picked up the keys, I had taken possession and they were no longer responsible. That was never true. I was told to pick up the keys solely to do my own inspection. I felt intentionally misled and left to deal with a disaster on my own, even though the issue clearly stemmed from tenant damage under their management. I had to pay out of pocket for an emergency plumber, then file an insurance claim for flood mitigation, which required tearing apart the downstairs and rebuilding. This cost me 2500 dollars through my deductible, plus at least a month of lost rent. According to Mr. Rooter, the toilet issue should never have passed Debbie's inspection in the first place. The inspection itself was far too lenient. The house was left dirty, with dead bugs, grime, and a yard in terrible condition with fallen trees, overgrown weeds, and general neglect. Debbie offered no help in getting the property cleaned or the yard restored in time for the next tenants, who were moving in just seven days later. I had to urgently hire and pay for cleaners and landscapers myself. She also missed smaller but important issues, like a broken bidet, which I had to point out. Throughout all of this, Debbie and Sarah showed zero accountability. Instead of owning mistakes and helping resolve issues, Debbie often responded to my emails with curt one word answers, as if I was bothering her. Overall, Del Mesa's handling of my property has been extremely poor and unprofessional. They left me with major problems that arose entirely under their management, and provided little to no support when it mattered most. I would strongly advise looking elsewhere for a property management company.

They allowed the renter/tenant to vacate with just a quick walk-through AND refunded almost all of their security deposit. I have over 20 photos of damage &/or abused personal property that was never recovered. Moving back was an EXTREMELY expensive experience. If renting out my residence in the future, I will go through a reputable company.

They are horrible people to deal with for everything, from repairs to move in and move out. Stay away. You are constantly treated like a criminal, I know this because I rented from them for 2 years. I talked my neighbor and a few friends out of dealing with them and they went with a different more reputable rental agency. Saved them a lot of grief. Would give them negative stars if I could.

David Salazar. I own a home in the same neighborhood where David lives, and we have been neighbors for several years. At the beginning David was nice and we got along. Over time, though, I came to understand that as a long-time Board Member for the Villa de la Capilla HOA, David was part of a very small and hyper-controlling group of residents who enjoy harrassing and terrorizing residents who are not in the "In Crowd." The HOA has been controlled by this core group of people for about 10-15 years. If you are not in their circle, you are scum. During the pandemic, in Spring 2021, I recorded a Zoom HOA Meeting where the then-President boasted gleefully about how much money the HOA had made the previous few months. The only revenue stream for the HOA comes from fining residents. This group of people, David among them, enjoys punishing people for even the smallest infractions, and they give zero grace for anyone not in their friend group. Quite literally, Board members like David can get away with breaking bylaws - David built an entire back yard wall illegally, without following proper procedures outlined in the bylaws. Another neighbor built a sidewalk. I planted flowers and was sent a threatening letter from lawyers. In the past three years, my HOA account has twice been run up with excessive bogus fines, once totaling over $1,200 and recently over $2,000. This even included legal fees and a lien placed against my property. When I have complained loud enough, almost all fines have been mysteriously removed overnight. Each time the bulk of bogus charges have been removed, however, they have left a pittance amount in petty charges, as if to somehow prove they were actually in the right. As of February 26, over $1,900 in fines were removed from my account overnight, while leaving $120.96. Blue Door and David have ceased responding to my emails - not professional at all. Since February 2023, I have been asking David and our property management company, Blue Door Realty, for a full historical account statement for my property. I have yet to receive that. I believe David is aware that what I will see in that statement will not reflect well on his actions, and may even leave him open to legal action. In summer 2022, David and I had a disagreement in our shared driveway, and he threatened to get a gun to "settle things." This was only months after my husband took his life with a 9 mm handgun in our backyard. I was utterly traumatized at David's words, much less his possible intentions. I have never worked with David as a Realtor. Knowing him as a private citizen, however, do not go near him. He has an ego that is driven by anger, control, and revenge. He is cruel and has zero emapthy for others. For me, David is nothing short of a heartless monster.

    Best experience ever! My husband and I were first time home buyers and we had no idea what we were…read moredoing. To make matters even more complicated, we were trying to conduct most of the transaction from out of state. From the second we contacted him, I felt like Tim was someone we could trust. We knew a little about Albuquerque, having lived there several years ago, but we had no idea what area we actually would want to buy in. All it took was one phone call with Tim where I described the type of house and the lifestyle we were looking for, and he hooked us up with a number of houses to look at. Our first day in, we spent the entire day looking at houses. Despite the fact that my husband and I had a million questions about everything, Tim took the time to research and answer everything we wanted to know. I also loved that when we asked him for an honest opinion on a house or neighborhood, he actually gave one. There was none of the, "well its your house..." type of talk. I appreciate a straight shooter when it comes to making such a large investment and his expertise, particularly when we were looking at repair costs on older homes or homes with rental attachments, was invaluable. Tim also never made us feel pressured to make a decision on a house. My husband and I saw several that we liked on that first day, but not one that we thought had that "I'm home" feeling. The following day, Tim took us to another house that had just come on the market. It turned out that the last house was "the one." Tim immediately got to work (on a Sunday!) and by Monday, the house was ours. He stayed with us and kept us updated (sometimes daily if we had questions) on the mortgage process. Even after the house was done and sold, he kept in contact to make sure that the agreed upon repairs were being completed. If we ever move again, we will definitely be using him!

    Our good friends moved to Albuquerque 3 months ago and ended up with Tim as their agent to find…read morethem a home. My wife and I joined them while Tim was showing the homes and we all were most impressed with both Tim's knowledge of local market conditions and of real estate rules in general, especiall all the new ones. Our friends ended up buying a $500,000 three bedroom home through Tim and got an exceptional deal, although they have a bit of cosmetic work to do. But oncve that is done, the home should be worth perhaps $100,000 more due to its commanding view and wooded location. Although we did not personally deal with Tim, we sure will when we move to Albuquerque to join Fred and Janice.
