Calls often go unanswered. When you do try to call, no one answers, or you are left on hold for hours sometimes up to two hours only for someone to finally pick up and then hang up the call. It is incredibly unprofessional and disrespectful of people's time. Even when you manage to speak with someone, it quickly becomes clear that no one in the office is actually able or willing to resolve the issue. You are passed around or left without any real solution. What is even more concerning is that this company withdrew an association payment directly from my bank account without my authorization. I do not have automatic payments set up, and the payment was not even close to being due. There is absolutely no justification for taking money from someone's account under these circumstances. This is a serious breach of trust and raises major concerns about how they handle residents' financial information. the staff shows little to no empathy or professionalism when addressing concerns. Instead of feeling supported as a resident, I feel ignored, disrespected, and taken advantage of. Overall, the level of service provided is unacceptable and far below basic standards for property management. I would strongly caution others against doing business with this company.

    The webinar on Condo Board Meetings was very thorough. It brought up many issues that our board has…read morefaced in the past. One issue that has been a challenge is when a particular few owners are repeatedly disruptive during our Board Meetings. They behave inappropriately and unprofessionally and become hostile at every meeting. We have been advised to simply thank them for their input and gently move on. Hearing about Civility Codes for meetings and whenever in common areas is brilliant. It just so happens that we are in the process of updating the Condo Rules & Regulations and will be discussing it with the other board members. The questions that the attendees asked were thoroughly answered by the Speaker during the webinar. Under FL State rules, board members must take a course each year. I would gladly attend another one of Affinity's webinar. Well done. Thank you.

Security has been a major issue as I have had two unidentified individuals come directly to my apartment without being checked in by security. I still do not know the identity of one individual and had to file a police report. I have had no explanation from management. Instead, they leave all main gates open during the day and their response to me was becuase constantly opening and closing them for landscaping would take a long time. Instead, they are left open all day, unsupervised, just inviting trespassers in the south of fifth neighborhood. They also do not respond to the many broken fountains on the property that are collecting water and have become breeding grounds for mosqiutos. Instead of addressing the problems, they placed chlorine tablets in the non-working fountains. Not only does that not kill mosquito larvae, it poses health risks. As I open my front door now I am greeted by the pungent smell of chemicals. Maintenance personal are rude and disrespectful and very unprofessional. I can tell this stems from management as they are just as rude and disrespectful. Maintenance staff has begun to park their vehicles behind the property in an area that is not meant to be a parking lot. This makes the property look like a used car lot with old, dilapidated vehicles and motorcycles clogging up the area. This is only the beginning of the list, but since they have taken over the property has gone completely downhill.

Unfortunately, it reflects a serious problem with poor communication, lack of professionalism, and a complete lack of accountability. One of the biggest issues is how unresponsive this management company is. Emails often go unanswered, phone calls are rarely returned, and simple requests from residents and owners take weeks to be acknowledged -- if they are acknowledged at all. For a company responsible for managing a condominium association, this level of unresponsive management is unacceptable. The situation becomes even worse when dealing with Frank, the manager. In my experience, he shows very little professionalism or respect toward residents and property owners. Communication with him is extremely difficult, follow-ups are constantly required, and clear answers are almost impossible to get. Instead of transparency and support, what you get is avoidance and delays. For a property management company handling association matters and community concerns, transparency and reliability are essential, especially when residents are paying HOA or condominium fees. Unfortunately, the overall experience with Atlas Property Management reflects a serious lack of transparency and poor communication with the community they are supposed to serve. A management company should bring organization, professionalism, and solutions to a community. Instead, what many residents experience with Atlas Property Management is unnecessary stress, delays, and frustration. This is honestly one of the most unprofessional and careless HOA management companies I have encountered. If you are a board member or condominium association looking for a management company, I strongly recommend doing thorough research and considering other options before choosing Atlas Property Management. After reading the great reviews and my conversation with Ben and finally meeting him at the property. I decided to have them manage my property. Within 2 days of Icon Realty having the property in their listings, it was rented on day 2 (two). Ben, At Icon Realty has truly been professional and responsive thought the whole process. I believe that Icon Realty was involved in hacking my bank account. I leased an apartment in the heart of las olas/Fort Lauderdale from December 2016, from Atlantic loft llc. I agreed to pay a 2 month security deposit of $2400 as well as first, last and security (pretty standard) got my key, etcétera. After 2 different companies handling our property, ICON Realty came in January 2020 and revamped property by implementing a ***online payment service ***** aka , a way to get into your bank account. I questioned who this is and why I had to use this system to pay, not only to be replied with "It is our new system and you have to use it, you must pay rent this way or consult your attorney" As I went ahead and used it but decided to not renew my upcoming ending lease of 3/30/20. I emailed, texted and explain that I would not be renewing the lease because not only I don't trust the payment system, I had a very difficult time communicating with Benjamin (who by the way runs the whole thing). He ignored all my calls and the ones he replied, he did very rudely. I promptly moved out on schedule and handed him the keys along with my original lease agreement. He took the keys and said that He did not have a refund and I would need to wait 30 days to receive one on the mail. Now 30 days later. My bank account has been HACKED and bank investigated the multiple charges leading back to that January rent payment. I have been getting random withdrawals from different wiring entities totaling over 1k so far. Due to covid19, I can not yet file a claim in court. And the reason I am writing this is to WARN tenants and landlords about companies like this! I am attaching the refund check I just received. What a joke! See you in court.

    BEWARE of SCAMMERS!!…read more I had a difficult experience with Real Time Managers LLC regarding my security deposit. I lived at one of their property in Sunny Isles Beach, FL for over 2 years. A substantial portion of my deposit was initially withheld for repainting, based on limited and localized issues. They make you sign the repaint addendum, which is not enforceable under Florida law. As first time tenants in the US, we did our due diligence and ensured it was painted and handed over the unit back in good condition. Despite, they withheld a substantial amount stating the claim we didnt repaint properly. It took multiple follow-ups and detailed correspondence to challenge the charges and reach a reasonable settlement. While the matter was eventually resolved, the process was unnecessarily prolonged and required significant effort on my part. If you are renting through them, make sure to document the condition of the unit thoroughly at move-in and move-out, and review any repaint-related addendums carefully before signing. If you fall into the repaint-related addendum, just FYI, it is NOT enforceable under Florida law, DECLINE to sign it. Regardless if you do your due diligence, these folks will do anything in their power to hold your hard earned money.

Jared, the owner always answered the phone and very hard working person that will go above and beyond to solve a problem. He " took me by the hand" to direct me how to open the owner portal that I couldn't get it to open with many times of changing password etc, and he had so much patience and kindness that I was impressed! When he came to my condo, he asked me if I need any thing else before he left, and that was very thoughtful of him to even ask. I had a serious issue with water intrusion from the upper unit that caused so much damages to my property including mold, that he was very transparent and offered his license contractor after 5 high estimates that I had, to fix the damages in very reasonable price. He came to check the results after he finished and made sure that it will be satisfactory. He shared his knowledge and guided me through the whole stressful process. Even on Saturday he picked up the phone and helped me with very delicate situation that I wasn't sure how to handle. His assistant Gabriella also very kind and responsive and has a lot of patience dealing with very flaky tenants some times that will not fallow up to view the property. She'll go the extra mile just to accommodate the client and I was very appreciative of the way she fallow through her promise. Which was beyond my expectation. This team: Jared and Gabriella, are the absolute best management property that you can count on to deliver results of good tenants and timely response and hard work that they'll not try to put off even in the weekends. I called about a condo listed with Real Property and the guys there made it their business to make it as easy as possible from the time I called them, through the application process, and dealing with the homeowners association. They continue to be helpful even after we moved in when we had a minor issue with a leaky sink. We can make service requests and pay our rent online and it seems like there's always someone available to help. I think this should be the standard when renting a place. Thanks!
