Third when you decide to move out, they keep your WHOLE DEPOSIT even if you left the apartment way better than you found it. Id recommend literally living anywhere else besides here, the whole in-between and move out process was a nightmare.

Next day get any email stating denied due to my partners credit and owing another rental company which was from a previous marriage that he thought was handle he went and paid it on the spot. Next day she sends an email back no options the denial stands as is! I had J R Rental manage my property with the same tenant for about 5 years. When it was time for a new contract for the tenant, J R Rental told us not to raise the rent because we had a older home and the market in Killeen was flooded with new one being rented. Well, we believed what was told to us. So, we ended up taking the house back. The cleanup and the price they charged us for the cleanup was not worth it. Granted the tenant left my house in shambles and a lot of trash had to be removed. $850 deposit from the tenant was taken and $1900 for us. What we received was shorty work at it best. $600 + to clean the yard. Bamboo's growing like wide fire in my back yard. They Just cut down, not removed, just cut down the bamboo. Of course, the bamboo grew back. Bloggies of paint, where the wall was supposed be patched up. Tiles that were not cleaned, the gout looked like it was black. Shower had mole and gout in the shower was never repair. That was just on the glance as I signed to take my property back. I asked about yearly inspection on the property and I was told they give these to the tenants, but shouldn't the owner have gotten a copy of the condition of the house? Once we started the cleaning, it was obvious that the house was not rentable. The only people that would rent it was the one's that was in it. There was serious water issue in both bathrooms. Water was leaking from the shower and under the vanity in both bathrooms. We had to get own our knees to clean the gout. The gas company would not turn on the oven. It was dangerous, it would only go from 350 degree and up. So, we had to replace the oven. The seal around the refrigerator they put in, was molded and rotten. I am so overwhelmed by the condition J R Rental return my house in. I would never recommend them to an owner to take care of their home. All they did was collect money.

The cleaners charged 400 dollars with pictures of what they did, I was still eventually charged wey more for reasons that the apartment was not cleaned. Pictures posted on my webpage was pictures pre cleaning ( I guess they went in precleaning and took pictures because the apartment was relatively clean.) completely different from pictures sent to me by the cleaners. I have them on my phone. Charged $180 for small sized bathtub, $270 for small sized kitchen, $120 for non existent dining area, $156 for bedroom, plus $60,$80, $90 and smaller amounts for cleaning that could easily be done by a kid of 6 year old which the cleaners did, $420 for paint touch up. I lived there alone as a pharmacy resident and everyone knows that residents barely have time to notice the colors of their walls so only spent the night at the apartment to even cause any damage. Would travel home to my family most weekends. At the end, I had my $1550 deposit taken with an extra bill of $660 dollars posted. I have pictures that without a second look, contradict theirs post cleaning pictures, My move in was horrible with someone warning me not to contact to disturb her for anything after I was without functional laundry machine for weeks. Before we moved in I asked that they remove an old wooden playset that was falling apart. It had holes in the floor, nails and rebar sticking out. They removed it but left a small retaining wall with a huge piece of rebar sticking out. A month later my cousin was playing fetch with my dog in the backyard. My dog lep over the retaining wall and ripped his chest skin open on the rebar. It cost me over $400 in vet bills and they refused to help pay for any of it. Then it took their maintenance man over 2 weeks to come fix the retaining wall properly (I had already hammered it back into the railroad tie.) and remove the rest of the unsafe staircase left in the backyard. I noticed that the garage door opener didn't work and the garage door didn't lock. They never came to fix it. I had to leave my garage unlocked and unsecured for the entire lease. The place was filthy, dirty when I moved in. I cleaned the whole place to my standards. My mom even came over with her pressure washer and did the driveway and both front and back porch. I also cleaned the place when I moved out, also had the carpets cleaned but they still charged me a $200 cleaning fee. When I called to speak with Stacy about the charges she was incredibly rude and belittling. She spoke to me like I was a stupid child. They also charged me for an outside light bulb that was not mentioned to me at my move out inspection. Stacy also revealed to me that the home owner was going through a divorce and had to sell the place. Very unprofessional behavior, disclosing the owners personal information like that.

So I switched gears and asked them to rent it out for going rate in my neighborhood. It took them another two months to rent it for $200 under that rate to an Army PFC (army town) by himself. I was skeptical due to knowing he didn't make enough to cover this on his own, but was assured he had passed the credit check and was the only renter. Cloud was unaware that my next door neighbor and I were in contact so they didn't know about my awareness of the PARADE of people moving into and out of my house. When I decided to move back in, these lovely people gave the ONE guy on the lease his entire deposit back after he and his circus of buddies, wife, kids and dogs had TRASHED my house AND yard. Nearly $10k worth of damage. They wouldn't even come out to look at any of it claiming "covid exposure" and sent me a link to download MY OWN photos onto where THEY were supposed to do the final walk through. It's been 8 months and I'm still making repairs including replacing 300 feet of fence that his dogs ate. They did absolutely nothing for 10% of the rent charged, never checked the property for illegal renters (again, I was living in another state) then screwed me out of what little compensation I might have gotten by giving him back his full deposit without checking for damages first, before I got back to Texas. Leave Cloud out of any of your real estate plans. Zero stars. Not recommended.
