Then when you put in a service request they dont even bother to acknowledge said request or ever send a technician over unless it is a catastrophic maintenance failure. Even then, i had water damage on my floor and the door to the bathroom wouldnt close and the lady at the office said to not let the owner know. It was eventually fixed 5 months after the request. Third when you decide to move out, they keep your WHOLE DEPOSIT even if you left the apartment way better than you found it. They have managed my properties for literally years. And I've even been a tenant in their properties for three years, two properties, in-between personal home and rebuild, address changes. As a tenant I wasn't happy about final walkthrough not being done with the tenant. I still don't like that. As an Owner, if I don't understand or like something the staff has ALWAYS treated me with kindness and respect and even if I was a little loud or insistent on issues, they've always been resolved to satisfaction. The maintenance office works closely with owners as well as tenants. 0 STAR REVIEW; I did not want to believe the reviews that said this was a terrible company who would take your entire deposit at move out and charge you ridiculous amounts. Despite the bad reviews we rented a home through Armadillo Properties and were there for three years. They were not super responsive to maintenance matters. When our ceiling fell in due to their negligence, they took months to fix it and did complete the job. We were left to live with a ceiling that was not properly fixed which they decided they would fix when the next tenant moved in. They did not clean up behind themselves when they came out to "fix" the ceiling either. We overlooked all of this. When we moved out we paid for their cleaning services which guaranteed we would not be charged for anything cleaning related. We received a bill over a month after we moved out saying they are taking our entire $1000 deposit and charging us about $600 more. We filed a dispute and the only thing they decided to do was say they would subtract the move out cleaning service fee ($470) that we paid from the balance that they believed we still owed. Armadillo Properties stole $1470 from us and still wants us to pay more. Their maintenance department and over all staff was very unprofessional and unresponsive to our move out dispute. It took 5 months for them to make a decision. The maintenance manager Robert avoided all of our phone calls and was always in a meeting or had just left when we called for updates. Danielle his assistant claimed she never knew anything whenever we called. There was no communication between the company because no one knew what was going on whenever we called for updates. Danielle even lied to us and told us we were getting a refund of $595 which she later decided to take back. Armadillo Properties boast that they are a veteran owned company but they are not military friendly. The only thing they care about is lining their pockets with your hard earned money. When we moved out we found out that the owner of the house we were staying in pulled his property and his other 79 properties from Armadillo Properties. If they were a reputable and honest company I feel that would not have happened. I urge everyone to think twice before choosing to do business with them. read more

Called about a property that I was interested in. Before I could even finish the address, I was told about the rental requirements. I was just going to ask if it was available. I didn't like it, but I let that slide. I figured they get a lot of calls. I scheduled to see the property and it was downhill from there. 1. House is located on the corner with no street parking. Agent arrived seconds before me and backed into the driveway--directly in the middle. I didn't have anywhere that I could park. I had to make the block and come back. She was then moving her car to the side so that I could squeeze onto the driveway. How about letting the customer park in the driveways so that they can get a feel for their prospective new home? 2. She didn't say a word. No, "hello" or "are you ____ " or "my name is ___" or any kind of welcome. So, I can't even tell you who I was working with. 3. She opened the door and told me that I could walk in while she stood back. Now I'm wondering what she is afraid of in the house. Whole time, I'm ready to run from a rat or something! 4. She didn't turn on any lights, say anything about the property, or offer to show me any features in the house. I was thinking the utilities were off. 5. She watched from a distance as I struggled to get the sliding back door open. She did finally say that there was a lock bar near the shades, but never walked over to assist. 6. Lastly....the property was nothing short of filthy. She let me know that it would be cleaned, but it's kind of hard to get the odor out of my nose, stains on the walls, heavily soiled carpet and the image of the poop stains all over the toilet. I could see that it once was a nice property. They should wait until it is cleaned before they present it and send over someone that at least tries to close the deal. They managed our duplex for over a year and it was in very nice condition when we turned it over to them but it didn't take them long before they could find all kinds of things to fix. Basically they have a work crew they have to pay which means one way or another you'll be paying for them. They tell you that they fix things but you never know because they never send any photos or proof so therefore there is no real accountability. They charged us for lawn care and tree trimming, but when we would drive by the duplex it looked like nothing was done. They said they fixed or replaced a storm door but after we got our duplex back from them, the rusty door was still there. My property was neglected to the point that it cost me thousands of dollars to get it back in shape, the tenants abandoned my property and the management was not even aware, it was not until I called to inquire about my rental funds and asked them to go check on the home that they discovered no one was living there and the home had been left unsecured. I still have not been able to recover the money I lost and they had the audacity of reporting me to a collections agency even after I paid them every penny they asked for. Wood floor destroyed, fire place destroyed. We left the house in excellent shape 10k +in repairs. They send cleaning person with the lemon juice to clean the house! House was never clean. We rented from armadillo properties for about a year. While living there, we had some basic requests. Our refrigerator that came with the unit stopped working as did the laundry machine. We spoke with them about getting those replaced since I didn't belong to us, but they refused. They also attempted to require us to pay for the disposal fees, even though they have come with the property. After a lot of back and forth, and getting the owner involved, the company finally came and picked up the broken appliances. Additionally, communication with the company was really poor. We would put in maintenance requests and not hear back for approximately 2 weeks, and emails took up to a month to receive responses from. Firstly, for this to be a veteran owned business, they treat other veterans like shit. A WEEK Before I moved into this place, the water meter was still running and there was an orange tag on the doorknob stating that. I reported it to the office and after being assured the problem would be solved before I moved in, no one did anything about it. This resulted in me paying a high water bill for 3 months until I refused to stop calling about it. Turns out, not only was the water meter running, but there were leaks coming from the front and backyard spouts also increasing the charge. They took a month to fix that while wasting my money. Around the summer time, my A/C stopped working. I went without air conditioning for another 3 weeks after putting in the work order. When someone finally came and looked at it they told me to leave it above 75 degrees until they can fix it. Summer heat in Texas is not reasonable for that solution so here I was yet again traveling to this office almost every day until someone put in for a coil clean. Imagine living in a place this hot with NO AC because these people don't care about you. Luckily, I don't have children so I just avoided being home. The women in this office are unprofessional and absurdly rude. If you want to speak to someone understanding, ask for Jessica. However, there is Moreina Hodges who blatantly disrespected me while I was trying to speak with her- triggering my PTSD. She walked off mid-conversation after interrupting and rolling her eyes at me. Also, the office is very open for them all to chime in on a conversation at once, and the bookkeeper at the time snuck in a sly remark at me while I was speaking to someone else and when I turned to ask her what she had to say, she replied nothing and shut her door because she didn't think I heard her. Lashonda is who does the tours. She's always late and that was my first impression. I was told because my notice to vacate was sent on the 5th instead of the 1st, I would have to pay the next month's rent AFTER I move out. When I went up to the leasing office to get an understanding of this matter, Lashonda couldn't show me where in my lease it contained such nonsense. (I understand a late fee, but a whole month's rent, is greedy and desperate.) Teach these leasing agents their own lease so they don't look as stupid as she did when I left this pointless conversation. I'm a Disabled Veteran with a service animal. They tried to decline my psychologist's letter to say he wasn't an authorized breed. BOXERS are not unauthorized breeds. (This was the discussion with Moreina) His paperwork says he is a Boxer mix and that is the paperwork I submitted from both the clinic and his adoption paperwork. These people drove to my house while I was gone to "examine" him and tell me that he wasn't what the paperwork said and they couldn't approve him to be here with me. I had to pull up service animal regulations and go BACK down there stating that they cannot refuse his being here with me with no valid reason/proof and they had no choice but to leave that situation be. However, the upkeep on these rental properties is nonexistent so I could not leave him outside alone else he would push up the backyard fence and leave. For the 3 years I've lived here, they have not fixed that issue, so I dealt with animal control numerous times. Note in your lease, they have the authority to show up whenever they want and if you refuse to let them in, they can charge you a $45 TRAVEL fee. When I started moving out, Lashonda started touring my place with me still living in it. (I have her on camera breaking my backdoor lock so now I'm waiting for them to fix that so I can let my dog in and out without walking around the entire house.) On top of this, they would not send over rental verification to prospective units for me to move into making the process much slower to be approved anywhere. Armadillo Properties has been fantastic to work with for the past 15 years! I purchased a new 4-plex with Denise's help back in 2006 and have been very happy with their property management ever since. They take very good care of the property and grounds. They perform an annual inspection of all units and send me a report with photos of anything that needs attention. Repairs are made promptly and tenants are charged if the repair was their responsibility. They have an excellent website for accounting and documents and communications with the staff were great. Armadillo was very good at finding good tenants and I rarely had a vacancy that lasted for more than a month. Since Armadillo was so competent and easy to work with, I recently asked if they would help with the sale of the property. They found me an all cash buyer for a good price within a few days and we closed escrow in about 10 days! This was my first time renting from this company, and so far so good Going on my second year and I'm pleased..

Our first impression of the company was pretty good. Employees seemed pretty professional and helpful from the beginning until the end. Though when we first moved in, they told us they would clean the apartment. They confirmed they did clean but the carpet was still gross. They came out a second time to clean but it was still gross. Finally we rented out a carpet cleaner and cleaned it ourselves and it finally was acceptable. There was black mold in the top corner of the shower area and they refused to clean it or repair it. It was a struggle for them to even acknowledge it. However, we were needing to move out due to life changing events. They worked with us to get out of the lease and we helped find a new renter so no gap. We cleaned the apartment way cleaner than we first received it. We had a tight schedule and moved out of state. A month or so later they send us mail claiming we owed them money due to cleaning fees. I had the deposit returned to me prior so I had the money to pay for it but also it was ridiculous that because I had not paid a professional service to clean it and had receipts to prove it, they are now charging me for it. Fine whatever, but here's the kicker. I tried to pay them within the only method they had available at the time via their portal. But since I was no longer a tenant, I did not have access to login and pay. This went on for months until it went to collections. Now, I have the original amount + the $200 something debt collection fee tacked on. Finally working with the debt collectors, armadillo did not want to settle and wanted the full amount. I was in a bind to get my own place in another state. Paid the amount, moving on. Like others said, they'll most likely get you in the deposit in one way or another. Document everything (pictures of the apt prior to moving, writing down everything wrong with the unit etc). I didn't have the time or resources to lawyer up, but if you're in a similar situation and can afford to, I would suggest it. I had done business with Armadillo pre-Covid pandemic back in late 2016 going into 2017 and had no problems. I took out a 1 year lease with them from 2020 to 2021. I left the house in good condition with no damages. Armadillo basically took my entire deposit, then proceeded to make up damages in order to get me to pay for new equipment they didn't want to pay for. They used to not resort to such disgusting tactics. I guess the Covid Pandemic has companies desperate. I highly do not recommend!!! Terrible!!! They will charge you for things that do not exist! The property we rented we ensured was 100% professionally cleaned, repaired, and exterminated prior to moving out, in which receipts were provided to the company. They purposely conduct the inspections without your presence to create additional charges that cost your full deposit (ironically)and disregard the receipts provided. I got turned down for a place yesterday that I actually meet the income limit for, but came back and told me that my rental agency said I was late 16 times on my rent...from like 5 years ago when I didn't have a job. DO NOT RENT THROUGH THIS COMPANY OR USE THEM TO MANAGE YOUR PROPERTY. When we first got to Fort Hood, we looked at a lot of different houses through a few different companies. We ended up renting through armadillo because our dogs weren't on their breed restriction list and the house we found had a huge backyard. However, when we met at the house for the walk through, the house was extremely dirty, trash everywhere and toilets were repulsive. The lady told me it would be clean by the time we moved in. Toilets were still gross when we moved in and one room had crayon all over the walls. They had also advertised on their website and zillow that the house had a washer and dryer....it did not. The owner was kind enough to put a new set in for us. Right off the bat when we moved in a few things were broken like blinds and one window screen that had a rip had literally been sown up. We had to have them back asap to spray the house because it had bugs. Moving forward, any time we had a maintenance request it would go unanswered. I would have to call several times. My husband was listed as the main contact and I asked them all the way up until the day we moved out to stop calling him and call me and even though they always said they put me as the main contact, they would still call him or say they called him. We ended up with raccoons in our attic and that took them at least four months to come out and fix. I had to go back and forth with different department heads as they were telling me that getting the raccoons out would be my responsibility until finally I came home one day and the hole in the roof was fixed. No notice that they were coming or anything. One of the tubs started to leak and again it took months for them to come out. I had to call over and over. I would literally email maintenance with a request then call to confirm that they got my email then call the next day and so forth until they would finally send someone out. The leak got so bad it went from a drip to as if the faucet was on. When they did the 6 month check up, the lady said she was going to recommenced the AC be cleaned and that the company would send someone out.....they never did. Fast forward to next summer our AC started to leak water into the garage so naturally I turned it off (mind you it's July in TEXAS) and I call them and ask them to send someone asap. They tell me "well it's Friday so we'll do what we can" a hour and a half goes by so I call again and tell them that the temperature in my house has gone up to 90 degrees and that I will not be going into the weekend like this as its unsafe for me and my family.. the lady proceeds to tell me "if you turn the AC back on, we will charge you for any damage it causes." This lady's concern was money not my families well being. Long story long.....they took almost my entire deposit. We are military and we have lived in many different rentals, and have always been docked for one small thing here and there if anything at all. They charged me for "carpet cleaning"...there was no carpet in the house, they charge me for floor repair even though the title was in horrendous condition when we moved in and I noted that and sent pictures of it. I asked several times what they would dock me for so I could do it and they said probably just paint touch ups, so I repainted the entire house from top to bottom! I am not exaggerating, they still charged me for paint touch ups. When I asked how much their cleaning service was I got an email two weeks later saying $300 plus which is crazy expensive. This company is an absolute SCAM. They WILL take all of your deposit/money. They will NOT take care of your property if you are the home owner! And as you can see by the numerous amounts of horrible reviews, my family isn't the only family they've done this to! It's unfortunate that there are people like this in the world. Still tried to charge me the late fee even though I had been a loyal consistent customer. Had to contact the property owner to not pay it which they were resistant in doing. Knew I was moving out on a tight timeline coming back from deployment and blamed damages in the house on me that were documented upon moving in roughly 200$ knowing I didn't have time to argue. I paid for their recommended cleaning (400$) service because they said it would basically secure my deposit being returned to me. Of course they tried to give me about half of my deposit. Terrible customer service. Don't value consistent responsible tenants. Never would rent from them again. Stay away find and find another company. read more

This property agency is not military friendly at all. I was away at leadership school when I was notified that I was deploying so when I got back I went to them and told them that I was going to end my contract. Due to the fact that I was a couple days shy of the 30 say mark, they stated that I would still have to pay the month of March rent. Then I was notified that if I didn't use their cleaning company, then they would charge me for the job that the other company did that was not up to their standard. That was estimated to be $300. So on top of the $815 for rent, I have to pay $295 in order to try to get my deposit back. Also, I put in several maintainence requests and they failed to get those fixed however someone put in the notes that it was fixed. Armadillo has always been fair and reasonable with repairs and quickly responded to care for our home to ensure our tenants' needs are met. I really appreciate the six month walk through with photos, we can quickly address needs or issues to maintain our home. Perhaps one of their best features is the easy to use owner portal. We can access all documents, see work orders, track bills, and see our statements. When we have a tenant move out, Armadillo fairly handles repairs and quickly readies our home for the rental market. The moment we receive notice to vacate, they post our home for rent and verify pricing and pet allowances with us. Potential tenants are screened quickly and we are informed throughout the process. I bought my house in Copperas Cove through Armadillo Reality many years ago. The first thing Armadillo Reality did was suggest (as a first time new home owner) a competent inspector to look at the house. The inspector walked me through the house while I took notes (6 pages of legal binder) as to what to look for and how to take care of the general maintenance of the house i.e. air-conditioning maintenance, water heater maintenance, what to look for in a foundation, what to look at in the care for your roof etc. The house is a peer and beam (that means it has a crawl space under the house and it sits on stilts or beams) and he showed me where termites had started infesting the house. He stated that a termite exterminator could easily take care of this issue and that the house was in good shape. I talked to Armadillo and they explained that this was not an issue but the seller was responsible for taking care of it. The seller did and we bought the house. Few years later I ended up with the house after a divorce. I was in the military and spending most of my time overseas. Armadillo Reality became my property manager and assisted me with renting the house. The people that rented my house were ok mostly. I started out saying no any dogs/pets. Then went to a fee for animals. Renters would get the house and then a month or two later there would be 2 to 3 dogs there that they snuck in. Armadillo property managers would catch them and then charge them. They would call me and ask me want I to do as I could have them evicted. I did not evict anyone for this reason. The renters, all of them for the past 13 years of renting did not get their cleaning deposit back. I am not sure how many renters I had but I think it was in the neighborhood of 6 or 7. All of the renters did not clean the house when they left. Some of them were charged for damages. The take away for this is that Armadillo Reality maintained periodic inspections that helped limit the damage caused by the renters. The renters routinely requested repairs; water heater, air-conditioning, broken toilets, fences (that their dogs broke which Armadillo made them pay for), roof repair, tree cutting and lawn mowing (yeah renters don't like to mow), all of which Armadillo would contact me and I would Ok the repair within 24 hours of finding out about the issue. Armadillo worked with me and took payments from the rent if the cost was too high for me (a new air conditioning system can cost easily $3,000.00 plus). Recently I sold the house. It was extremely trashed by the last renters. The bathroom floors had water damage the carpets would make you gag. They smelled like wet dog. Lots of nails in the walls. Wow! So many nails I bet if you got some string you could make some sort of string art. Anyhow, Armadillo worked with me and we got the house up to shape and ready to sell. Amazingly I was able, though their expertise to sell the house 30,000.00 dollars over what I bought it for. I am extremely grateful for Armadillo Reality and Property Management for assisting me and working with me over the last 16 plus years. The bottom line is that if you want good honest, hardworking, Reality Company working for you, Armadillo Reality and Property Management is probably the best in the Fort Hood area. Worst realtors to rent from I recently had a home burglary and they didn't even help. I was held responsible for all damages that were done to the property by the suspects. We also made sure to leave the apartment clean and fix whatever it needed fixing or replaced but they ended keeping all my deposit even after following all the directions on the paper they give you. I hope you guys listen to me and do not sign a contract with this real estate. You will be disappointed as well. read more
