My experience with The Shine Team's property management services was extremely disappointing. As an out-of-state property owner, I entrusted them to professionally manage my investment property and protect my interests. Unfortunately, I found the level of oversight, communication, and accountability to be well below the standard I expected from a professional property management company. Throughout the management of my property, there appeared to be a lack of proactive inspections and follow-up, resulting in issues that were not brought to my attention until after the tenant had vacated. By that point, the damages exceeded the security deposit, leaving me responsible for significant out-of-pocket expenses despite paying ongoing management fees for professional oversight. I was also disappointed with the vendor management process. In my experience, invoices reflected charges that appeared substantially higher than prevailing local market rates, yet there was no evidence that these costs had been reviewed or discussed with me before being incurred. Property owners should be able to trust that their management company is exercising due diligence in selecting vendors and validating pricing before passing those expenses on to clients. Communication throughout the process was inconsistent and often reactive rather than proactive. Important matters required repeated follow-up, and I frequently had to seek clarification regarding charges, documentation, and the handling of tenant-related damages. Based on my experience, I cannot recommend The Shine Team to other property owners, particularly military, government, or federal employees who rely on a property management company while stationed away from their investment. I worked with Nyhma Tramel from the Shine team and I absolutely love her. I had a special circumstance as I am in the military and needed to move into a house quick due to my short timeline. During this period I was living in Virginia and had a really good friend of mine look at houses with her. They looked at roughly 20 places I found online and narrowed my search to a top 5 making it easy for me upon my arrival to Texas. I worked with her for about 2 months and not once did I feel pressured. She respected the fact I was extremely busy and stressed as I was on vacation during the entire closing period. Scott Shine is one of a kind! We moved to Texas from North Carolina and were apprehensive about the real estate market and all it had to offer. We have done several transactions with the Shine Team, starting in 2006 when we purchased our Harker Heights Home. The buying process was made super easy by the entire team. In 2009, we purchased another home for our daughter and again, the Shine Team helped us find the perfect house and we were thrilled that we were in great hands. Jill Currier was one of the realtors that not only showed us several homes, she sat down and talked to us and gave us time to think before we signed a contract to use her to buy a home.
